Real estate is a local market, despite the national headlines. Even in the Lake Tahoe – Truckee, California area not all neighborhoods and communities are experiencing the same market conditions, which including our luxury ski resort areas.

Let’s take a look at the Northstar, Truckee, California, which is located approximately six (6) miles south downtown historic Truckee, California, or six and one-half (6.5) miles north of Kings Beach, Lake Tahoe, California.

The Northstar neighborhood is a premium ski resort location. This exclusive, luxury resort area is very desirable for many reasons. Property owners find the close proximity to the Ritz Carlton at Tahoe resort and the Village at Northstar, with all of its amenities such as shopping, restaurants, ski lifts, ice skating, and the special events that the Northstar organizers put on a real plus.

Despite all the premium features the Northstar area has, this area has also had a significant price correction over the past few years. The average median sold single family home sales price has dropped -37% since the market peak in 2007.

So where is the Northstar market headed? The following graph shows the Northstar, Truckee, California pricing trend for the area. The overall pricing direction is still down, despite a great year in 2010. Only time will tell if the market has put in a pricing bottom.

Buyers are finding great value in the Northstar market. Low interest rates and lower prices have created a great opportunity for buyers looking to invest in the Lake Tahoe-Truckee, California area.
