Homewood Ski Resort, Homewood, California – Lake Tahoe has Opened – December 18, 2011

Homewood Ski Resort, Homewood, California – Lake Tahoe has opened their ski slopes for the 2011-2012 ski season.  This was opening weekend for the Homewood Resort, and while Mother Nature hasn’t been very generous on giving us any recent snow, the conditions have been great for making snow.

The calendar says December, but today I saw snow skiing, snowboarding, people boating and fishing, and a paddle boarder.  There was something for everyone to do here in Lake Tahoe.  Check it out at Homewood Ski Resort.

Free Pet Food Lake Tahoe – Truckee, California

The Humane Society of Truckee-Tahoe’s Pet Pantry is a no questions asked program that distributes donated pet food to anyone who cannot afford to feed their pets.

Anyone who needs pet food can pick-up food at the Town of Truckee’s kennel located at 10720 Riverview Drive, Truckee, California.  The kennel is open Monday through Saturday from 9 a.m. to 5 p.m. (close each day from noon to 1 pm).

The Humane Society of Truckee-Tahoe always has a need for donations, so if you have extra pet food to donate, you can drop off pet food at collection barrels in Truckee at the Pet Station and Scraps Dog Bakery.  If you’d like to make a financial contribution, or need more information, call 530.587.5938 or visit www.hstt.org.

The Tahoe Woods neighborhood of Tahoe City, California is located approximately 2 miles south west of the “Y” in Tahoe City on the West Shore of Lake Tahoe, California.

The Tahoe Woods neighborhood is very small subdivision with only 83 lots.  This area has nice wide streets, older, smaller Tahoe cabins, along with larger, newer mountain homes.  Tahoe Woods, like Talmont, has a few homes that have good views of Lake Tahoe.Finding a lake view home that is close to Tahoe City on the West Shore that is not a split lakefront, or lakefront property is harder to do than in other areas of Lake Tahoe because of the very limited supply.

The Lake Tahoe Park Homeowners Association gives owners access to over 850’ feet of Lake Tahoe Shore line, a gated beach, BBQ/picnic areas, two shared piers, buoy rental option, and kayak storage rental option, just to name a few of the wonderful benefits of the group.  This area is located at 1700 Sequoia Ave, next William Kent Campground Public Beach area, and the Sunnyside Resort and Marina.

Like most West Shore neighborhoods, Tahoe Woods close proximity to Tahoe City and Lake Tahoe recreational activities such as boating, hiking, biking (dirt and paved trails), tennis, golf, skiing, shopping, and restaurants makes this a great area to have a vacation-resort second home.

The current median average sales price is currently at $735,000.

Cash sale transactions for the Tahoe Woods neighborhood improved to 20%, but is well below the regional average of 34%.

The number of homes going into escrow with in the first 30 days of being listed in the Tahoe Sierra Multiple Listing Service (TSMLS) was at 20%, which is also below the regional average of 34%.

There was one closed distress sales (bank foreclosures- real estate owned (REO’s) and short sales) this year so far, which is well below the regional average.

There is one (1) Active* – available homes for sale in just the Tahoe Woods, Tahoe City, West Shore, Lake Tahoe, California area as of 12/16/2011.  It is priced at $625,000 and has a view of Lake Tahoe.  It is not at short sale, or bank foreclosure.Currently, there is one (1) pending sale in the Tahoe Woods area as of 12/16/2011.  It is listed for sale at $335,900 and is not a short sale, or bank foreclosure.

RubicRubicon Bay, California, West Shore, Lake Tahoe, Real Estate Market Report – December 2011on Park Estates, The Rubicon Bay area is a small, West Shore community that is just south of the Meeks Bay, California area.  This neighborhood is known for their lakefront homes with their sandy white beaches and the amazing colors Lake Tahoe is known for.

The Rubicon Bay neighborhood is a mix of smaller, older, Tahoe cabins that are used just in the summer, along with larger, newer luxury mountain homes.This area has both lake-side and mountain-side subdivisions.

One reason this area is so desirable is the number of non-lakefront, lakeside (homes located on the lakeside of California Highway 89 South) mountain homes and cabins.  A lakeside location means that you are short walk, or bike ride to the beach without having to cross the highway.  The upside for mountain homes and cabins on the mountain-side subdivisions are the stunning views of Rubicon Bay in Lake Tahoe.Most properties have access to one of the private home owner associations, so access to Lake Tahoe beaches, shared pier use, and a buoy rental option are available for home owners in this area.

Sold Single Family Homes in the Rubicon Bay, California neighborhood West Shore, Lake Tahoe:

In the Rubicon Bay area, mountain home and cabin prices averaged $640,000, which is an increase of +25% over 2010, but still down -36% from 2009.  This may suggest some market stabilization, but with 25% of the homes offered for sale right now in Rubicon being a short-sale (distressed sellers), we may see the prices in the area decline more.

Cash sale transactions for the Rubicon Bay area are up over 2010, to 40%, or 2 sales.  The balance of the homes sold were a combination conventional loans (2 sales) and seller financing (1 sale), which is still very rare for our area.

The number of homes going into escrow with in the first 30 days of being listed in the Tahoe Sierra Multiple Listing Service (TSMLS) are also up over 2010, and 2009 levels.  This means that buyers are willing to invest in our area and act quickly if the home is priced correctly.

Rubicon HOA Beach, Rubicon Bay, California, West Shore, Lake Tahoe, Real Estate Market Report – December 2011There was one court approval sale, no bank foreclosures – real estate owned (REO’s), or short sales in 2011, which is an improvement over 2010, where 40% of all homes and cabins sold were REO sales in this neighborhood.

There were 16 Active – available homes, cabins, and lakefronts for sale in the Rubicon Bay, California, West Shore, Lake Tahoe, area as of 12/15/2011.  They ranged in price from $299,900 to $4.25 million.  Of the 16 homes offered for sale, 6 are lakefront properties.  None of the active listings are REO’s, but 4 are short sale listings, or 25% of the homes offered for sale in Rubicon Bay are currently distressed seller situations.

There is 1 pending sale in the Rubicon Bay, California area as of 12/15/2011 and it was last priced at $799,000.  Originally this home started with a listed price of $1.2 million, so it’s had a -33% price reduction.  It is a new construction home with a good lake view, and top of the line Viking appliances, granite counter tops, and many upgrades throughout.  This should give you an idea of how much value, and what opportunities have been available in our Tahoe market.This sale is not an REO, or short sale property.

The Chamberlands neighborhood of Homewood, California is located approximately 7.5 miles south of Tahoe City, on the West Shore of Lake Tahoe.

Chamberlands, Homewood, West Shore, Lake Tahoe, California Real Estate Market Report – December 2011This West Shore neighborhood is located between the McKinney Shores, and Tahoma, California areas.  You’ll know when you’re passing by this neighborhood as they have signs posted to the entrance of Chamberlands on Highway 89 South.  If you miss those signs, right across the street is the gated entrance to the exclusive lakefront condominium complex of Chambers Landing.

The Chamberlands neighborhood is a charming Tahoe neighborhood, which has a mix of smaller, older Tahoe Cabins, along with larger, newer luxury mountain homes.  The appeal of the Chamberlands neighborhood is the Beach and Mountain Club, and the full Chamberlands Membership.

Not all property owners are members, but for those that are, the Beach and Mountain Club provides a neighborhood shuttle service to the public beach area at Chambers Landing.  Those owners that have a full Chamberlands Membership have access to the Chambers Landing lakeside pool, private beach area, use of the pier, and tennis courts.

Chamberlands, Homewood, West Shore, Lake Tahoe, California Real Estate Market Report – December 2011A full Chamberlands Club membership adds significant market value to a property to a comparable property that does not have the membership, and is highly desired on the West Shore of Lake Tahoe.Membership is restricted by geography to Chamberlanda, or the Chamberlands Addition.  If a home is located in these subdivisions and the property does not come with a full Chamberlands membership, there are full Chamberlands memberships available for sale.

The entire Chamberlands neighborhood is either walking distance, or a short bike, or car ride to the beach area.  All property owners can use the public beach area, so if you don’t have the full membership you can still have access to Lake Tahoe here.

Chambers Landing was established in the late 1800’s and is a well-known landmark on the West Shore of Lake Tahoe.Perhaps you’ve had a Chambers Punch at the Chambers Bar and Grill?  This very desirable neighborhood is located in Homewood, California and is a great place to live year-around, or be a second home owner.

Sold Single Family Homes in the Chamberlands neighborhood West Shore, Lake Tahoe, California:

In the Chamberlands area, mountain home and cabin prices are down -8% this year, with the average median sales price at $420,750.  While prices have dropped, the number of transactions from 2010 to 2011 has doubled, which means buyers are finding values in this area.

Cash sale transactions for the Chamberlands, Homewood area has dropped to 0%, which is well below the regional average of 36%.  That means all sales in this neighborhood were financed by conventional lenders.

The number of homes going into escrow with in the first 30 days of being listed in the Tahoe Sierra Multiple Listing Service (TSMLS) dropped to 25% or one in every four homes had an accepted offer.

Distress sales (bank foreclosures- real estate owned (REO’s) and short sales) accounted for 38% of the sales in 2011, which was a significant change from 2010, where there were no distressed sellers.  While most sellers are not distressed sellers, having REO’s or short sales in their neighborhood puts pricing pressure on regular sellers as these distressed sales are helping to set the sales price for all sellers in a neighborhood.  The sooner we work through the short sales and foreclosures, the sooner our Tahoe markets can stabilize and turn-around.

Currently, there are 5 homes/cabins listed for sale in the Chamberlands neighborhood area as of 12/14/2011.  Lowest is priced at $585,000 and the highest is $1,300,000.  There are no short sales, or REO’s listed for sale in this subdivision.  There is one pending sale, listed at $319,900 and it is a bank owned REO property.
