The greatest gift anyone can give another is their time, and

An Elegant Affair – Tahoe City, California November 21, 2014It’s time for the 38th Annual An Elegant Affair, a fund-raiser for the North Tahoe Boosters Club.

Each year on the Friday evening, the week before the Thanksgiving Day holiday weekend, the Elegant Affair has been held in Tahoe City, California.

It’s one of those annual charity events that unofficially kicks off the holiday season for me in the North Lake Tahoe area.

This year the 38th Annual Elegant Affair event will happen on Friday, November 21, 2014 beginning at 6:30 p.m. at the Boatworks Mall in downtown Tahoe City, California.

The North Tahoe Boosters organization puts on a wonderful evening of tasting fine wines, beers, and gourmet appetizers to raise money for the North Tahoe High and Middle School Athletics.   There is also a silent auction and 100% of the events proceeds will go to support the North Tahoe Boosters and their programs.

You many not know, or appreciate the hard work and effort that the North Tahoe Boosters Club does to support Tahoe’s local sports programs.  As school budgets are cut back, many costs fall back onto the students and their families.  The North Tahoe Boosters Club covers the costs for many items like uniforms, equipment, travel expenses, and without their financial support, many programs would just not happen.

While it has been a few years since I was in school, it hasn’t been so long that I don’t remember how important those non-class programs were to me.  This is your opportunity to be a part of helping others have those same experiences by supporting this fund-raising event.

The NT Boosters also give out annual scholarships to seniors who have participated in sports at North Tahoe, so their support of the local Tahoe youth occurs on many levels.

This annual event, An Elegant Affair, is held inside at the Boatworks Mall with wine, beer, and local restaurants setting up tasting stations around the mall on both the first and second levels. Holiday wear is encouraged and black tie is optional, but the truth is casual wear, including jeans is okay too!  So don’t let the dress code keep you from showing up at this great, local event!

I’ve attended this event over the years, and I can tell you it’s a wonderful evening.  It’s fun to dress up and see old friends, meet new people and between the wine tasting, enjoying an array of interesting appetizers from local restaurants, don’t be surprised if you find yourself swaying, or dancing to the music that will be playing in the background.

For those of you still looking for a reason to go to this years’ wine tasting event, did I mention shopping?  Don’t forget to bring your checkbooks because you’re going to find some great silent auction items to bid on.  What could be more fun than wine tasting and shopping at a silent auction and all for a great cause?

This year the event organizers will have twenty-eight (28) local Tahoe-Truckee restaurants and twenty-two (22) fine wineries and two (2) breweries.  If you love wine tasting and are looking for a way to kick-off your holiday season while supporting a good local organizations this is the event for you.

Here are the details of An Elegant Affair in Tahoe City:

38th Annual An Elegant Affair

When:  Friday, November 21, 2014, Starting at 6:30 p.m. to 9:00 p.m.

Where:  Boatworks Mall, 760 North Lake Blvd., Tahoe City, California

Cost:  $55 Ticket / $90 per Couple.

This event sells out each year, so get your tickets now.  You can purchase tickets on-line at www.NorthTahoeBoosters.org (online sales will stop at 4 p.m. on the day of the event), or in person at Rosie’s Café, The Store, or at the door at the Boatworks Mall on the day of the event beginning at 2 p.m. until 5 p.m.

Even if you’re past the 5 p.m. deadline and you still want to go, show-up with cash in hand to buy a ticket right there on the spot! If they have any tickets left, it will be your lucky night!

The Impact of the California drought in Lake Tahoe!

The impact of the California drought in Lake Tahoe can be seen all around the lake.  Our dry winters, and the lack of snow the past couple of winters has not only been bad for skiers and local businesses, it’s been bad for our water supply.  Even here in Lake Tahoe with miles of water around us, we still see the impact of our drought conditions on any of our local beaches.

If you want to know just how great the impact of the California state drought in Lake Tahoe has been, check out this out-of-water pier on the sandy beaches in downtown Kings Beach.  One picture says it all.

As we all do our part to conserve water, our wet winter season can not arrive soon enough.  While some weather forecasters are suggesting that this winter season may be even drier than last year, we can only hope they are wrong in their predictions.   Don’t get me wrong, I appreciate their skill and abilities, I just hope this time they are wrong, really wrong in their winter snow forecast for the area.

We are expecting rain in the Lake Tahoe area for tomorrow, but then sunny skies again for the rest of the week.  What we need are the big snowfalls that are rich in water content that the Lake Tahoe area is known for.  Not only would that be good news for snow skiers and local businesses here in the Lake Tahoe area, it would be the first step is saying good-bye to the harsh drought conditions here in the state of California!

Let’s hope we have a good winter ahead of us and that we will once again be able to re-build our water supply back-up!

Tahoe City - American FlagIt’s Veterans Day, Tuesday, November 11, 2014 here in North Lake Tahoe, California and across the entire United States of America.

I’m once again reminded of how fortunate I am to live in a country where anything is possible.

I enjoy the freedom to work, live, and play in a country that has almost no restrictions on me.

I can come, go and travel at will.  I can work as hard, or as little as I choose to.  No one requires me to do, or be in any place at any given time.

I live in a country that allows me to walk down the public streets with little fear of being hurt.

I’m not worried about being shot at, or stepping on a landmine.

My water is good, the air is clean, our food is not being rationed, and my country offers the opportunity to become the person I want to be if I’m willing to work for it.

I love living in America.   I know that may not be a popular thing to say these days, but I do.

Today is Tuesday, November 11, 2014 – Veterans Day, and it is a day to count your blessings and to remember those that have made things possible for us.

I want to say “Thank You” to all those that have served, are serving, or plan to serve.  To the men and women who serve and protect our local communities, our states, and our country, I say “Thank You” for keeping us safe.  “Thank You” for being there.

To those families that have lost a loved one.  Your family has paid the ultimate price for the freedom and safety we all enjoy.  So on this Veterans Day in November, take one last moment and remember those that are no longer with us.   Say “Thank You” to those that serve to protect us, and be thankful for the job they do each and every day.

5 Reasons to List your Tahoe Home for Sale this Winter!

Reasons to sell you Tahoe home in the winterOne of the hardest decisions that a Tahoe home owner will ever make is the decision to sell their Lake Tahoe – Truckee, California, vacation-resort, second home.

For many Tahoe home owners, their property here in the Lake Tahoe region is so much more than just an investment.

Tahoe home ownership often represents great times, a lifetime of memories, and it symbolizes the pure joy that has come from being here in Lake Tahoe.

If the time has come to sell your Tahoe lakefront property, mountain home, cabin, or condo, here are 5 good reasons to list right now, in the winter, rather than waiting until spring.

  • Less Competition / Low Inventory – Local Lake Tahoe – Truckee, California home and condominium inventories for sale dramatically drop, by as much as 50%, if not more, during the winter months.

Many sellers take their Tahoe homes off the market thinking that no one is looking to buy a home here in Tahoe during the winter months, which is a myth and selling mistake.

We sell lakefronts, mountain homes, cabins, cottages, and condominiums all year-long.  By being listed during the winter months you have far less seller competition, and increase your chances of getting your home sold at your price.

  • 1031 Tax Exchanges – A good reason to have your home listed and on the market during the winter season is so your property can be considered by those buyers who have a 1031 Tax Exchange to complete.

Just because it’s snowing in Tahoe, does not mean that real estate in other parts of the country has slowed down, or stopped.

If a buyer has a property that is being sold and they want to do a 1031 Tax Exchange, they only have 45 days from the closing date of the sale of their other property to find a replacement property.

That means a buyer needs to identify up to 3 properties now, not later in the spring, or summer.  If your Tahoe home, or condo is not on the market, that buyer won’t be considering your place.  A big selling mistake and missed opportunity by sellers, who hold their property off the market during the winter months.

  • Open House – If it’s not snowing (snow covers open house direction signs), it’s a great time to have an open house.

Those buyers that are up in Tahoe during our winter months are serious buyers and having your home open is a great way for them to see it.

Again, there is less competition for open house events as most agents only think of open house as a summer marketing tool and stop doing them as soon as the snow begins to fall.

Having an agent that uses open house events as part of their marketing plan during the winter months to market your home is a great way to get vacation-resort second home buyers into your Tahoe property and getting buyers into your home is the first step to getting it sold!

  • Serious and Qualified Buyers – The buyers that are up in Tahoe looking at lakefronts, mountain homes, and condos during our winter months tend to be more serious, and financially qualified.

It’s a lot more work to come up to Tahoe once we have snow on the ground.  Winter sports are not inexpensive, and they tend to draw a more affluent crowd, which means a more qualified buyer that is in our area during the winter months.

Being listed for sale during the colder, winter months exposes your property to a group of high-net worth pool of buyers that may only be here during the winter months and may never see your Tahoe home during the traditional spring/summer selling season.

  • Easy Seasonal Transition – You may not be ready to list right now before the holidays, but if you list your Tahoe home during our Tahoe winter season, in January, February, or March, your property will still take advantage of the winter selling season, but will also be in a better position to make an easier seasonal transition into the spring selling season, especially if we have a long winter.

As a seller you will already be clearing the driveway and walks of snow, and your marketing programs will already be in place, making the transition into the next spring/summer months easy.

These are just a few of the reasons and advantages of having your Tahoe property listed for sale now, during our winter season, rather than waiting until next spring, or summer to list it for sale.
