How to get rid of Hazardous Trash North Lake Tahoe - Truckee | 2019Do you have old cans of paint (latex and/or oil based), stain, or varnish stored in your North Lake Tahoe – Truckee home, condo, or business that you’d like to throw away?

How about old house cleaning supplies, auto fluids like anti-freeze, oil filters, medications, or pesticides?

The other day I was looking for something and I was shocked to see how full our storage has become in our home.

We have cans of old paint that I have no idea what they were used for in our home.

Like many people, I’ve held onto the item because there is just enough in there to not toss it in the garbage.

At some point, you know you just need to purge and get rid of the left-over cleaning products.  You know you shouldn’t just put the items with left-over product in the everyday trash bin, so after a while you’ve accumulated a dozen cleaning containers with just a small amount of product in each one.

How do you get rid of hazardous trash-waste in the North Lake Tahoe – Truckee area, and do it responsibly?  

Our local agencies are making this an easy one for you to get rid of this toxic trash and to do it the right way. 

On the third Saturday of each month the Materials Recovery Facility at 900 Cabin Creek Road (located off Highway 89 S) will take in a number of different types of toxic waste items – for FREE!   

All you have to do is call ahead at 530.583.7800 for an appointment to drop your items off. 

What will they take?

  • Paint  – Don’t want to go to the dump, or be limited to the third Saturday of each month? 
    • Did you know that Mountain Hardware in Truckee will take up to 5 gallons (1 – five gallon container, or 5 one gallon containers) each day (any day they are open) from you for FREE! 

This paint is sorted and if it can be used it is donated.  Otherwise it is dumped into a huge mixer and the paint comes out a gray color that the State of California uses on their buildings and other items that need to be painted.  A cool way to recycle and get rid of old paint!

  • Cleaners
  • Auto Fluids
  • Oil Filters
  • Medications (prescribed, or over-the-counter)
  • Pesticides

  • Transportation Tips: 
    • Keep products in their original sealed containers if possible.
    • Label materials and sort products by type. 
    • Place leaking containers in tightly sealed, labeled plastic containers. 
    • Pack containers upright in cardboard, or plastic containers.
    • Secure in car trunk, or truck bed.

Each month you’ll have the opportunity to clean out the cutter and trash that requires special care and handling in disposing of it in 2019.

  • Sellers | North Lake Tahoe – Truckee Property Owners:  If you’re thinking of selling your Truckee – Lake Tahoe home, condo, or commercial building, you’ll need to get rid of all paint, stain, household cleaning products and other hazardous waste at your property prior to the close of escrow. 

Our local Tahoe-Truckee Area Contract Addendum contract requires the following:

  • Property Condition: In addition to any requirements specified in the Purchase Contract regarding the condition of the Property that Seller is obligated to deliver at Close of Escrow, the Parties further agree that Seller, at Seller’s expense shall remove all paint, stain, household cleaning products and other hazardous waste prior to the Close of Escrow unless otherwise agreed in writing.

This FREE hazardous waste drop-off service is available to Truckee and North Lake Tahoe residents.

How do you get rid of hazardous waste in the Truckee – North Lake Tahoe area if there isn’t a free event?  Call the Tahoe Truckee Sierra Disposal (TTSD) 530-583-7800 for their current rates.  They also take in a number of other items like appliances and mattresses for a special fee, and on some days for free.

Take advantage of this FREE event to get rid of hazardous waste items that you have in your home on the third Saturday of each month this year! 

This is a great way to be green and so something great for your home, condo, or business!

Here is the year-end 2018 review for Tahoe City. The Tahoe City real estate market conditions continue to be strong, and favor Sellers.  

Inventory levels of available condos/townhomes for sale in Tahoe City remain critically low and limited with Buyers having very few buying options most price points.  On January 13, 2019 there were only 8 condos/townho

mes for sale.

Condo/Townhome prices move up in 2018, and followed the over-all North Lake Tahoe – Truckee regional market trend. You can see on the graph below that the over-all Tahoe City price trend for the average median condo sold sales price move up.  

Tahoe City Condo Values | Market Report - Year End 2018

The Tahoe City condo prices were up +10.5% for 2018, with a median average sales price of $430,000 (TSMLS Areas 3-4).

A common question I am often asked by Buyers and Sellers is:

  • “What percentage of the listed price are Sellers getting on their Tahoe property?”

In 2018, Sellers realized 97.3% of the their listed price to the sold average median sales price in the Tahoe City area (MLS Areas 3-4).  

In every day terms this means Sellers are getting close to their full asking price, if they have priced their property correctly.

It also means Tahoe condo Buyers do have a little more wiggle room on price, which is not the case in the single family home market for Tahoe City homes sold that was at 99.5% in 2018.

  • Number of Condos Sold in Tahoe City: 42
  • Median Average Sold Sales Price for Tahoe City: $430,000
  • Average Sold Sales Price in Tahoe City: $3,535,000
  • Sold Price Range in North Lake Tahoe – Truckee:  $222,500 – $3.5+ Million
  • Percent (%) List to Sold Price Ratio:  97.3%
  • Average Days on Market (DOM in MLS):  48 DOM
  • Number of Active and Available Condos for Sale in Tahoe City as of 01-13-2019:  8 (TSMLS Areas 3-4)
  • Pending Condo Sales in Tahoe City as of 01-13-2019: 2
  • Number of Distressed Available Listing – As of 01-13-2019:  Zero  (0) listings:  Zero (0) Court Approval, Zero (0) Short Sale, Zero (0)

     REO|Bank Foreclosures (MLS Areas 3-4)

Other interesting Tahoe City Condo/Townhouse market observations: Days on Market (DOM) dropped significantly from 70 DOM to 48 DOM for 2018. 

By comparison the number of days on the market for condo/townhome sales in 2018 was down -59.6% from the 117 DOM in 2016.

The shorter the marketing time for a home, the stronger the market is for Sellers. 

Inventory – Current inventory levels are critically low.  Again, another sign of the market favoring Sellers.

Reduced Transactions – The number of sold condo/townhouse sales in the greater Tahoe City area decreased 22%. 

This may be our first real signal that market conditions are changing, or it could just be reduced available properties combined with higher pricing.

As a result, I recommend looking at the entire North Lake Tahoe – Truckee Region for larger market trends. North Lake Tahoe – Truckee Home Values | Market Report – Year End 2018

Tahoe Condo/Townhome or Home Buyers should do the following:

  • See new listings as soon as possible.  Tahoe second property Buyers should try to driving up the next day to see the property and not wait until the weekend.
  •  
  • Ready, set, go!  Be prepared to make a buying decision immediately.
  • Work with an experienced local Tahoe Real Estate Agent.  They understand the market conditions, and many Buyer Agents know how the other side will work on their pricing and negotiation tactics. 
  • It’s a small market and local knowledge is very valuable!  
  • If you will need a loan, make sure your lender has approved you.  You will need to move quickly and not having your loan lined up will put you at a disadvantage. 
  • If you are buying a condo or townhome in the area, make sure you are using a local lender. Using a local lender that has recently processed a loan in the complex you want to buy in will do two things for you.  One, you will have the confidence that the lender has already reviewed their HOA docs and previously approved the development, increasing your odds of the same outcome.  Second, Sellers that know you have selected a lender with this experience will give you extra credit for knowing your lender is ready to go on their property.

The Tahoe City real estate market conditions continue to be strong, and favor Sellers.  

Inventory levels of available homes for sale in Tahoe City remain critically low.

The selection of homes Buyers have to choose from is very limited, regardless of the price point. 

On January 13, 2019, there were only 23 home for sale. Here are the current listings: Here are the Tahoe City homes for sale, all price points:

Single family home prices move up significantly in 2018, and part of tha

t increase was because we had a number of record lakefront sales on both the West Shore of Tahoe City, and the North Shore of Tahoe City.  Tahoe City lakefront home sales ranged from $2.8 million to a high of $22+ million on the North Shore of Tahoe City.  On the West Shore of Tahoe City, the sales prices were even more impressive with a low of $4,750,000 to a record cash sale of $40 million. The volume of Tahoe City lakefront home sales also increased from one (1) in 2017 to eleven (11) in 2018, a reflection of just how strong the luxury, high-end Tahoe City market was last year.

 trend for the average median home sold sales price move up.

The Tahoe City single family home prices were up +14.2% for 2018, with a median 

average sales price of $825,000 (TSMLS Areas 3-4).

A common question I am often asked by Buyers and Sellers is:

  • “What percentage of the listed price are Sellers getting on their Tahoe property?”

In 2018, Sellers realized 99.5% of the their listed price to the sold average median sales price in the greater Tahoe City area (MLS Areas 3-4).  

This is higher than the over-all region, which was slightly lower at 98.9%. 

In every day terms, this means Sellers are very close to their full asking price, if they have priced their property correctly.

It also means Tahoe Buyers that want to low-ball, or be really aggressive on their offered price are going to have a hard time in this market.

  • Sold Price Range in Tahoe City:  $425,000 – $40 Million
  • Percent (%) List to Sold Price Ratio:  99.5%
  • Average Days on Market (DOM in MLS):  67 DOM
  • Number of Active and Available Homes for Sale in Tahoe City as of 01-13-2019:  23 (TSMLS Areas 3-4)
  • Pending Home Sales in Tahoe City as of 01-13-2019: 2

    Number of Distressed Available Listing – As of 01-13-2019:  Zero  (0) listings:  Zero (0) Court Approval, Zero (0) Short Sale, Zero (0) REO|Bank Foreclosures (MLS Areas 3-4)

Other interesting Tahoe City single family home market observations:

Tahoe City Home Values | Market Report - Year End 2018

Days on Market (DOM) remained almost unchanged from 2017 to 2018.  For 2018 is the number of days on the market for single family homes is now at 67 days, which is up 1 day from 2017, but is down 26% from the 90 DOM in 2016.

The shorter the marketing time for a home, the stronger the market is for Sellers. 

Inventory – Current inventory levels are critically low.  Again, another sign of the market favoring Sellers.

High Number of Lakefront Home Sales – The high number of lakefront sales in 2018 may have distorted the over-all increase for our non-lakefront home values given that the North Lake Tahoe – Truckee regional single family home prices were up +7.45% for 2018, with a median average sales price of $721,000 (TSMLS Areas 1-9).

North Lake Tahoe - Truckee Condo Values | Market Report - Year End 2018Looking for sold year-end 2018 real estate data for the condo \ townhouse market in the North Lake Tahoe – Truckee area? Here is the year-end 2018 review for the region.  

The North Lake Tahoe – Truckee real estate market conditions continue to improve and favor Sellers. 

You can see that the over-all North Lake Tahoe – Truckee condo/townhome price trend is moving up, which means lower priced condos are harder to find than they were a few years ago.

You will see on the graph below that the North Lake Tahoe – Truckee regional condo/townhome prices are up +7.02% for 2018 when compared to the previous year.  Condos/townhouses closed a median average sales price of $449,500 (MLS Areas 1-9).

Important Reader Note:  As an FYI, past North Lake Tahoe – Truckee real estate market reports that I have produced have been for “All MLS Areas”, this report has been fine-tuned and only covers the MLS Areas 1-9 (immediate North Lake Tahoe – Truckee area), so if you are looking at older reports and comparing numbers you will notice that the numbers are different, and this change in reporting data is why they are not the same.

A common question I am often asked by Buyers and Sellers is:

“What percentage of the listed price are Sellers getting on their Tahoe property?”

For 2018, Sellers realized 97.9% of the listed price to

 the sold average median sales price in the North Lake Tahoe – Truckee area (MLS Areas 1-9).  

In every day terms this means Sellers are still getting close to their full asking price, and Buyers that want to low-ball properties are not being very successful.

North Lake Tahoe - Truckee Condo Values | Market Report - Year End 2018Historically, our available condos/townhomes for sale inventory levels are at their highest levels during our summer months.

It isn’t uncommon to see seasonally low levels at the beginning of the year.

The exception to this over-all decline in inventory is an increase in the number of condos and homes for sale located directly around our popular ski resort areas!  

These winter locations are now in their prime selling season during our coldest months and we often see these areas with their best selection of properties!  

For the entire area we continue to have extremely low condo/townhouse inventory levels, despite the time of year, and that will help to continue to keep prices up for Sellers.

Here are the condos/townhouses for sale in the North Lake Tahoe area, all price points starting with the lowest price first.

In the ski resort areas like Alpine Meadows,  Squaw Valley and Northstar do have more options, here are the condos for sale in the Squaw Valley area:

Other interesting North Lake Tahoe – Truckee condo/townhouse market observations:

Days on Market (DOM) as they continues to drop.  For 2018 the number of days on the market for condo/townhouse is now at 99 days down slightly from 102 DOM in 2017, but is down 15.4% from the 117 DOM in 2016.

The shorter the marketing time for a condo/townhouse, the stronger the market is for Sellers. 

Inventory – Inventory levels are down from the July home levels for the North Lake Tahoe-Truckee region.  Again, another sign of the market favoring Sellers.

Reduced Number of Transactions – Lower inventory levels, and higher prices turned into fewer over sales for the region. 

Over-all transactions dropped by over 19.5% in 2018 over 2017 levels.

Weekly Winter Firework Shows Squaw Valley Saturdays - 2019 It’s a new year, and once again the Village at Squaw Valley will be having a weekly fireworks show!

If you love fireworks, every Saturday evening (January 5 – through March 30, 2019) at approximately 5:30 p.m.  (after the sun has set) weather permitting you’ll get to see the sky above the Village at Squaw Valley light-up in blazing colors!

If you haven’t had the opportunity to see a firework show over our snow-covered mountains, then this needs to be on your must see, to-do list, for this winter season.

The North Lake Tahoe – Truckee area has so many fun free events through-out our different seasons, the addition of a weekly Saturday evening fireworks show at Squaw Valley is just one more reason to make a winter trip up to our area and have some fun!

Weekly Winter Firework Shows Squaw Valley Saturdays - 2019 A couple of tips if you’re headed to one of the outdoor events:

  • Dress Warmly – You’ll want to dress warmly and in layers as you’ll be outside and our evening are cold – brrrrr!
  • Be Early – Parking is always a challenge during our peak ski season, so allow extra time for parking.  You’ll also want time to find a good spot to watch the show in the Village!  Events in our area tend to start on time so make sure you leave early enough so you don’t miss out.
  • Flashlight – Always bring along a small flashlight.  Don’t count on your cell phone flashlight.  At the end of the evening, your phone battery life is often low, or even gone (can you say fireworks pictures and video), so carry a real small flashlight.  It will make it easy to find your way back to the place you are staying, or back to your car at night.

If you want to avoid the crowds and watch the fireworks from your car, find a good spot in the parking lot, or anywhere you can see the ski resort and bring your camping chairs.

In the past we’ve planned ahead and ordered a pizza and salads to go from the Fireside Pizza restaurant.  and made a winter picnic out of our evening!

Yes, you do have to plan ahead, so think about what you’d like to eat, and make sure it is ready at least fifteen minutes before the event starts. 

If you’re in the Village (best place to view the show)  the Plaza Bar will have food and beverages for purchase from 4 – 6:30 p.m.
