Meeks Bay, California, Real Estate Market Report – September 2012The Meeks Bay, California area is a small, West Lake Tahoe community that is just north of Rubicon Bay and just south of Tahoma, California.

The Meeks Bay neighborhood has less than 300 parcels.  It is a mix of smaller, older, Tahoe cabins, along with larger, newer luxury mountain homes. The Meeks Bay area has lakefront (waterfront), lake-side, and mountain-side homes.

The Meeks Bay area is known for the beautiful inviting blue waters of Lake Tahoe, white sandy beaches, and the area is close to the Meeks Bay Resort and the DL Bliss State Park on the West Shore of Lake Tahoe.

Cash sales for the Meeks Bay area are up over 2011 levels at 100%, which is well above the current 2012 Lake Tahoe – Truckee, California regional trend of 34% for cash transactions.

The current absorption rate for this neighborhood is at 6 months.  Anything between 5 -7 months is considered a Balanced Market.  The absorption rate can change quickly and has varied from an absorption rate of 7.5 months on 12/03/2011, to 4 months on 01/24/2012.  Based upon the current level of activity in the Meeks Bay area, the market has stabilized and has most likely put in a market bottom.

There were no distress sales (bank foreclosures- real estate owned (REO’s) and short sales) in 2012 in the Meeks Bay community.

Tahoe Sierra Century Bike Ride

Tahoe Sierra Century Bike Ride

The 10th annual Tahoe Sierra Century will be held this coming Saturday, September 22, 2012 in the greater Lake Tahoe area.  This ride is known for its scenic beauty and riding challenges!

Everyone will begin and end in Squaw Valley, California.  Depending on the riding distance you’ve chosen 30 miles (novice), 60 miles, or 100 miles (The Century Ride), your route will take you on a great adventure in the Lake Tahoe – Truckee area.

For those that go for the Century Ride (100 mile ride) you’ll start in Squaw Valley and then ride along the Truckee River (Highway 89 South) to Tahoe City.  From Tahoe City, you’ll ride along the thirteen miles of the North Shore of Lake Tahoe.

Once you arrive in Kings Beach, you’ll take Highway 267 and climb up to Brockway Summit. Once you reach the top of the summit, you descend into Martis Valley, passing by Northstar and into Truckee, California.  You’ll make your way through Truckee and head up a strenuous 8-mile climb into Tahoe Donner.

Tahoe Bike RidingAfter Tahoe Donner, you descend back into Truckee for a 5-mile ride along Donner Lake and then you’ll climb back up Old Highway 40 over Donner Summit.  You’ll be ready for lunch at Cisco Grove.  After lunch, you’ll head back up the Donner Summit and back down to Donner Lake.

Your last fifteen miles will be along the Truckee River corridor (Highway 89 South) taking you back to Squaw Valley.

This will be a great day of riding for everyone.  Once the ride is over, a dinner will be served at the end of the event from 1:30 – 6:00 p.m. with live music provided by North Tahoe High School (NTHS) and North Tahoe Middle School (NTMS) Bands.

Tahoe Sierra Century Bike Ride

When:  Saturday, September 22, 2012

Check in opens at 6:30 a.m.

 Start Times:

7:00 – 8:00 a.m. 100 Miles
9:00 – 10:00 a.m. 60 Miles
10:00 a.m. 30 Miles

Registration: The Inn Shop of Squaw Valley at PlumpJack’s is where registration will take place. Registration/check-in is Friday, September 21, 2012 from 4 p.m. to 8 p.m. and Saturday September 22, 2012 beginning at 6:30 a.m.

*Safety Requirements: A properly fitting, US CPSC-approved helmet is required of all riders at all times. Carry a pump, a spare tube, and patch kit. Bring an extra water bottle. Always carry your ID with emergency contact phone numbers for yourself.

All riders must be 14 years of age, or older, except for tandem stoker (back) rider.

Cost:  Early Bird:  Registration through September 21, 2012

Single $55 (60-mile or 100-mile routes)

Single $45 (30-mile route)

Tandem $100 ($80 if stoker under 14 years of age)

Family $110** for two riders, $40 for each additional

** Immediate family members only

Day of Event: On-Site Only Registration – September 22, 2012

The Sugarpine Lakeside condominium complex is a very small lakeside development of only twenty (20) units.  The Sugarpine Lakeside Condominium complex is located next to the Water’s Edge Condominium development, but is not part of that complex.  

The Sugarpine Lakeside condominium development is located approximately nine (9) miles south of Tahoe City off Highway 89 South in Tahoma, California on the lakeside of Hwy 89 South. 

This lakeside property is not a lake front development, but is located on the lake side of Highway 89 South and has access to the Tri-Association Homeowners Association beach, shared pier, and buoy rental program, which gives the Sugarpine Lakeside Condominium deveopment all of the perks of being a lakefront development.

The HOA beach is located next to the Water’s Edge condominium development and is less than a block to the beach area. 

The units are a tri-level style design and each unit has an individual covered carport.  The condos do vary in floor plans and the original design was for either a two (2) bedroom, or three (3) bedroom unit.  Each Sugarpine Lakeside unit has its own separate Highway address.    

Sugarpine Lakeside condos are easy to get to, and are located close to commercial services in Tahoma and Sugar Pine Point State Park.

Sandy Beach, Tahoe Vista, California If you’re looking for a nice sandy beach that is away from it all, check out Sandy Beach, in Tahoe Vista, California.

Sandy Beach is a public beach, located on the North Shore of Lake Tahoe in Tahoe Vista, California.  The setting here is wonderful and the sandy is like powder.  It feels like you could be at the ocean.  The water is shallow making it easy to wade in, and because it’s shallow, the water tends to be warmer here.

If you’re not looking for Sandy Beach you may miss this one.  There isn’t a lot of signage on Highway 28 (North Lake Blvd.), and when you drive by, it just looks like a vacant, wooded lot from the street about 6873 North Lake Blvd. in the commercial core of Tahoe Vista.

Sandy Beach has a couple of picnic tables, a temporary bathroom, but is not a dog friendly beach area.  Those with a four-legged friend will have to go to the Carnelian Bay public beaches, the Bristlecone Street dog beach area, or Hurricane Bay on the West Shore.

Big Band Jazz Concert at the Sugar Pine Point State Park

Sugar Pine Point State ParkThis Saturday, September 8, 2012, there will be a free Big Band Jazz concert at the Sugar Pine Point State Park at the Ehrman Mansion in Tahoma, California.  While admission is FREE, there is a parking fee of $10 per car.

Concert goers are encouraged to bring a picnic, low-back chairs, blankets, and be prepared to have fun.  If you’ll be up in the area, plan on coming out and listening to the music of CHOPS Big Band.

This Big Band Jazz Concert at the Sugar Pine Point State Park is a fundraiser for the West Shore Association.  The West Shore Association is a non-profit group of local businesses that promote the West Shore of Lake Tahoe.  Each year the West Shore Association puts on  local community events, such as the Memorial Day Lake Tahoe Opening Events weekend.

Here are the details:

Big Band Jazz Concert

When:  Saturday, September 8, 2012 gates open at 4 p.m., the concert begins at 5 p.m.

Where: Ehrman Mansion, Sugar Pine Point State Park, Tahoma, California (Lake-side for event, parking on non-lake side)

Cost: Free admission to the concert, but parking is $10/car (Please no pets at this event.)

Beverages:  Wine will be available for purchase. (Must be 21+ or older)

Donations of any size are greatly appreciated and accepted at the event.
