Tahoe City Condo Values | Market Report - Year End 2019Looking for sold, year-end 2019 condo/townhouse market data for the Tahoe City area?

Here is the year-end 2019 review for Tahoe City condos and townhomes.

The Tahoe City real estate market conditions continue to be strong, and favor Sellers.

Inventory levels of available condos/townhomes for sale in Tahoe City remain critically low.

Townhome/condo Buyers have very few buying options, and it doesn’t matter what price point, they are all limited.

On January 1, 2020, there were only seven (7) condos/townhomes for sale.

Here are the current condos/townhomes that are available for sale in the Tahoe City – all price points:

  • Tahoe City Condos/Townhouses for Sale under $200,000
  • Tahoe City Condos/Townhouses for Sale under $300,000
  • Tahoe City Condos/Townhouses for Sale under $400,000
  • Tahoe City Condos/Townhouses for Sale under $500,000
  • Tahoe City Condos/Townhouses for Sale under $600,000
  • Tahoe City Condos/Townhouses for Sale under $700,000
  • Tahoe City Condos/Townhouses for Sale under $800,000
  • Tahoe City Condos/Townhouses for Sale under $900,000

The average median Condo/Townhome prices moved down slightly in 2019 and followed the over-all North Lake Tahoe – Truckee regional market trend.

You can see on the graph below that the over-all Tahoe City price trend for the average median condo sold sales price dropped slightly.

The Tahoe City condo prices were down -3.6% for 2019, with a median average sales price of $415,000 (TSMLS Areas 3-4).

A common question I am often asked by Buyers and Sellers is:

  • “What percentage of the listed price are Sellers getting on their Tahoe property?”

In 2019, Sellers realized 98.8% of their listed price to the sold average median sales price in the Tahoe City area (MLS Areas 3-4).  

In everyday terms, this means Sellers are getting close to their full asking price if they have priced their property correctly.

It also means Tahoe City condo/townhouse Buyers do not have as much wiggle room on price.  

Real Estate Market Condo/Townhouse Activity for the Tahoe City Area:

  • Number of Condos Sold in Tahoe City: 45
  • Median Average Sold Sales Price for Tahoe City: $415,000
  • Average Sold Sales Price in Tahoe City: $605,057
  • Sold Price Range in North Lake Tahoe – Truckee:  $225,000 – $2.6 Million
  • Percent (%) List to Sold Price Ratio:  98.8%
  • Average Days on Market (DOM in MLS):  81 DOM
  • Number of Active and Available Condos for Sale in Tahoe City as of 01-01-2020:  7 (TSMLS Areas 3-4)
  • Pending Condo Sales in Tahoe City as of 01-01-2020: 0
  • Number of Distressed Available Listing – As of 01-01-2020:  Zero  (0) listings:  Zero (0) Court Approval, Zero (0) Short Sale, Zero (0) REO|Bank Foreclosures (MLS Areas 3-4)

Other interesting Tahoe City Condo/Townhouse market observations:

Days on Market (DOM) Increased significantly from 48 DOM to 81 DOM for 2019. 

By comparison, the number of days on the market for condo/townhome sales is still down from the higher numbers of 119 DOM in 2016. The shorter the marketing time for a property, the stronger the market is for those Sellers. 

Inventory – Current inventory levels are critically low.  Again, another sign of the market may favor Sellers.

Number of Transactions – The number of sold condo/townhouse sales in the greater Tahoe City area remained almost unchanged, with a slight increase of three (3) transactions in 2019.  This is most likely a result of extremely low inventory levels combined with higher pricing.

As a result of the small data sets, I do recommend looking at the entire North Lake Tahoe – Truckee Region for the areas’ market trends. North Lake Tahoe – Truckee Condo/Townhome Values | Market Report – Year End 2019

Tahoe Condo/Townhome or Home Buyers should do the following:

  • See new listings as soon as possible. 
  • Tahoe second property Buyers should try to driving-up the next day to see the property and not wait until the weekend.
  • Ready, set, go!  Be prepared to make a buying decision immediately.
  • Work with an experienced local Tahoe Real Estate Agent.  They understand the market conditions, and many Buyer Agents know how the other side will work on their pricing and negotiation tactics. 
  • It’s a small market and local knowledge is very valuable!  
  • If you will need a loan, make sure your lender has approved you.  You will need to move quickly and not having your loan lined up will put you at a disadvantage. 
  • If you are buying a condo or townhome in the area, make sure you are using a local lender. Using a local lender that has recently processed a loan in the complex you want to buy in will do two things for you.  One, you will have the confidence that the lender has already reviewed their HOA docs and previously approved the development, increasing your odds of the same outcome.  Second, Sellers that know you have selected a lender with this experience will give you extra credit for knowing your lender is ready to go on their property.

Tahoe City Home Values | Market Report - Year End 2019Here is the year-end 2019 single-family home market data for the Tahoe City area. 

The Tahoe City real estate market conditions remained strong, and favor Sellers will low inventory levels.  

Reduced levels of available homes for sale in Tahoe City remained critically low throughout the year.

The selection of homes for Buyers was very limited, regardless of the price point.  On January 1, 2020, there were only 21 homes for sale.

  • Tahoe City Homes for Sale under $300,000
  • Tahoe City Homes for Sale under $400,000
  • Tahoe City Homes for Sale under $500,000
  • Tahoe City Homes for Sale under $600,000
  • Tahoe City Homes for Sale under $700,000
  • Tahoe City Homes for Sale under $800,000
  • Tahoe City Homes for Sale under $900,000
  • Tahoe City Homes for Sale under $1 million
  • Tahoe City Luxury Homes for Sale
  • Tahoe City Waterfront Homes for Sale

Single-family home prices dropped from a median average sales price of $825,000 in 2018, to a median average sales price of $790,000 in 2019.

The drop in sales price is most likely due to the reduced number of record-breaking lakefront sales on sales in Tahoe City in 2018 on both the West Shore of Tahoe City, ($40 million) and the North Shore of Tahoe City ($22 million), so the price drop was most likely not because of marketing conditions, but the combination of sales from the previous year.  This was also noted as a reason why prices were significantly higher in 2018 versus the regional average.

You can see on the graph below that the over-all Tahoe City home price trend for the average median home sold sales price has moved up and while 2019 is below 2018 levels, it is above 2017 prices.

The Tahoe City single-family home median average sales price of $790,000 (TSMLS Areas 3-4). A common question I am often asked by Buyers and Sellers is:

  • “What percentage of the listed price are Sellers getting on their Tahoe property?”

In 2019, Sellers realized 95.2% of their listed asking price to the sold average median sales price in the greater Tahoe City area (MLS Areas 3-4).  

This is lower than the over-all region, which was at 99.5%.  In everyday terms, this means Sellers need to correctly price their properties in order to get close to their asking prices. 

It also means Tahoe Buyers that wanted to low-ball or be really aggressive on their offered price had a better opportunity to do that in the greater Tahoe City area this past year.

  • Median Average Sold Sales Price for Tahoe City: $790,000
  • Average Sold Sales Price in Tahoe City: $1,404,314
  • Sold Price Range in Tahoe City:  $441,000 – $37 Million
  • Percent (%) List to Sold Price Ratio:  95.2%
  • Average Days on Market (DOM in MLS):  69 DOM
  • Number of Active and Available Homes for Sale in Tahoe City as of 01-01-2020:  21 (TSMLS Areas 3-4)
  • Pending Home Sales in Tahoe City as of 01-01-2020: 6
  • Number of Distressed Available Listing – As of 01-01-2020:  Zero  (0) listings:  Zero (0) Court Approval, Zero (0) Short Sale, Zero (0) REO|Bank Foreclosures (MLS Areas 3-4)

Other interesting Tahoe City single-family home market observations:

Tahoe City Home Values | Market Report - Year End 2019Days on Market (DOM) remained almost unchanged from 2017 to 2019.  For 2019 is the number of days on the market for single-family homes is now at 69 days, which is up 3 days from 2017 but is still down 23% from the 90 DOM in 2016. As a general rule, the shorter the marketing time for a home to go sale pending, the stronger the market is for Sellers. 

Inventory – Current inventory levels are critically low.  Again, another sign of the market favoring Sellers. High

Number of Lakefront Home Sales – The high number of lakefront sales in 2018 may have distorted the over-all decrease for our non-lakefront home values given for 2019. 

When Tahoe City home sales are compared to the entire region of $745,000, the Tahoe City area did well at $790,000.

As a result, I recommend looking at the entire North Lake Tahoe – Truckee Region for regional market trends.

Here is the year-end 2018 review for Tahoe City. The Tahoe City real estate market conditions continue to be strong, and favor Sellers.  

Inventory levels of available condos/townhomes for sale in Tahoe City remain critically low and limited with Buyers having very few buying options most price points.  On January 13, 2019 there were only 8 condos/townho

mes for sale.

Condo/Townhome prices move up in 2018, and followed the over-all North Lake Tahoe – Truckee regional market trend. You can see on the graph below that the over-all Tahoe City price trend for the average median condo sold sales price move up.  

Tahoe City Condo Values | Market Report - Year End 2018

The Tahoe City condo prices were up +10.5% for 2018, with a median average sales price of $430,000 (TSMLS Areas 3-4).

A common question I am often asked by Buyers and Sellers is:

  • “What percentage of the listed price are Sellers getting on their Tahoe property?”

In 2018, Sellers realized 97.3% of the their listed price to the sold average median sales price in the Tahoe City area (MLS Areas 3-4).  

In every day terms this means Sellers are getting close to their full asking price, if they have priced their property correctly.

It also means Tahoe condo Buyers do have a little more wiggle room on price, which is not the case in the single family home market for Tahoe City homes sold that was at 99.5% in 2018.

  • Median Average Sold Sales Price for Tahoe City: $430,000
  • Average Sold Sales Price in Tahoe City: $3,535,000
  • Sold Price Range in North Lake Tahoe – Truckee:  $222,500 – $3.5+ Million
  • Percent (%) List to Sold Price Ratio:  97.3%
  • Average Days on Market (DOM in MLS):  48 DOM
  • Number of Active and Available Condos for Sale in Tahoe City as of 01-13-2019:  8 (TSMLS Areas 3-4)
  • Pending Condo Sales in Tahoe City as of 01-13-2019: 2
  • Number of Distressed Available Listing – As of 01-13-2019:  Zero  (0) listings:  Zero (0) Court Approval, Zero (0) Short Sale, Zero (0)

     REO|Bank Foreclosures (MLS Areas 3-4)

Other interesting Tahoe City Condo/Townhouse market observations: Days on Market (DOM) dropped significantly from 70 DOM to 48 DOM for 2018. 

By comparison the number of days on the market for condo/townhome sales in 2018 was down -59.6% from the 117 DOM in 2016.

The shorter the marketing time for a home, the stronger the market is for Sellers. 

Inventory – Current inventory levels are critically low.  Again, another sign of the market favoring Sellers.

Reduced Transactions – The number of sold condo/townhouse sales in the greater Tahoe City area decreased 22%. 

This may be our first real signal that market conditions are changing, or it could just be reduced available properties combined with higher pricing.

Tahoe Condo/Townhome or Home Buyers should do the following:

  • See new listings as soon as possible.  Tahoe second property Buyers should try to driving up the next day to see the property and not wait until the weekend.
  •  
  • Ready, set, go!  Be prepared to make a buying decision immediately.
  • Work with an experienced local Tahoe Real Estate Agent.  They understand the market conditions, and many Buyer Agents know how the other side will work on their pricing and negotiation tactics. 
  • It’s a small market and local knowledge is very valuable!  
  • If you will need a loan, make sure your lender has approved you.  You will need to move quickly and not having your loan lined up will put you at a disadvantage. 
  • If you are buying a condo or townhome in the area, make sure you are using a local lender. Using a local lender that has recently processed a loan in the complex you want to buy in will do two things for you.  One, you will have the confidence that the lender has already reviewed their HOA docs and previously approved the development, increasing your odds of the same outcome.  Second, Sellers that know you have selected a lender with this experience will give you extra credit for knowing your lender is ready to go on their property.

The Tahoe City real estate market conditions continue to be strong, and favor Sellers.  

Inventory levels of available homes for sale in Tahoe City remain critically low.

The selection of homes Buyers have to choose from is very limited, regardless of the price point. 

On January 13, 2019, there were only 23 home for sale. Here are the current listings: Here are the Tahoe City homes for sale, all price points:

Single family home prices move up significantly in 2018, and part of tha

t increase was because we had a number of record lakefront sales on both the West Shore of Tahoe City, and the North Shore of Tahoe City.  Tahoe City lakefront home sales ranged from $2.8 million to a high of $22+ million on the North Shore of Tahoe City.  On the West Shore of Tahoe City, the sales prices were even more impressive with a low of $4,750,000 to a record cash sale of $40 million. The volume of Tahoe City lakefront home sales also increased from one (1) in 2017 to eleven (11) in 2018, a reflection of just how strong the luxury, high-end Tahoe City market was last year.

 trend for the average median home sold sales price move up.

The Tahoe City single family home prices were up +14.2% for 2018, with a median 

average sales price of $825,000 (TSMLS Areas 3-4).

A common question I am often asked by Buyers and Sellers is:

  • “What percentage of the listed price are Sellers getting on their Tahoe property?”

In 2018, Sellers realized 99.5% of the their listed price to the sold average median sales price in the greater Tahoe City area (MLS Areas 3-4).  

This is higher than the over-all region, which was slightly lower at 98.9%. 

In every day terms, this means Sellers are very close to their full asking price, if they have priced their property correctly.

It also means Tahoe Buyers that want to low-ball, or be really aggressive on their offered price are going to have a hard time in this market.

Other interesting Tahoe City single family home market observations:

Tahoe City Home Values | Market Report - Year End 2018

Days on Market (DOM) remained almost unchanged from 2017 to 2018.  For 2018 is the number of days on the market for single family homes is now at 67 days, which is up 1 day from 2017, but is down 26% from the 90 DOM in 2016.

The shorter the marketing time for a home, the stronger the market is for Sellers. 

Inventory – Current inventory levels are critically low.  Again, another sign of the market favoring Sellers.

High Number of Lakefront Home Sales – The high number of lakefront sales in 2018 may have distorted the over-all increase for our non-lakefront home values given that the North Lake Tahoe – Truckee regional single family home prices were up +7.45% for 2018, with a median average sales price of $721,000 (TSMLS Areas 1-9).

As a result, I recommend looking the the entire North Lake Tahoe – Truckee Region for market trends. North Lake Tahoe – Truckee Home Values | Market Report – Year End 2018

Tahoe City Home Values – 2017

Looking to find out where the Tahoe City Home Values are at for 2017?  Wondering if now is the time to buy, or sell a home or condo in Tahoe City, CA area?

The Tahoe City real estate market conditions continue to change; and prices have moved up for sellers. Tahoe City Home Buyers have fewer choices, and for those looking for a home for sale in Tahoe City under $600,000 will find their options are very limited these days.

As an example of how limited the selection of lower-priced homes are as of 09-05-2017 there were only four (4) homes for sale in the greater Tahoe City area, and one of those properties is a cabin on government leased land.  That leaves only three homes that are available under $600,000 that a Tahoe City home buyer has as an option where they would own the home and land.

Tahoe City single family home prices are down slightly for 2017 when compared to 2016. Since the entire North Shore, West Shore, and greater Tahoe City area is up 11.7%,  This slight decline is most likely because we have not have any Tahoe City lakefront home sales close so far in 2017, which could be impacting the median average sales price.

Historically between the 4th of July through the Labor Day period is when we see our inventory levels balloon and peak for the Tahoe City single family homes sales in our area.  This year, we have not seen those levels move to an over-supply level and this unseasonably low home inventory level will help keep prices up.

At the lower price points Tahoe City home Buyers are often facing multiple offer situations and very few homes options.

The list to price average for the median sales price in Tahoe City has also moved up to 100.1% of the listed sales price, which tells buyers properties are moving quickly and they need to be prepared to make a decision and to make an offer at, or above listed price for newly listed properties.

The days on market (DOM) has also dropped significantly, almost 50%, from 90 DOM at this time last year, to 52 DOM for 2017.

Even though the North Lake Tahoe – Truckee area has seen prices move up, Buyers seeking the Tahoe lifestyle are still finding the Tahoe City area very desirable, and currently has some of the most impressive lakefront homes for sale currently on the market.

The demand for luxury mountain homes in the Tahoe City community continues to be strong because of the extensive Tahoe lifestyle recreational activities this area offers.

Tahoe City is actually located on both the North Shore and West Shore of Lake Tahoe, which stretches out 3 miles in each direction.  Currently, Tahoe City has a full time population of just over 1,500 people.

Downtown Tahoe City, which is known for its charming Alpine Mountain Village setting, lake views, and small-town friendly atmosphere, is actually located on the North Shore of Lake Tahoe, on Highway 28.

The Tahoe City community has public beaches, recreational facilities, a nine-hole golf course, tennis courts, cross-county ski area, restaurants, shops, and other commercial services to make being in Lake Tahoe enjoyable.   The Tahoe City area is also very close to Alpine Meadows, Squaw Valley, and Homewood Ski Resorts offering a diverse selection of places to ski.

The Tahoe City community is a mix of smaller, older, Tahoe cabins, along with larger, newer luxury  mountain homes.  There are a number of condominium developments in the area, along with a limited number of lakefront properties and lake view homes in the area.
