Happy Holidays, Everyone! Since Thanksgiving I’ve had the opportunity to get out and be a part of some great holiday events here in the greater Lake Tahoe – Truckee, California area. It’s been a lot of fun for me to share information about the different upcoming events, and then follow-up with some photos and videos after they were over.

I was at the Sledding with Santa event at Granlibakken Ski Hill in Tahoe City, on December 11, 2011 when Santa made his grand parade-like entrance. This event was put on by the Tahoe City Rotary Club, The Wholesale Resort Association, and Granlibakken Resort.

Even though we didn’t have enough snow for sledding, it was still a great event with cookies, ice cream, and hot dogs. They also gave out mittens, gloves, scarves, and hats. Not to mention spending time with Santa. There were so many volunteers that it really made this day a lot of fun. Even the North Tahoe High School Jazz band was there to play holiday music for everyone.

Torchlight Parade at Squaw Valley, California, December 24, 2011

Everyone has their own holiday traditions, and one local Tahoe favorite is to watch the Torchlight Parade at Squaw Valley, California on Christmas Eve, December 24, 2011.

The parade will begin at dusk, 6 pm, but it doesn’t hurt to get there early to get a good spot to watch the ski patrollers carrying their torches down the hill.

Dress warmly as the weather is forecasted to be cold and clear. Get ready for some Tahoe holiday magic!

Santa is at the Where We Met- Espresso and Gelato Shop in Tahoma, California

Today, while I was out showing cabins in the Tahoma, California area today, I saw Santa. He was out meeting and greeting everyone at the Where We Met – Espresso and Gelato Shop in Tahoma, California. If you’re going to be up here in Tahoe and want to run into Santa, he’ll be at the Where We Met this Friday and Saturday, December 23, and 24^th.

The small, cozy little family owned espresso and gelato shop, is located at 7000 West Lake Blvd., in Tahoma, California, (approximately 8 to 8 ½ miles south of the “Y” in Tahoe City on the West Shore of Lake Tahoe) next door to the Tahoma U.S. Post Office.

While you’re down saying hello to Santa, check out their Italian coffees and gelatos. I’d tell you I had a favorite gelato, but they’re all so good, it’s hard to pick just one. If you’re having a party, or want to order gelato for your guests, talk to the owner Elizabeth, and she’ll take good care of you.

Their hours of operation vary from season to season. This winter they are open Monday – Saturday from 6:30 a.m. – 1:30 p.m., and on Sunday from 9 a.m. – 3 p.m. Just in time to grab a cup of espresso before you head off to the slopes, or out for the day. Pineland, Tahoe City, West Shore, Lake Tahoe, California Real Estate Market Report – December 2011

The Pineland neighborhood is known for its easy year-around access. It’s a nice forest setting with a number of smaller, older Tahoe cabins, along with some of the newer, larger luxury mountain homes. There are approximately 208 parcels that are in the Pineland neighborhood.

This area is sought after because the homes are walking/bike distance to the public beach area at William Kent Camp Ground, which is between the Lake Tahoe Park Homeowner Association (also known as “Tahoe Park HOA”) gated beach area and Sunnyside Resort and the public tennis courts on the corner of Ward Avenue and Highway 89 South. It is also only about a mile to Hurricane Bay, which is also a large beach area on the West Shore.

The Pineland neighborhood is close to the small market in Sunnyside, three restaurants – Fire Sign Café (breakfast and lunch), Spoons (dinner only) and Sunnyside Resort (Bar and restaurant, lunch seasonal, dinner nightly), and a bike shop.

This is a great area to have a vacation-resort second home because of it close proximity to Tahoe City and Lake Tahoe recreational activities such as boating, hiking, biking (dirt and paved trails), tennis, golf, skiing, shopping, and restaurants.

Sold Single Family Homes – Pineland neighborhood of Tahoe City, California, West Shore, Lake Tahoe:

Mountain home and cabin prices are up +19% for the Pineland, Tahoe City, California area. With only a couple of sales in this neighborhood, (0 in 2010) it’s difficult to say how much this area has really increased. We know that there are neighborhoods that have stabilized, and in this case have actually improved in price. Currently, the median average sales price is at $517,495.

Cash sale transactions for Pineland were well below the Lake Tahoe-Truckee regional average of 34%, with both sales being financed by conventional loans.

The number of homes going into escrow with in the first 30 days of being listed in the Tahoe Sierra Multiple Listing Service (TSMLS) was also at 0%. Both sales took longer than 30 days to get into escrow.

There were no closed distress sales (bank foreclosures- real estate owned (REO’s) and short sales) this year, but with only two sales, it’s important to look at the current listings, and of those homes listed for sale, and none of those are a short sale, or REO. This is good news for this neighborhood. Price improvement and stabilization are occurring in the Pineland neighborhood of Tahoe City.

There were 4 Active* – available homes for sale in just the Pineland, Tahoe City, West Shore, Lake Tahoe, California area as of 12/20/2011. They ranged in price from $274,000 to $1,495,000 million, with an average median asking sales price of $464,750. Of the 4 homes offered for sale, there are no short sales, or REO’s. Currently, there are no pending sales in the Pineland area as of 12/20/2011.

Skiing and Skating at Northstar (Truckee-Lake Tahoe), California, December 19, 2011

Late this afternoon, I found myself over in Northstar (Truckee – Lake Tahoe, California), and there were a lot of skiers and snowboarders out taking advantage of another great day here in Tahoe.

It’s true we haven’t had a lot of snow so far, but the conditions have been excellent for making snow.If anyone is worried about not being able to ski, you can relax, Northstar is open for skiing, and there was a lot of fun going on at the Village today.

I saw people out and about having a great time.Skiers and snowboarders were enjoying a good day on the hill. There was live music by the ice skating rink, and all around me people were just enjoying being here in Tahoe. It didn’t hurt that The Village Staff was handing out free smores! Take a look at what was going on at Northstar today.
