Fall Festival Pumpkin Patch Tahoe City

It’s that time of year when pumpkins, scare crows, and fall magic surrounds Lake Tahoe.   If you’ll be up in the greater Tahoe City area on Saturday, October 27, 2012, be sure to make plans to be at the Fall Festival Pumpkin Patch event.

Fall Festival Pumpkin Patch Tahoe City

This year the Tahoe City Fall Festival Pumpkin Patch event will take place at the Rideout Community Center on the West Shore of Lake Tahoe in the Timberland neighborhood.  This is a great, local community event that will be fun for all ages.

There will be several local community groups with fun activities, along with selling snacks and lunch.  The children will have a great time with carnival games, pony rides, hay rides, jumping in the bounce house, face paint and so much more!

If you missed the Tahoe Donner Fall Festival, or the Oktoberfest at the Cobblestone earlier this month, you still have a chance to enjoy some fall fun here in Tahoe City at the Fall Festival Pumpkin Patch.  Here are the details:

PumpkinsIf you don’t have plans for this weekend, consider driving up to Lake Tahoe and checking out the Tahoe Donner Fall Festival in Truckee, California this Saturday, October 13, 2012.

The leaves are turning color and you know the drive up here in the mountains is going to be amazing.  The third annual Tahoe Donner Fall Festival will take place from 10 a.m. to 5 p.m. at the Northwoods Clubhouse.

This year they will have over 20 vendors and crafters on-site selling their goods.  You’ll have fun browsing the booths and checking out the hand-crafted goods and fresh harvest produce.

There will also be a number of activities in addition to the Arts and Crafts Fair, there will be a Beer Garden, Live Entertainment, Music, Pumpkin Patch, Kid Carnival Area, Games, Contests, and so much more.

Tahoe DonnerHere are the details of the Tahoe Donner Fall Festival in Truckee, California:

Tahoe Donner Fall Festival

When:  Saturday, October 13, 2012, Starting at 10 a.m. to 5 p.m.

Where:  Tahoe Donner Northwoods Clubhouse, 11509 Northwoods Blvd., Truckee, CA

Parking:  Park at the Trout Creek Recreation Center and taking the free shuttle to Northwoods Clubhouse. The shuttle busses will have bike racks, so you can bike to the event.

Here are some of the Event Activities:

10:30 a.m. Fun Run – Start at the Tahoe Donner Meadow from the Northwoods Clubhouse. Cost is $15 for adults and $10 for children.

11 a.m. Bocce Ball Tournament Pre-registration is required so get your teams of 4 – 10 people together and call (530) 582-9646 to sign-up. The single-elimination tournament will be held on the newly remodeled bocce ball courts behind Northwoods Clubhouse.  Cost is Free.

10 a.m. – 5 p.m. Kids Carnival – Games, crafts and attractions. Unlimited wristbands Cost $15 includes rides on the Log Jammer –  a 65’ long inflatable slide – climbing on the Rockwall, finding your way through our maze, access to the moon bouncer and target practice at the archery station.

10 a.m. – 5 p.m. Doggie Dip – The Northwoods Pool where pets and owners will get the chance to mingle with each other.

Other Events – Other events not included in the wristband package include:  Tahoe Donner Tie Dye Station. Purchase a Tahoe Donner T-shirt for $10 or bring your own white clothing to dye for $5.

Face Painting, Recipe Contest, Pony Rides (70 pound limit), Caramel Apple Making Station, Kettle Corn, Cotton Candy, Bobbing for Apples, and the Pumpkin Patch. Fees vary for different activities.

11 a.m. – 5 p.m. Beer Garden

The Tahoma, California  community is located approximately nine (9) miles south of downtown Tahoe City on the West Shore of Lake Tahoe, California between the communities of Meeks Bay and Homewood, California.

The Tahoma area is one of the more developed neighborhoods and offers some of the most affordable homes on West Lake Tahoe.

Tahoma offers a mix of smaller, older, Tahoe cabins, to larger, newer luxury mountain homes, with a limited number of lakefront properties.  Tahoma is located next to the Sugar Pine Point State Park and is close to the Homewood Ski Resort area.

Tahoma is easily accessed all year-long and is a nice mix of full-time residents and second home owners.

Tahoma Sold Single Family Homes Market Report:

Tahoma home prices are down again for 2012, with the average median sales price at $250,000.

This price drop is attributed to the significant increase in distressed sellers (REO’s /Bank Foreclosures and Short Sales), which accounts for more than 62% of all sales in 2012.  What is interesting about this increase in distressed sales is 75% of those transactions closed prior to May 18, 2012.

Cash sale transactions for Tahoma homes has increased to 69%, which is well above the Tahoe-Truckee regional average of 34%.  This is a strong indication that the Tahoma area is a real estate value play, and buyers are not afraid to place their investment dollars here.

The current absorption rate for the Tahoma area is at 8 months.  Anything above 7 months of inventory is considered a Buyers’ Market.  The first step to turning the Tahoma market around is reducing the number of distressed sellers.

Distress sales (REO’s/Bank Foreclosures and short sales) accounted for 62% of all Tahoma sales. That’s more than half of all the homes sold in 2012 in Tahoma were distressed.  This is a 24% increase over 2011 levels.

Tahoma, California Real Estate Market Report September 2012There were 24 homes available for sale in the Tahoma, California area as of 10/01/2012.  This is an inventory drop of -13% over the past 11 months, when there were 37 active available homes for sale.  The homes currently available for sale range in price from $169,900 to $13.5 million.

Of the 24 homes offered for sale there is 1 REO/Bank Foreclosure listing, and 1 short sale, which is now only 8% of the market.

This is a significant improvement in the number of distressed sellers, and represents a small fraction of the total distressed sales for 2012.  There are currently 4 pending sales in the Tahoma area as of 10/01/2012, ranging in price from $229,000 to $475,000.  Two of the pending sales are REO/Bank Foreclosure sales.

Rubicon Bay, California, Real Estate Market Report – September 2012The Rubicon Bay, California area is a small, West Lake Tahoe community that is just north of the D.L. Bliss California State Park, next door neighbors with Meeks Bay, and just south of Tahoma, California.

The Rubicon Bay neighborhood has less than 500 parcels.  The Rubicon Bay community is a mix of larger, newer, luxury mountain homes along with smaller, older, more modest Tahoe cabins. The Rubicon Bay area homes are sought after for their access to Lake Tahoe, and amazing sandy beaches that you’ll find down in this area of West Lake Tahoe.

The Rubicon Bay area is a favorite for Tahoe second home owners who enjoy the Tahoe lifestyle.

Rubicon Bay Sold Single Family Homes Market Report:

In the Rubicon Bay area, home and cabin prices averaged $605,000, which is a decrease of -5% over 2011, but is an increase of 26% from 2010 price levels.  This may suggest some market stabilization.  The reduction in the number of distressed sellers (short sale, REO’s/bank foreclosures and court approvals) has improved, which is a positive sign for this neighborhood.

Cash sale transactions for the Rubicon Bay area are below the Tahoe – Truckee regional average of 34% at 25%.

The current absorption rate for this neighborhood is at 8 months.  Anything above 7 months of inventory is considered a Buyer’s Market.  The first step to turning a neighborhood around from a declining market is to balance the inventory.

There was 1 REO/bank foreclosure, and 2 short sales so far in 2012, which is a big factor in  continued pricing pressure on the Rubicon Bay area.

There were 12 available homes, cabins, and lakefronts for sale in the Rubicon Bay, California area as of 09/25/2012.  They ranged in price from $350,000 to $19.95 million.  Of the 12 homes offered for sale, 4 are lakefront properties.  Only 1 listing is a distressed sale (short sale) listing.  Since the beginning of 2012 the number of distressed sellers in the Rubicon Bay area has improved from being 27% of the market to only 8%.

There are 3 pending sales in the Rubicon Bay, California area as of 09/25/2012.  Pending sales prices range from $375,000 to $3.4 million.  None of these sales are not distressed sellers.

RX Medication Take-Back Day – Tahoe City and Truckee, CA On Saturday, September 29, 2012, from 9 a.m. to 1 p.m. you’ll have the opportunity to drop off unused, unwanted, and/or expired medications at two locations in the Tahoe- Truckee area.  The RX Medication Take-Back Day in Tahoe City and Truckee, CA is a great way to properly dispose of medications.

Most people think that by tossing old, or unwanted medications down the toilet, or in the trash they using the most effective way to get rid of these items and protect their household.

The problem with these methods is they can damage the environment.  Water treatment removes and reduces some types of pharmaceuticals, but it is not a complete removal, and low levels of medications can still be in the water.

Treated water is often used for irrigation and wildlife animals drink this water.  The best thing everyone can do to reduce environmental medication pollution is to take their old, unwanted, and unused medications to one of the take-back locations and have them dispose of it properly.
