Tahoe Donner Fall Festival - Oct 14 2017It’s the 8th Annual Fall Festival in Tahoe Donner!   If you don’t have plans for this weekend, consider driving up to Lake Tahoe and Truckee, California this Saturday, October 14, 2017 and check out this local event!

The leaves are turning color and you know the drive up here in the will be beautiful.

The Tahoe Donner Fall Festival will take place from 11 a.m. to 5 p.m. at the Northwoods Clubhouse.

Admission is free, but depending on what you want to do, the costs will vary depending on the activity, craft, food, or beverage items you may want to purchase.

While Tahoe Donner is a planned master community with some private facilities, this annual Tahoe Donner Fall event is open to the public.

Now is the time to get into the swing of the season with pumpkins, seasonal draft beers, BBQ, or take advantage of one of the fun events.

There is typically something for everyone to enjoy.  Even your four legged fury friends are welcome in Tahoe Donner pool to take a dip.  This is the annual doggie dip (in the pool off-leash, outside of the pool on a leash) as the pool has closed for the season, and this is their chance for a doggie swim before the pool is winterized.

The Tahoe Donner Fall Festival will have arts and crafts vendors so you’ll have fun browsing the booths and checking out the hand-crafted goods and fresh harvest produce.

There will also be a number of activities in addition to the Arts and Crafts Fair, there will be a Beer Garden with seasonal beers, Live Entertainment, Music, Pumpkin Patch, Kid Carnival Area, Games, Contests, and so much more.

Tahoe Donner Fall Festival – Oct 14 2017

  • When:  Saturday, October 14, 2017, Starting at 11 a.m. to 5 p.m.
  • Where:  Tahoe Donner Northwoods Clubhouse, 11509 Northwoods Blvd., Tahoe Donner community in Truckee, CA
  • Parking:  Park at the Northwoods Clubhouse, or park at Trout Creek Recreation Center and taking the free shuttle to Northwoods Clubhouse.   Shuttles will run from 11 a.m. to 5:30 p.m.
  • Cost:  Free Admission – Costs will vary by event, or food/beverage item,  Must be 21+ for the beer garden.
  • 11 a.m. – 5 p.m. Beer Garden and BBQ, Kids carnival, Arts and Crafts Vendors, Doggie Dip Vendors, Bocce Ball Play, and Disc Golf Course open (3 holes)

Tahoe Donner Fall Festival - Oct 14 2017I’ve been to the annual Tahoe Donner Fall Festival in the past and it is a fun combination of carnival and Tahoe activities, Oktoberfest, and some doggie fun, for those that have furry loved ones.

If you haven’t had a chance to check out the Tahoe Donner master planned community, after you’ve had some fall fun, drive the Northwoods Blvd loop and check the area out!

Looking to find out where the Tahoe City Home Values are at for 2017?  Wondering if now is the time to buy, or sell a home or condo in Tahoe City, CA area?

The Tahoe City real estate market conditions continue to change; and prices have moved up for sellers. Tahoe City Home Buyers have fewer choices, and for those looking for a home for sale in Tahoe City under $600,000 will find their options are very limited these days.

As an example of how limited the selection of lower-priced homes are as of 09-05-2017 there were only four (4) homes for sale in the greater Tahoe City area, and one of those properties is a cabin on government leased land.  That leaves only three homes that are available under $600,000 that a Tahoe City home buyer has as an option where they would own the home and land.

Tahoe City single family home prices are down slightly for 2017 when compared to 2016. Since the entire North Shore, West Shore, and greater Tahoe City area is up 11.7%,  This slight decline is most likely because we have not have any Tahoe City lakefront home sales close so far in 2017, which could be impacting the median average sales price.

Historically between the 4th of July through the Labor Day period is when we see our inventory levels balloon and peak for the Tahoe City single family homes sales in our area.  This year, we have not seen those levels move to an over-supply level and this unseasonably low home inventory level will help keep prices up.

At the lower price points Tahoe City home Buyers are often facing multiple offer situations and very few homes options.

The list to price average for the median sales price in Tahoe City has also moved up to 100.1% of the listed sales price, which tells buyers properties are moving quickly and they need to be prepared to make a decision and to make an offer at, or above listed price for newly listed properties.

The days on market (DOM) has also dropped significantly, almost 50%, from 90 DOM at this time last year, to 52 DOM for 2017.

The demand for luxury mountain homes in the Tahoe City community continues to be strong because of the extensive Tahoe lifestyle recreational activities this area offers.

Tahoe City is actually located on both the North Shore and West Shore of Lake Tahoe, which stretches out 3 miles in each direction.  Currently, Tahoe City has a full time population of just over 1,500 people.

Downtown Tahoe City, which is known for its charming Alpine Mountain Village setting, lake views, and small-town friendly atmosphere, is actually located on the North Shore of Lake Tahoe, on Highway 28.

Lake Tahoe Shakespeare Festival – 2017

Lake Tahoe Shakespeare Festival – 2017Summer in Lake Tahoe is a very special time of the year.  We have so many wonderful events for our North Lake Tahoe – Truckee locals, second home owners, and visitors to enjoy.

Seeing one of the outdoor plays at the Lake Tahoe Shakespeare Festival is one of those events that should be on everyone’s summer to-do list!

Over the past few years we’ve had the opportunity to see several of the Lake Tahoe Shakespeare Festival plays.  Each one has been very well done, and has brought us back the next year for more summer fun and enjoyment.

If you aren’t familiar with Lake Tahoe Shakespeare Festival, this is the 45th Anniversary of outdoor Shakespeare plays in the greater Lake Tahoe area.

They originally started in 1973 at the Ehrman Mansion in Sugarpine Point State Park, Tahoma, CA on the West Shore of Lake Tahoe.  In 1976 the Festival moved to Sand Harbor (part of the Nevada State Parks) just south of Incline Village, NV, which is where you’ll see today’s performances.

We have now seen both productions this summer.  The first was earlier in July, William Shakespeare’s Love’s Labour’s Lost.  A tale of men swearing off women for their studies, and the unexpected arrival of a Princess and her entourage who cause comedic trouble for the scholars.

It’s a wonderful play, and the actors give impressive performances.  It was fun to see several of the actors and actresses from previous seasons and plays back in another Lake Tahoe production.  Our area is very fortunate to attract such a gifted and talented group of professionals!

I’ll admit my exposure to Shakespeare has always been very limited to what was presented in English class; however, there is something to be said about being able to watch and experience a play that was originally developed and written over 400 years ago performed right in front of you, in the year 2017!

My point for those of you who are still little unsure on seeing a Shakespeare play, take a chance and see one at the Lake Tahoe Shakespeare Festival.  The setting, and experience are worth trying something new and unfamiliar.

If I haven’t sold you on taking in a Shakespeare play experience, then check out their other production!  This past Sunday evening, we saw The Hound of the Baskervilles production written by Sir Arthur Conan Doyle, adapted by Steven Canny and John Nicholson, and directed by Charles Fee.

This play is non-stop laughter and is the perfect choice for those that have never seen a Lake Tahoe Shakespeare Festival play, or production!

The Hound of the Baskervilles was a very funny story about Sherlock Holmes and his trusted friend, Dr. Watson. The antics they get into are very funny as they solve the murder-mystery involving the Hound of Baskervilles.

Lake Tahoe Shakespeare Festival – 2017This play has an extremely talented cast, and the three actors perform as different characters through-out the evening and each character adds to the laughter and folly of each scene.

We really did laugh non-stop, and the actors were amazing.  Their interaction with the audience from the beginning to the end was outstanding, and in my opinion is what really made this performance so enjoyable!

The director and production staff really knew what they were doing.  After intermission, the actors started off by once again engaging directly with the audience.  It started by reading a “Tweet” which offered a critical review about the first act.

I won’t give it away for those that haven’t seen the play, but the addition of reading the “Tweet” and adding “#Fakespeare” reference was a very clever way to tie the play into today’s current culture.

How they kicked off the second act was zany, crazy, fun, and I thought it was brilliant!  Well done Lake Tahoe Shakespeare Festival!

In addition to the plays, the Festival is also offering special one-time showcase events including dance, music, performances, along with a young Shakespeare program.

Here are the Lake Tahoe Shakespeare Festival – 2017 details:

  • When: July 8, 2017 – August 27, 2017
  • Where: Sand Harbor, Nevada State Parks (less than 6 miles from the junction of Hwy 28 and Hwy 431 in Incline Village)
  • Starting Time: Gates open at 5:30 p.m. Plays start at 7:30 p.m. | Love’s Labour’s Lost and The Hound of the Baskervilles
  • Parking: After 5 p.m. there is no parking fee charged!
  • Food, Beverage, and Bring Your Own Options– Yes, The Lake Tahoe Shakespeare Festival has a full bar, a good selection of food choices along with appetizers and desserts. These extra items are in addition to your ticket price.  You can go on-line and see the current menu.

They also allow you to bring in your own picnic dinner and beverages. The only caveat is your picnic supplies must be able to fit underneath your seat, so forget dragging in a hard-sided cooler if you’re in a seated section.

  • Ticket Cost:  Tickets vary in price from general admission (bring your own beach blanket and low-back beach chair) $15-$27/adult to the premium seating (they provide a very roomy and comfortable chair for you) at $89/ticket.
    • Other ways to see the show are by volunteering. Their volunteers at this event are the best.  So if you’d like to see the plays, becoming a volunteer is one way to get to see some great entertainment and performances without buying a ticket.

For both evenings we had wonderful seats, and our excellent summer weather was perfect for being outside in the evening.  It was just right. Warm enough to not even need a sweater.  I do recommend brings a jacket, or light throw blanket just in case becomes too cool , or windy.

We arrived early enough (make sure to allow extra travel time for road construction, and to find a parking space) for a glass of wine, some cheese and crackers, and then the performance began.  At intermission we let our diets go and splurged on the individual cheesecakes they offer on their food menu.  I had the espresso chocolate cheesecake, and Craig had the lemon version.  We can both highly recommend these intermission treats!

Once the performance was over we gathered our things and headed out to the parking lot.  My suggestion to anyone going is take your time as you leave and remember to bring a small flashlight with  you.  The parking lot doesn’t have any lighting, so having a small flashlight will help you find your way back to your car.

Part of our summer fun does include buying tickets to the Lake Tahoe Shakespeare plays and it’s not too late for you to see a play too!

Should Tahoe Home Buyers get a home warranty?

Should Tahoe Home Buyers get a home warranty?You’ve found the perfect Tahoe Mountain home, condominium, or townhouse and you’re ready to make an offer.  One of the questions your Tahoe REALTOR® will ask you when preparing your purchase contract offer is do you want a Home Warranty for your property?

It’s such a common question that our California Association of REALTORS® (CAR) has included a specific provision in the residential purchase contract that addresses the Home Warranty item:

  • Who pays for the Home Warranty – Buyer, Seller, Split with both paying
  • What company is selected for the Home Warranty Policy
  • Standard or Upgraded Policy
  • Optional Coverage Items that the purchase contract reminds Buyers they can add on: A/C (Air Conditioning), Pool/Spa, or something else like extra refrigerators, well pump, septic, saltwater pool, guest unit, washer/dryer.
  • Buyer waives the purchase of a Home Warranty Plan (This help to remind everyone that a Home Warranty Plan is available for Buyers if they want, or don’t want one.)

Depending on the Home Warranty company the list of what is covered can be extensive.

Should Tahoe Home Buyers get a home warranty?Should Tahoe home Buyers get a home warranty?  In general I would say yes, it’s a good thing for a new home owner in the greater North Lake Tahoe – Truckee area to have for their first year of home ownership.

A reason to not get a Home Warranty is you know you’re going to do extensive remodeling, or know that the life expectancy on the major components are coming to an end, and you are okay with handling everything yourself.

Another reason to not get a Home Warranty is you know you’re going to be in a multiple offer situation and want to make a clean offer without the Home Warranty expense included.  You know you can add that later at your own expense, but you want your offer to standout without this section being filled in.

Here are some more details and information.  Let’s start with some basics.  What is a home warranty and what are the advantages and limitations of a typical policy.

What is a Home Warranty?  A home warranty is a one-year service agreement that covers the repair, or replacement of many major home system components and appliances.

There are typically different levels of coverage offered from a home warranty company, and each will come with a different price tag.  Most companies have two basic categories:

  • Single family home dwellings policies
  • Condominium/Townhouse policies

Depending on the property type there will be different levels of coverage and different options.

Here are some of the types of systems and appliances that a Home Warranty Plan can cover:

  • Air Conditioning (A/C) including ductwork
  • Heating including ductwork
  • Electrical, Plumbing
  • Water Heaters
  • Garbage Disposals
  • Instant Hot/Cold Water Dispensers
  • Central Vacuums
  • Smoke Detectors
  • Doorbells
  • Ceiling Fans.
  • Refrigerators
  • Dishwashers
  • Clothes Dryers
  • Clothes Washers
  • Ranges/Ovens/Cooktops
  • Built-in Microwave Ovens
  • Free-standing Ice Makers
  • Trash Compactors
  • Garage Door openers
  • Built-in Food Processors.
  • Pool/Inground Spa
  • Well Pump
  • Septic System pumping & septic ejector pump
  • Portable above-ground Hot Tubs

*The items covered, or additional items that can be covered will vary by Home Warranty Company.  Larger homes, may require an enhanced policy to cover larger systems.  Check with your REALTOR, or Home Warranty company to make sure you have the right coverage for your specific situation.

The primary benefit to a home, or condo buyer getting a home warranty as part of their real estate purchase is having the comfort in knowing that if a major appliance, or mechanical component that is covered breaks down, you have a service agreement in place that will help you through the repair process.  If repairing isn’t possible, then there will be some financial assistance in replacing the item.

Cost:  There are two parts to the cost of a Home Warranty policy.  There is the Policy Fee and the Trade Service Call Fee.

  • Policy Fee – The initial Policy Fee is paid at closing. If you choose to extend the coverage at the end of the initial term, you will pay for the next year of coverage, so there can be an on-going annual policy fee.  In the North Lake Tahoe – Truckee area an upgraded home, or condo warranty policy will cost less than $1,000.
  • Cost of the Home Warranty – The cost of the Home Warranty plan will be reflective of the policy selected along with the option add-ons.
  • Trade Service Call Fee – If you need to have something repaired, then when you make a request for a service call, you’ll pay a Trade Service Call Fee. Typically the Trade Service Call Fee, which can range from $50 – $125, depending on Home Warranty Company selected.

The reality of home ownership is at some point in time, a breakdown of a system or appliance will happen. The question is when, and how will you handle the cost of that repair?

A Home Warranty plan is an easy way to help manage, or supplement the cost of the repair/replacement, along with knowing that professional help and support can be sent to your home quickly.

Another common question I am often asked is:

What is the difference between a Home Warranty and Home Insurance?

  • Home Warranty is a service agreement on an identified list of covered items for a defined period of time typically one year.
  • Home Insurance is an annual policy that is designed to cover a catastrophe.

Should Tahoe Home Buyers get a home warranty?For example:  Your home has a fire and your built-in microwave is destroyed.  Your home insurance is designed to cover that loss.

The same built-in microwave stops working on a Tuesday night for no apparent reason, if you have a home warranty plan, that service agreement will cover that item, not your home insurance.

Why purchase a Home Warranty during your real estate purchase?  Home Warranty companies offer special pricing if the Home Warranty policy is purchased during the transaction because they know what was working on the property before the policy goes into effect.

Buyer Tip – Pre-Existing Conditions – If you know the refrigerator is not working, and this is noted in the home inspection report, or it is not working when you do your final walk-through prior to closing, Buyer beware, most Home Warranty companies will not cover the repair as it was the sellers/previous owners responsibility to fix the item.

It is important that everything be in working order on the day you close.  Your Home Warranty will not cover items that were broken, or not working before you become the owner. 

How do Home Warranty companies know what was working and what wasn’t?  Home Warranty companies will ask to see a copy of the Home Inspection Report, or a copy of your final-walk through.  Home Warranty companies will want to know what you checked on right before you closed.

Buyer Tip – Read the fine print.  There are limitations on the size/capacity of systems, and what is actually covered.

The cost of access is not covered.

  • For example: A ceiling fan that was located 30’ from the floor in the center of the room. The electrician needed to fix the ceiling fan, and his cost and the fan were covered by the Home Warranty plan, but the cost of the scissor lift (cost to rent and transport – a scissor lift is an alternative to scaffolding, or ladder) were not.  That cost to access the ceiling fan was an additional $400.
  • Another example of access. The shower facets stop working.  Opening up the back of the shower wall, and then repairing the drywall, or going through the tile and then repairing/replacing the tile is not covered. The additional costs to tear the wall apart and then make the necessary repairs are not covered.  Only the actual plumbing repair is covered.

Know the cash-out limits.  If you have a designer appliance, like a Viking range, and it can’t be repaired for whatever reason, the Home Warranty Company will not replace that range with a new Viking range.  They will give you the cash out maximum for that appliance.  Most Home Warranty plans limit appliances to around $3,000, but it will vary depending on the Home Warranty Company.

Buyer Tip – Home Warranty companies have not priced out their plans for the designer appliances.

If you want to learn more about the Home Warranty Company your REALTOR has suggested, go on-line to their website and see what they cover, their exclusion and limitations restrictions.

Not everything in the home/condo is covered.

For example in the North Lake Tahoe – Truckee area gas fireplaces, wood burning stoves, or gas-log stoves are not a covered appliance, even if they are the heat source (heater) for the property.

Buyer Tip – Check the list of Covered Item – if the appliance or system you are concerned about is not on the covered list, it’s not a covered item.  Home Warranty companies are quick to show the list of covered items on their marketing materials.  There is no secondary list of additional items covered.

Buyer Tip – Negotiate and Ask for the Seller to pay for the Home Warranty Policy – In the North Lake Tahoe – Truckee area who pays for the Home Warranty policy is a negotiable item.  In some areas Sellers typically pay, or Buyers typically pay, but in our area it really is a negotiable item, so unless you are in a multiple offer situation, ask the seller to pay for the home warranty.   More often than not, Sellers are willing to pay for a Buyer Home Warranty plan, or split the cost with the Buyer.

Home Warranty plans are a great way to provide a Buyer with some confidence in your home, or condo purchase here in the North Lake Tahoe and Truckee area.  As with all coverage/service plans  there are limits, so know the rules upfront on what is covered and their financial limits on services/replacement costs and you’ll improve your Home Warranty experience.

Real estate is local, so one of the big benefits of choosing a Home Warranty company that is popular and being used by many local real estate agents is they have an extensive and established local network of contractors and service providers that are familiar with the local area and rules/regulations making it possible for them to react quickly when you have a problem and need something fixed right away.
