Tahoe Park, Tahoe City, California, Real Estate Market Report – October 2012The Tahoe Park area of Tahoe City, California is a small, West Lake Tahoe neighborhood located approximately 2 miles south-west of the “Y” in Tahoe City.

Officially this subdivision is called “Lake Tahoe Park”, but locally the area is known as “Tahoe Park”.  Many know this area because of its close proximity to the Sunnyside Resort and Fire Sign Café restaurant.

The Tahoe Park area has the charm of the smaller, older Tahoe cabins, along with newer, larger, luxury mountain homes.   There are approximately 353 parcels in this neighborhood.

Property located in the Tahoe Park area comes with the highly desirable Lake Tahoe Park Homeowner Association (also known as “Tahoe Park HOA”) with its gated beach area, two piers, and BBQ areas.

In the Tahoe Park neighborhood the average median home sales price for 2012 is $360,000.  With 7 sales this year, over the 1 sale from 2011, sales activity has really picked up.

Cash sales for the Tahoe Park homes area are also up over 2011 levels at 29%.

The current absorption rate for the Tahoe Park neighborhood is at 3 months.  Anything below 5 months is considered a Sellers’ Market.  The absorption rate can change quickly.  Based upon the current level of activity in the Tahoe Park area, the market has stabilized and has most likely put in a market bottom.

There has been 1 distressed sale (bank foreclosures- real estate owned (REO’s) and short sales) for 2012.

There were 6 available homes and cabins for sale in just the Tahoe Park neighborhood of Tahoe City as of 11/04/2012. They ranged in price from $325,000 to $895,000.

Of the 6 homes offered for sale there are 2 short sales accounting for 33% of the market share, which is still putting pricing pressure on the area.

Currently, there are 2 pending sales in the Tahoe Park area as of 11/04/2012, ranging in price from $299,000 to $975,000.

Soroptimist Toy Drive – Truckee, California

Soroptimist Toy Drive – Truckee, California Counting today, there are only 51 days until Christmas Eve, and it’s not too early to start preparing for it.  The Soroptimist International of Truckee Donner group is now preparing for their Annual Toy Drive.

This local group has collected toys for Truckee’s less fortunate children for the past thirty years.  Last year the group received donated toys for more than 515 local children.

Your help and support can make a difference.  As you begin your holiday shopping, pick up an extra toy, or two for donation.  If you’re not a shopper, perhaps a financial donation would be easier for you and they’d welcome your support and assistance.

Beginning November 16, 2012, their Red Toy Collection Barrels will appear in many local businesses where toy donations can be made.

Tahoe Real Estate Home Winter Preparation Tips

Tahoe Real Estate Winter Preparation TipsOur snow storm in late October was a big reminder that our winter season is right around the corner.  If you haven’t prepared your Tahoe property for winter, now is the time to do it.

So here are ten Tahoe real estate tips to prepare for the upcoming winter season.

1)     Furnace Check-Up.  Now is the time to set-up an appointment for a maintenance check-up.  No time for an appointment?  At least make sure you replace the air filter, or clean it.  Make sure the cold air return is clear of furniture and clean.  Remember to turn your thermostats “on” and set for at least 50 degrees.

2)     Propane Tank Levels.  If your home is heated by propane, check your tank levels and re-fill as necessary.  This is also a good time to make sure there are snow poles in place marking where your tank is located at.

Tahoe Real Estate Winter Preparation Tips - Foundation Vent3)     Foundation Vents. If you remembered to open your foundation vents to air out your craw spaces, now is the time to close them up to prevent pipe freezing later in the season.

4)     Snow Removal Service.  Have you set up your snow removal service for the upcoming 2014-2015 season?  It’s time to get your annual contract.  If you weren’t happy with last years’ snow removal service, now is the time to shop around and line-up someone new.

5)     Snow Shovels.  As you store away the summer seasonal items, now is the time to locate your snow shovels, and re-stock the snow melt.

6)     Outdoor and Indoor Lights.  Check all of your outdoor and indoor lights to make sure they are working.  Replace burned out light bulbs now while access is easy. If lamps are on timers, adjust them so they turn on earlier for the shorter days.

7)     Flashlights.  The winter weather will bring power outages.  Check all flashlights to make sure they are working.   Replace old batteries and place the flashlights where you can easily find them.  If you don’t have a flash light in your car, this is a good time to put one in.

8)     Smoke detectors.  It’s easy to forget to change out the batteries in your smoke detectors, until they start to chirp.  If you know you won’t be in Tahoe for the fall-back time change, replace the batteries in your smoke detectors now and change your timing to when you bring in the deck patio furniture and when you take it out!Tahoe Real Estate Winter Preparation Tips - Carbon Monoxide Alarm

9)     Carbon Monoxide Detectors.  As of July 1, 2011, California state law changed, and all homes should have a carbon monoxide detector on each floor of your home.   If you haven’t installed them, do so now.

10) Vehicle Check.  Make sure you vehicle is ready for winter driving.  It’s time to check your tires, put on your winter (studded tires), replace your windshield wipers, windshield wiper fluid, and antifreeze levels.

Chocolate, Wine, & Roses Festival – North Lake TahoeEach year there are special events you look forward to attending and the annual Chocolate, Wine, and Roses Festival in North Lake Tahoe is one of those events!

This year the 26th annual Chocolate, Wine, and Roses Festival promises to be the biggest and best event ever.  You’ll find a wonderful assortment of gourmet chocolate creations, boutique wine tasting, hearty appetizers, silent and live auctions, wine raffle.  This year’s theme is “One Night in Havana” and everyone is encouraged to dress in either cocktail, or Havana character attire.

The Chocolate Wine, & Roses Festival is more than just a chocolate and wine tasting event, this is also a fund raiser for Project Mana and the Tahoe Safe Alliance non-profit groups.

The Tahoe Safe Alliance provides the following services here in the North Lake Tahoe area:  24-hour Helpline • Mtn. Rose Safe House • Victim Support Services • Violence Prevention and Education • Community Food Distribution • Nutrition Education, just to name a few of the key support services they provide in our community.

Project Mana provides the following services here in the North Lake Tahoe area:  Providing groceries to families and individual in immediate need • Education • Organizes efforts to educate the community about hunger issues • Working towards building a hunger-free community.

Entrance Sign into Dollar PointIf you’re looking for a new construction home in the Dollar Point subdivision, of Tahoe City, California on the North Shore of Lake Tahoe, here is what you should know about how rare new, or newer construction homes are to come by in this neighborhood.

New Construction Homes in Dollar PointThere are approximately 569 lots in this subdivision.  Of those residential lots 39 are lakefront properties and it is estimated that approximately 40% of the Dollar Point homes have some sort of view of Lake Tahoe.  Approximately 4% of the homes in Dollar Point are newer construction homes, and were built from 2000 through 2012 per the Placer County Assessor records.

Dollar Point  Homes for Sale:

Break-down of newer construction homes for the Dollar Point neighborhood:

Dollar Point HOA Pier AreaBuilt in 2012:  0 Homes

Built between 2007 – 2012:  6 Homes

Built between 2000 – 2012:  24 Homes, This means approximately 4% of the homes in Dollar Point were 12 years old, or newer).

Built between 1995 – 2012:  43 Homes, This means approximately 8% of the homes in Dollar Point were 17 years old, or newer.

So what are your chances of buying one of these newer construction homes built in Dollar Point?  Since June 2005 through October 17, 2012, there have been 107 homes sold in the Dollar Point subdivision.  Of those home sales, only 18 sales were identified as being 20 years old, or newer.

Break down on recent sales:

Homes sold built from 2007 – 2012 – 1 Home

Homes sold built from 2000 – 2012 –  6 Homes

Homes sold built from 1992 – 2012 – 18 Homes

This means of the 107 homes sold over the past few years, only 7 were newer construction homes, or 6% of all sales, which means Dollar Point newer construction homes for sale are very limited in supply.

Dollar Point Home Owner Association AreaOf the 18 newer construction homes sales there have been only 2 sales under $1 million.  One home sale was at $878,000 in 2009, and the second sale was at $910,000 this past August 2012.  All other sales for newer construction homes have been between $1.098 million to $5.25 million in Dollar Point.

Dollar Point is one of Tahoe’s more upper-end, luxury neighborhoods in the greater Tahoe City area and newer construction homes carry a significant market premium.  While home prices have declined in the area, the demand for new, or newer construction homes in the area remains strong.

If you’re looking for an updated home in Dollar Point that has a newer construction feel to it, you’ll have a bigger selection to choose from, but the selection of  homes for sale in Dollar Point is always limited.

If you’re in the market for a newer construction home, it’s important to know that your options will be very limited in the Dollar Point neighborhood.
