North Lake Tahoe - Truckee Home Values | Market Report - Year End 2018The North Lake Tahoe – Truckee real estate market conditions continue to be strong, and favor Sellers.  

Looking for sold year-end 2018 single family home market data for the North Lake Tahoe – Truckee area?  Here is the year-end 2018 review for the region.

Inventory levels remain critically low and limited with Buyers having very few buying options most price points.

Single family home prices move up in 2018, and it made sellers even more aggressive on their pricing strategies. 

You can see on the graph below that the over-all North Lake Tahoe – Truckee region home price trend for the average median home sold sales price move up.

The closing home sales price was a new market high for the region and surpassed the 2006 market record price levels!

The North Lake Tahoe – Truckee regional single family home prices are up +7.45% for 2018, with a median average sales price of $721,000 (TSMLS Areas 1-9).

A common question I am often asked by Buyers and Sellers is:

“What percentage of the listed price are Sellers getting on their Tahoe property?”

In 2018, Sellers realized 98.9% of the their listed price to the sold average median sales price in the North Lake Tahoe – Truckee area (MLS Areas 1-9).

In every day terms this means Sellers are getting close to their full asking price.

Tahoe home Buyers that want to low-ball, or really negotiate on price are going to have a hard time in this market.  

Tahoe Home Buyers need to be prepared to do the following:

  • See the property ASAP.
  • Be prepared to make a buying decision immediately.
  • Strongly consider your Tahoe real estate agents’ advice on market conditions, pricing, and how to write your offer.
  • If you will need a loan, make sure your lender has approved you and you are ready to move quickly. 
  • If you are buying a condo or townhome in the area, make sure you are using a local lender that has recently processed a loan in the complex, and you know they have already approved the development.  Sellers will give you extra credit for knowing your lender is ready to go on their property.

Other interesting North Lake Tahoe – Truckee single family home market observations:

Days on Market (DOM) as they continues to drop.  For 2018 is the number of days on the market for single family homes is now at 66 days down from 75 DOM in 2017, but is down 31% from the 96 DOM in 2016.

The shorter the marketing time for a home, the stronger the market is for Sellers. 

Inventory – Inventory levels are down 32% from the July home levels for the North Lake Tahoe-Truckee region.  Again, another sign of the market favoring Sellers.

Reduced Number of Transactions – Lower inventory levels, and higher prices turned into fewer over sales for the region. 

Over-all transactions dropped by over 7.5% in 2018 over 2017 levels.

Other Items of Interest:  One trend that continues on, despite the popularity of other newer areas and planned communities, are the new market highs being set for North Lake Tahoe lakefront homes. 

This year we have new market high lakefront sales on both shores.

  • A new market high was set on the West Shore with a Tahoe City West Shore lakefront home selling in 2018 for $40 million, and it was a cash sale.
  • Just as impressive was the North Shore $22+ million Tahoe City North Lake Tahoe lakefront home sale also this year. 

These lakefront sales remind luxury home buyers that the North Lake Tahoe lakefront homes are still the benchmark for the very top-end in sales in the North Lake Tahoe – Truckee area.

While the inventory of lakefront properties is extremely limited, currently we have some of the most impressive and unique North Lake Tahoe lakefront homes on the market.

The demand for executive mountain homes in the Truckee area continues to be strong with Martis Camp leading the way!

The North Lake Tahoe – Truckee real estate market conditions continue to improve for Sellers. 

You can see that the over-all North Lake Tahoe – Truckee condo/townhome price trend is moving up, which means lower priced condos are harder to find than they were a few years ago.

The North Lake Tahoe – Truckee regional condo/townhome prices are up +10.7% for 2018 when compared to last year, with a median average sales price of $465,000 (MLS Areas 1-9).

North Lake Tahoe BeachesHistorically, our available condos/townhomes for sale inventory levels are at their highest levels during our summer months.

Once we pass the Labor Day weekend inventory levels begin to decline, until we start the process of re-building inventory the following Spring.

The exception to this over-all decline in inventory is an increase in the number of condos and homes for sale located directly around our popular ski resort areas!  

These winter locations are now in their prime selling season during our coldest months and we often see these areas with their best selection of properties!  

For the entire area we continue to have extremely low condo/townhouse inventory levels that will help to continue to keep prices up for Sellers.

Tahoe area condo Buyers have had fewer choices this year, and for those looking for a three (3) bedroom condo for sale in the North Lake Tahoe, or Truckee area under $500,000 will find their options extremely limited these days.

As an example of how limited the selection of lower-priced condos\townhouses are as of 07-13-2018 there were only six (6), three (3) bedroom condo/townhouse units for sale in the greater North Lake Tahoe area (North Shore, West Shore, Greater Tahoe City area) under $500,000

Things are about the same in the greater Truckee area (includes the Donner Summit, Soda Springs area), there were only six (6), three (3) bedroom condos/townhouses for sale under $500,000, leaving lower-priced buyers with very few buying options.

In the ski resort areas like Alpine Meadows and Squaw Valley they do have more options, here are the condos for sale in the Squaw Valley area:

Other interesting market observations are the days on market (DOM) for condo/townhouse sales has reversed its downward trend for the past two (2) years.  DOM increased +10%, to 112 DOM. 

Is this a signal that the market is slowing down, or is it that Sellers may be pushing listing prices to the limit and buyers are not as anxious to jump in? 

Only time will tell if the increase in marketing time is anything more than just needing a few more marketing days.

Historically, our available homes for sale inventory levels are at their highest during the summer months (4th of July – Labor Day – Sept) then levels begin to decline until the following Spring.

This year is no exception.  Inventory levels have risen from this winter, however, we continue to have extremely low home inventory levels for this time of year, and this is helping to keep prices up.

Right now is our best selection of Tahoe homes even though the selection is still very limited.  

As an example of how limited inventory our homes for sale inventory is, on 07-13-2018 there were only eleven (11) homes for sale in the greater North Lake Tahoe area (North Shore, West Shore, Greater Tahoe City area) under $500,000. 

Here is what is currently for sale in the greater North Lake Tahoe all price points:

The Truckee area (includes the Donner Summit, Soda Springs, Alpine Meadows, and Squaw Valley areas) has a few more options, but not many.

As of 07-13-2018, there were twenty-eight (28) homes for sale under $500,000.

Other interesting market observations are the days on market (DOM) as they continues to drop. 

For 2018 is the number of days on the market for single family homes is now at 75 DOM down another 10.6% from the 84 DOM in 2017, which was also down -12.5%, from 96 DOM in 2016.

The shorter the marketing time for a home, the stronger the market is for Sellers.

Other Items of Interest:  One trend that continues on, despite the popularity of other newer areas and planned communities, are the new market highs being set for North Lake Tahoe lakefront homes. 

This year we have new market high lakefront sales on both shores.

A new market high was set on the West Shore with a Tahoe City West Shore lakefront home selling in 2018 for $40 million, and it was a cash sale.

Just as impressive was the North Shore $22+ million Tahoe City North Lake Tahoe lakefront home sale also this year. 

These lakefront sales remind luxury home buyers that the North Lake Tahoe lakefront homes are still the benchmark for the very top-end in sales in the North Lake Tahoe – Truckee area.

While the inventory of lakefront properties is extremely limited, currently we have some of the most impressive and unique North Lake Tahoe lakefront homes on the market.

North Lake Tahoe – Truckee Condo Values | Market Report – 2017

Wondering what has happened to condo \ townhouse values in the North Lake Tahoe – Truckee area for 2017?  Is the time right to buy, or sell a condominium or townhome in North Lake Tahoe – Truckee, California area?

The North Lake Tahoe – Truckee real estate market conditions continue to improve. 

Inventory levels are the lowest in more than a decade, and prices have moved up again, a benefit for sellers, a negative for buyers hoping for a small market price correction.

Tahoe area condo Buyers have had fewer choices, and for those looking for a condo for sale in North Lake Tahoe, or Truckee area under $400,000 will find their options are very limited these days.

As an example of how limited the selection of lower-priced condos\townhouses are as of 02-18-2018 there were only six (6) condos for sale in the greater North Lake Tahoe area (North Shore, West Shore, Greater Tahoe City area) under $500,000 and one of those listings had an occupancy restriction.

 

Things are not better in the greater Truckee area (includes the Donner Summit, Soda Springs area), there were only thirteen (13) condos/townhouses for sale under $500,000 in this area, leaving lower-priced buyers with very few buying options.

 

In the ski resort areas like Alpine Meadows and Squaw Valley there are a few more options, but not many.

You can see that the over-all North Lake Tahoe – Truckee condo/townhome price trend is moving up, which means lower priced units are becoming harder to find.

North Lake Tahoe - Truckee Condo Values | Market Report - 2017

North Lake Tahoe – Truckee regional condo/townhome prices are up +12.7% for 2017 when compared to 2016, with a median average sales price of $422,500.

Historically, our available condo/townhome for sale inventory levels are at their lowest during our winter months (first 3-4 months of the calendar year), then levels begin to rise as new inventory comes on the market in anticipation of the spring/summer selling season.

The exception to this is an increase in the inventory levels around the ski resorts, where this type of property shines during the winter season. 

For the entire area we continue to have extremely low condo/townhouse inventory levels that will continue to keep prices up.

At the lower price points North Lake Tahoe – Truckee area home Buyers are often facing multiple offer situations on properties that are priced correctly for their location, features, and condition.

The listed price to sold price average for the median average sales price in North Lake Tahoe – Truckee area for 2017 year was 97.9 %.

Unlike the single family home market at 99.7%, there is some wiggle room on condos/townhomes in our market, but it is still a very strong sellers market. 

The lack of inventory and limited selection in so many condo developments will continue to put pricing pressure on buyers. 

Buyers need to be prepared to move quickly and they need to be prepared to make a decision right away.  Buyers also need to be prepared to make an offer at, or above listed price for newly listed properties.

The days on market (DOM) has also dropped approximately -13.7%, from 117 DOM in 2016 to 101 DOM for 2017.

You can see that the over-all North Lake Tahoe – Truckee home price trend is moving up, which means lower priced homes and cabins are also moving up in price.

The listed price to sold price average for the median average sales price in North Lake Tahoe – Truckee area for 2017 year was 99.7 %.

At almost 100%, this means Tahoe buyers that want to low-ball, or really negotiate on price are going to have a hard time in this market environment as the demand is creating a strong Sellers market.
