North Lake Tahoe – Truckee Condo Values | Market Report – 2017

Wondering what has happened to condo \ townhouse values in the North Lake Tahoe – Truckee area for 2017?  Is the time right to buy, or sell a condominium or townhome in North Lake Tahoe – Truckee, California area?

The North Lake Tahoe – Truckee real estate market conditions continue to improve. 

Inventory levels are the lowest in more than a decade, and prices have moved up again, a benefit for sellers, a negative for buyers hoping for a small market price correction.

Tahoe area condo Buyers have had fewer choices, and for those looking for a condo for sale in North Lake Tahoe, or Truckee area under $400,000 will find their options are very limited these days.

As an example of how limited the selection of lower-priced condos\townhouses are as of 02-18-2018 there were only six (6) condos for sale in the greater North Lake Tahoe area (North Shore, West Shore, Greater Tahoe City area) under $500,000 and one of those listings had an occupancy restriction.

 

Things are not better in the greater Truckee area (includes the Donner Summit, Soda Springs area), there were only thirteen (13) condos/townhouses for sale under $500,000 in this area, leaving lower-priced buyers with very few buying options.

 

In the ski resort areas like Alpine Meadows and Squaw Valley there are a few more options, but not many.

You can see that the over-all North Lake Tahoe – Truckee condo/townhome price trend is moving up, which means lower priced units are becoming harder to find.

North Lake Tahoe - Truckee Condo Values | Market Report - 2017

North Lake Tahoe – Truckee regional condo/townhome prices are up +12.7% for 2017 when compared to 2016, with a median average sales price of $422,500.

Historically, our available condo/townhome for sale inventory levels are at their lowest during our winter months (first 3-4 months of the calendar year), then levels begin to rise as new inventory comes on the market in anticipation of the spring/summer selling season.

The exception to this is an increase in the inventory levels around the ski resorts, where this type of property shines during the winter season. 

For the entire area we continue to have extremely low condo/townhouse inventory levels that will continue to keep prices up.

At the lower price points North Lake Tahoe – Truckee area home Buyers are often facing multiple offer situations on properties that are priced correctly for their location, features, and condition.

The listed price to sold price average for the median average sales price in North Lake Tahoe – Truckee area for 2017 year was 97.9 %.

Unlike the single family home market at 99.7%, there is some wiggle room on condos/townhomes in our market, but it is still a very strong sellers market. 

The lack of inventory and limited selection in so many condo developments will continue to put pricing pressure on buyers. 

Buyers need to be prepared to move quickly and they need to be prepared to make a decision right away.  Buyers also need to be prepared to make an offer at, or above listed price for newly listed properties.

The days on market (DOM) has also dropped approximately -13.7%, from 117 DOM in 2016 to 101 DOM for 2017.

North Lake Tahoe Best Spring Skiing of the Season | March 17 2018Today might be St. Patrick’s Day and everyone is wearing green, in the North Lake Tahoe – Truckee area, we’re surrounded by beautiful white snow! 

March is turning out to be a huge snow storm month and creating our best spring skiing conditions of the entire season. 

In the past four days the Homewood Ski Resort on the West Shore of Lake Tahoe in Homewood, California has received 58″ at the base – lake level (that’s almost five feet of new snow). 

I live just a few miles north of the resort, and it’s true, we’ve received a lot of snow with the recent storm, but also with the winter storm two weeks ago.

If you’ve been hoping for walk-ways that are lined with high, tunnel-like snow walls, this is your chance to have that experience. 

As with all unique experiences (melting snow), we’re moving into our Spring season, (higher day-time temperatures), which means these conditions won’t last long.

There has never been a better time to come up to the North Lake Tahoe – Truckee area and enjoy our winter sports venues and activities.

Our local ski resorts, cross-country skiing, snow shoeing, sledding/tubing, or just making a snow-person in your back-yard this is the time to do it!

It’s hard to imagine how we get this type of snowfall, and what it is like to wake up each and every morning for 3 or 4 days and finding 1, 2, even 3 feet of new snow. Each day the snow just continues to compress with the weight of the new snow on top of it, which makes the rising snow height even that more impressive!

Saturday, March 17, 2018 noon – chairs are completely buried in snow.  Dig down about a foot and you’ll find the tops of the chairs.  This snow won’t last as our spring temperatures will have a quicker melt-out than in January with frigid temperatures.

We probably won’t receive enough snow to bring us up to normal for California snow-pack and water-shed numbers, but this last two storms are going to help raise those numbers!

Our winter fun is far from over.  March is typically one of our largest snow months, and our spring skiing and winter sports are really at their best at this time of year.

Spring Forward - Time Change Sunday March 11 2018I’ll admit I am happy to see the short dark winter days turn into longer, sunshine filled days here in Lake Tahoe.

I’m never happy about losing that hour of sleep, but I look at the Spring Forward time change as a two for one.

On Sunday, March 11, 2018 we move our clocks forward one hour (yes, an extra hour of daylight at the end of our days) as we start daylight savings time.

In addition, in the Lake Tahoe area since the shortest day of the year last December 21, 2017, we’ve added about 82 minutes of daylight, or 1.4 hours sunshine to each day.

That means that in the Tahoe City area on the shortest day of the year in 2017, sunset was at 4:41 p.m. Before the time changes, on Saturday, March 10, 2018, sunset will be at 6:03 p.m. or a gain of 82 minutes!  Once we spring forward on Sunday, March 11, 2018, sunset will be at 7:04 p.m. – a big two for one for those that love the longer days of daylight!

Twice a year we change time on our area.  The first Sunday in November we set our clocks back an hour (Fall Back), and on the second Sunday in March (Spring Forward) we move them forward one hour.

Depending on where you live you may not make the twice a year time changes, but if you’ll be up in the greater Tahoe City – North Lake Tahoe – Truckee, California area, you will need to adjust your clocks accordingly.

So before you go to bed on Saturday, March 10, 2018, you’ll need to remember to set your clocks ahead one hour!

Here is my list of things to do on Spring Forward day:

  • Change clocks in our home, office, and cars (move forward one hour).
  • Check smoke alarms (new ones have the battery good for 10 years) just to make sure they are all working.
  • Check all carbon monoxide alarms/detectors just to make sure they are still working
  • Fire extinguishers (check to make sure they haven’t been moved and/or damaged).  This is also a good time to buy and add another one and put it in a room that doesn’t already have one.
  • Any security device or item that uses a battery and is wireless (security cameras, video door bells, exterior/interior lights)
  • All Flashlights (working, extra batteries), candles, matches, lighters, short-term lighting devices
  • Back-up charger device for cell phones/lap tops (if they have a solar option for re-charging that’s always a bonus)
  • Canned goods/emergency food supplies (we’ve been pretty good about rotating our inventory, but it’s time to check on the bottled water and to make sure we are still well stocked)
  • New on my list this time:
    • Get a battery operated radio
    • Get a small TV that can be powered by connecting to just a USB port device
    • Get the TV antenna device that will work with a digital TV that can get us the free national channels, just in case the cable goes down.

I already have two different Internet sources – phone and cable, so if the power goes out, we can still get information, but it’s time to plan for other information sources to the Internet.

For those not as familiar with the Lake Tahoe –  Tahoe City  – Truckee areas some of our important utility lines (electric, cable, phone) are located above ground, and several times a year the power will go out for all different types of reasons, so we’re becoming better prepared.

Take advantage of this timely reminder to not only change your clocks, but to keep do some routine safety checks, along with taking care of your emergency home preparation, for that just in case moment!

Upcoming future dates to keep in mind (number of days are from March 11, 2018):

  • Next time Change:  Sunday, November 4, 2018 | 238 days (Fall Back and Gain One Hour)
  • Longest Day of the Year:  Thursday, June 21, 2018 Summer Solstice | 102 days
  • 4th of July  | 115 days
  • Shortest Day of the Year 2018 – Thursday, December 21, 2018 | 285 days – Winter Solstice

The thing that I like about seeing how many days there are to some of these time related events is the chance to refocus on some personal goals.

I’ve done okay with my New Year’s resolution, but I’m not making the kind of progress I had hoped for.

As I look at how quickly the rest of the year is going to slip by, I’ve decided to start a new 90 day diet.  I’m going to start the Sunday before the time change on March 4, 2018 and end it on June 1, 2018.

Like the current soup commercial on TV has been telling us “…summer bodies are made in the winter, they just don’t say how they are made…” so now is the time for me to re-start that New Year’s resolution.

We still have several weeks of winter ahead of us, and as the icicles melt and they take us into another season, you too should take advantage of these dates that mark the passage of time, and make the most out of the rest of the year!

We have two days left of Snowfest 2018 events, and with snow on the ground, it’s time to celebrate our winter season as we move into Spring skiing and start looking ahead to another great summer here in the  North Lake Tahoe, California area.

 

If you’ll be up in the greater Tahoe City – Truckee, North Lake Tahoe, California area you’ll want to take advantage of these last two days of fun events that are scheduled for this weekend.

Today is the annual Kings Beach Parade, which will happen on Saturday, March 10, 2018.

This is small town living at its very best.  It is a great reminder that our Tahoe communities have heart and can be seen in the local traditions it celebrates.

Last Weekend of SnowFest 2018 North Lake Tahoe Snow Festival FunA couple of parade watching tips:

  • Bring your own folding chairs
  • Arrive early so you can get yourself a good parade watching spot.
  • Wear sunscreen to protect your skin.  The weather is expected to be partly cloudy with sunshine with temperatures in the low 40’s.
  • Dress in layers so you can adjust to meet the sunshine, shade, and a breeze if we get one.
  • Bring water
  • if you bring your Fido, be sure they are on a lease. Remember to bring plastic bags to pick up after them.  You should also be prepared for loud noises, so if your pet does not do well in a crowd, or around other animals, leave them in the car, or at home.

On Sunday, March 11, 2018 SnowFest will come to an end and if you haven’t checked out either the Tahoe Donner Iditarun that benefits the Tahoe Truckee Humane Society, or the River Ranch Snow Sculpture Contest in Alpine Meadows, put both on your list to do this year.

There is so much fun just waiting for you here in North Lake Tahoe and SnowFest 2018 is just one of our annual events that keeps bringing people back to our area year-after-year!

Saturday, March 10, 2018

  • 8:30 a.m. – 10:30 a.m. North Tahoe Public Utility District (NTPUD) Pancake Breakfast – North Lake Tahoe Event Center, downtown Kings Beach, CA. Pricing available for Adults and Children at event.
  • 8:30 a.m. – 10:30 a.m. Dress Up Your Dog – Sponsored by NTPUD, Lakeside Plaa 8318 North Lake Blvd., Kings Beach.  $10 per dog.  Categories that will be judged include, Best in Show, Looks Most Like Owner, Most Creative!
  • 11:30 a.m. – 12:30 p.m. SnowFest Kings Beach Parade, downtown Kings Beach, CA  The parade will move along Hwy 28 in downtown Kings Beach!  Over 30+ local businesses and non-profit groups will have parade entries.

Parade Day Tips – Get to the parade early (around 11 a.m.) as parking and access to the downtown area becomes a challenge the closer to it gets to parade time.  Make sure your phone, or camera has a full charge.  Bring folding chairs, dress in layers, and wear sun screen so you’ll enjoy the event!

  • 3 p.m. – 6 p.m. Get S’more Saturday Snow  Shop, dine and get S’more out of the Kings Beach businesses you love Head to 12 eateries and shops and receive something extra and unexpected; track your visits on a play card; then stroll to the outdoor gathering area to enjoy free S’Mores, heaters and fire pits; plus multiple chances to win raffle prizes valued at $3,000.Participating businesses will offer shoppers and diners something extra and unexpected, such as complimentary beverages and snacks, free appetizer or specialty menu items, complimentary balloon animals, artist demos, and more.

(Not on the official SnowFest Calendar, but who doesn’t love seeing more winter fireworks?)

  • 7 p.m. Winter Fireworks Show each Saturday at the Village at Squaw Valley (January, February, and March) – You’ll be able to see the fireworks anywhere you can see the Village and ski resort area.  This event is Free, but be on time! 
  • This is a weather permitting event.  : )

Sunday, March 11, 2018

  • 12 noon – 1 p.m. 14th Annual Tahoe Donner I-Did-A-Run – Tahoe Donner Downhill Ski Area – 11603 Snowpeak Way, Truckee, CA in Tahoe Donner, Truckee, CA  – Event sign-ups start at 12 noon and the race starts at 1 p.m.  Event takes about 2 hours.  Event raises money for the Humane Society of Tahoe-Truckee – all ages are welcome – different dog categories.
  • 12 noon  River Ranch Annual Snow Sculpture Contest, River Ranch, Hwy 89 South at the entrance to Alpine Meadows, CA  29th Annual snow sculpture contest.  Entry fee to build a sculpture, but Free Admission to see the entries.  Cost on any food or beverage items purchased.

The weather hopefully will hold out, but we may get some rain showers at parade time, so be prepared.  Regardless of the temperatures and weather conditions, get ready to have a lot of fun!

SnowFest  only happens once a year, and this is one of my favorite events that happens here in the greater Lake Tahoe area!  Have some fun, make some memories, come to Lake Tahoe!

Wondering what has happened to home values in the North Lake Tahoe – Truckee?  Is the time right to buy, or sell a home in North Lake Tahoe – Truckee, California area?

North Lake Tahoe - Truckee Home Values | Market Report - 2017

The North Lake Tahoe – Truckee real estate market conditions continue to change. 

Inventory levels are the lowest in more than a decade, and prices have moved up again, making sellers even more aggressive on their pricing strategies.

You can see that the over-all North Lake Tahoe – Truckee home price trend is moving up, which means lower priced homes and cabins are also moving up in price.

North Lake Tahoe – Truckee regional single family home prices are up +8% for 2017 when compared to 2016, with a median average sales price of $648,500.

 

North Lake Tahoe - Truckee Home Values | Market Report - 2017Additional confirmation on the strength of the local market can be seen in the average median home sales price as percent of sold price versus listed price.  

The listed price to sold price average for the median average sales price in North Lake Tahoe – Truckee area for 2017 year was 99.7 %.

At almost 100%, this means Tahoe buyers that want to low-ball, or really negotiate on price are going to have a hard time in this market environment as the demand is creating a strong Sellers market. 

The current market trend of buyers paying almost the full listed price for properties will be hard for anyone who can’t pay full price. 

Buyers need to be prepared to move quickly and they need to be prepared to make a decision right away.  Buyers also need to be prepared to make an offer at, or above listed price for newly listed properties.

The days on market (DOM) has also dropped approximately -12.5%, from 96 DOM in 2016 to 84 DOM for 2017.

Historically, our available homes for sale inventory levels are at their lowest during our winter months (first 3-4 months of the calendar year), then levels begin to rise as new inventory comes on the market in anticipation of the spring/summer selling season.

This year is no exception, and we continue to have extremely low home inventory levels that will continue to keep prices up.

Tahoe area home Buyers have had fewer choices, and for those looking for a home for sale in North Lake Tahoe, or Truckee area under $600,000 will find their options are very limited these days.

As an example of how limited the selection of lower-priced homes are as of 02-18-2018 there were only seven (7) homes for sale in the greater North Lake Tahoe area (North Shore, West Shore, Greater Tahoe City area) under $600,000.  Here is what is currently for sale (will show current inventory and not 02-18-2018 unless you are looking at this post on that day):

 

Things are not better in the greater Truckee area (includes the Donner Summit, Soda Springs area), there were only seven (7) homes for sale under $600,000 in this area, leaving lower-priced buyers with very few buying options.  Here is what is currently for sale in Truckee (will show current inventory and not 02-18-2018 unless you are looking at this post on that day):
