Rubicon Bay, California, Real Estate Market Report – September 2012The Rubicon Bay, California area is a small, West Lake Tahoe community that is just north of the D.L. Bliss California State Park, next door neighbors with Meeks Bay, and just south of Tahoma, California.

The Rubicon Bay neighborhood has less than 500 parcels.  The Rubicon Bay community is a mix of larger, newer, luxury mountain homes along with smaller, older, more modest Tahoe cabins. The Rubicon Bay area homes are sought after for their access to Lake Tahoe, and amazing sandy beaches that you’ll find down in this area of West Lake Tahoe.

The Rubicon Bay area is a favorite for Tahoe second home owners who enjoy the Tahoe lifestyle.

Rubicon Bay Sold Single Family Homes Market Report:

In the Rubicon Bay area, home and cabin prices averaged $605,000, which is a decrease of -5% over 2011, but is an increase of 26% from 2010 price levels.  This may suggest some market stabilization.  The reduction in the number of distressed sellers (short sale, REO’s/bank foreclosures and court approvals) has improved, which is a positive sign for this neighborhood.

Cash sale transactions for the Rubicon Bay area are below the Tahoe – Truckee regional average of 34% at 25%.

The current absorption rate for this neighborhood is at 8 months.  Anything above 7 months of inventory is considered a Buyer’s Market.  The first step to turning a neighborhood around from a declining market is to balance the inventory.

There was 1 REO/bank foreclosure, and 2 short sales so far in 2012, which is a big factor in  continued pricing pressure on the Rubicon Bay area.

There were 12 available homes, cabins, and lakefronts for sale in the Rubicon Bay, California area as of 09/25/2012.  They ranged in price from $350,000 to $19.95 million.  Of the 12 homes offered for sale, 4 are lakefront properties.  Only 1 listing is a distressed sale (short sale) listing.  Since the beginning of 2012 the number of distressed sellers in the Rubicon Bay area has improved from being 27% of the market to only 8%.

There are 3 pending sales in the Rubicon Bay, California area as of 09/25/2012.  Pending sales prices range from $375,000 to $3.4 million.  None of these sales are not distressed sellers.

Rubicon Bay, California, West Shore, Lake TahoeOne of Tahoe’s best kept secrets is the Rubicon Bay community.  The Rubicon Bay, California area starts approximately 11 miles south of the “Y” in Tahoe City on the West Shore of Lake Tahoe and ends right before the D.L. Bliss State Park in Emerald Bay.
The Rubicon Bay area is a small, West Shore, Lake Tahoe community that is next to the Meeks Bay, which is just south of Tahoma, California.  This neighborhood is known for their beautiful sandy white beaches and the amazing blue colors that Lake Tahoe is known for.

Rubicon Bay, California, West Shore, Lake TahoeThe Rubicon Bay neighborhood is a mix of smaller, older, Tahoe cabins that are used just in the summer, along with larger, newer luxury mountain homes and lakefronts that are used year-around.  This area has lakefronts, lake-side and mountain-side subdivisions, with less than 400 parcels in the Rubicon Bay area.   The number of Rubicon Bay homes and cabins for sale is always limited in this area because it is a small community.

This part of Lake Tahoe is very desirable because of the pristine beaches, the “get-away from it all” location, and because of the number of non-lakefront, lakeside mountain homes and cabins.  A lakeside location (homes located on the lakeside of California Highway 89 South) means owners are very short distance to the beach without having to cross the highway.  Rubicon Bay homes and cabins for sale under $1 million dollars have been very limited at anyone given time due to the limited home supply for this area.

The upside for mountain homes and cabins on the mountain-side of the subdivision are the stunning views of Lake Tahoe and Rubicon Bay.

Rubicon By HOA BeachRubicon properties that are not lakefronts do have access to one of the private home owner associations.  There are two optional property owner associations in the area the Rubicon Tahoe Owners Association, Inc., North Beach and South Beach, and the Rubicon Parks Estates Improvement Association.    This means owners have access to private Lake Tahoe beaches, shared pier use, and a buoy rental options are available for home owners that choose to join in this area.

The Rubicon Bay is dominated by second home owners and is a great place to get away from it all, but it’s also a wonderful place to live all year long!

The Rubicon Bay, California area starts approximately 11 miles south of the “Y” in Tahoe City on the West Shore of Lake Tahoe. 

The Rubicon Bay area is a small, West Shore, Lake Tahoe community that is next to the Meeks Bay, which is just south of Tahoma, California.  This neighborhood is known for their lakefront homes with their sandy white beaches and the amazing colors that Lake Tahoe is known for.

One reason this area is so desirable is the larger number of non-lakefront, lakeside (homes located on the lakeside of California Highway 89 South) mountain homes and cabins.  A lakeside location means owners are short walk, or bike ride to the beach without having to cross the highway. 

The upside for mountain homes and cabins on the mountain-side subdivisions are the stunning views of Rubicon Bay in Lake Tahoe.

In the Rubicon Bay area, mountain home and cabin prices averaged $640,000, which is an increase of +34% over 2010, but still down -35% from 2009.  This may suggest some market stabilization, but with 27% of the homes offered for sale right now in Rubicon Bay being a short-sale (distressed sellers), we may see the prices in the area decline more.         

Cash sale transactions for the Rubicon Bay area are close to the regional average of 35% at 33%.  The balance of the homes sold were a combination conventional loans (3 sales) and seller financing (1 sale).  As a side note, seller financing is still very rare for our area.    

The current absorption rate for this neighborhood is at 11 months.  Anything above 7 months of inventory is considered a Buyer’s Market.  The first step to turning a neighborhood around from a declining market is to balance the inventory.     

There was one court approval sale, no bank foreclosures – real estate owned (REO’s), or short sales in 2011, which is an improvement over 2010, where 40% of all homes and cabins sold were REO sales in this neighborhood.

There were 11 Active – available homes, cabins, and lakefronts for sale in the Rubicon Bay, California, West Shore, Lake Tahoe, area as of 02/05/2011.  They ranged in price from $550,000 to $4.2 million.  Of the 11 homes offered for sale, 4 are lakefront properties.  None of the active listings are REO’s, but 3 are short sale listings, or 27% of the homes offered for sale in Rubicon Bay are currently distressed seller situations. 

There is 1 pending sale in the Rubicon Bay, California area as of 02/05/2012 and it was listed at a price of $285,000.  Originally this home started with a listed price of $389,000, so it’s had a -27% price reduction before going into escrow.  This sale is not an REO, or short sale property, but gives buyers an idea that sellers have become serious and are pricing to sell.

In the Rubicon Bay area, mountain home and cabin prices averaged $640,000, which is an increase of +25% over 2010, but still down -36% from 2009.  This may suggest some market stabilization, but with 25% of the homes offered for sale right now in Rubicon being a short-sale (distressed sellers), we may see the prices in the area decline more.

Cash sale transactions for the Rubicon Bay area are up over 2010, to 40%, or 2 sales.  The balance of the homes sold were a combination conventional loans (2 sales) and seller financing (1 sale), which is still very rare for our area.

The number of homes going into escrow with in the first 30 days of being listed in the Tahoe Sierra Multiple Listing Service (TSMLS) are also up over 2010, and 2009 levels.  This means that buyers are willing to invest in our area and act quickly if the home is priced correctly.

There were 16 Active – available homes, cabins, and lakefronts for sale in the Rubicon Bay, California, West Shore, Lake Tahoe, area as of 12/15/2011.  They ranged in price from $299,900 to $4.25 million.  Of the 16 homes offered for sale, 6 are lakefront properties.  None of the active listings are REO’s, but 4 are short sale listings, or 25% of the homes offered for sale in Rubicon Bay are currently distressed seller situations.

There is 1 pending sale in the Rubicon Bay, California area as of 12/15/2011 and it was last priced at $799,000.  Originally this home started with a listed price of $1.2 million, so it’s had a -33% price reduction.  It is a new construction home with a good lake view, and top of the line Viking appliances, granite counter tops, and many upgrades throughout.  This should give you an idea of how much value, and what opportunities have been available in our Tahoe market.This sale is not an REO, or short sale property.
