Spring Forward Daylight Savings Time begins Sunday, March 9, 2014Tick-Tock!  If you’ll be in the greater Tahoe City area, it’s that time of year to “Spring Forward” and set your clocks ahead one hour before you go to bed on Saturday, March 7, 2014 so you’ll be right on time for Sunday, March 9, 2014!

While the official time change won’t happen until 2 a.m. on Sunday, March 9, 2014, moving your clocks forward one hour the night before is the best time to do it.

While I hate losing that hour of sleep, I do love the extra hour of daylight in the evening.  It also means we’re one month closer to summer time in Lake Tahoe!

Here are a few other things to do this weekend while you’re changing your clocks and moving the time forward.  These little safety things are a great way to make sure your safety steps are still working.  It’s time to check the following:

Smoke Detector Battery Change: Change your batteries, or back-up batteries in all of smoke detectors in your home.  Don’t forget your garage.  Test the detector to make sure it still works. The semi-annual time changes are a great way to do an easy safety check.

Carbon Monoxide Battery Change:  Change your batteries in all of the carbon monoxide detectors in your home.   If you haven’t installed carbon monoxide detectors in your home, this would be a great weekend to do it.  If you have carbon monoxide detectors test them and make sure they are in working order too.

Spring Forward March 9, 2014Tip – Put a blank address sticker on the battery and write the date you put the battery into service.  Anyone checking on the device will now know when the batteries were last replaced!  You can also do that on the detector so you’ll know how old the device is!

Flashlight Battery Check:  In Tahoe City most of our utility lines are above ground, and several times a year the power will go out, so I’ll make sure our flashlights are in an easy place to find, and I’ll check the battery dates, and light strength.

Radio Battery Check:  In the wake of hurricane Sandy, I’ll find the small portable radio, and I’ll put it in a location that is easy to get to, and check those batteries.  In case of emergency, or a prolonged power outage, we’ll need the radio as our phones will only last so long without recharging.

Battery Supply Check:  Shop for batteries!  Before I start replacing batteries, I’ll check on our supply of batteries, buy new ones to replace the ones we’re low on and make sure we have what we need for the upcoming winter season.

Take advantage of this timely reminder to not only change your clocks, but to keep yourself and your loved ones safe too.  If you live in a state, or country that doesn’t change its time, use this as your reminder to still be safe!

One last thing to remember to do, change the clocks in your cars.  Yes, this is one that I almost always forget to do, so do it now so you’ll be on time!

North Lake Tahoe, CA Condo – Townhouse Real Estate Trends Year 2013

North Lake Tahoe CondosIt’s that time of year to see how the North Lake Tahoe Condo and Townhouse real estate market performed in 2013.

In addition to seeing 2013 North Lake Tahoe condo and townhouse real estate market data results, there are also some current real estate market trends and data for 2014.  This is my local view of how the North Shore of Lake Tahoe condo and townhouse community is really doing in the housing market.

The North Lake Tahoe area is defined as beginning at Fanny Bridge in Tahoe City, also known as the “Y” and moving east along the North Shore of Lake Tahoe (Highway 28) and ending at the Nevada Stateline in Crystal Bay.

This area covers just over eleven (11 miles and this report is for condo/townhouse developments that are located in North Lake Tahoe – Tahoe City (North Shore), Carnelian Bay, Tahoe Vista  and Kings Beach, CA.

Many Tahoe condo buyers may not realize how restricted the over-all supply of condo, or townhouse units are on the entire North Lake Tahoe area.

Currently there are twenty-two (22) condominium and/or townhouse developments on the entire North Shore of Lake Tahoe, California, with an estimate of less than 1,000 individual units.

While the number of developments is more than double the ten (10) developments located along the West Shore of Lake Tahoe,  the  over-all supply of condo and townhouse units available for ownership is also very limited compared to other locations around Lake Tahoe and Truckee resulting in a market premium for similar properties in the area.

In those twenty-two (22) condo/townhouse developments, fourteen (14) are lakefront developments, one (1) is a mountain-side and lakefront amenity development, two (2) is a lakeside developments, and five (5) are mountain-side developments.

It is estimated from Placer County records that approximately 538 condo and townhouse developments were built on the entire North Shore of Lake Tahoe. Of those units, there are approximately 348 units located in lakefront developments, and 190 units in mountain-side non-lakefront developments.

At any one given time, you can expect the current supply of condos or townhouses for sale on North Lake Tahoe to be extremely limited.  It isn’t uncommon for less than a fifty units to be listed for sale and on the market at any one given time.

The average sales price for 2013 was $305,000, which is a 32.6% increase over the average sale price of $230,000 for 2012.  This price increase follows the over-all market trend for the area, which is positive and reflects the reduction of distressed sales on the North Shore!

SnowFest! 2014 will start its 34th year of crazy winter fun here in North Lake Tahoe.  Each year, since 1982, the greater North Lake Tahoe area becomes the place to be with ten days and nights of exciting fun winter events, and activities for everyone!

You may not know that Tahoe’s SnowFest! has become the largest winter carnival in the west.  Event organizers plan all-year to make this winter snow festival event and experience one that will bring people back year-after-year.  This year SnowFest! 2014 officially begins on Friday, February 28, 2014, and will end on Sunday, March 9, 2014.

SnowFest! will unofficially begin with a Kick-Off Fund Raising Party on Thursday, February 27, 2014 at Gar Wood’s in Carnelian Bay. A $25 donation at the door gets you into this SnowFest! party, along with appetizers, Wet Woody’s, Wine and Beer, Auction, Photo Booth with 80’s garb and music with Groove Foundry.  Get ready to bring in SnowFest! with this kick-off party!

SnowFest! 2014, North Lake Tahoe, CaliforniaIf you’ll be up in the greater Tahoe City – Truckee, North Lake Tahoe, California area you’ll want to take advantage of all of the fun events.

Some of my favorite events are the torch light parade and  fireworks on Friday night at Squaw Valley, then the Pancake Breakfast, followed by the Tahoe City SnowFest! Parade on Saturday, March 1, 2014, followed by the 25nd Annual classic Polar Bear Swim at Garwood’s, just to name a few events coming up this weekend.

Pace yourself because there’s more fun on Sunday, March 2, 2014 with the Dog Pull Contest, and the Sunnyside Luau at the Sunnyside Resort on the West Shore of Lake Tahoe.

SnowFest! 2014, North Lake Tahoe, CaliforniaDon’t forget the Truckee River Winery Wine and Ice Competition, or Bunco Bash on Wednesday, March 5, 2014, and if you love BINGO you’ll want to be at Rosie’s Café on Thursday night, Thursday, March 6, 2014.

There are many events through-out the week, and the following weekend you’ll have another chance for pancakes, and to watch another SnowFest! parade in Kings Beach on Saturday, March 8 2014, and you’ll want to check out the River Ranch Snow Sculpture Contest in Alpine Meadows on Sunday, March 9, 2014.  So much fun just waiting for you here in North Lake Tahoe!

If you haven’t made your romantic dinner plans and you’ll be here in the North Lake Tahoe, California area this President’s weekend, now is the time to pick up the phone and make reservations!

Perhaps you’re a true romantic and you’ll celebrate today on Valentine’s Day, or if you’re like me and my Sweetheart, we’ll wait and go out later this weekend.

If you’ll be in North Lake Tahoe on Valentine’s Day, or for this coming three-day President’s Holiday Weekend, here are a few of my favorite romantic area restaurants that are always a hit for dinner.

Romantic Places to Dine on Valentine’s Day in North Lake Tahoe, California Graham’s – 1650 Squaw Valley Road, Olympic Valley, CA Reservations 530.581.0454 www.dinewine.com

Graham’s offers unique California cuisine with a European influence.  They offer a full bar and an extensive world class, award winning wine list with over 800 bottles to choose from.

The atmosphere is always inviting with white table linens, candle light, and during the winter you’ll enjoy the warmth and glow of the wood burning fireplaces.

We love going to Graham’s and having dinner at the bar.  It’s casual, fun, and the conversation is always lively at the bar.  The staff is very attentive, and they have no problems catering to my vegertarian needs!

Graham’s menu does vary with the seasons and they always have something special of the menu.  Graham’s is located very close to the Village at Squaw Valley and the Resort at Squaw Creek.  Reservations are always highly recommended for this local area favorite.

Soule Domain offers a variety of California cuisine.  This cozy and romantic restaurant is set in a Tahoe log cabin with a rock fireplace.  You’ll find the mountain charm of this place inviting and romantic.

Soule Domain is located just past Kings Beach, at the California / Nevada Stateline in Crystal Bay.  Seating is very limited and reservations are highly recommended for this romantic local favorite.

Christy Hill offers a variety of seasonal California cuisine with a French influence.  They have an extensive wine list and a nice selection of wines by the glass.  Dinner here is very romantic.  If you get there early enough, you can enjoy the alpenglow on Lake Tahoe.

If you want to see the Alpenglow (amazing colors of rose gold, violet, fuchsia, and sunset colors) you need to be there before 5:30 p.m. in February, as sunset comes early to our area at this time of year.

This intimate lakeside restaurant offers wonderful views of Lake Tahoe perfect for a romantic evening.  Christy Hill is located in the heart of downtown Tahoe City, California.  Reservations are highly recommended for this popular lake view restaurant.

All three restaurants will be open for dinner on February 14, 2014 and this weekend to celebrate love, romance, and being here in North Lake Tahoe!

West Lake Tahoe, CA  Condo – Townhouse Real Estate Trends Year 2013

Tahoe Tavern Pool-1It’s that time of year to see how the West Lake Tahoe Condo and Townhouse real estate market performed in 2013.

In addition to seeing 2013 West Lake Tahoe condo and townhouse real estate market data results, there are also some current real estate market trends and data for 2014.  This is my local view of how the West Shore of Lake Tahoe condo and townhouse community is really doing in the housing market.

The West Lake Tahoe area is defined as beginning at Fanny Bridge in Tahoe City, also known as the “Y” and moving south along the West Shore of Lake Tahoe (Highway 89 South) and ending in Rubicon Bay.

This area covers just over thirteen (13) miles and this report is for condo/townhouse developments that are located in West Lake Tahoe – Tahoe City (West Shore), Homewood, and Tahoma, CA.  There are no condo/townhouse developments in either Meeks Bay, or Rubicon Bay, CA.

Many Tahoe condo buyers may not realize how few condo, or townhouse units were built in the entire West Lake Tahoe area.  There are only ten (10) developments located along the West Shore of Lake Tahoe with an estimate of less than 550 units for the entire area.

West Lake Tahoe, CA Condo - Townhouse Real Estate Trends Year 2013In those ten (10) condo/townhouse developments, six (6) are lakefront developments, one (1) is a ski/tennis resort, one (1) is a lakeside development, and two (2) are mountain-side developments.  Since the condo/townhouse developments are so limited on the West Shore, condo/townhouse units often command a significant market premium relative to other locations around the lake.

It is estimated from Placer County and El Dorado County records that approximately 538 condo and townhouse developments were built on the entire West Shore of Lake Tahoe. Of those units, there are approximately 348 units located in lakefront developments, and 190 units in mountain-side non-lakefront developments.

At any one given time, you can expect the current supply of condos or townhouses for sale on West Lake Tahoe to be extremely limited.  It isn’t uncommon for less than a dozen units to be listed for sale and on the market at any one given time.

The average sales price for 2013 was $1,202,166, which is a 11.6% increase over the average sale price of $1,077,264 for 2012.  This increase follow the over-all market trend for the area, which is positive and on the rise!
