North Shore Lake Tahoe and West Shore Lake Tahoe Condos and Townhouses for sale:
The Lake Tahoe Condominiums and Townhouses real estate market is broken down into two geographic areas – Tahoe City (North Shore) to Kings Beach, known as the North Lake Tahoe, or the North Shore and the Tahoe City (West Shore) to Tahoma, known as the West Lake Tahoe, or the West Shore area.
 
The separation occurs at the “Y” in Tahoe City (round-about Fanny Bridge), so Tahoe City appears in both searches as half of Tahoe City is located on the North Shore, and the other half on the West Shore.

Condominiums and Townhouses Area:
 
The North Lake Tahoe area is defined as beginning at Fanny Bridge in Tahoe City, also known as the “Y” (some day to become a round-about) and moving east along the North Shore of Lake Tahoe (Highway 28) towards Carnelian Bay, Tahoe Vista, and ending in Kings Beach, at the Nevada Stateline in Crystal Bay.
 
This area covers just over eleven (11) miles. Communities that are located on the North Shore of Lake Tahoe are:
  • Tahoe City (North Shore) at the beginning of the Truckee River moving into downtown area
  • Carnelian Bay
  • Tahoe Vista
  • Kings Beach

Currently, there are approximately twenty-three (23) condominium and/or townhouse developments on the entire North Shore of Lake Tahoe, California, which includes whole and fractional ownership condo developments.

If it seems that there aren’t a lot of condos for sale on the West Shore, compared to the North Shore it is because the North Shore of Lake Tahoe has almost three (3) times the supply of units that were built in this area when compared to the West Shore of Lake Tahoe, and as a result there are just fewer units to come on the market on the West Shore.
While the selection or number of available units may be better on the North Shore, the over-all supply of units built for our area it is still very limited.  In real numbers there are less than 1,800 units (approximate number) that were built for the entire North Lake Tahoe area. 
Here are the developments starting in Kings Beach and moving towards Tahoe City on the North Shore that have been built (does not include the newer, smaller, mini developments, less than 10 unnits in a group – townhome style design, that have been built in Kings Beach):
Here is a list of most of the condo/townhome developments on both the West Shore and North Shore ( duplicates from the above list) starting in Kings Beach and ending in Tahoma.
As a side note, there are perhaps a dozen, or so, mini-condo duplex-style condos located in the greater Kings Beach/Tahoe Vista, Tahoe City, and Talmont area. They are not in the above list as developments.  

Buyers should be aware that this type of two, four, even six-unit style of condo ownership does come on the market every once in a while.

While the number of developments on the North Shore is more than double the ten (10) developments located along the West Shore of Lake Tahoe, the over-all supply of condo and townhouse units available for ownership is still very limited for the area.

On the North Shore, of those twenty-three (23) condo/townhouse developments, fifteen  (15) are lakefront/beachfront developments, one (1) are hybrid mountain-side and lakefront amenity/access developments, seven (7) are mountain developments.

It is estimated from Placer County records that approximately +/- 1,730 condo and townhouse developments were built on the entire North Shore of Lake Tahoe, and if we include Sweetbriar and Tonopalo fractional share ownership condo developments, we have approximately +/- 1,784 units.
Almost half of the North Shore condo units – about +/-860 units are located in lakefront/beachfront developments, and BOUT +/-924 units are located in mountain developments.

At any one given time, you can expect the current supply of condos/townhouses for sale on the North Shore of Lake Tahoe to be extremely limited.

Learn More About West Lake Tahoe – West Shore
Condominiums and Townhouses Area:
The West Lake Tahoe area is defined as beginning at Fanny Bridge in Tahoe City, also known as the “Y” (some day to be a round-about) by Fanny Bridge and moving south along the West Shore of Lake Tahoe (Highway 89 South) and ending in Tahoma.  There are no condo developments in Meeks Bay, or Rubicon Bay.
 
This area covers just over thirteen (13) miles.  Communities that are located on West Shore of Lake Tahoe:
  • Tahoe City – West Shore
  • Homewood
  • Tahoma
  • Meeks Bay
  • Rubicon Bay
There are no condo/townhouse developments in either Meeks Bay, or Rubicon Bay, CA, but they are communities on the West Shore. 
Here are the West Shore condo/townhome developments starting just past the beginning of the Truckee River and ending in Tahoma:
In general, the entire North Lake Tahoe (North Shore and West Shore) area did not have the development that other areas in the Tahoe Basin (South Lake Tahoe, or Incline) received. 
Unlike the North Shore of Lake Tahoe where there are just under 1,800 units; on the West Shore, there are evn fewer complexes with only ten (10) condo/townhouse developments located along the West Shore of Lake Tahoe.
It is estimated that less than +/- 550 units were built for the entire West Shore of Lake Tahoe area, which would be about one-third of the supply of units that were built and located on the North Shore. 

On the West Shore of Lake Tahoe, of the ten (10) condo/townhouse developments, six (6) are lakefront developments, one (1) is a ski/tennis resort, one (1) is a hybrid mountain with lakefront access amenities development, and two (2) are mountain-side developments. 

Since the condo/townhouse developments are so limited on the West Shore, condo/townhouse units often command a significant market premium relative to other locations around the lake.

It is estimated from Placer County and El Dorado County records that approximately +/- 538 condo and townhouse developments were built on the entire West Shore of Lake Tahoe.

Of those units, there are approximately +/-348 units located in lakefront developments and only +/- 190 units in mountain developments.

As a side note, there are perhaps a dozen, or so, mini-condo duplex style condos located in the greater Tahoe City area. 

They typically appear in the Tahoe Woods, Talmont, and Cathderal/Comstock areas on the West Shore and are not listed as developments.

Buyers should be aware that these smaller types of two, four, even six -unit style of condo ownership does come on the market every once in a while and will appear in the general Lake Tahoe Condos for sale search.

At any one given time, you can expect the current supply of condos or townhouses for sale on West Lake Tahoe will be extremely limited. It is not uncommon for less than a dozen units to be listed for sale and on the market at any one given time.
