North Lake Tahoe – Truckee Condo Values | Market Report – Year End 2019

North Lake Tahoe - Truckee Condo Values | Market Report - Year End 2019The North Lake Tahoe – Truckee condominium/townhouse market remains strong with good demand with an increase in the number of transactions for 2019. 

The region did see the average median sold sales price in 2019 drop by 4.3%.

Here is the year-end 2019 condo/townhouse review for the region.  

You can see that the over-all North Lake Tahoe – Truckee condo/townhome price trend is moving up, but it hasn’t been a steady climb.  Up one year, then slightly down the next.

You will see on the graph below that the North Lake Tahoe – Truckee regional condo/townhome prices are down -4.3% for 2019 when compared to the previous year. 

Condos/townhouses closed a median average sales price of $430,000 (MLS Areas 1-9).

Important Reader Note:  As an FYI, past North Lake Tahoe – Truckee real estate market reports that I have produced have been for “All MLS Areas”, this report has been fine-tuned and only covers the MLS Areas 1-9 (immediate North Lake Tahoe – Truckee area), so if you are looking at older reports and comparing numbers you will notice that the numbers are different, and this change in reporting data is why they are not the same.

A common question I am often asked by Buyers and Sellers is:

“What percentage of the listed price are Sellers getting on their Tahoe property?”

For 2019, Condo/Townhouse Sellers realized 98.9% of the listed price to the sold average median sales price in the North Lake Tahoe – Truckee area (MLS Areas 1-9).  

What does this mean for Buyers and Sellers?  In everyday terms, this means Sellers are still getting close to their full asking price.

Since Sellers are getting close to their full listed prices, Buyers need to understand the most recent sales data in the specific development they are looking to buy into, so they can properly evaluate the property they want to buy.

Historically, our available condos/townhomes for sale inventory levels are at their highest levels during our summer months.

It isn’t uncommon to see seasonally low levels at the beginning of the year.

The exception to this over-all decline in inventory is an increase in the number of condos and homes for sale located directly around our popular ski resort areas!  

These winter locations are now in their prime selling season during our coldest months and during the winter months is when we often see the best selection of properties!  

For the entire area, we continue to have extremely low condo/townhouse inventory levels, despite the time of year, and that will help to continue to keep prices stable and with upward pricing pressure.

Other interesting North Lake Tahoe – Truckee condo/townhouse market observations:

Days on Market (DOM)  For 2019, the number of days on the market for condo/townhouse dropped again and is now at 88 days down 11% from 2018 level, making this the fourth year in a row that marketing times have declined.

The shorter the marketing time for a condo/townhouse, the stronger the market is for Sellers. 

Inventory – Inventory levels are down from the August levels for the North Lake Tahoe-Truckee region.  Another sign that the market may be stronger than the price decline experienced in 2019.

Increased Number of Transactions – Despite lower inventory levels, the slighter lower prices may have turned into more transactions for 2019, as sales increased 8% over 2018 levels for the region.

North Lake Tahoe – Truckee Home Values | Market Report – Year End 2019

North Lake Tahoe - Truckee Home Values | Market Report - Year End 2019The North Lake Tahoe – Truckee single family homes sold prices continue to increase and posted a gain over 2018 price levels.  

Here is the 2019 year-end review for the entire North Lake Tahoe-Truckee Area for single family homes sold.

Active inventory levels for homes for sale remain critically low, and Buyers are finding limited choices at all price points.

Single family home prices moved up in 2019. 

This was the fourth year in a row that the average median home sold sales price increased for the entire North Lake Tahoe – Truckee region. 

You can see on the graph below that the over-all homes sold price trend continues to move up from the market bottom in 2011-2012.  

The closing home sales sold price was at another new market high for the region over last year, which surpassed the 2006 market record level price!

The North Lake Tahoe – Truckee regional single family home prices are up +3.3% for 2019, with a median average sales price of $745,000 (TSMLS Areas 1-9).

A common question I am often asked by Buyers and Sellers is:

  • “What percentage of the listed price are Sellers getting on their Tahoe property?”

In 2019, Sellers realized 99.5% of their listed price to the sold average median sales price in the North Lake Tahoe – Truckee area (MLS Areas 1-9).  

In everyday terms, this means Sellers that correctly price their properties are getting very close to their full asking price.

Tahoe home Buyers that want to negotiate, and start with a low offer are going to have a hard time in this market and will get a lot of resistance from Sellers.  

Buyer Tips:  

  • Showings – Look at properties as soon as they hit the market.
  • Local Agents – Work with a local Tahoe real estate agent.  Market conditions and local expectations are different here than in other California markets.
  • Negotiate – Ask your Tahoe real estate agent for their advice and recommendations on how to negotiate and present your offer.  
  • Lenders – If your offer includes getting a loan, make sure your lender has pre-approved you.  Ask your lender the following questions:
    • Can they get your loan through underwriting in 21 days or less?
    • Can they get your appraisal done in 21 days or less? 
    • Can they fund and close in about 30 days or less?
  • Local Lenders – If you are buying a condo or townhome in the area and you will need a loan, make sure you do the following:
    • Use a local lender that has recently processed a loan in that specific complex.
    • Using a local lender that has recently approved that development will help you meet your contract deadlines and avoid a lender denial on the complex. 
    • The Sellers’ Agent will give your offer more credit as a qualified buyer for knowing your lender is ready to go on the property.

Other interesting North Lake Tahoe – Truckee single family home market observations:

Days on Market (DOM) For 2019 the number of days on the market for single family homes remained almost unchanged at 67 days, up one day from last year, but is still down from the higher levels from previous years.

The shorter the marketing time for a home, the stronger the market is for Sellers. 

Inventory – Inventory levels are down 42.5% from the August 2019 home levels for the North Lake Tahoe-Truckee region to the inventory levels on January 1, 2020.  Again, another sign of the market favoring Sellers.

Reduced Number of Transactions – Lower inventory levels, and higher prices turned into fewer sales for the region. 

Over-all transactions dropped again by over 4% in 2019 over 2018 levels.

Other Items of Interest:  One trend that continues on, despite the popularity of other newer areas and planned communities, are the higher price points for North Lake Tahoe lakefront homes. 

This year we did not set a new market high for lakefront sales, but we did come close on the West Shore!

  • We came close to breaking the new market high that was set on the West Shore with a Tahoe City West Shore lakefront home selling in 2018 as a cash sale for $40 million.  In 2019 we had a $37 million, cash lakefront home sale in Tahoe City on the West Shore.
  • Unlike last year with the North Shore having a 22+ million Tahoe City North Lake Tahoe lakefront home sale this year didn’t have another record sale. 

These lakefront sales remind luxury home buyers that the North Lake Tahoe lakefront home market is still the benchmark for the very top-end in sales in the greater North Lake Tahoe – Truckee area.

While the inventory of lakefront properties is extremely limited, currently we have some homes on the market North Lake Tahoe lakefront homes.

The demand for executive mountain homes in the Truckee area continues to be strong with Martis Camp leading the way! 

The highest sold property in Martis Camp was an impressive $13.6 million home giving luxury buyers a number of locations in the North Lake Tahoe – Truckee area.

Weekly Winter Firework Shows Squaw Valley Saturdays – 2020  

It’s back!  The winter weekly fireworks show at the Village at Squaw Valley!

If you missed the New Year’s Eve fireworks show at Squaw Valley on Tuesday evening, you’re in luck as the weekly fireworks will be back for a third year!

Every Saturday evening beginning January 4, 2020, through the end of February – February 29, 2020 (what a way to celebrate Leap Year) there will be a free fireworks show at the Village at Squaw Valley.

The show will begin at 6 p.m. (check their website for current times and changes), weather permitting, and you’ll get to see fireworks explode above the Village at Squaw Valley in amazing colors!

I’m a big fan of our local fireworks shows.  Seeing a firework show over our snow-covered mountains is a beautiful way to see our area and should be on your winter to-do list!

The North Lake Tahoe – Truckee area has so many free events through-out our different seasons, and the weekly Saturday evening fireworks show at Squaw Valley is just one more reason to make the North Lake Tahoe – Truckee area your a winter destination!

A couple of tips if you’re headed to one of the outdoor events:

  • Dress Warmly – You’ll want to dress warmly and in layers as you’ll be outside and our evening can be very cold, so be prepared!
  • Be Early – Parking is always a challenge during our peak ski season, so allow extra time for parking.  You’ll also want time to find a good spot to watch the show in the Village!  Events in our area tend to start on time so make sure you leave early enough so you don’t miss out.
  • Flashlight – Always bring along a small flashlight.  Don’t count on your cell phone flashlight.  At the end of the evening, your phone battery life is often low, or even gone (can you say fireworks pictures and video), so carry a real small flashlight.  It will make it easy to find your way back to the place you are staying, or back to your car at night.

If you want to avoid the crowds and watch the fireworks from your car, find a good spot in the parking lot, or anywhere you can see the ski resort and bring your camping chairs.

I do think it is important to be early, as these shows tend to be short.  Be sure you are there at least fifteen minutes before the event starts. 

If you’re in the Village one of the best places to view the show is the KT/Plaza Bar at the upper-end (West end) of the Village.

There are many restaurants and bars in the Village, so think about making an evening out of being there and make a reservation for after the event.

It’s hard to believe another has come and gone. 

We had a wonderful 2019, and we are looking forward to all of the unexpected surprises that 2020 will bring us!

Today is January 2, 2020 and the year has really begun!

As you make your plans and set your goals for 2020, be sure to make time for the activities, things, and tasks that really matter to you and your family. 

The sun rose at 7:20 a.m. here in Tahoe City – North Lake Tahoe, California on January 1, 2020.  It was a mild winter day with day time temperatures in the low 40’s.

The days are still very short and with only 9 hours and 30 minutes of daylight before the sun set at 4:48 p.m.   Now is the time to begin making the most of the New Year and new decade!

It is my New Year’s wish that every day in 2020 brings you prosperity, healthy days, laughter, joy, and a reason to celebrate!  Make January 2 as great as January 1!

Where ever the road in life takes you this year, I hope that your travels and journey will be a safe one!

New Year’s Eve North Lake Tahoe – Truckee December 31, 2019 

It’s almost here, New Year’s Eve in the North Lake Tahoe – Truckee area, Tuesday, December 31, 2019.

If you are looking for ways to celebrate and bring in the New Year, and a new decade, not to mention it’s a Leap Year, here are some of our local Tahoe events that will happen on  New Year’s Eve.

If you plan to stay in and celebrate in your Tahoe home that’s always a great choice. 

Who doesn’t enjoy a cozy warm evening inside with friends and loved ones to bring in the New Year, but if you want a bigger event with some razzle-dazzle to it, then check out one of these FREE local events.

There will be a New Year’s Eve Light Parade and Fireworks Show at Tahoe Donner Downhill Ski Resort, a  Torchlight (LED) light parade, music,  and a fireworks show at the Village at Squaw Valley, and music followed by a free firework show at the Northstar Village, all on New Year’s Eve, December 31, 2019.

We have been to all three events over the years – Tahoe Donner, the Northstar annual Fire and Ice New Year’s Eve Celebration (live music and fireworks), and the torchlight event and fireworks show at the Village at Squaw Valley. 

All events are a lot of fun to watch, and are a great way to bring in the New Year!  This year based upon the timing of the events, I think you can get to two of the three scheduled events!

A couple of tips if you’re headed to any of these outdoor events:

  • Dress Warmly – You’ll want to dress warmly and in layers as you’ll be outside and the weather for New Year’s Eve is expected to be in the mid-’20s!
  • Be Early – Parking is always a challenge during our peak visitor seasons, and during the Christmas – New Year’s holiday period, we’re at capacity, so allow enough time for parking and finding a good spot to watch the show!  If you are taking the bus, check out the schedules and go for the earlier route.  Events tend to start on time in Tahoe, so give yourself extra travel time and plan to be early.
  • Flashlight – Not every place has outdoor lighting at night in our area. Always bring along a small flashlight.  Don’t count on your cell phone flashlight.  You know you’ll take a lot of photos at the event, and that always drains the battery faster,  so carry a real flashlight and make it easy to find your way back to the place you are staying at, to your car, or to the bus stop.

There are a couple of ways to enjoy any of these events:  

The first, park and join the groups and enjoy the people watching, free music and entertainment before the light parades, or music begins, followed by the fireworks show. 

Or, take the short-cut method and just watch the light parades and fireworks show from any place that has a view of the ski runs.

If you see groups out in the parking lot with the camping chairs and blankets by their cars, chances are I’m one of them, waiting for the show to begin.

Yes, we will miss the people watching, and the enjoyment that comes from dancing and live music, but the trade-off is an easy-in and easy-out.

We’ve been watching the firework shows from our car for a few years now and we’ve found a good spot in the parking lot (typically at the very back), or anywhere you can see the ski resorts to watch the show.

Depending on the weather wind and temperature, we will get out the folding camping chairs, blankets, hot chocolate, and popcorn, and watch the show from a distance.

If you want to make a party out of it, plan ahead and bring your own snacks and beverages.  Regardless of where you watch the firework shows, you’ll have a good time.

Here is the schedule of the Free Tahoe Donner Northstar New Year’s Eve events:

New Year’s Eve Light Parade and Fireworks Show – Tahoe Donner Downhill Ski Resort 

  • 4:30 -5:30 p.m. Signups for the Light Parade
  • 6:15 | Load Chairs
  • 6:45- 7 p.m.  Fireworks Show |  The fireworks will start once the light parade is done.  If you have a view of the Tahoe Donner ski hill you’ll be able to see the light parade and fireworks show.
  • Parking – Parking is limited, so plan ahead.
  • Conditions and Weather Permitting

Here is the schedule of the Free Northstar New Year’s Eve events:

New Year’s Eve – Northstar, California Fire and Ice Event 

  • 12 noon – 9 p.m. | Music all afternoon and into the evening with the headline “Hip Service” starting at 7 p.m.  Enjoy music, watch the ice skaters, sit by the fire pits, and then enjoy the festivities.
  • 9 p.m.  Fireworks Show at the Northstar Village |  If you have a view of the Northstar Village area you’ll be able to see the Fireworks display from a distance.
  • Parking – Parking is limited, so consider using the Truckee Shuttle to get to and from the event.  To view their schedule www.TahoeTruckeeTransit.com
  • Conditions and Weather Permitting

We have gone the past few years and enjoyed the New Year’s Eve celebrations at Northstar.  Take a look at the fun in past New Year’s Eve events at Northstar!

Here is the schedule of Free Squaw Valley New Year’s Eve events:

Squaw Valley, New Year’s Eve

  • 2 p.m. – 4:30 p.m. | Glow Stick Carnival games for kids of all ages | Funitel Plaza
  • 5 p.m. – 7 p.m. | Live music with Apple Z | KT Deck
  • 5:15 p.m. Torchlight Parade Starts | Guests load Exhibition for the Torchlight Parade An attempt at the world’s largest torchlight parade (LEDtorches) as they travel the 3.2 mile Mountain Run to break the 3,000+ participant record. 
    • Update:  On December 31, 2018, Squaw Valley reported 2,913 skiers and riders on the mountain for the New Year’s Eve torchlight parade. 

More than enough to break the Guinness World of Records of 2,854 skiers and snowboarders that followed a course between Riggisalp and Schwarzee, Switzerland on January 28, 2006.

Since there wasn’t a representative from Guinness on hand, the official record still stands in Switzerland, and Squaw Valley will hold the unofficial record.

  • 7 p.m. Fireworks at the Village at Squaw Valley |  Best viewing at the KT Bar area, but if you have a view of the Squaw Valley Ski Resort mountain, you’ll have a great view of the firework show.  The firework photos on this blog have been taken at the back of the parking lot of the Village, so you’ll get a great show.
  • Conditions and Weather Permitting
  • 7 p.m. – 9 p.m. | Family Friendly New York New Year’s Eve Party at Olympic House | Bar One & Plaza Bar
  • 9 p.m. – 1 a.m. | Rock-N-OVL Concert | Olympic Valley Lodge (OVL) – Ticketed event $30/advance purchase and $40 at the door must be 21+ age

If you can’t be here for New Year’s Eve celebrations this year, don’t forget, every Saturday through the end of February 2020, they will be doing a Saturday Winter fireworks show starting at 7 p.m., so you can enjoy a bit of holiday magic all winter (weather permitting) long! 

Looking for something more traditional?  There are local restaurants and bars in the area that will also be having special New Year’s Eve events, but if you’re looking for free entertainment these three events are an easy and fun way to bring in the new year and the new decade.

Remember if you drink, don’t drive.  Check out the Tahoe area bus system  for their expanded night service for a safe ride home.
