What is your St Francis Condo WorthIf you’re thinking about selling your St Francis Condo, you’re probably asking what is your St Francis Condo worth?  This is a real estate market activity report for the St Francis Condo for sale – as of September 2016.

The St Francis Condo development is just outside of the downtown Tahoe City – North Shore, CA area. 

The St Francis Condo development is located about two (2) miles east of the “Y” (stop light) in downtown Tahoe City on the North Shore of Lake Tahoe, just east of the US Coast Guard Station.  You’ll find the St Francis Condos at 2560 Lake Forest Road, Tahoe City, CA 96145.

The St Francis Condo complex was built in the early 1970’s.  It is a small-medium sized lakefront condominium development with approximately sixty-six (+/- 66) units.  What I enjoy about the St Francis development are their lush surroundings – green grass, and trees.    

What is your St Francis Condo WorthThere are two (2) bedroom, three (3) bedroom and four (4) bedroom floor plans.  Most of the units are two stories/levels with a shared wall between the units.  The living room and kitchen areas are located on the upper level with this unit style.

The St Francis also has several units that are a lower and upper level configuration, with the unit offering single floor living once inside of it. 

A number of the units have some type of view of Lake Tahoe ranging from panoramic to just a peek.

St Francis Condo Buyers will find that at any one given time, the selection may be very limited, and you may have to wait if you are looking for a specific unit combination, or location within the development as the selection of condos for sale in St Francis is typically very limited. 

Historically, turn-over in the St Francis development has been very low, and is less than 5% annually for sales reported in the public MLS (Multiple Listing Service).

Finding condos for sale in the Tahoe City area will be easier than in other communities with over 1,200+ condo units being built in the area.   

What is your St Francis Condo WorthIf you are looking for just a lakefront condo for sale in the greater Tahoe City area, again, this community will offer a Lake Tahoe Condo Buyer the largest selection with over 386+ condos that were built and located in just lakefront condo developments.

The St Francis complex is in a great location.  The paved bike/walking path is just a few blocks away and it is right next door to the US Coast Guard station and there is a public park next to it. 

St Francis is a short distance to downtown Tahoe City, restaurants, shops, movie theater, and a 9-Hole Golf Course (summer)  and cross country skiing/season ice skating rink (winter also at the golf course).

St Francis is also very close to Skylandia Park, the public beaches at the end of Bristlecone Road (one side of the beach is dog friendly), and the neighborhood Sugarpine Cakery (gourmet coffee, cookies, bars, and sandwiches) on Lake Forest Road.

The central Tahoe City location also is close to the near-by ski resorts of Alpine Meadows, Squaw Valley, Northstar, and Homewood Ski Resorts.

What is the difference Median Average versus Average

What is the difference Median Average versus AverageRecently I was asked by one of my Tahoe Buyers what was the difference is between the Average Median Average versus Average Sales price?  Was there really a difference when looking at market sold pricing averages in the Lake Tahoe – Truckee market?

These were great questions, as I often provide both the Median Average and the Average sold price data in some of my area market reports.  Having both measurements can be very helpful for my buyers and sellers to use when comparing sales data.

Let’s start with how each average is mathematically calculated.

How do you calculate the “Average Median” (middle) Home Sale Price? 

  • The Average Median Home Sales Price is the middle value in the list being considered.
    • If there is an odd number of sales, the sale in the middle of the odd range is the median average.
    • If there is an even number of sales, the median average is the average of the two entries in the middle of the range.

Median Average Example:

In our example we’ll look at a lakefront condominium development.  There have been three sales have happened in the year.  It’s a lakefront development so the prices can really vary from a small, non-lake view property to a large lakefront unit, so we have a wide value range.  We often see these wide swings in home sales, so this is a good example for our area.  

The sales are as follows:

  • $562,500
  • $700,000
  • $2,100,000

In this example, the Median Average Condo Sold Sale price is $700,000.  It’s the middle value in the range one half of the data is above, and one half is below.  It’s an odd number so it stands out immediately.

If our example had been four sales instead of three:

  • $562,500
  • $700,00
  • $800,000
  • $2,100,000

The two values in the middle $700,000 and $800,000 would then be added together, then divided by two.  The median average in this example with four sales would be $750,000.

Same situation and data for three sales – what is the “Average” Home Sales Price for this same group?

How do you calculate the “Average” (mean) Home Sale Price? 

  • The average (mean) is calculated by adding up all of the values in the group, and then dividing that sum total by the number of values in the group.

The sales are exactly as our first example, and they are as follows:

  • $562,500
  • $700,000
  • $2,100,000

In our example the Average Sum Total is $3,362,500 (the above three sales added together) divided by 3 (3 sales) = $1,120,833 Average Sales Price

When working with a small volume of sales, seeing both the median average and the average compared to each other are helpful to determine over-all market conditions.

In our Tahoe neighborhoods like our lakefront condo development example where the sales prices can really vary we have the following to compare:

  • $700,000 Median Average Sales Price
  • $1,120,833 Average Sales Price

The large average price difference tells us in this example that this complex may be more expensive than the median average sales price would lead us to believe.

The Median Average Sales Price could also be lower than the Average Sales Price, which would indicate that the overall area may not be as expensive as the Median Average leads us to believe, or it could just be the type of sales that have occurred that year.

  • Typically we would like to see the Average Sales Price very close to the Median Average Sales Price which would indicate a fairly consistent value range for that condo complex, or subdivision, but when only a few sales are available, that may not be possible.

In any given year, sales prices can be skewed up, or down depending on the sales mix and number of sales. 

In real estate, typically the Median Average Sales Price is what is used in reports, however, when working with a small group of sales (small data sets) buyers and sellers should be open to looking at more than one measurement to confirm market and area values.

What is your Chinquapin Condo Worth?If you’re a seller you may be asking what is your Chinquapin Condo worth?  This is a real estate market activity report for the Chinquapin Condo for sale – as of September 2016.

The Chinquapin Condo development is located just north east of the Dollar Point subdivision and is the last complex located in the Tahoe City – North Shore, CA area.  On the other side of Chinquapin is the beginning of Carnelian Bay!

The Chinquapin Condo development is currently the only North Lake Tahoe lakefront condominium development in the area that has over one (1) mile of Lake Tahoe shoreline.   It is located at 3600 North Lake Blvd., Tahoe City, CA 96145.

The Chinquapin Condo development is located approximately 3.25 miles east of the “Y” (stop light) in downtown Tahoe City on the North Shore of Lake Tahoe and about the same distance to the downtown commercial area of Carnelian Bay.

The Chinquapin Condo complex was built in the 1970’s.  It is the largest lakefront condominium development on either the North Shore, West Shore or greater Tahoe City area.  The Chinquapin development has approximately (+/- 190) units.

What is your Chinquapin Condo Worth?Chinquapin has an amazing forest setting that makes you feel as if you are miles away from civilization, even though it is close to everything.  Chinquapin is a luxury lakefront resort condominium development with a seasonal pool, seven (7) tennis courts, pier, buoy field and the entire complex sits on about 95 acres.

There are twenty-three (23) different floor plans within the development.  The complex has one (1) bedroom, two (2) bedroom, three (3) bedrooms, and four (4) bedroom floor plans.

They do have single floor units, along with multi-level units.  There are also some units with a two car covered carport.  The unit settings vary from lakefront, panoramic lake views, filtered lake views, pool views, tennis court views, and forest/garden settings.

  • Some Units have an attached carport 2 parking spaces.

North Lake Tahoe Ski Swap and Pumpkin Festival - Homewood Oct 22 2016Our first real snowfall is right around the corner, which means it’s time for the 53th Annual North Lake Tahoe Ski Swap Pumpkin Festival – Homewood, CA this Saturday, October 22, 2016!  

This year the event will be held at the Homewood Ski Resort, so if you’ve been waiting for this event, be sure to check out the new location!

If you’ve outgrown your current ski, snowboarding, or winter sport equipment, this is the weekend to swap, trade, or buy something gently used, or even brand new.

If you’re on a budget, or have family members that just seem to be ready for the next size, this is a great way to stretch your dollars and get items at a fraction of their new cost.  This is how to make winter sports more affordable by reducing that initial, or on-going equipment cost!

If you’ll be up here in the greater North Lake Tahoe area, it will be worth a trip to the  Homewood area to check out this annual event.  

At the same time that the ski swap will be going on, the Pumpkin Festival will also take place!  Even if you’re all set for your winter sports, you’ll have a chance for some pumpkin and fall festival fun on the West Shore of Lake Tahoe this weekend.

This year the Pumpkin Festival will include live music, food, pumpkin specialty cocktails, face painting, beer and wine tasting, and pumpkin contests!

  • Need one more reason to go?  How about 100% of the proceeds benefit the North Tahoe PTO supporting our local youth programs. : )

RX Medication Take-Back Tahoe City -Truckee Oct 22 2016On Saturday, October 22, 2016, from 9 a.m. to 1 p.m. you’ll have the opportunity to drop off unused, unwanted, and/or expired medications at two locations in either the Truckee, or Tahoe City area.

The RX Medication Take-Back Day in Tahoe City and Truckee, CA is a great way to properly dispose of medications.

Most of us do a good job in trying to be good citizens of the planet.  We recycle, and re-use when ever possible.  However, many people think that by tossing old, or unwanted medications down the toilet, or into the regular trash system is the most effective way to get rid of these items and protect their household.

The problem with these methods is they can damage the environment and your local water supply.  Water treatment systems do remove and reduce most types of pharmaceuticals, but it is not a complete removal, and low levels of medications can still be in the water.

Treated water is often used for irrigation (plants for food) and wildlife animals drink this water.  The best thing everyone can do to reduce environmental medication pollution is to take their old, unwanted, and unused medications to a take-back RX medication location and have them dispose of it properly.

Over the years the Tahoe-Truckee area has collected and disposed of over 2,225 pounds of prescription medications through their take-back drug programs. Here is what they can accept and more importantly what they can’t accept!

Acceptable Items:

  • Prescriptions – including controlled substances (Remember to mark out any personal information)
  • Over-the-Counter Medications
  • Veterinary Medications

Unacceptable Items:

  • No needles, or lancets
  • No medical waste
  • No illicit drugs
  • No inhalers, hydrogen peroxide

RX Medication Take Back Locations:

  • 9 a.m. – 12 noon | Tahoe City – 300 North Lake Blvd (in front of the vacant fire station in downtown Tahoe City) North Tahoe Fire Protection District, Tahoe City, CA
  • 9 a.m. to 1 p.m. | Truckee – 11290 Donner Pass Road (in front of the Safeway) Truckee, CA
  • When:  Saturday, October 22, 2016  
  • Cost:  FREE * FREE * FREE

If you are going to drop off unneeded, unwanted, or expired drugs, please put pills into a zip-lock bag and dispose of the empty pill bottles in the regular trash, or recycle them.

If you can’t make either location, you can still utilize the permanent prescription drug collection bins located at the Truckee Police Department and Placer County Sheriff’s Office – Tahoe Station (10183 Truckee Airport Road in Truckee) from 9 a.m. – 5 p.m. Monday through Friday.

Take advantage of this opportunity to clean out your medicine cabinet and get rid of all of your unused, unwanted, or expired medications for yourself and your household.  Don’t forget to check out your pets’ stash of old medications too!
