Lake Tahoe continues to get more new snow, and the skiing and winter sports conditions are amazing. If you haven’t made your winter vacation plans to come to Lake Tahoe, now is the time to do it.

Carnelian Bay Homes for Sale Market Report – Year End 2012

It’s that time of year to review how the Carnelian Bay area real estate market has performed. Here is the Carnelian Bay homes for sale Year End 2012 Market Report.

Carnelian Bay Homes Sold Market Report – Year End 2012:

Sold Sales: Carnelian Bay had 78 single family homes sold in 2012, which is a 77% increase in volume over 2011 levels.

The Carnelian Bay single family home sales price remained flat with an average median homes sales price of $417,000. The median average days on market was 149 DOM.

Cash Sale Transactions: The number of cash sale transactions for the Carnelian Bay area increased slightly to 38%, which is just above the Tahoe- Truckee Regional average of 34%, or 1 out of every 3 home sales has been a cash buyer.

Absorption Rate: The current absorption rate is at 3.83 months, which indicates a Sellers’ market as of 01/02/2013.

Distress Sales:Distress sellers (bank foreclosures- real estate owned (REO’s) and short sales) has declined and dropped to 22% of all homes sold in 2012, which is a 50% improvement over 2011.

Active Homes for Sale: There were 23 Active– available homes for sale in the Carnelian Bay area as of 01/02/2013. They ranged in price from $239,000 to $6.785 million, with an average median asking sales price of $1,075,000.

Of the 23 homes offered for sale there are only two (2) short sales, no (Zero – 0) REO (Bank Foreclosure) listings, or only 9% of the current listings are distressed, which is a clear sign that the market is stabilizing.

Pending Home Sales: There are eight (8) pending home sales in Carnelian Bay area and they range from $239,000 to $869,000. There is one (1) is a short sale, and one (1) REO/Bank Foreclosure.

The Olympic Heritage Week, North Lake Tahoe, California – January 2013

In 1960 the Winter Olympics were held at Squaw Valley and on the West Shore of Lake Tahoe. A group of community organizers and individuals have worked hard to remind everyone of the Tahoe Olympic legacy.

The Olympic Heritage Celebration Week is held the second week in January and concludes on Martin Luther King, Jr. weekend. It’s a wonderful opportunity to learn more about the Olympic Cross Country Ski and Biathlon events that were held in the area. Can you imagine cross-country skiing, or following the trails that past Olympians traveled? This is your chance to do just that!

This year, the week-long event will start on Sunday, January 13, 2013 and end on Monday, January 21, 2012.

We have new snow on the ground today, and with the excellent snow conditions that we already have, now is the time to come up and enjoy the winter fun here in Lake Tahoe and take advantage of the Olympic Heritage Celebration Week activities.

The Olympic Heritage Week, North Lake Tahoe, California – January 2013

Sunday, January 13, 2013 – 12 noon Historic guided XC and Snowshoe tours of the 1960 Olympic Trails at Sugar Pine Point State Park, Tahoma, CA. Meet at the snow trailhead on the campground side of the park. State Park Volunteers, Dave Antonucci, author of “A Snowball Chance: The Story of the 1960 Winter Olympics” and Rob Weston, owner of West Shore Sports will be leading the 2 hour program. The event is FREE, but parking is $10.

Tuesday, January 15, 2013 – 5 p.m. – 7 p.m. Gatekeepers Museum, Tahoe City The Gatekeepers Museum is hosting the Robbie Burns Olympic Mixer/Reception featuring Highland Piper and Olympic Exhibits. The event is FREE.

Wednesday, January 16, 2013 – 6 p.m. The Scholastic Ski Day and the Grand Opening of an exhibit on the 1960 Winter Olympic Games on the second floor of the Boat Works Mall. The event is FREE.

Friday, January 18, 2013 – 5 p.m. – 9 p.m. Olympian Dinner at the Granlibakken Resort’s The Cedar House. The Olympic Trails Restoration Committee will benefit from this dinner as 50% of all proceeds will go to benefit the group. For cost and more information call 530.583.4242 for more information and reservations.

Saturday, January 19, 2013 – 11 a.m. The Eagle Wings Pageant Dancers The Eagle Wings Pageant Dancers will perform next to the Visitors Center in Tahoe City. Event is FREE.

Sunday, January 20, 2013 – 12 noon Closing Ceremonies Come out to Squaw Valley and enjoy the Closing Ceremonies and take a walking tour of Squaw Valley. Meet in front of the Tram building at the Village at Squaw Valley. The event is FREE.

Monday, January 21, 2013 – 10 a.m. Tahoe Center Winter Sports Park (Tahoe City Golf Course) – Citizens Against the Clock Biathlon For more information call 530-525-7232

It’s that time of year to review how the Tahoe City real estate market has performed. Here is the Tahoe City homes for sale Year End 2012 Market Report.

Tahoe City Homes Sold Market Report – Year End 2012:

Sold Sales: Tahoe City had 106 single family homes sold in 2012, which is a 66% increase in volume over 2011 levels.

The Tahoe City single family home sales price increased by +3% to an average median homes sales price of $572,000.

The median average days on market was 116 DOM.

Tahoe City Homes for Sale Market Report – Year End 2012

Cash Sale Transactions: The number of cash sale transactions for the Tahoe City area increased to 39%, which is just above the Tahoe- Truckee Regional average of 34%, or 1 out of every 3 home sales has been a cash buyer.

Absorption Rate: The current absorption rate is at 3 months, which indicates a Sellers’ market as of 01/02/2013.

Distress Sales: Distress sellers (bank foreclosures- real estate owned (REO’s) and short sales) has declined and dropped to 28% of all homes sold in 2012, which is an improvement over 2011 distressed levels.

Active Homes for Sale: There were 30 Active – available homes for sale in the Tahoe City area as of 01/02/2013, which is. They ranged in price from $315,000 to $16.8 million, with an average median asking sales price of $799,000. Of the 30 homes offered for sale there are three (3) short sales, no (Zero) REO (Bank Foreclosure) listings, which is a clear sign that the market is stabilizing.

Pending Home Sales: There are nine (9) pending home sales in Tahoe City and they range from $249,000 to $7,950,000. Only one (1) is a short sale.
