Holiday Greetings Everyone.For those of you that missed the Holiday Tree lighting ceremony last Friday, December 2, 2011 here in Kings Beach, California, at the North Lake Tahoe Events Center, here’s a short video at some of the fun we had at the Kings Beach Tree Lighting.

Everyone who showed up, and braved the 20 degree weather had a really good time. Just being around all of that excitement was a wonderful feeling. Every time I watch this video I have to smile.There were some kids that were really excited to see Santa!

There will be a number of other holiday-seasonal events that will be taking place in the greater Lake Tahoe, Tahoe City, Kings Beach, Squaw Valley, Northstar, and Truckee, California areas. I hope you’ll get a chance to enjoy some of them.Happy Holidays!

Local lake Tahoe Boy Scout Holiday – Christmas Trees for Sale in Tahoe City, California.

The Tahoe City Boy Scout Troop 266 has opened their Christmas Tree lot in the Lighthouse Center, 840 North Lake Blvd., (Shopping Center with Safeway in it) in Tahoe City, California.

The Boy Scouts are selling white fir trees up to 12 feet high. The trees are priced at $5 per foot. The trees are all natural, with no pesticides, or fertilizers, as the Scouts cut the trees as part of a program to improve our local forest health.

All money raised goes to fund the local Boy Scout program in the Tahoe area.If you need a holiday – Christmas Tree, be sure to stop by and pick one out. Support the local Tahoe Scouts.

Get ready for some winter fun with Santa.Santa will arrive at Granlibakken Ski Hill in Tahoe City, California, in style, on his fire truck, Sunday, December 11, 2011 from noon to 4 p.m.

All children from pre-school to 9 years of age are invited for a FREE day of sledding (snow permitting) and play at the Tahoe City Rotary Club’s 12^th annual Santa Family Play Day.Hot Chocolate, Cider, Cookies, and Hot Dogs will be served. The North Tahoe High School Jazz band will play holiday music and there will be Christmas Caroling. The Wholesale Resort Association donates new mittens, scarves, and hats for a give-away every year, and sleds are provided by Granlibakken. Get ready to have some holiday fun here in Lake Tahoe!

The Tahoe Park neighborhood of Tahoe City, California is located approximately 2 miles south west of the “Y” in Tahoe City on the West Shore of Lake Tahoe, California.

Homes for Sale with the Tahoe Park HOA Membership:

The Tahoe Park neighborhood is one of the older neighborhoods on the West Shore, and is known for its easy access and the charm of the smaller, older Tahoe cabins, along with newer, larger luxury mountain homes.

This area is very desirable as the homes are walking distance to the Lake Tahoe Park Homeowner Association (also known as “Tahoe Park HOA”) gated beach area.Membership into the Lake Tahoe Park HOA can only be gained by land ownership in their designated area and adds to the overall market value and desirability of the area.

The Lake Tahoe Park Homeowners Association gives owners access to over 850’ feet of Lake Tahoe Shore line, a gated beach, BBQ/picnic areas, two shared piers, buoy rental option, and kayak storage rental option, just to name a few of the wonderful benefits of the group. This area is located next Willam Kent Campground Public Beach area, and the Sunnyside Resort and Marina.

In addition to Tahoe Park being located close enough for most residents to walk to their HOA beach area, this neighborhood has a small market- West Shore Market, three restaurants – Fire Sign Café (breakfast and lunch), Spoons (dinner only) and Sunnyside Resort (Bar and restaurant, lunch seasonal, dinner nightly), and Cyclepaths bike shop. Vacation rentals in this area are typically at a premium because of the desirable location and the Lake Tahoe Park HOA membership.

Like most West Shore neighborhoods, Tahoe Park’s close proximity to Tahoe City and Lake Tahoe recreational activities such as boating, hiking, biking (dirt and paved trails), tennis, golf, skiing, shopping, and restaurants makes this a great area to have a vacation-resort second home.

Sold Single Family Homes in the Tahoe Park, Tahoe City neighborhood West Shore, Lake Tahoe, California:

Mountain home and cabin prices are down -6% for the Tahoe Park, Tahoe City, California area. What is really surprising is how few sales this popular area has had this year – just one sale in the Tahoe Park neighborhood for 2011.

With only one sale completed for this year in the Tahoe Park neighborhood, it’s hard to come to any strong conclusions on how much this area has really dropped, or if stabilization is really occurring.Comparing 2009 to 2010, home values increased +17.8%, but the number of distress sales almost doubled, to 54% of all sales in 2010. What we do know is that this area, with 7 homes for sale has had very little activity in 2011. Based on the one sale in 2011, the currently median average sales price is at $525,000.

Cash sale transactions for Tahoe Park homes improved in 2010 to 44%, but the one sale in 2011 was not a cash sale, so that drops to 0% cash sales, well below the area average of 36%.

The number of homes going into escrow with in the first 30 days of being listed in the Tahoe Sierra Multiple Listing Service (TSMLS) was at 0%, as the one sale took 169 days before going into escrow.

There have been no closed distress sales (bank foreclosures- real estate owned (REO’s) and short sales) this year so far, but with one sale, all we can do is look at the current listings, and of those homes listed for sale 14% (1 out of 7) is a short sale, so the area is still under pricing pressure from distressed sellers.

There were 7 Active* – available homes for sale in just the Tahoe Park, Tahoe City, West Shore, Lake Tahoe, California area as of 12/06/2011. They ranged in price from $315,000 to $1,249,000 million, with an average median sales price of $680,000.Of the 7 homes offered for sale there are 1 short sale accounting for 14.2% of the market share. Currently, there are no pending sales in the Tahoe Park area as of 12/06/2011.

Talmont, Tahoe City, West Shoe, Lake Tahoe, California Real Estate Market Report – December 2011

The Talmont neighborhood of Tahoe City, California is located approximately 3 miles south west of the “Y” in Tahoe City on the West Shore of Lake Tahoe, California.

Talmont Homes for Sale:

The Talmont neighborhood is one of the more developed neighborhoods on the West Shore and is located well above Lake Tahoe. Because of its higher elevation, it is one of the few neighborhoods on the West Shore that is close to Tahoe City that has homes that offer views of Lake Tahoe from the Talmont neighborhood. Take a look at this video.

This area is a nice mix of smaller, older, Tahoe cabins, along with larger, newer luxury mountain homes, with a limited number of lake view properties. Despite the heavier snow fall that the Talmont area receives, this neighborhood is easily accessed all year-long and it is a nice mix of full-time residents and second home owners.

The owners in the Talmont neighborhood gain membership to the Lake Tahoe Park Homeowners Association (also known as Tahoe Park HOA), which gives owners access to over 850’ feet of Lake Tahoe Shore line, a gated beach, BBQ/picnic areas, two shared piers, buoy rental option, and kayak storage rental option. Homeowners in Talmont are also members in the Talmont Improvement District, which provides road and snow maintenance (their roads are nice and wide, but private) and the water supply service to property owners.

Sold Single Family Homes in the Talmont, Tahoe City neighborhood West Shore, Lake Tahoe, California:

In the Talmont, Tahoe City area, mountain home and cabin prices and the number of transactions are down significantly this year. With only two sales completed for 2011, it’s hard to come to any strong conclusions on how much this area has really dropped, but we do know that from 2009 to 2010, home values dropped -18.7%, so we do know that the trend is down, the only question is how much? Currently the average median sales price is at $377,500 with the two sales reported for 2011.

Cash sale transactions for Talmont homes have improved slightly from the 44% rate it was running in 2010.

The number of homes going into escrow with in the first 30 days of being listed in the Tahoe Sierra Multiple Listing Service (TSMLS) was at 100%, or both homes sold went into escrow in 7 days or less, sending a message to both buyers and sellers, if a Talmont home, or cabin is priced right, it will be sold quickly.

There have been no closed distress sales (bank foreclosures- real estate owned (REO’s) and short sales) this year so far, but with so few sales taking place, looking at the active listings with 2 short sales, this area is still under pricing pressure from distressed sellers.

There were 11 Active* – available homes for sale in just the Talmont, Tahoe City, West Shore, Lake Tahoe, California area as of 12/06/2011. They ranged in price from $400,000 to $3.3 million, with an average median sales price of $596,000.Of the 11 homes offered for sale there are 2 short sales accounting for 18.2% of the market share. Currently, there is 1 pending sale in the Talmont area as of 12/06/2011, and it is listed for sale at $995,000.
