Homewood Homes Sold Market Report – May 2013:
Sold Sales: Homewood had 9 single family homes from January 1, 2013 through May 31, 2013.
Average Median Home Sales Price: The Homewood average median home sales price was $515,000, which is 4% increase in price over 2012. Homes sold ranged from a low of $280,000 to $875,000.
Days on Market: The median average days on market was 69 DOM.
Cash Sale Transactions: The number of cash sale transactions for the Homewood area decreased to 22%, which is slightly below the Tahoe- Truckee Regional average of 27%. Homewood cash buyers represents almost 1 out of every 4 homes sold in the area.
Distress Sales: Distress sellers (bank foreclosures- real estate owned (REO’s) and short sales) has remained steady at 11% of all homes sold in 2013. The distressed sale was a short sale that had been pending since December 2012, and was part of the hang-over distressed inventory from last year.
Active Homes for Sale: There were 32 Active– available homes for sale in the Homewood area as of 06/09/2013. This is our largest selection of inventory that we have had all year. They ranged in price from $439,000 to $6.995 million, with an average median asking sales price of $829,000.
Of the 32 homes offered for none (Zero – 0) short sales, no (Zero – 0) REO (Bank Foreclosure) listings, but there are 2 court approval sales or only 6% of the current listings are distressed, which is a clear sign that the market is stabilizing.
Pending Home Sales: There are four (4) pending home sales in the Homewood area and they range from $377,400 to $1,299,000. There is one (1) is a short sale, and no (Zero -0) REO/Bank Foreclosures.
The decrease in distressed sellers is a clear signal that the Homewood market is ready to move higher in price. We’ve just completed the slowest time of year when we have the fewest sales. I would expect to see more sales, and the average median homes sales price for the Homewood area to move up for the second half of the year.
