Homewood Homes for Sale Market Report – May 2013

It’s time to see how the Homewood, California real estate market has performed from January 1, 2013 through May 31, 2013.  Here is the Homewood, California 96141 homes for sale real estate market report.

Homewood Homes Sold Market Report – May 2013:

Homewood Homes for Sale Market Report – May 2013

Sold Sales: Homewood had 9 single family homes from January 1, 2013 through May 31, 2013.

Average Median Home Sales Price:  The Homewood average median home sales price was $515,000, which is 4% increase in price over 2012.  Homes sold ranged from a low of $280,000 to $875,000.

Days on Market:  The median average days on market was 69 DOM.

Cash Sale Transactions: The number of cash sale transactions for the Homewood area decreased to 22%, which is slightly below the Tahoe- Truckee Regional average of 27%.  Homewood cash buyers represents almost 1 out of every 4 homes sold in the area.

Distress Sales:  Distress sellers (bank foreclosures- real estate owned (REO’s) and short sales) has remained steady at 11% of all homes sold in 2013.  The distressed sale was a short sale that had been pending since December 2012, and was part of the hang-over distressed inventory from last year.

Active Homes for Sale: There were 32 Active– available homes for sale in the Homewood area as of 06/09/2013. This is our largest selection of inventory that we have had all year.  They ranged in price from $439,000 to $6.995 million, with an average median asking sales price of $829,000.

Of the 32 homes offered for none (Zero – 0) short sales, no (Zero – 0) REO (Bank Foreclosure) listings, but there are 2 court approval sales or only 6% of the current listings are distressed, which is a clear sign that the market is stabilizing.

Homewood Pending Home Sales: There are four (4) pending home sales in the Homewood area and they range from $377,400 to $1,299,000. There is one (1) is a short sale, and no (Zero -0) REO/Bank Foreclosures.

The decrease in distressed sellers is a clear signal that the Homewood market is ready to move higher in price.  We’ve just completed the slowest time of year when we have the fewest sales.  I would expect to see more sales, and the average median homes sales price for the Homewood area to move up for the second half of the year.

It’s that time of year to review how the Carnelian Bay, California real estate market has performed from January 1, 2013 through May 31, 2013.  Here is the Carnelian Bay Homes for Sale real estate market report.

Carnelian Bay Homes for Sale Market Report – May 2013Sold Sales: Carnelian Bay had 19 single family homes sold from January 1, 2013 through May 31, 2013

The Carnelian Bay average median homes sales price was $389,900.

Days on Market:  The median average days on market was 97 DOM.

Cash Sale Transactions: The number of cash sale transactions for the Carnelian Bay area decreased to 17% of all sales, which is below the Tahoe- Truckee Regional average of 27%.

Distress Sales:  Distress sellers (bank foreclosures- real estate owned (REO’s) and short sales) has declined and dropped to 21% of all homes sold.  Most of the short sales and REO sales that have been completed in 2013 are a hang-over from the fall of 2012.
Active Homes for Sale:
There were 42 Active– available homes for sale in the Carnelian Bay area as of 06/03/2013. This is the largest selection of homes for sale in the Carnelian Bay area that we have had all year.

Carnelian Bay homes for sale ranged in price from $329,500 to $11.5 million, with an average median asking sales price of $961,500.

Of the 42 homes offered for sale there are no (Zero – 0) short sales, no (Zero – 0) REO (Bank Foreclosure) listings, or  0% of the current listings are distressed, which is a clear sign that the market has turned around and we can expect to see prices rise in the second half of 2013.

Pending Home Sales: There are thirteen (13) pending home sales in Carnelian Bay area and they range from $239,000 to $4.365 million. There is one (1) is a short sale, and no (zero -0) REO/Bank Foreclosure sales.

Free Greenwaste Drop-Off Days in Lake Tahoe, Placer County – 2013

Free Greenwaste Drop-Off Days in Lake Tahoe, Placer County - 2013It’s that time of year when we need to clean up after the long winter.  Picking up pine needles, trimming back the brush, taking down dead trees, or getting rid of broken tree limbs that may have come down during the winter, and don’t forget picking up the pine cones!

Once these materials have been collected, off to the garbage dump right?  If you live in Placer County here in the greater Lake Tahoe area, and if you plan ahead, you can save yourself some money by taking your greenwaste to the Eastern Regional Materials Recovery Facility, during one of the three designated “free weeks” (we still have two designated weeks left), or to one of the designated sites on June 22, 2013.

What is greenwaste?  Greenwaste is considered to be one of the following materials:

  • Tree Limbs, Brush and Bark
  • Pine Needles and Pine Cones
  • Dry Grass and Dead Leaves
  • Yard Trimmings

Placer County residents can drop off up to 6 yards during the 3 free week period, or 3 yards during the one day free event on June 22, 2013.  If you’ve recently hauled off anything to the garbage dump you know how expensive the fees add up so this is a great way to save some money!

The question I always ask is “How much is a yard?”  Here are some ways to measure:

  • A standard pickup truck filled level would be approximately 2.5 yards.

Another way to measure is by large plastic bags.

  • Three (3) yards is approximately 20 large plastic bags, and 6 yards would be approximately 40 large plastic bags.

If you bring your materials in the back of a truck, remember to cover that area with a tarp.  If you bring your materials in plastic bags, you will be required to empty your bags out at the dump site.  You won’t have any assistance so make sure you can unload and empty all of your bags on your own.

Three Weeks – One Location (Maximum 6 yards over 3 weeks)

  • May 20 -25, 2013 (May has come and gone, but you still have two more chances!)
  • June 17 – 22, 2013
  • July 15  – 20, 2013

8 a.m. to 4 p.m. daily

Where:  Eastern Regional Materials Recovery Facility

900 Cabin Creek Road (Between Truckee and Squaw Valley)

One Day – 3 Locations (Maximum 3 yards)

June 22, 2013

7:30 a.m. – 2 p.m.

  • Tahoe City North Tahoe High School – Near the Bus Barn
  • Homewood South Lodge – Tahoe Ski Bowl
  • North Tahoe Regional Park – Snow Park Area

A utility bill with your Tahoe property address on it and a picture ID is all you need to take advantage of this great service.

Wine Tasting – Soroptimist International of Truckee Donner, Coyote Moon, June 1, 2013Get ready to enjoy some great wines, beer tasting, and appetizers prepared by local area restaurants and caterers at the 39th Annual Wine and Restaurant Faire presented by the Soroptimist International of Truckee Donner.

The combination of wine and beer tasting, along with great food, live music and live and silent auction is a fun way to start the summer season off.  This annual event is a sell-out and will be held at the Coyote Moon Golf Course in Truckee, CA on Saturday, June 1, 2013 from 5 p.m. to 7:30 p.m.

The Soroptimist International of Truckee Donner will offer goods and services for auction.  Get ready to bid on some great trips, golf and dinning packages, home maintenance, clothing, jewelry, accessories, art, and many other wonderful items.

The Soroptimist group is an international volunteer organization for business and professional women, who work to improve the lives of women and girls in local communities and throughout the world.  The Soroptimist of Truckee Donner relies on charitable contributions to fund their local Truckee, California programs, which include: local high school scholarships, youth education, women and senior programs.

Tahoe City Fireworks Fund Raiser, Tahoe City, June 2, 2013Every 4th of July you love watching the Tahoe City Fireworks display over beautiful Lake Tahoe, so get ready to support this years’ fund raising event by attending the Tahoe City Fireworks Fund Raising Event, this Sunday, June 2, 2013.

You may not know that the Tahoe City Fireworks are completely funded through sponsorships and donations from local merchants, community members, and visitors.  The Tahoe City Fireworks on the 4th of July does not receive any government support.

This year the Tahoe Mountain Brewing Company, located in the heart of downtown Tahoe City in the Cobblestone Mall is throwing a Fireworks Fundraising Event in celebration of their 1 year Anniversary of being in business in Tahoe City.

Get ready to party, celebrate, and help fund the Tahoe City fireworks program.  For only $20, you’ll find the event on Sunday afternoon/evening from 1 p.m. to 7 p.m. in the parking lot of the Cobblestone Mall.  The event will have live music with Terraplane Beer Gardeners, All-You-Can-Eat Bratwurst, Bottomless Pints of Local Lager (for those 21+ age), Games, Prizes, Pub Specials, and so much more.
