What is your Villas Condo worth in Tahoe City is a question both sellers and buyers may be asking. This is a real estate market activity report for The Villas Condo for sale – as of September 2016.
The Villas Condo development is located on the Tahoe City – North Shore, CA area and is a mountain-side condominium development. The Villas is located at 2755 North Lake Blvd., Tahoe City, CA 96145.
The Villas Condo development is located approximately 2.5 miles east of the “Y” (stop light) in downtown Tahoe City on the North Shore of Lake Tahoe.

The Villas Condo complex was built in the early 1970’s . It is a mountain sized condominium development with approximately +/- 88 units.
If you’re looking for a condo development that has under gone a significant exterior improvement project and investment by the owners, then you’ll want to take a look at the Villas. The exterior renovation included new siding, roofs, deck work, and windows just to name a few of the items that were upgraded in the development.
In the greater Tahoe City area all of our small, medium and larger condo developments were all built in the 1960’s, 1970’s, or 1980’s, which makes finding a newer construction looking condo building a hard task. The Villas with their recent exterior renovation now provides North Lake Tahoe condo buyers with that option!
There are two (2) bedrooms, and three (3) bedrooms floor plans in the complex. All of the units are multiple levels, but you’ll find the living room and kitchen area located on the center level between the lower level with bedrooms, and the upper loft area (loft areas may, or may not have a traditional staircase for access).
Most of the units have a forest setting but there are some units that do have some views of Lake Tahoe.
The approximate square footage is as follows
- 2 Bedroom Units between +/- 957 square feet to +/- 1,174 square feet
- 3 Bedroom Units between +/- 1,100 square feet to +/- 1,245 square feet
- All units had a loft area as part of the design, and depending on the seller, the loft area may, or may not be included in the bedroom count.
The mountain-side development has a seasonal pool, two tennis courts, a sand volley ball court, and a club house.
The Villas Condo Buyers will find that at any one given time, the selection of condos for sale in the Villas may be very limited. Buyers may have to wait if you are looking for a specific unit combination, floor plan layout, view, or location within the development.
Historically, turn-over in The Villas condo development has been very low, with only a 2-3% turn-over in ownership on an annual basis, but there have been a couple of years when the turn-over rate has been higher.
Finding condos for sale in the Tahoe City area will be easier than in other communities with over 1,200+ condo units being built in the area.
If you are looking for mountain-side living in a complex you’ll have several options including Lake Forest Glen, Dollar Hill II, Dollar Hill I, and Rocky Ridge (hybrid mountain-side and lakefront amenity access).
If you want just a true lakefront development where you never have to leave the development to get to the water’s edge of Lake Tahoe then your selection of lakefront condo for sale in Tahoe City will be one of your largest selection with over 386+ condos that were built and located in just lakefront condo developments in this area.

The Villas complex is in a great location. The paved bike/walking path is right across from the entrance to the complex, and it is a short distance to downtown Tahoe City, restaurants, shops, movie theater, and a 9-Hole Golf Course (summer) and cross country skiing/season ice skating rink (winter also at the golf course).
The Villas is also very close to Skylandia Park, the public beaches at the end of Bristlecone Road (one side of the beach is dog friendly), and the neighborhood Sugarpine Cakery (gourmet coffee, cookies, bars, and sandwiches) on Lake Forest Road.
The central location for Tahoe City also is close to the near-by ski resorts of Alpine Meadows, Squaw Valley, Homewood Ski Resort, and the Northstar Ski Resort.
