The Tahoma neighborhood is located approximately 9 miles south of downtown Tahoe City on the West Shore of Lake Tahoe, California.

The Tahoma area is one of the more developed neighborhoods on the West Shore and is located in two counties – El Dorado County and Placer County.  It’s close proximity to Lake Tahoe recreational activities such as boating, hiking, biking (dirt and paved trails), tennis, golf, skiing, shopping, and restaurants makes this a great area for those that enjoy being outdoors.

Not all of those neighborhoods in Tahoma are eligible for the Tahoe Cedars Property Owners Association (TCPOA), but if you are, you can join and have access to a shared pier, and put in for the buoy rental option.   For more information on the TCPOA, click here.

This area is one of the most affordable areas on the West Shore, and is a mix of smaller, older, Tahoe cabins, to larger, newer luxury mountain homes, with a limited number of lakefront properties.  Despite the heavier snow fall that the West Shore area receives each year, this neighborhood is easily accessed all year-long and is a nice mix of full-time residents and second home owners.

Sold Single Family Homes in the Tahoma neighborhood West Shore, Lake Tahoe, California:

In the Tahoma area, mountain home and cabin prices are down – 24% this year, with the average median sales price at $305,000.While home prices are down, sales for 2011 have already exceeded the number of single family homes and cabins sold in 2010.

Cash sale transactions for Tahoma homes has increased to 44%, indicating buyers are still finding good real estate values in the Tahoe area, and aren’t afraid to place their investment dollars here.

The number of homes going into escrow with in the first 30 days of being listed in the Tahoe Sierra Multiple Listing Service (TSMLS) has remained almost unchanged at 28%, or 1 out of every 4 Tahoma homes sold. Sending a message to buyers, if it’s priced right, it will be gone quickly.

Distress sales (bank foreclosures- real estate owned (REO’s) and short sales) accounted for 36%, or 1 out of every 3 homes sold in 2011, which is a slight increase over last year.

There were 37 Active* – available homes for sale in just the Tahoma, West Shore, Lake Tahoe, California area as of 11/08/2011.  They ranged in price from $127,000 to $3.99 million.Of the 37 homes offered for sale there are 1 court approval, 1REO listing, and 10 short sales, accounting for 32% of the market share.  There are 7 pending sales in the Tahoma area as of 11/08/2011, ranging in price from $205,900 to $569,000.

Cash sale transactions for Dollar Point homes are down from the 50% rate in 2010 dropping to 38% this year.The number of homes going into escrow with in the first 30 days of being listed in the Tahoe Sierra Multiple Listing Service (TSMLS) was slightly lower to 1 out of every 4 Dollar Point homes sold.Distress sales (bank foreclosures- real estate owned (REO’s) and short sales) accounted for 13% of all homes sold in 2011, which is a slight increase over last year.

There were 20 Active* – available homes for sale in the Tahoe City, North Shore, and West Shore, Lake Tahoe area as of 11/01/2011.They ranged in price from $599,000 to $3.5 million.Of the 20 homes offered for sale there are were no REO listings, or short sales.There were no pending sales in Dollar Point as of 11/01/2011.

Winter Travel Tips when going to the Lake Tahoe – Truckee California Area.

Winter is still officially 7 weeks away, but it sure feels like it has already begun up here in the Lake Tahoe – Truckee, California area.  While it did snow back on October 5, last month, we got lucky and it quickly melted away giving us another 4 weeks of fabulous fall weather.

When I went outside today, I had more than 5 inches of snow on the ground here on the West Shore of Tahoe City, Lake Tahoe, California.  It was more than enough to have to shovel off the path to our house, clear the car widows of snow, and I wished I had gotten my studded snow tires on last week.  Take a look at Lake Tahoe after our first real winter snow storm of the season.If you’ll be coming up to the Lake Tahoe – Truckee, California area over the next few months, here are a few winter travel tips to keep in mind.

1.)  Fuel/ Power – Keep your gas tank above the ¾ full mark, or your electric vehicle fully charged.  You never know when the weather conditions will change and you could be stuck in your vehicle for several hours due to road closures.  You don’t want to run out of fuel/power in a snow storm.

2.)  Food and Winter Clothing – Travel with food, water, and blankets, just in case you get stuck, or have to wait until the road re-opens.  Have a winter jacket, gloves, hat, and winter boots with you.  If you have to get out of your car, you need to be prepared for the harsh winter mountain climate.

3.)  Snow Chains / Studded Snow Tires – Carry snow chains if your vehicle needs them.  Be sure to have extra cash available to pay someone to put them on and off for you if you’re not comfortable putting them on yourself.  If you use studded snow tires, California allows you to have them on your vehicle from November 1 through April 30 each year.

4.)  Shovel – Travel with a snow, or regular shovel.  If you get stuck, you may be able to dig yourself free with the right equipment.

5.)  Windshield Wiper Fluid – Make sure your windshield wiper fluid supply is full.If the roads are wet, you’ll need that fluid to keep your windows clear of road spray.

6.)  Slow Down – Slow down when traveling in poor/bad weather conditions.Just because you have a 4-wheel drive vehicle with studded snow tires does not mean you get to drive like you are on a race track and ignore the current road conditions.  Slow it down, and be safe.

Sold Single Family Homes in Tahoe City, North Shore, and West Shore, Lake Tahoe, California:

The Tahoe City, North Shore, and West Shore, Lake Tahoe area single family home prices are posting a slight positive increase in price of 0.5% this year, but will most likely fall short of the number of single family homes sold compared to 2010 sales.If the Tahoe City, North Shore, and West Shore areas can hold onto to this gain, it will be the first increase in price in over 4 years, which may be a signal that the market has found some stability.

Cash sale transactions for single family homes have increased to 39.9% for the Tahoe City, North Shore, and West Shore, Lake Tahoe market.  The number of homes going into escrow with in the first 30 days of being listed in the Tahoe Sierra Multiple Listing Service (TSMLS) has increased to 38%, or a little more than 1 in every 3 sales, which tells us there are willing and waiting buyers for Tahoe properties.  Distress sales (bank foreclosures- real estate owned (REO’s) and short sales) accounted for 29.8% of all homes sold in 2011, which is a slight decrease over last year.

There were 322 Active* – available homes for sale in the Tahoe City, North Shore, and West Shore, Lake Tahoe area as of 10/30/2011.  They ranged in price from $108,000 to $21 million.Of the 322 homes offered for sale there are 2 Court Approvals, 18 REO listings, and 29 short sales making up 15.5% of the available inventory.  There are 37 sales pending in this vacation-resort second home market ranging in listed price from $209,900 to $1,450,000.

The Tahoe City, North Shore, and West Shore, Lake Tahoe condominium /townhouse real estate market has declined by -14.2% in value this year.  The total number of units sold should be close to the sales volume of 2010, if the current pending sales close by year-end.Cash sale transactions have declined to 35%, or 1 out of every 3 units sold, which means lenders are once again providing conventional financing for our condo/townhomes.  The number of condo/townhomes going into escrow with in the first 30 days of being listed in the TSMLS has increased to 38% which is more than 1 out of every 3 units sold.  The number of distress sales (bank foreclosures- real estate owned (REO’s) has dropped slightly to 29.8% of the units sold in 2011.

There were 91 Active* – available condominium / townhomes for sale in the Tahoe City, North Shore, West Shore, Lake Tahoe area as of 10/30/2011.  They range in listed price from $60,000 to $3,699,999.Of the 91 condos offered for sale, only 1 is a REO listing and 3 are short sales.  There are 6 condominium pending sales in the Tahoe City, West Shore and North Shore, Lake Tahoe market as 10/30/2011.

Another perfect day for Paddle Boarding on Lake Tahoe!

There are a lot of outdoor activities to do here in Lake Tahoe.One of the newer activities to do on Lake Tahoe is paddle boarding.  If you’re not familiar with paddle boarding, it’s where you stand on top of a board that is very similar to a surf board and paddle with a canoe like paddle.  It’s a combination of surfing and canoe/kayaking.It’s another great way to enjoy being on Lake Tahoe.Take a look at the paddle boarder I saw on the West Shore of Lake Tahoe, near Tahoe City the other day.  It looks like a lot of fun.  Take a peek at this paddle boarding video!

The Lake Tahoe – Truckee, California area is a vacation-resort, second home market.  With all of our great outdoor activities to do here, and the lifestyle that Tahoe has to offer, it’s no surprise that owning a place here is a goal for so many.
