Kings Beach Farmers’ Market - 2013A sure sign that summer 2013 has arrived in North Lake Tahoe is the return of the Kings Beach Farmers’ Market.  You may not know that our local Kings Beach Farmers’ Market program will begin on Tuesday, June 25, 2013 and run through Tuesday, August 27, 2013.

Local farmers and merchants from the Auburn foothill area and the greater North Lake Tahoe area bring in their goods for sale to downtown Kings Beach, California.

Items that you may find depending on the season are breads, pastries, jams, vinegar, olive oils, artesian cheeses, meat, fish, honey, nuts, flowers, herbs, onions, beets, kale, chard, arugula, lettuce, broccoli, cauliflower, potatoes, artichokes, asparagus, tomatoes, apples, strawberries, blue berries, black berries, apricots, peaches, depending on the season you’ll find a great assortment of fresh food, not to mention vendors.

Kings Beach Farmers’ Market - 2013There are also non-perishables for sale which may include clothing, jewelry, soaps, lotions, and there is always the surprise of a new vendor!

If you you’re in the mood for something to eat right now, you’ll find specialty food vendors, which vary from week to week, but you may find crepes, kettle corn, Indian food, and cupcakes!

This group is part of the Foothill Farmers’ Market and they provide Farmers’ Markets in the Roseville, Rocklin, Granite Bay, Folsom, Auburn and now for the summer season Tahoe City Farmers’ Market on Thursday mornings, which starts May 23, 2013,  Truckee Thursdays (evening), which begins June 13, 2013.  and Kings Beach.  It’s a great combination of nearby area farmers and local Tahoe vendors.

You’ll find the Kings Beach Farmers’ Market every Tuesday from 9 a.m. to 1 p.m. at the following location:

If you’ll be in the greater Kings Beach area on any Tuesday between June 25 through the end of August, watch for the signs in downtown Kings Beach and make sure to stop by the Kings Beach Farmers Market!  It’s a great way to spend a few hours and enjoy being here in Lake Tahoe.

Spring Water Skiing in Lake Tahoe – May 2013

It’s been cool, okay cold the last week here in Lake Tahoe.  We’ve had great spring weather and our normally clear blue sunny skies have been over cast, cloudy, and we’ve had rain.  So the sunshine yesterday and today were greeted with open arms.

Spring Water Skiing in Lake Tahoe – May 2013Today while I was on my West Shore Lake Tahoe bike ride, I saw this boat pulling this water skier.  While the calendar says it’s still early May, our great spring weather has boater and water skiers returning to Lake Tahoe early this year.

If you haven’t made your plans to spend some time up here in Tahoe City, now is the time to get organized and plan a trip up here.

Memorial Day Weekend is right around the corner, which is the unofficial opening of our summer season.  Don’t forget our local Farmer’s Market will return and start-up again in just a couple of weeks.

This summer there will be free outdoor movie series in Tahoe City and Squaw Valley, and if you’re looking for music you’ll want to check out the Jazz concerts in Squaw Valley, along with the free music concerts in Tahoe City and Kings Beach.  Last, but not least, don’t forget Truckee Thursday’s where you’ll get a great street fair with vendors, music, food, and a lot of fun!

There is so much to enjoy in Lake Tahoe during our warmer months you’ll want to make sure to plan to spend some time here.

Tahoe City Homes for Sale Market ReportIt’s that time of year to review how the Tahoe City, California real estate market has performed for the first four months of 2013.  Here is the Tahoe City, California homes for sale Market Report for the January 1, 2013 through April 30, 2013 period.

 

Tahoe City Homes Sold Market Report – May 2013:

Sold Sales: Tahoe City area had 20 single family homes sold for the first four months of 2013.  The Tahoe City single family home sales price has remained flat in 2013 with a slight 1% increase with an average median homes sales price of $580,000 compared to the entire 2013 year.

The current absence of any distressed home sellers in the Tahoe City market is good news for sellers and price stabilization should continue in 2013.

The median average days on market was 83 DOM.

Cash Sale Transactions: The number of cash sale transactions for the Tahoe City area has declined to 25%, which 1 out of every 4 home sold in the Tahoe City area was a cash buyer.

Absorption Rate: The current single family home absorption rate for the Tahoe City area is at 7.8 months, which indicates a Buyers’ market dancing with becoming a Balanced Market as of 05/03/2013.

Distress Sales: 
Distress sellers (bank foreclosures- Real Estate Owned (REO’s) and short sales) decreased to 15% of all homes sold in 2013, which is a primary reason for the market improvement in the Tahoe City area.  With the absence of short sales and REO/Bank Foreclosures no longer dominating the Tahoe City market, we can expect prices to stabilize and move up.

Active Homes for Sale in Tahoe City:
There are thirty-nine (39) Active– available homes for sale in the Tahoe City area as of 05/03/2013. They ranged in price from $299,000 to $16,800,000, with an average median asking sales price of $897,500.

The current inventory levels for the Tahoe City area are extremely limited.  Of the thirty-nine (39) homes offered for sale, there are none (Zero – 0) short sales, and no (Zero – 0) REO (Bank Foreclosure) listings, – 0% of the current listings are distressed, which is a clear sign that the Tahoe City market has stabilized and has turned around.

Pending Home Sales: There are eleven (11) pending home sales in the Tahoe City area and they range in price from $329,000 to $7,950,000. There is one (1) short sales, and one (1) REO/Bank Foreclosure.

More about Tahoe City, California:

The Tahoe City community is located at the junction of Highway 89 South and Highway 28.  The commercial downtown area of Tahoe City is located along Highway 28, on the North Shore of Lake Tahoe.  As you pass over the Truckee River outlet, you’ll still be in Tahoe City, but you’re now on the West Shore of Lake Tahoe.

The Tahoe City area has some neighborhoods that are walking distance to the public beaches, and the downtown area.

Tahoe City also has several neighborhoods which have properties that offer good lake views like Talmont, Tahoe Woods, Panorama Estates, The Highlands, and Dollar Point.

Tahoe City is a great place to spend the day, and during the summer months you’ll find a local Farmers’ market (Thursday mornings), free movies at Commons Beach (Wednesday evenings), and free music concerts also at Commons Beach (Sunday afternoon).

Tahoe market conditions and prices have improved and as of 04-26-2013 we have 3 new construction houses that are in the process of being built and are available for sale in the Homewood area.  They range in price from $888,000 to $1,295,000.
