The Pineland neighborhood is known for its easy year-around access. It’s a nice forest setting with a number of smaller, older Tahoe cabins, along with some of the newer, larger luxury mountain homes. There are approximately 208 parcels that are in the Pineland neighborhood.
This area is sought after because the homes are walking/bike distance to the public beach area at William Kent Camp Ground, which is between the Lake Tahoe Park Homeowner Association (also known as “Tahoe Park HOA”) gated beach area and Sunnyside Resort and the public tennis courts on the corner of Ward Avenue and Highway 89 South. It is also only about a mile to Hurricane Bay, which is also a large beach area on the West Shore.
The Pineland neighborhood is close to the small market in Sunnyside, three restaurants – Fire Sign Café (breakfast and lunch), Spoons (dinner only) and Sunnyside Resort (Bar and restaurant, lunch seasonal, dinner nightly), and a bike shop.
This is a great area to have a vacation-resort second home because of it close proximity to Tahoe City and Lake Tahoe recreational activities such as boating, hiking, biking (dirt and paved trails), tennis, golf, skiing, shopping, and restaurants.

Mountain home and cabin prices are up +19% for the Pineland, Tahoe City, California area. With only a couple of sales in this neighborhood, (0 in 2010) it’s difficult to say how much this area has really increased. We know that there are neighborhoods that have stabilized, and in this case have actually improved in price. Currently, the median average sales price is at $517,495.
Cash sale transactions for Pineland were well below the Lake Tahoe-Truckee regional average of 34%, with both sales being financed by conventional loans.
The number of homes going into escrow with in the first 30 days of being listed in the Tahoe Sierra Multiple Listing Service (TSMLS) was also at 0%. Both sales took longer than 30 days to get into escrow.
There were no closed distress sales (bank foreclosures- real estate owned (REO’s) and short sales) this year, but with only two sales, it’s important to look at the current listings, and of those homes listed for sale, and none of those are a short sale, or REO. This is good news for this neighborhood. Price improvement and stabilization are occurring in the Pineland neighborhood of Tahoe City.
There were 4 Active* – available homes for sale in just the Pineland, Tahoe City, West Shore, Lake Tahoe, California area as of 12/20/2011. They ranged in price from $274,000 to $1,495,000 million, with an average median asking sales price of $464,750. Of the 4 homes offered for sale, there are no short sales, or REO’s. Currently, there are no pending sales in the Pineland area as of 12/20/2011.
