The Kings Beach area is a casual Lake Tahoe beach community located near all of the recreational activities Lake Tahoe is known for. The Kings Beach, California community is approximately 9 miles east of Tahoe City, 12 miles south-east of downtown Truckee, and 5 miles west of Incline Village, Nevada on the North Shore of Lake Tahoe, California.
The Kings Beach area is one of the larger, developed North Shore neighborhoods with a full-time population of just under 4,000 people.
The Kings Beach community has sandy public beaches, recreational facilities, a nine-hole golf course, tennis courts, cross-county ski area, restaurants, shops, and other commercial services to make being in Lake Tahoe enjoyable. The Kings Beach area is also very close to the Northstar ski resort area and the Nevada Stateline offering a diverse selection of activities – there’s something for everyone.
The Kings Beach community is a mix of smaller, older, Tahoe cabins, along with larger, newer luxury mountain homes. There are a number of condominium developments in the area, along with a limited number of lakefront properties and lake view homes in the area. This area has some of the most affordable real estate on the North Shore of Lake Tahoe, with Kings Beach having homes for sale under $300,000.
The Kings Beach community is very popular area. It is easy to get around. It has a good grid system, where the streets are either named after fish, or animals. Near the golf course, the streets were named after golf clubs, showing off the charm and character of the area. Kings Beach is easy to get to on a year-around basis and that has made it a popular vacation rental location for summer and winter rentals.

In the Kings Beach area home prices are up +27% for 2012 TYD, but were down, -13% in 2011. The current average median sales price is $385,000. This is a great start for 2012. Take a look at the price trend chart for Kings Beach.
Cash sale transactions for the Kings Beach area increased to 57%, which is well above the Tahoe-Truckee regional cash transaction rate of 34%. This means that cash buyers are finding good value in the Kings Beach area and are willing to put their dollars to work for them there.
The current absorption rate for this neighborhood is at 9.67 months. Anything above 7 months of inventory is considered a Buyer’s Market. The Kings Beach neighborhood is moving towards becoming a balanced market, which should result in some price stabilization once the area can work through the distressed sales.
Distress sales (bank foreclosures – real estate owned (REO’s) and short sales) accounted for 57%. This is more than half of all Kings Beach homes for sale are distressed sales. This is an increase over 2011 distress sales rates of 43%. The increase in distress sales is the single largest contributing factor to the decline in price over the past few years.
There were 29 Active – available homes for sale in the Kings Beach, California, North Shore, Lake Tahoe, area as of 03/15/2012. These Kings Beach lakefronts, mountain homes, and cabins ranged in price from $99,999 to $6.25 million. Of the 29 homes offered for sale, 6 homes were lakefronts, 23 were non-lakefront properties; 3 REO listings and 7 short sale listings.
There are 9 pending sales, 3 REO’s, no short sales, and 1 lakefront. The pending sales ranged in price from $90,000 to $998,800 in the Kings Beach, California, North Shore, Lake Tahoe area.
