Tahoe City Grape Stomp

There’s a nip in the air here in Tahoe City, and that means its fall harvest time! If you’ll be up in the greater Tahoe City area today, Friday 7, 2012, be sure and stop by the Tahoe City Grape Stomp.

The fun begins at 5 p.m. today, at the Cobblestone Center in downtown Tahoe City. Teams of four will compete and stomp their way to the winners circle.

If you want to stomp grapes, the entry fee is $25/person, and people will compete in teams of four. If you don’t see yourself with grape juice squeezing through your toes, you don’t have to stomp grapes to have fun at the event. Everyone is welcome to come out, cheer on your favorites, and listen to live music by Lady & The Tramps.

When: Friday, September 7, 2012 from 5 p.m. to 7 p.m.

Where: Cobblestone Center, Downtown Tahoe City, California

Cost: $25/per person- teams of four, free to those that are just watching.

Dog Paddle Boarding in Lake Tahoe

If you’re an animal lover, you tend to go a little over-board for your furry loved ones. I know our family does. For us, our dogs just aren’t our pets, they’re family. Here in Tahoe, they say a dog’s life is the one to have, so when I saw this dog paddle boarding in Lake Tahoe today, I knew it was true.

Our dogs get spa days, gourmet treats, and rides in the car. They get to sun themselves on their outdoor dog pillows, bark at people passing by and I guess now I need to add Tahoe sports to their list of things to do in Lake Tahoe this summer.

Check out this dog paddle boarding in Lake Tahoe with his owner. If this had been my dog, I think Clancy, our Irish Wolfhound dog, would have eaten the board, or tipped us over, either way, we were impressed with this dog and his owner. Check out this video on this dog paddle boarding:

You’ll find Lake Tahoe to be very dog friendly and you’ll have a lot of places that you can take your furry loved ones. Enjoying the great outdoors here in Tahoe with your dog is a wonderful experience to have. If you haven’t planned a trip to Lake Tahoe, now is the time to set one up.

Hazy Hangover in Lake Tahoe

Lake Tahoe is normally a picture of clear blue skies, the occasional white puffy cloud, and various shades of blue water, but over the past few days we’ve had a hazy hangover here in Lake Tahoe.

We’ve had a series of thunderstorms roll through our area over the past few days and the humidity left in the air from these storms has created a hazy hangover in Lake Tahoe.

Humidity is something we really don’t have in our area, so when we get it, it really makes us appreciate our dry, hot, clear days that much more.

Right now at 3 p.m. the temperature in Tahoe City, California is 80 degrees, and my cell phone weather app claims that our humidity factor is at 32% making it a hot and sticky day here in Lake Tahoe and the hazy hangover shows no signs of fading away for today.

Thunderstorms this evening may threaten tonight’s free outdoor movie “Hugo” on the beach in Tahoe City, and we’ll probably have another humid day tomorrow.

If you’re making plans to be outside here in Tahoe, but prepared for quick changes in our weather. At this time of year, a sunny, clear day can easily turn into a windy day with thunderstorms, so make sure to bring along a light jacket, water, sunscreen, and be aware of your surroundings at all times.

If you haven’t planned your summer trip to Lake Tahoe, you still have time to enjoy our hot summer days. Even a hot, hazy hangover summer day in Lake Tahoe will be a great day here at the lake!

Low Inventory – Lake Tahoe Homes for Sale

It’s that time of year, where we should be swimming in excess seasonal inventory, but our low inventory of Lake Tahoe homes for sale is anything but typical.

Normally our homes for sale in the greater Lake Tahoe area grows and our inventory levels peak between the 4^th of July and Labor Day weekend, but market conditions have changed.

The Lake Tahoe market in North Lake Tahoe, between Kings Beach to Tahoe City and West Lake Tahoe from Tahoe City to Rubicon Bay, (Tahoe Sierra Multiple Listing Service areas 1-5) is close to being in a shortage situation.

Right now our inventory levels of Lake Tahoe homes for sale is very low and will become bad news for buyers that are waiting for the selection to improve.

Buyers are frustrated. New listings that are priced correctly are seeing multiple offers, and the prices are beginning to move up.

Long gone are the days of low-balling a listing, just because the market was bad. Think you’ll grab a bank foreclosure, or short sale? Get in line. The excess inventory is gone. Tahoe buyers that are not being aggressive on their purchase offers are getting shut out.

Most real estate markets do not turn direction over-night, but the decline in the inventory of Lake Tahoe homes for sale has been in the making since inventory levels peaked in 2008-2010. Each year fewer homes are coming on the market, and the scramble by buyers to pick out the best properties has become more competitive over the past few years.

The following chart shows how critically low the inventory of Lake Tahoe homes for sale was in 2005, and how 2012 is not far from away from those low levels. Traditionally our summer months mark the peak of our inventory, so what will this mean for our Fall and Winter season?

The Tahoe market is still a price driven market. As a Tahoe seller, reduced inventory levels is a good sign for price stabilization. Once price stabilization has occurred, low inventory levels will lead to higher prices.

Tahoe buyers who are waiting for lower prices, or another market collapse need to be aware of the significant decline in available Tahoe homes for sale that has occurred over the past few years.

Tahoe market conditions have changed and Tahoe buyers who really want a mountain home, cabin, or Tahoe lakefront are jumping in. Cash sales still represent 1 out of every 3 sales, which means this area still represents value.

If your plans include getting a Tahoe property now may be the time to get your Tahoe property, or create a buyers’ plan so when the right property comes on the market you’re in the best position to get it.
