Tahoe Vista Sold Market Report – May 2013:
Sold Sales: Tahoe Vista area had 11 single family homes sold from January 1, 2013 through May 31, 2013.
Tahoe Vista single family home sales price increased +67% with an average median homes sales price of $546,500 over the median homes sales price of $327,500 for 2012.
Days on Market – The average days on market was 182 DOM
Cash Sale Transactions: The number of cash sale transactions for the Tahoe Vista area has decreased to 27%, which is just a little more than 1 out of every 4 home sold in Tahoe Vista area was a cash buyer.
Distress Sales: Distress sellers (bank foreclosures- Real Estate Owned (REO’s) and short sales) has decreased to 36% of all homes sold in Tahoe Vista for 2013. Most of these distressed sales were a carry-over from 2012, or were listed in the first 3 months of 2013.
The current absence of short sales and REO/Bank Foreclosures should result in the Tahoe Vista market holding on to most of their price gains already realized for 2013.
Active Homes for Sale: There are fifteen (15) Active– available homes for sale in the Tahoe Vista area as of 06/13/2013. They ranged in price from $375,000 to $2,995,000, with an average median asking sales price of $765,000.
The current inventory levels for the Tahoe Vista area has been extremely limited. Of the fifteen (15) homes offered for sale, there are none (Zero – 0) short sales, and no (Zero – 0) REO (Bank Foreclosure) listings, – 0% of the current listings are distressed, which is a clear sign that the Tahoe Vista market has stabilized and is has turned around.
Pending Home Sales: There are four (4) pending home sales in the Tahoe Vista area and they range from $299,000 to $649,000. There are no (zero – 0) short sales, and no (Zero -0) REO/Bank Foreclosures.
