If you missed the Brownie Troop 27 Girl Scout cookie booth at the Tahoe City SnowFest! parade, you’ll get another chance to buy their cookies this coming weekend.

Brownie Troop 27 at the SnowFest Parade The local Tahoe City Brownie Troop 27 will be selling Girl Scout cookies this Saturday, March 17, 2012 starting at 1 p.m. at the Alpine Meadows Ski Resort.

The Girl Scout mission is: “Girl Scouting builds girls of courage, confidence, and character, who make the world a better place.” There are over 3.2 million Girl Scouts today. Brownies are the division of girls that are in the second and third grades. This is a younger group of the Girl Scout program before being eligible to becoming a Girl Scout.

What a great way to spend the day, skiing in Tahoe and then snacking on some Girl Scout cookies! Look for their booth and support these local Tahoe girls with their fundraiser.

The Kings Beach area is a casual Lake Tahoe beach community located near all of the recreational activities Lake Tahoe is known for. The Kings Beach, California community is approximately 9 miles east of Tahoe City, 12 miles south-east of downtown Truckee, and 5 miles west of Incline Village, Nevada on the North Shore of Lake Tahoe, California.

The Kings Beach area is one of the larger, developed North Shore neighborhoods with a full-time population of just under 4,000 people.

The Kings Beach community has sandy public beaches, recreational facilities, a nine-hole golf course, tennis courts, cross-county ski area, restaurants, shops, and other commercial services to make being in Lake Tahoe enjoyable. The Kings Beach area is also very close to the Northstar ski resort area and the Nevada Stateline offering a diverse selection of activities – there’s something for everyone.

The Kings Beach community is a mix of smaller, older, Tahoe cabins, along with larger, newer luxury mountain homes. There are a number of condominium developments in the area, along with a limited number of lakefront properties and lake view homes in the area. This area has some of the most affordable real estate on the North Shore of Lake Tahoe, with Kings Beach having homes for sale under $300,000.

The Kings Beach community is very popular area. It is easy to get around. It has a good grid system, where the streets are either named after fish, or animals. Near the golf course, the streets were named after golf clubs, showing off the charm and character of the area. Kings Beach is easy to get to on a year-around basis and that has made it a popular vacation rental location for summer and winter rentals.

In the Kings Beach area home prices are up +27% for 2012 TYD, but were down, -13% in 2011. The current average median sales price is $385,000. This is a great start for 2012. Take a look at the price trend chart for Kings Beach.

Cash sale transactions for the Kings Beach area increased to 57%, which is well above the Tahoe-Truckee regional cash transaction rate of 34%. This means that cash buyers are finding good value in the Kings Beach area and are willing to put their dollars to work for them there.

The current absorption rate for this neighborhood is at 9.67 months. Anything above 7 months of inventory is considered a Buyer’s Market. The Kings Beach neighborhood is moving towards becoming a balanced market, which should result in some price stabilization once the area can work through the distressed sales.

Distress sales (bank foreclosures – real estate owned (REO’s) and short sales) accounted for 57%. This is more than half of all Kings Beach homes for sale are distressed sales. This is an increase over 2011 distress sales rates of 43%. The increase in distress sales is the single largest contributing factor to the decline in price over the past few years.

There were 29 Active – available homes for sale in the Kings Beach, California, North Shore, Lake Tahoe, area as of 03/15/2012. These Kings Beach lakefronts, mountain homes, and cabins ranged in price from $99,999 to $6.25 million. Of the 29 homes offered for sale, 6 homes were lakefronts, 23 were non-lakefront properties; 3 REO listings and 7 short sale listings.

There are 9 pending sales, 3 REO’s, no short sales, and 1 lakefront. The pending sales ranged in price from $90,000 to $998,800 in the Kings Beach, California, North Shore, Lake Tahoe area.

One of Tahoe’s best kept secrets is the Rubicon Bay community. The Rubicon Bay, California area starts approximately 11 miles south of the “Y” in Tahoe City on the West Shore of Lake Tahoe and ends right before the D.L. Bliss State Park in Emerald Bay.
The Rubicon Bay area is a small, West Shore, Lake Tahoe community that is next to the Meeks Bay, which is just south of Tahoma, California. This neighborhood is known for their beautiful sandy white beaches and the amazing blue colors that Lake Tahoe is known for.

The Rubicon Bay neighborhood is a mix of smaller, older, Tahoe cabins that are used just in the summer, along with larger, newer luxury mountain homes and lakefronts that are used year-around. This area has lakefronts, lake-side and mountain-side subdivisions, with less than 400 parcels in the Rubicon Bay area. The number of Rubicon Bay homes and cabins for sale is always limited in this area because it is a small community.

This part of Lake Tahoe is very desirable because of the pristine beaches, the “get-away from it all” location, and because of the number of non-lakefront, lakeside mountain homes and cabins. A lakeside location (homes located on the lakeside of California Highway 89 South) means owners are very short distance to the beach without having to cross the highway. Rubicon Bay homes and cabins for sale under $1 million dollars have been very limited at anyone given time due to the limited home supply for this area.

The upside for mountain homes and cabins on the mountain-side of the subdivision are the stunning views of Lake Tahoe and Rubicon Bay.

Rubicon properties that are not lakefronts do have access to one of the private home owner associations. There are two optional property owner associations in the area the Rubicon Tahoe Owners Association, Inc., North Beach and South Beach, and the Rubicon Parks Estates Improvement Association. This means owners have access to private Lake Tahoe beaches, shared pier use, and a buoy rental options are available for home owners that choose to join in this area.

The Rubicon Bay is dominated by second home owners and is a great place to get away from it all, but it’s also a wonderful place to live all year long!

The Agate Bay neighborhood of Carnelian Bay, California is located approximately 6 miles east of Tahoe City in the heart of the North Shore of Lake Tahoe.

The Agate Bay area is a nice developed, North Shore neighborhood that is between the commercial core of Carnelian Bay and Tahoe Vista. This North Shore neighborhood is centrally located, and is close to Kings Beach and Tahoe City. Its location makes it easy to get to Northstar, Alpine Meadows, Squaw Valley, or Homewood Ski resorts. It is close to all of the Lake Tahoe recreational activities such as boating, hiking, biking (dirt and paved trails), tennis, golf, miniature golf, skiing, shopping, and restaurants.

The Agate Bay neighborhood is a mix of some smaller, older, Tahoe cabins, along with larger, newer luxury mountain homes. There are a limited number of lakefront properties in this neighborhood, and they can be classified as Carnelian Bay, or Agate Bay, depending on the listing agent, so some Agate Bay location lakefronts may appear in the Carnelian Bay real estate market report.

The Agate Bay community is very popular with second home owners. It has nice wide streets, and is easy to get to on a year-around basis making it a popular vacation rental location for summer and winter rentals.

Some of the owners in the Agate Bay neighborhood are members in the local home owners group Agate Pier and Swim Club that is very desirable with its own swimming pool, tennis courts, gated beach area, pier, and buoy rental option. The Agate Club membership is currently limited, and property owners that belong often get a market premium for their property, as this club membership is limited by geography and membership is typically gained by buying a property that is already an existing member and transferring the membership from one property owner to the next.

In the Agate Bay area, mountain home and cabin prices are down, -8.2% this year, with the average median sales price at $352,500. Since 2006, home sale prices in the Agate Bay neighborhood are down -46%. Take a look at the price trend chart for Agate Bay.

These Agate Bay lakefronts, mountain homes, and cabins ranged in price from $259,000 to $4.2 million. Of the 9 homes offered for sale, 2 homes were lakefronts and 7 were non-lakefront properties; 1 REO listing and 2 short sale listings.

There is 1 pending sale, and it is a REO property listed at $295,000 in the Agate Bay, California, North Shore, Lake Tahoe area.
