Free Greenwaste Drop-Off Days in Lake Tahoe, Placer County – 2013

Free Greenwaste Drop-Off Days in Lake Tahoe, Placer County - 2013It’s that time of year when we need to clean up after the long winter.  Picking up pine needles, trimming back the brush, taking down dead trees, or getting rid of broken tree limbs that may have come down during the winter, and don’t forget picking up the pine cones!

Once these materials have been collected, off to the garbage dump right?  If you live in Placer County here in the greater Lake Tahoe area, and if you plan ahead, you can save yourself some money by taking your greenwaste to the Eastern Regional Materials Recovery Facility, during one of the three designated “free weeks” (we still have two designated weeks left), or to one of the designated sites on June 22, 2013.

What is greenwaste?  Greenwaste is considered to be one of the following materials:

  • Tree Limbs, Brush and Bark
  • Pine Needles and Pine Cones
  • Dry Grass and Dead Leaves
  • Yard Trimmings

Placer County residents can drop off up to 6 yards during the 3 free week period, or 3 yards during the one day free event on June 22, 2013.  If you’ve recently hauled off anything to the garbage dump you know how expensive the fees add up so this is a great way to save some money!

The question I always ask is “How much is a yard?”  Here are some ways to measure:

  • A standard pickup truck filled level would be approximately 2.5 yards.

Another way to measure is by large plastic bags.

  • Three (3) yards is approximately 20 large plastic bags, and 6 yards would be approximately 40 large plastic bags.

If you bring your materials in the back of a truck, remember to cover that area with a tarp.  If you bring your materials in plastic bags, you will be required to empty your bags out at the dump site.  You won’t have any assistance so make sure you can unload and empty all of your bags on your own.

Three Weeks – One Location (Maximum 6 yards over 3 weeks)

  • May 20 -25, 2013 (May has come and gone, but you still have two more chances!)
  • June 17 – 22, 2013
  • July 15  – 20, 2013

8 a.m. to 4 p.m. daily

Where:  Eastern Regional Materials Recovery Facility

One Day – 3 Locations (Maximum 3 yards)

June 22, 2013

7:30 a.m. – 2 p.m.

Blue Agave, Tahoe City, CaliforniaOne of my favorite places to have dinner is at the Blue Agave in Tahoe City, California.  This is a local favorite and if you like Mexican food this will become your favorite too.  What I really like about the Blue Agave apart from their friendly, fast service, and great food is their setting.  Located right on Main Street in downtown Tahoe City you can often get a table that has a good view of Lake Tahoe.    

Everyone starts with the house chips and salsa.  At the Blue Agave they give you two salsas to choose from one mild and one hot.  We love the hot salsa.  Their selection of margaritas is extensive.  If you have a sweet-tooth try one of their fruit margaritas, but when in doubt their top-shelf margarita blended with salt is always a winner. 

We typically get the nachos supreme, and then dinner.  I’m a vegetarian (eggs and cheese are okay), so I always have a lot to choose from on their menu.  I’m a fan of their #10 combination plate: bean tostada and cheese enchilada.  Craig, my better half, always orders the carnitas.  He’s not a vegetarian and he thinks the Blue Agave does an amazing job with their pork. 

The portions are large and we almost always need a to-go box at the end.  You’ll find that the staff is very friendly and they aren’t afraid of substitutions.  So if you don’t find exactly what you are looking for, or have specific dietary needs, there is a really good chance with a few changes, you’ll have the perfect dish.

If your group is larger the Blue Agave is also a place that can handle larger groups.  They also have outside deck seating in the summer months.  The next time you’re in Tahoe City and you’re wondering where to a margarita, lunch, or dinner check out the Blue Agave!

Real estate is a local market.  Even within a region, the market conditions will vary.  Location, location, location has never been a more true statement than it is today. 

North Shore Lake Tahoe, California, Real Estate Price Trend Report

Even in the Lake Tahoe – Truckee, California market not all neighborhoods are doing the same.  Let’s take a look at the North Shore of Lake Tahoe, California, which is made up of several communities.  Some of the well-known neighborhoods and communities on the North Shore include:  Tahoe City, The Highlands, Dollar Point, Cedar Flat, Ridgewood, Carnelian Bay, Agate Bay, Tahoe Vista, Kingwood West, Kingwood Estates, and Kings Beach.

This area has approximately 12 miles of Lake Tahoe shoreline and starts with Tahoe City, California where Highway 28 meets Highway 89 South ending at Kings Beach and the California – Nevada Stateline. 

The North Lake Tahoe area has had a significant price correction over the past few years.  The average median sold single family home sales price has dropped -41% since the market peak in 2006.   

So where is this market headed?  The following graph shows the North Shore, Lake Tahoe, California pricing trend, which looks like we’re putting in a pricing bottom.

Agate Bay, California – North Shore, Lake Tahoe, Real Estate Market Report – Year End Review 2011The Agate Bay neighborhood of Carnelian Bay, California is located approximately 6 miles east of Tahoe City in the heart of the North Shore of Lake Tahoe. 

The Agate Bay area is a nice developed, North Shore neighborhood that is between the commercial core of Carnelian Bay and Tahoe Vista.  This North Shore neighborhood is centrally located, and is close to Kings Beach and Tahoe City.  Its location makes it easy to get to Northstar, Alpine Meadows, Squaw Valley, or Homewood Ski resorts.  It is close to all of the Lake Tahoe recreational activities such as boating, hiking, biking (dirt and paved trails), tennis, golf, miniature golf, skiing, shopping, and restaurants. 

The Agate Bay neighborhood is a mix of some smaller, older, Tahoe cabins, along with larger, newer luxury mountain homes.  There are a limited number of lakefront properties in this neighborhood, and they can be classified as Carnelian Bay, or Agate Bay, depending on the listing agent, so some Agate Bay location lakefronts may appear in the Carnelian Bay real estate market report. 

The Agate Bay community is very popular with second home owners.  It has nice wide streets, and is easy to get to on a year-around basis making it a popular vacation rental location for summer and winter rentals.

Some of the owners in the Agate Bay neighborhood are members in the local home owners group Agate Pier and Swim Club that is very desirable with its own swimming pool, tennis courts, gated beach area, pier, and buoy rental option.  The Agate Club membership is currently limited, and property owners that belong often get a market premium for their property, as this club membership is limited by geography and membership is typically gained by buying a property that is already an existing member and transferring the membership from one property owner to the next.   

Sold Single Family Homes in the

Agate Bay neighborhood of Carnelian Bay, North Shore, Lake Tahoe, California:

In the Agate Bay area, mountain home and cabin prices are down, -8.2% this year, with the average median sales price at $352,500.         

Cash sale transactions for the Agate Bay area declined to only 19%, which is well below the Tahoe-Truckee region of 34%.  This means that buyers are finding conventional financing easier to get.    

The current absorption rate for this neighborhood is at 8 months.  Anything above 7 months of inventory is considered a Buyer’s market.  The Agate Bay neighborhood is very close to becoming a balanced market, which should result in some price stabilization.      

Distress sales (bank foreclosures – real estate owned (REO’s) and short sales) accounted for 44%, or almost half of all Agate Bay sales in 2011, which is a rise of 13% over 2010. The increase in distress sales is the single largest contributing factor to the continued decline in price.  If you look at the longer-term price history, you will see that the big price correction in the Agate Bay, California neighborhood for single family homes corresponds to the first short sales and REO sales in this neighborhood.

There were 8 Active – available homes for sale in the Agate Bay, California, North Shore, Lake Tahoe, area as of 01/13/2012.  These Agate Bay lakefronts, mountain homes, and cabins ranged in price from $175,000 to $4.2 million.  Of the 8 homes offered for sale, 2 homes were lakefronts and 6 were non-lakefront properties; none were REO listings, but 2 are short sale listings. 

There is 1 pending sale, and it is a lakefront property listed at $10.5 million in the Agate Bay, California, North Shore, Lake Tahoe area.
