The available level of condo inventory and the selection and options is much greater than in some of our other communities including the West Shore of Tahoe City, which only has four condo developments.  Other communities that have limited options are Carnelian Bay where there is only one condominium development for the area – Carnelian Woods, or down in Homewood there are only two condominium developments – Chambers Landing and Fleur du Lac.

The Tahoe City area has one of the largest options for condo buyers because Tahoe City is located on both the West Shore and North Shore areas of Lake Tahoe.   This real estate market update will be only for Condos for Sale in Tahoe City – North Shore area.  If you’d like the market report update for Condos for Sale in Tahoe City – West Shore, click here!

On the Tahoe City – North Shore area there are twelve (12) condominium developments of which seven (7) are lakefront developments, one (1) is a hybrid mountain-side development with their own lakefront property providing Lake Tahoe access, and four (4) mountain-side developments.  On the Tahoe City – North Shore area there are approximately 923 units that were built in the area.

The twelve (12) Tahoe City – North Shore condo developments are all located less than 3.25 miles of the “Y” (stop light) in downtown Tahoe City making them all very close to restaurants, stores, the Tahoe City golf course, which also doubles as a cross country and ice skating facility in the winter, along with being just a few miles from any of our popular ski resort such as Alpine Meadows, Squaw Valley, Homewood, or Northstar!

The inventory of condos for sale on the Tahoe City – North Shore side tends to have the most available inventory compared to other communities.

If you’re hoping to find condos for sale in Tahoe City – North Shore area, you’re selection will be limited, but you’ll have a nice variety to consider.

If you extend your condos search to the West Shore of Tahoe City, you’ll have more condos to choose from including Tavern Shores, Tahoe Tavern, Granlibakken, and Cedar Point  (not included are condos of less than 10 units).

The selection of condo developments on the North Shore of Lake Tahoe is one of the largest in the area, but if you expand your search beyond Tahoe City you’ll have more options.  Even if you add in  Carnelian Bay, Tahoe Vista, or Kings Beach into the mix, the inventory selection will still be limited, so be prepared to make a decision quickly on new listings as new inventory priced right on the entire North Shore is selling quickly.

The Tavern Shores Condo development is located in Tahoe City – West Shore, CA.  The Tavern Shores Condo development is a small, luxury, lakefront condo complex.  It is located at 180 West Lake Blvd., Tahoe City, CA 96145.

The Tavern Shores Condo development is located just south of the “Y” (stop light) in downtown Tahoe City, or just north of the 64 Acre public beach area and the Tahoe Tavern Condominium Development.

The Tavern Shores Condo complex was built in in the 1970’s.  It is one of the closest condo developments to the downtown commercial core area in downtown Tahoe City.  Tavern Shores has approximately +/- 56 units.

There are multiple floor plans in the complex.  If you are looking for a small condo development, you’ll find that the Tavern Shores complex is one option you’ll want to consider on the greater North Lake Tahoe area (Tahoe City, North Shore, or West Shore).

There are three (3), or four (4) bedroom floor plans with lakefront, lake views, and forest/garden setting units.

The approximate square footage for Tavern Shores units is as follows

  • 3 Bedroom Units between +/- 1,457 square feet to +/- 1,540 square feet

Tavern Shores Condo Buyers will find that the number of units for sale is very limited.  Over the past ten years (2006- 9/2016), only nine (9) units have sold, which means Tavern Shores condo buyers may have to wait for the right unit to come on the market.

Historically, turn-over in the Tavern Shores development has been very low, with a less than 5% annual turn-over rate (that’s less than 3 units sold per year).

The Tahoe Tavern Condo development is located in Tahoe City – West Shore, CA.  The Tahoe Tavern Condo development is one of our larger, luxury, lakefront condo complexes in the area and it is located at 300 West Lake Blvd., Tahoe City, CA 96145.

The Tahoe Tavern Condo development is located just south of the Tavern Shores condominium development and the 64 Acre public beach area and directly north of the Tahoe Sierra Estates single family lake-side neighborhood.  It is less than a half  (0.5) mile to the “Y” (stop light) in downtown Tahoe City.

The Tahoe Tavern Condo complex was built in three phases beginning in the 1960’s.  It is the second largest lakefront condominium development in the greater Tahoe City area, Tahoe City Condos North Shore, or Tahoe City Condos West Shore areas with approximately +/- 158 units.

What is your Cedar Point Condo WorthWhat is your Cedar Point Condo worth is a question both sellers and buyers may be asking.  This is a real estate market activity report for the Cedar Point Condos for sale – September 2016.

 

The Cedar Point Condo development is located in Tahoe City – West Shore, CA.  The Cedar Point Condo development is small exclusive, luxury, lakefront condo complex and it is located at 1200 West Lake Blvd., Tahoe City, CA 96145.

The Cedar Point condo development is located just south of the Tahoe Sierra Estates neighborhood and is only 1.5 miles to the “Y” (stop light) in downtown Tahoe City.

The Cedar Point Condo complex was built in the early 1980’s (1981), and is a very intimate development with only eighteen (18) units.  There are several floor plans in the complex, with each unit having multiple levels.  If you are looking for a larger condo, you’ll find that the size of these condos are much larger than many of our single family homes in the area.

There are three (3), and four (4) bedroom floor plans with lakefront, lake views, and forest setting units.

What is your Cedar Point Condo WorthThe approximate square footage for the three (3) bedroom units between +/- 2,194 to +/- 2,276 square feet in size, and for the four (4) bedroom units between +/- 2,684 to +/- 2,874 square feet in size.  There are nine (9) lakefront settings located at the lower end of the complex.

All of the units are multiple level units, with each unit having a vaulted ceilings area and a fireplace.  The entire complex is a lakefront development with access to a beach area, pier, buoys (each owner has a dedicated buoy in HOA field), seasonal pool (under renovation 2016-2017), in-ground spa/hot tub and tennis courts.

Luxury condo Buyers have often had to wait several years for a buying opportunity to get into this exclusive luxury complex, and in the past ten years (2006 – 2016) only one unit has sold (2007) and only one unit has recently come on the market, leaving a nearly nine (9) year gap in recent sales and buying opportunities.  Turn-over in the Cedar Point development has been extremely low.

Finding condos for sale in the Tahoe City – West Shore area is easier than in other communities with over 306 total units (does not include the 2, or 4 mini condos that are in Talmont, Tahoe Woods, or Cathedral neighborhoods) that were built in this area.
