MyREAlerts is now Buyer/Seller Toolkit – January 2016It’s a new year and we’ve made some changes to the www.TahoeLauraLuxuryHomes.com website and you’ll find that the MyREAlerts is now Buyer/Seller Toolkit  – January 2016.

You’ll still enjoy the same great, quick property notification system, but we have a new name for it – Buyer/Seller Toolkit.

You’ll find it on the www.TahoeLauraLuxuryHomes.com main home page under either special “Property Alerts” box, or on the website menu on the left side titled “Buyer/Seller Toolkit”,  or you can sign up here.

Why the change?  Coldwell Banker as an organization made some changes on how our agent websites work, their design, and who provides that website support and service.  Those changes went into effect this past fall.

MyREAlerts is now Buyer/Seller Toolkit – January 2016After getting a chance to see how the new system worked, I made the decision to stay with the current website provider and website design that many of you have come to use and enjoy over the past ten years.

It’s been a great website system.  Easy to use, and it’s loaded with excellent local real estate information.

It has a lot of  good features and with the positive feedback so many of you have shared with me over the years, I knew staying with the Agent Achieve system provided by CoreLogic was the best decision for all of my clients.

On January 1, 2016 Coldwell Banker made the final transition from AgentAchieve and closed out the MyRECafe system, which hosted the MyREAlert system.  That transition and change came with a number of technical difficulties that no one had anticipated.

The transition impacted the automatic listing alert system (you have known this as “MyREAlerts” which has been renamed to the “Buyer/Seller Toolkit”).  There were also a number of significant technical problems that occurred within my website at www.TahoeLauraLuxuryHomes.com  after the transition was completed.

First, let me apologize to all of you for any problems these technical difficulties and problems may have caused you.  I know it has been a frustrating time for everyone, and I appreciate your loyalty in hanging in there with me as we work though these technical issues.

I do have good news for everyone!  The www.TahoeLauraLuxuryHomes.com website is up and everything is working!  We think we have fixed everything, but if you find pages, or hyper-links that are not working, please let me know at Laura@TahoeLaura.com, or give me a call at 530.414.1260

You may have book-marked the old site in your favorites list and you should now update those book-marks to either:

http://www.TahoeLauraLuxuryHomes.com  or http://www.tahoelauraluxuryhomes.com/Home/?ID=63413

Just so you know the technical team is currently working on putting in place permanent redirects so your old saved website links will go to the new working website pages (same great information and format), but if you had saved special website pages and they are not working, let me know and I can send you new hyper-links that will work and take you to the information you know and count on for updates.

All of the great features that you enjoyed on my website prior to January 1, 2016 are now available for you to enjoy and everything should be working.

If your property notifications, which are now be titled in your email box as “Buyer/Seller Toolkit – Listing Notification (Your Tahoe Property Search Title)” are still not working, please let me know so we can get the technical team working on your account. If you’d like to update your Tahoe property searches, please let me know and let’s make those changes!

In my opinion the “Buyer/Seller Toolkit – Listing Notification” system on my website is one of the best notification programs out there for consumers.

The property alert system offers a real-time, up-to-the minute distribution system (they don’t hold notifications back and only send them out once a day after midnight).   The Tahoe property search feature can be customized to make your Tahoe property searches very specific and super focused, and yes, you can have more than one Tahoe Property search set up!

I hope you are taking advantage of this excellent real estate tool!   If you aren’t using this tool, let me know and I can set it up for you!

Did you Remember to Change your Clocks? Sunday, November 2, 2014

Did you remember to change your Clocks and set them back on Saturday night?  

It’s that time of year to once again change your clocks! The old saying is still true, Spring Forward, and Fall Back, so this Sunday, November 2, 2014, at 2 a.m. it will be time to set your clocks back one hour. It’s time to go back to Standard time, from Daylight Savings time.

If you forgot to set your clocks back before you went to bed on Saturday night, this time change is forgiving, and you can take care of things on Sunday morning.  

In addition to changing the time on your clocks, I also do a few extra jobs around my home here in Tahoe City.

These are home owner tasks that one day save my life, or the lives of my loved ones. You too can keep yourself safe by doing the following things too when we change the time on our clocks:

Change Batteries in Carbon Monoxide AlarmsSmoke Alarm Battery Change: Change out the batteries, or back-up batteries in all of smoke alarms in your home. Don’t forget your garage. Test the smoke alarm to make sure it still works. The semi-annual time changes are a great way to do an easy safety check.  It’s also a good time to think about just changing the unit out to a brand new one.

Carbon Monoxide Battery Change: Change out all of the batteries, or back-up batteries in your carbon monoxide alarm detectors in your home. If you haven’t installed carbon monoxide alarm detectors in your home, this would be a great weekend to do it. If you have carbon monoxide alarm detectors test them and make sure they are in working order too.

Put a date on your batteriesTip – Put a blank address sticker on the battery and write the date you put the battery into service. Anyone checking on the device will now know when the batteries were last replaced! You can also do that on the detector so you’ll know how old the device is, and when you should replace it!

Flashlight Battery Check: In the Lake Tahoe –  Tahoe City  – Truckee area most of our utility lines are above ground, and several times a year the power will go out. I’ll make sure our flashlights are out and easy to get to. I’ll check the battery dates, and light strength and make sure everything is in working order.

Radio Battery Check: Don’t forget to have a small portable radio in your home.  Put it in a location that is easy to get to, and check those batteries too. In the case of emergency, or a prolonged power outage, you’ll need the radio as our phones will only last so long without recharging!

Battery Supply Check: Shop for batteries! Before I start replacing batteries, I’ll check on our supply of batteries, buy new ones to replace the ones we’re low on and make sure we have what we need for the upcoming winter season.

Take advantage of this timely reminder to not only change your clocks, but to keep yourself and your loved ones safe too. If you live in a state, or country that does not change its time, use this as your reminder to be safe too!

As the clock continues to tick, take this change in the seasons and this twice a year reminder to make your home safer, and as an opportunity to set a couple of personal goals for yourself.

Why wait to start your New Year’s resolutions now, when you can start today?  Greatness begins with one step, take yours today!

Tomorrow is April 15, have you filed your Tax Returns?

Tomorrow is April 15, have you filed your Tax Returns?It’s that time of year, when our taxes are once again due.  If you were smart you’ve already taken care of your tax returns, put them in the mail, or filed electronically.  If you’re like me, I was up late last night working on my returns!

This year I had planned to take care of this task a couple of weeks ago, but when I saw I’d be writing Uncle Sam a check, well, I procrastinated and tomorrow I will get to stand in line at the Tahoe City post office and mail off my returns.

If you’ve forgotten, or haven’t finished your tax returns for 2012, the clock is ticking and you’ll need to have them completed, or file for an extension tomorrow.  Either way, April 15, 2013 will be here in just a few hours, and another tax filing season will come to an end!

Taxes are due tomorrow, Monday, April 15, 2013!  Have you filed your tax returns, or an extension yet?

Nevada County Government Holiday Schedule – December 2012

Nevada County Holiday Schedule - December 2012If you work with any of the Nevada County, California government departments, you need to plan ahead, as most of the Nevada County government departments will be closed during the last week of December 2012.

Nevada County government operations will be closed from Monday, December 24, 2012 through Tuesday, January 1, 2013 and will re-open for business on Wednesday, January 2, 2013.

The Nevada County closures will not impact access to public safety, emergency services, and other 24 hour operations.  Nevada County has identified the Departments will be open:  District Attorney, Sherriff, Probation, Public Works, Registrar of Voters, Clerk-Recorder, and Public Defender.

The reason for the extended closure period for the Nevada County government departments is a combination of the holiday schedule and furlough days.

If you work with any of the Nevada County government departments, now is the time to check with them and confirm their work schedules so you can plan ahead and take care of your business with them now.

Nevada County provides a number of different services.  Some of the more popular departments that will be closed are the Building Department, Social Services, and Housing and Community Services just to name a few of the departments that will not be available during the last week of December.  While emergency services will be available, all other services/departments will be closed from December 24, 2012 re-opening January 2, 2013.

Keep the Mortgage Interest Deduction – Lake Tahoe, CaliforniaIf you are a homeowner, a Tahoe second home owner, or are considering buying a Lake Tahoe home you need to part of the effort to Keep the Mortgage Interest Deduction (MID) in place.

There are those that want to take, or severely limit the mortgage deduction, which will hurt the housing market!

If you don’t let your representatives know that you want to Keep the Mortgage Interest Deduction in place, they may just eliminate it.

We all know a healthy real estate market is a key component to a healthy economy and that means jobs, along with money for our local and state governments, so why would we want to do anything that could hurt the real estate recovery?

Now is the time to say “NO” – “Keep the Mortgage Interest Deduction”!

Keep the Mortgage Interest Deduction

Many REALTORS® have asked for information on the debate surrounding the mortgage interest deduction that they can share with family, friends and colleagues. REALTORS® and the public alike are urged to share the information in this email with as many people as possible.

Background

Congress, as part of negotiations on avoiding the “Fiscal Cliff,” has made direct references to “closing loopholes” and “limiting deductions” as a way to raise revenues. Clearly, the mortgage interest deduction is high on this list of revenue raisers.

Losing the Mortgage interest deduction will disproportionately affect the middle class because a larger proportion of the middle class takes the deduction. In California 89% of those who took the mortgage interest deduction earned less than $200,000. Losing the deduction would cost the average California taxpayer over $3,900.

What your family, friends and clients can do to help:

Call Congress. First and foremost, we are urging the public to get involved by calling Congress to ask that the mortgage interest deduction be preserved. The public may reach Congress by calling 202-224-3121. The Capitol switchboard operator will help callers identify their member of Congress and connect them.

Get the word out. Many people seem to be blissfully unaware that their mortgage interest deduction is in danger. Please do the following to make sure that the message spreads.

  4. Tweet about it on Twitter and urge others to retweet. Use the hashtag: #savethemid.
