North Lake Tahoe – Truckee Home Values | Market Report – Mid Year 2018

North Lake Tahoe - Truckee Home Values | Market Report - Mid Year 2018Looking for recent real estate single family home market data for the North Lake Tahoe – Truckee region for the first half of 2018?

The North Lake Tahoe – Truckee real estate market conditions continue to be strong, and favor Sellers.

Inventory levels continue to be low and very limited.

Single family home prices continue to move up, making sellers even more aggressive on their pricing strategies.

You can see on the graph below that the over-all North Lake Tahoe – Truckee home price trend for the average median home sales price is still moving up.

North Lake Tahoe - Truckee Home Values | Market Report - Mid Year 2018

If the current market trend holds for the rest of the year, 2018 could be the year we set new market highs for the region, pushing past the market highs from 2006!

The North Lake Tahoe – Truckee regional single family home prices are up +7.14% for the first six months of 2018, with a median average sales price of $720,000 (MLS Areas 1-9).

Important Reader Note:  As an FYI, past North Lake Tahoe – Truckee real estate market reports that I have produced have been for “All MLS Areas”, this report has been fine-tuned and only covers the MLS Areas 1-9 (immediate North Lake Tahoe – Truckee area), so if you are looking at older reports and comparing numbers you will notice that the numbers are different, and this change in reporting data is why they are not the same.

A common question I am often asked by Buyers and Sellers is:

“What percentage of the listed price are Sellers getting on their Tahoe property?”

For the first six months of 2018, Sellers have realized 98.8% of the listed price to the sold average median sales price in the North Lake Tahoe – Truckee area (MLS Areas 1-9).

In every day terms this means Sellers are getting close to their full asking price.

North Lake Tahoe - Truckee Home Values | Market Report - Mid Year 2018Tahoe home buyers that want to low-ball, or really negotiate on price are going to have a hard time in this market.

Tahoe Home Buyers need to be prepared to do the following:

  • See the property ASAP.
  • Be prepared to make a decision almost immediately.
  • Strongly consider your Tahoe real estate agents’ advice on market conditions, pricing, and how to write your offer.
  • Have a negotiation strategy and follow it.

Real Estate Market Activity for the North Lake Tahoe – Truckee, California Region for the first six (6) months of 2018:

  • Number of Homes Sold in North Lake Tahoe – Truckee: 431
  • Median Average Sold Sales Price for North Lake Tahoe – Truckee: $720,000
  • Average Sold Sales Price in North Lake Tahoe – Truckee: $1,313,209
  • Sold Price Range in North Lake Tahoe – Truckee:  $199,000 – $40 Million
  • Percent (%) List to Sold Price Ratio:  98.8%
  • Average Days on Market (DOM in MLS):  75 DOM

  • Pending Home Sales in North Lake Tahoe – Truckee as of 07-13-2018: 157
  • Number of Distressed Sales – Court Approval, Short Sales, or REO Bank Foreclosures in North Lake Tahoe – Truckee for Sale as of 07-13-2018:  Three  (3):  One (1) Court Approval, Two (2) REO|Bank Foreclosures (MLS Areas 1-9)

Historically, our available homes for sale inventory levels are at their highest during the summer months (4th of July – Labor Day – Sept) then levels begin to decline until the following Spring.

This year is no exception.  Inventory levels have risen from this winter, however, we continue to have extremely low home inventory levels for this time of year, and this is helping to keep prices up.

Right now is our best selection of Tahoe homes even though the selection is still very limited.

As an example of how limited inventory our homes for sale inventory is, on 07-13-2018 there were only eleven (11) homes for sale in the greater North Lake Tahoe area (North Shore, West Shore, Greater Tahoe City area) under $500,000.

Here is what is currently for sale in the greater North Lake Tahoe all price points:

The Truckee area (includes the Donner Summit, Soda Springs, Alpine Meadows, and Squaw Valley areas) has a few more options, but not many.

As of 07-13-2018, there were twenty-eight (28) homes for sale under $500,000.

Here is what is currently for sale in the greater Truckee area all price points:

Other interesting market observations are the days on market (DOM) as they continues to drop.

For 2018 is the number of days on the market for single family homes is now at 75 DOM down another 10.6% from the 84 DOM in 2017, which was also down -12.5%, from 96 DOM in 2016.

The shorter the marketing time for a home, the stronger the market is for Sellers.

North Lake Tahoe – Truckee area home Buyers are often facing multiple offer situations on properties that are priced correctly for their location, features, and condition.

Other Items of Interest:  One trend that continues on, despite the popularity of other newer areas and planned communities, are the new market highs being set for North Lake Tahoe lakefront homes.

This year we have new market high lakefront sales on both shores.

A new market high was set on the West Shore with a Tahoe City West Shore lakefront home selling in 2018 for $40 million, and it was a cash sale.

Just as impressive was the North Shore $22+ million Tahoe City North Lake Tahoe lakefront home sale also this year.

These lakefront sales remind luxury home buyers that the North Lake Tahoe lakefront homes are still the benchmark for the very top-end in sales in the North Lake Tahoe – Truckee area.

While the inventory of lakefront properties is extremely limited, currently we have some of the most impressive and unique North Lake Tahoe lakefront homes on the market.

The demand for executive mountain homes in the Truckee area continues to be strong with Martis Camp leading the way!

Lake Tahoe Shakespeare Festival – 2018

July 9, 2018 By Laura Allen, Broker Associate, Tahoe Real Estate Agent, CA RE 01473598 | 530-414-1260

Lake Tahoe Shakespeare Festival – 2018

Lake Tahoe Shakespeare Festival – 2018Summer in Lake Tahoe is a very special time of the year and one of the events we have enjoyed over the past few years has been the outdoor Lake Tahoe Shakespeare Festival in Sand Harbor (beaches of Lake Tahoe), Incline Village, Nevada.

The experience of watching and outdoor production at the Lake Tahoe Shakespeare Festival is one of those events that should be on everyone’s summer to-do list!

We’ve had the opportunity to see several of the Lake Tahoe Shakespeare Festival plays over the past few years and each one has been very well done.

Each season they have two main productions.  One is a play and performance written by William Shakespeare.  This year the production is Macbeth.

The second production has been either a musicals, comedy play, or a combination of a musical and play.  This year it is a musical titled Beehive, The 60’s Musical.

If you aren’t familiar with Lake Tahoe Shakespeare Festival, this is the 46th Anniversary of outdoor Shakespeare plays in the greater Lake Tahoe area and this years’ season opened on July 6, 2018.

You may not know that the Lake Tahoe Shakespeare Festival originally started in 1973 at the Ehrman Mansion in the Sugar Pine Point State Park, Tahoma, CA on the West Shore of Lake Tahoe.

In 1976 the Festival moved to Sand Harbor (part of the Nevada State Parks) just south of Incline Village, NV, which is where you’ll see today’s performances.

Lake Tahoe Shakespeare Festival – 2018Last year I waited to share our experience after we had seen both of the main productions.

This year, I am not waiting until we have gone to both, I’m jumping right in and sharing our thoughts on the production we saw last night (Sunday, July 8, 2018).

We saw Beehive by Larry Gallagher an Off Broad Groovy Retro-Hit Revue and it was fantastic fun!

We were excited to see this performance so early in the season.  We arrived with about 45 minutes before the production started.  We did allow extra time for road construction, which is going on between Incline Village and Sand Harbor and to find a parking space.

We (Craig, my better half in life) were patient as we circled looking for a parking space to open-up.  After 5 p.m. parking is free, but finding a space can be a challenge in July as the beach is a very popular place to spend the day, so giving yourself a little extra time to park is a smart thing to do for this event.

Once inside we sipped on some wine, nibbled on cheese and veggies and waited for the show to begin.

It was a warm summer evening, and before the performance began, we could hear the waves of Lake Tahoe hitting the beach.

Craig and I felt very fortunate to be in Lake Tahoe on such a wonderful night to be outside.

The singing, the familiar songs, the dresses, not to mention the hairdos were terrific!

This musical is non-stop smiles as it will take you back in time when you first heard those popular songs.

For some in the audience they were teenagers during the 60’s, for others we know these songs from the radio, or movies that have made some of these songs well-known to all ages.

Beehive was a collection of songs from 1960 – 1969.  As they move through the decade not only do the dress styles change (from dresses with petticoats under them to mini skirts with white go-go boots), but so do their hairdos. It was energetic, and fun.

This musical has an extremely talented and large cast with six female performers and they sang and danced to over thirty songs!

The singers took us through time, and shared a perspective as to why some songs had a personal meaning and why the music was so powerful to them.

Their perspective came from the view point of young women growing up in the 60’s and it reflected a time of change.

Craig and I knew most of the songs, and we really did enjoy the performance.  The singers and their interaction with the audience from the beginning to the end was outstanding.

The singers, musicians (a live band was hidden behind the light boxes on the stage), director and production staff really knew what they were doing, and they put on a terrific show.

If you think that the Lake Tahoe Shakespeare Festival productions are stuffy, dry, too intellectual or are all about “where art thou” phrases with no laughter, and nothing but serious faces, think again.

This is the perfect choice for those that have never seen a Lake Tahoe Shakespeare Festival play, or production, and you should get your tickets now for an upcoming performance!

In addition to the two main productions, the Festival is also offering special one-time showcase events including dance, music, performances, along with a young Shakespeare program.

Here are the Lake Tahoe Shakespeare Festival – 2018 details:

  • When: July 6, 2018 – August 26, 2018
  • Where: Sand Harbor, Nevada State Parks (less than 6 miles from the junction of Hwy 28 and Hwy 431 in Incline Village)
  • Starting Time: Gates open at 5:30 p.m. Plays start at 7:30 p.m. | Macbeth, A Towering Tragedy and Beehive, The 60’s Musical. They also have a special showcase series on Monday nights, and the D.G. Menchetti Young Shakespeare program
  • Parking: After 5 p.m. there is no parking fee charged, but give yourself some extra time to find an open parking space.
  • Food, Beverage, and Bring Your Own Options– Yes, the Lake Tahoe Shakespeare Festival has a full bar, a good selection of food choices along with appetizers and desserts. These extra items are in addition to your ticket price.  You can go on-line and see the current menu.  You can get items before the show, but also during intermission.

They do allow you to bring in your own picnic dinner and beverages. The only caveat is and this is an important one, your picnic supplies must be able to fit underneath your seat, so forget dragging in a large hard-sided cooler, or dinner for 12!

  • Ticket Cost:  Tickets vary in price from general admission for sling fabric chairs in unassigned general admission seating starting at $25/adult to the premium seating (they provide a very roomy and comfortable chair for you) at $99/ticket.
    • Other ways to see the show are by volunteering. Their volunteers at this event are the best.  So if you’d like to see the plays, becoming a volunteer is one way to get to see some great entertainment and performances without buying a ticket.
  • For more information, or to buy tickets, check out their website Lake Tahoe Shakespeare Festival  or call 800-74-shows

We had wonderful seats, and our excellent summer weather was perfect for being outside in the evening.  It was just right, however, I do recommend bringing a jacket, or light throw blanket just in case it becomes too cool, or windy.

At intermission we let our diets go and splurged on the individual cheesecakes they offer on their food menu.

I had the espresso chocolate cheesecake, and Craig had the lemon version.  We can both highly recommend these intermission treats!

Once the performance was over we gathered our things and headed out to the parking lot.

My last suggestion to anyone going is take your time as you leave, and remember to bring a small flashlight with you.  The parking lot doesn’t have any lighting, so having a small flashlight will help you find your way back to your car.

Part of our summer fun does include buying tickets to the Lake Tahoe Shakespeare plays and it’s not too late for you to see a play too!  We really enjoyed Beehive and we think you will too!

Now is the time to get your tickets and see one of the performances at the Lake Tahoe Shakespeare Festival this summer!

50th Annual Meeks Bay Pancake Breakfast

July 7, 2018 By Laura Allen, Broker Associate, Tahoe Real Estate Agent, CA RE 01473598 | 530-414-1260

50th Annual Meeks Bay Pancake Breakfast

50th Annual Meeks Bay Pancake BreakfastThe Meeks Bay Fire Protection District is hosting their 50th Annual Pancake Breakfast this Saturday and Sunday, July 7th and 8th, 2018 from 8 a.m. to  12 noon at the Meeks Bay Fire House, 8041 Hwy 89 S, Meeks Bay, CA.

Proceeds from this event will help benefit the Sierra State Park Foundation and the Meeks Bay Fire Protection District.  This annual pancake breakfast is a great way to end your 4th of July  holiday week.

I am a big fan of breakfast food (yes, I’d have it for lunch and dinner too), and I love a good buttermilk pancake.  There is just something wonderful about the smell of fresh grilled pancakes that just makes me smile.

Perhaps it is the smell of vanilla as it drifts through our beautiful Tahoe summer air that does me in, but regardless of the secret factor that makes them smell so great, I’ll admit I also love the combination of hot pancakes off the grill with loads of melting butter and maple syrup.

Traditionally this event is held on the 4th of July, but this year since the 4th was in the middle of the week, they have expanded the event to two days on the weekend after the 4th!

While you are there enjoying your pancake breakfast, be sure to check out the T-shirts and raffle also available for purchase!

Here are the details of the pancake breakfast event:

50th Annual Meeks Bay Pancake Breakfast

  • Cost:  $10/Adult | $6 Children (Ages 5 and under Free)  First Responders – Free

It’s hard to believe that the Meeks Bay Fire First Responders have been putting this event on for fifty (50) years.

If this isn’t a holiday tradition for you, now is the time to make it one!
