View of Dollar Point from Cedar Flat - Lake TahoeIt’s that time of year, where we should be swimming in excess seasonal inventory, but our low inventory of Lake Tahoe homes for sale is anything but typical. 

 

Normally our homes for sale in the greater Lake Tahoe area grows and our inventory levels peak between the 4th of July and Labor Day weekend, but market conditions have changed. 

 

The Lake Tahoe market in North Lake Tahoe, between Kings Beach to Tahoe City and West Lake Tahoe from Tahoe City to Rubicon Bay, (Tahoe Sierra Multiple Listing Service areas 1-5) is close to being in a shortage situation. 

 

Right now our inventory levels of Lake Tahoe homes for sale is very low and will become bad news for buyers that are waiting for the selection to improve. 

 

Buyers are frustrated.  New listings that are priced correctly are seeing multiple offers, and the prices are beginning to move up. 

 

Low Inventory - Lake Tahoe Homes for Sale Long gone are the days of low-balling a listing, just because the market was bad.  Think you’ll grab a bank foreclosure, or short sale?  Get in line.  The excess inventory is gone.  Tahoe buyers that are not being aggressive on their purchase offers are getting shut out.

Most real estate markets do not turn direction over-night, but the decline in the inventory of Lake Tahoe homes for sale has been in the making since inventory levels peaked in 2008-2010.  Each year fewer homes are coming on the market, and the scramble by buyers to pick out the best properties has become more competitive over the past few years.

 

The following chart shows how critically low the inventory of Lake Tahoe homes for sale was in 2005, and how 2012 is not far from away from those low levels. Traditionally our summer months mark the peak of our inventory, so what will this mean for our Fall and Winter season? 

The Tahoe market is still a price driven market.  As a Tahoe seller, reduced inventory levels is a good sign for price stabilization.  Once price stabilization has occurred, low inventory levels will lead to higher prices.

Tahoe buyers who are waiting for lower prices, or another market collapse need to be aware of the significant decline in available Tahoe homes for sale that has occurred over the past few years. 

Tahoe market conditions have changed and Tahoe buyers who really want a mountain home, cabin, or Tahoe lakefront are jumping in. Cash sales still represent 1 out of every 3 sales, which means this area still represents value. 

If your plans include getting a Tahoe property now may be the time to get your Tahoe property, or create a buyers’ plan so when the right property comes on the market you’re in the best position to get it.

Blue Agave, Tahoe City, CaliforniaOne of my favorite places to have dinner is at the Blue Agave in Tahoe City, California.  This is a local favorite and if you like Mexican food this will become your favorite too.  What I really like about the Blue Agave apart from their friendly, fast service, and great food is their setting.  Located right on Main Street in downtown Tahoe City you can often get a table that has a good view of Lake Tahoe.    

Everyone starts with the house chips and salsa.  At the Blue Agave they give you two salsas to choose from one mild and one hot.  We love the hot salsa.  Their selection of margaritas is extensive.  If you have a sweet-tooth try one of their fruit margaritas, but when in doubt their top-shelf margarita blended with salt is always a winner. 

We typically get the nachos supreme, and then dinner.  I’m a vegetarian (eggs and cheese are okay), so I always have a lot to choose from on their menu.  I’m a fan of their #10 combination plate: bean tostada and cheese enchilada.  Craig, my better half, always orders the carnitas.  He’s not a vegetarian and he thinks the Blue Agave does an amazing job with their pork. 

The portions are large and we almost always need a to-go box at the end.  You’ll find that the staff is very friendly and they aren’t afraid of substitutions.  So if you don’t find exactly what you are looking for, or have specific dietary needs, there is a really good chance with a few changes, you’ll have the perfect dish.

If your group is larger the Blue Agave is also a place that can handle larger groups.  They also have outside deck seating in the summer months.  The next time you’re in Tahoe City and you’re wondering where to a margarita, lunch, or dinner check out the Blue Agave!

Wondering if you can take your dog to a Lake Tahoe beach?  The answer is you can!  If you’ll be up in the Tahoe City, California area you have a couple of locations you can take you dog when you’re up here in Lake Tahoe.

On the North Shore, North Lake Tahoe, you can take your dog to the Lake Forest Beach located at the end of Bristlecone Avenue.  Known by locals as the Bristlecone Beach area (purple marker) is located about 1.5 miles east of downtown Tahoe City.

When you’re facing Lake Tahoe, you’ll see the sign Lake Forest Beach on the right hand side of that sign is the is a dog-friendly beach area. The left hand side of the Lake Forest Beach area is not dog-friendly and it is marked “No Dogs Allowed”.  You need to be on the right hand side (west side) of the beach.  You’ll know you’re in the right area by crossing the small bridge and you’ll see the dispenser of plastic bags so dog owners can pick up after their dogs.  The water in this area is shallow, but still cold.

A second option for dog owners that would like to take their dog to a Lake Tahoe beach is to check out Hurricane Bay (purpke marker), located on the West Shore, West Lake Tahoe.  Hurricane Bay is located approximately three miles south of the “Y” (stop light) in Tahoe City.Hurricane Bay Lake Tahoe Beach

This open area does not have any dog restrictions.  Be sure to bring a plastic bag to pick up after your dog, and take it with you when you leave.  The water at Hurricane Bay is deep water.  You only have to walk in a few feet and you’ll be in over your head, be careful, the water is very cold.

If you’re going to be at any Lake Tahoe beach for any length of time, be sure to bring an umbrella to provide shade for your animal.  The combination of a higher elevation, along with the sun can make some animals sick.  Your animal can also get sick from drinking water out of Lake Tahoe, so you need to have fresh drinking water for them to drink.

Rose the Irish Wolfhound Dog Fall 2011It’s your worst nightmare come true.  Your beloved pet is sick.  It’s late at night, on the weekend, or holiday and you don’t know what to do, or where to go.  If you’re in the greater Truckee, Tahoe City, Lake Tahoe, California, or  Incline, Nevada area you have a great resource if your animal needs medical help now. 

The Animal Emergency Center in Reno, Nevada is open during the hours when regular veterinary clinics are closed.  We have Irish Wolfhound dogs and we’ve used their services on more than one occasion, with great results.

Monday – Thursday 6 p.m. – 8 a.m.

What has our experience been with the Animal Emergency Center?  We have used their services many times.  One of their big success stories for us was when we used their services on Monday, August 29, 2011.  Rose, our Irish Wolfhound dog (pictured above) started crying and whining after dinner.  We had no idea what was wrong with her, other than she wanted some attention. 

After a while of her complaining, we realized something was really wrong.  It was more than just I want your attention now.  Her lower abdomen was completed blown-up.  She was huge.  At the time we thought it was just gas, but as it turned out, we were just lucky enough to have gotten her to Reno in time for help. 

Her stomach had turned over (they call it the bloat), and her time with us was just about out.  Our choices were to let her die on her own in excruciating pain, put her down, or try the life-saving surgery. 

We opted for the live-saving surgery where they would go in and turn her stomach back around.  She lost her spleen, and there were complications with her heart, but she was still with us. 

The next few days after the surgery were some of the longest days we’ve ever had.  Honestly, they didn’t think she would make it because of the complications, but she surprised everyone.  On day three after the surgery she just seem to wake up and she looked at us to say “what’s all the fuss about?” after that, she was on her way to a full recovery.  Today, Rose is still with us, and she is happier than ever.

The tough economic times have been difficult for everyone, but for some, it means having to give up their beloved pet.  A choice no one ever expects to have to make, but with the difficult financial hardships many are finding themselves in, it becomes their only option. 

The Humane Society of Truckee-Tahoe’s Pet Pantry is a “no questions asked” program that distributes donated pet food to anyone who cannot afford to feed their pets.  Free pet food in the Lake Tahoe, Tahoe City, and Truckee, California areas is available for anyone who needs it. 

Anyone who needs pet food can pick-up food at the Town of Truckee’s kennel located at 10720 Riverview Drive, Truckee, California.  The kennel is open Monday through Saturday from 9 a.m. to 5 p.m. (close each day from noon to 1 pm).  

The Humane Society of Truckee-Tahoe always has a need for donations, so if you have extra pet food to donate, you can drop off pet food at collection barrels in Truckee at the Pet Station and Scraps Dog Bakery.
