Why buy a second home in Tahoe Park Tahoe City is a question I often get from my North Lake Tahoe – Truckee second home buyers that are considering all of the different Tahoe Resort communities as options.

Tahoe Park is a well-known voluntary home owner association. Membership can be relinquished one time, however, once a property relinquishes its membership it is irrevocable and the lot/property cannot re-join under the current rules as of 06/2017.
Tahoe Park membership involves several neighborhoods on the West Shore of Lake Tahoe and the West Shore of Tahoe City including: Lake Tahoe Park, Tahoe Park, Tahoe Park Heights, Talmont, and Tahoe Woods.

The Lake Tahoe Park Association (LTPA), also known as “Tahoe Park” is an association for property owners in the one (1) square mile known as Section 13, T-15N R-16E, of the Mount Diablo Base and Meridian. It is one of the oldest recreational membership associations in the area, established on May 8, 1926!
The lower Tahoe Park area is sometimes referred to as the “Sunnyside area” as these mountain homes and cabins are also close to the Sunnyside Resort (restaurant, bar, and hotel), Fire Sign Café and the West Shore Market.
There are approximately +/- 700 members in the Tahoe Park association.
About 30% of the properties are located a very short distance from the HOA beach/park area. A number of properties in Talmont, or Tahoe Woods areas have views of Lake Tahoe.
The homes, and condos (there are some mini-condo buildings, mostly 2 units configurations, but there is at least one 4 unit condo building in the association) are a mix of older, classic Tahoe cabins, but there are a number of newer, larger mountain homes. Depending on what you are looking for, these West Shore of Lake Tahoe neighborhoods have a lot to offer.
Tahoe Park Home Owner Amenities Include:
- Beach | Gated, Lake Tahoe beach access for owners. This area has two (2) homeowner piers on it, along with bathrooms, and picnic tables, BBQ’s, and benches.
- Pier | Two piers are located in the Tahoe Park beach/park area.
- Buoys | Tahoe Park has a buoy field providing mooring access for owners. See Buoy rules for more information.
- Bocce Ball | Seasonal – Courts
- Volleyball Court | Seasonal – Sandy volleyball court.
- Playground Equipment | Seasonal – Playground equipment is near the kayak storage area.
The Tahoe Park membership neighborhoods are easy to get to on a year-around basis and are less than three (3) miles to downtown Tahoe City.
Home owners will find they are close to the Homewood Ski Resort, along with Alpine Meadows and Squaw Valley Ski resorts.
When Buyers look at the homes for sale in different Tahoe Park membership areas they will find the selection of homes for sale is limited when compared to other neighborhoods.
Tahoe Park is a premiere Lake Tahoe amenity neighborhood and the demand for properties in this area is always high.
While the Tahoe Park homes do command a market premium, the annual Tahoe Park home owner fee is very reasonable for the services offered and provided.
- For 2017, the annual Tahoe Park HOA fee is only $300/year. New owners pay a $3,000 transfer fee between Buyers and Sellers upon the transfer of title.
