Why Buy a Second Home in Tahoe Park Tahoe City? Why buy a second home in Tahoe Park Tahoe City is a question I often get from my North Lake Tahoe – Truckee second home buyers that are considering all of the different Tahoe Resort communities as options.

Tahoe Park is a well-known voluntary home owner association.  Membership can be relinquished one time, however, once a property relinquishes its membership it is irrevocable and the lot/property cannot re-join under the current rules as of 06/2017.

Tahoe Park membership involves several neighborhoods on the West Shore of Lake Tahoe and the West Shore of Tahoe City including:  Lake Tahoe Park, Tahoe Park, Tahoe Park Heights, Talmont, and Tahoe Woods.

The Lake Tahoe Park Association (LTPA), also known as “Tahoe Park” is an association for property owners in the one (1) square mile known as Section 13, T-15N R-16E, of the Mount Diablo Base and Meridian.   It is one of the oldest recreational membership associations in the area, established on May 8, 1926!

The lower Tahoe Park area is sometimes referred to as the “Sunnyside area” as these mountain homes and cabins are also close to the Sunnyside Resort (restaurant, bar, and hotel), Fire Sign Café and the West Shore Market.

There are approximately +/- 700 members in the Tahoe Park association.

About 30% of the properties are located a very short distance from the HOA beach/park area.  A number of properties in Talmont, or Tahoe Woods areas have views of Lake Tahoe.

The homes, and condos (there are some mini-condo buildings, mostly 2 units configurations, but there is at least one 4 unit condo building in the association) are a mix of older, classic Tahoe cabins, but there are a number of newer, larger mountain homes.  Depending on what you are looking for, these West Shore of Lake Tahoe neighborhoods have a lot to offer.

Tahoe Park Home Owner Amenities Include:    

  • Beach | Gated, Lake Tahoe beach access for owners. This area has two (2) homeowner piers on it, along with bathrooms, and picnic tables, BBQ’s, and benches.
  • Pier | Two piers are located in the Tahoe Park beach/park area.
  • Buoys | Tahoe Park has a buoy field providing mooring access for owners. See Buoy rules for more information.
  • Bocce Ball | Seasonal – Courts
  • Volleyball Court | Seasonal – Sandy volleyball court.
  • Playground Equipment | Seasonal – Playground equipment is near the kayak storage area.

The Tahoe Park membership neighborhoods are easy to get to on a year-around basis and are less than three (3) miles to downtown Tahoe City.

Home owners will find they are close to the Homewood Ski Resort, along with Alpine Meadows and Squaw Valley Ski resorts.

When Buyers look at the homes for sale in different Tahoe Park membership areas they will find the selection of homes for sale is limited when compared to other neighborhoods.

Tahoe Park is a premiere Lake Tahoe amenity neighborhood and the demand for properties in this area is always high.

While the Tahoe Park homes do command a market premium, the annual Tahoe Park home owner fee is very reasonable for the services offered and provided.

  • For 2017, the annual Tahoe Park HOA fee is only $300/year.  New owners pay a $3,000 transfer fee between Buyers and Sellers upon the transfer of title.

Why buy a second home in Dollar Point Tahoe City?

Dollar Point is a well-known, aspirational single family neighborhood in the greater Tahoe City, North Shore of Lake Tahoe area!

This lake-side neighborhood is very desirable and only has 569 parcels, of which approximately 39 are lakefront properties.

In addition to the Dollar Point subdivision being a relatively small neighborhood, you’ll find wide streets and a number of properties with flat lots and driveways.

About 40% of the properties have some type of view of Lake Tahoe, and the homes in the subdivision are larger in size, but there are a few smaller cabin style homes.

Dollar Point home owners have the option to join and be members in Dollar Point Association (DPA).  The DPA is an optional, voluntary recreational association that is available to property owners located within the Dollar Point subdivision.

Dollar Point Home Owner Amenities Include:     

  • Aquatics | A seasonal pool, with lanes roped off for lap swimming.
  • Beach | Gated sandy Lake Tahoe beach access for owners. This area has the homeowner pier on it, along with bathrooms, and beach chairs/umbrellas (season availability), along with a BBQ area.
  • Pier | A pier located by the Dollar Point sandy beach area. In the past they have had a seasonal pier attendant.
  • Buoys | Dollar Point has a buoy field providing mooring access for owners. See Buoy rules for more information.
  • Bocce Ball | Seasonal – Courts
  • Tennis | Seasonal – Two locations: three (3) courts by the pool area and two (2) courts lakeside by the private beach area.
  • Playground Equipment | Seasonal – Playground equipment is located next to the pool and tennis court area.

Dollar Point is easy to get to on a year-around basis.  It is close to Tahoe City, but it is also close to Kings Beach.

Home owners will find they are also close to Northstar Ski Resort, along with Alpine Meadows and Squaw Valley Ski resorts.

When Buyers look at the homes for sale in Dollar Point they will find the selection of luxury homes is limited when compared to other neighborhoods.  Finding Dollar Point homes for sale under $1 million will also be a challenge.

While Dollar Point is a premiere Lake Tahoe recreational amenity neighborhood.

While Dollar Point is a luxury neighborhood, the annual Dollar Point home owner fee is very reasonable for the services offered and provided.

  • For 2017, the annual Dollar Point HOA fee is $880/year with a $2,550 transfer fee between Buyers and Sellers.   There is a $25,000 buy-in if a property want to join that is located in the subdivision.

Is it Dollar Point, or perhaps Agate Bay, Cedar Flat, or one of the near-by Tahoe City West Shore area resort communities like Tahoe Sierra Estates, or the Lake Tahoe Park area?

As a Tahoe REALTOR® that specializes in working with Truckee – North Lake Tahoe second home Buyers and Sellers, it is not uncommon for my buyers to find themselves asking, which community is best for me.

While there are no wrong choices here, there are some questions you can ask yourself that may help you focus your Tahoe property second home search.

Here is a quick list of items I suggest Tahoe Second home owners consider as they start the process of figuring out which Tahoe resort community will be best for them:

  • Home price | What you are hoping to spend on the property? Include repairs, improvements, and/or upgrades.
  • On-going HOA annual fee requirements – do you have financial restrictions, or a budget you want to keep?
  • Are you prepared for potential assessments?
  • What Tahoe recreational interests are most important to you? Lake Tahoe private beach access, pier access, buoy access, pool, tennis, hiking, biking, skiing (is there a resort you favor over the others), cross-county, golfing, and/or support services like restaurants/shops/professional lessons/child care?
  • Location – North Lake Tahoe versus one of the ski resorts (ski-in/ski-out), or being over in greater Truckee area
  • Large HOA membership, or smaller, more exclusive HOA membership

As my Tahoe Buyers go through the list of questions and create their answers to them, they will find the right direction for their Tahoe property search and the best place to buy.

How to avoid a Tahoe Home Bear Break in

How to avoid a bear break in Lake Tahoe

How to avoid a Tahoe Home Bear Break in It’s exciting to be buying a Tahoe second home in our area, but you’re going to have questions and concerns on our local wildlife, and that includes our bears.

North Lake Tahoe and the greater Truckee area is bear country.  There is no way to skirt around the topic, we live in the mountains and we have wildlife in the area including black bears.  A common question I’m often asked is how to avoid a bear break in Lake Tahoe.

There are things you can do to prevent and reduce your chances of having a bear break in into your Lake Tahoe – Truckee home, or vehicles.

How to avoid a Tahoe Home Bear Break in?  Here are some suggestions from the Bear League website:

  • Do Not feed the bears. Once they know there will be food waiting for them, they will return.  This leads to becoming a nuisance.  Bears are not relocated.  They are trapped and killed.  If the bear trapped is a mother, then not only will the mother be put to death, but her cubs will also die without her.
  • Do Not leave trash, or garbage out. Do not leave it outside overnight unless it is in a “bear-proof” steel container.
  • Do Not leave trash in your garage. Your garage is not a “bear-proof” steel container.
    • On trash day, if you do not have a “bear-proof” steel container, do put your trash out on pick-up day at the beginning of the day, not the night before.
    • Add ammonia, or Pine Sol inside each and every bag to help deter a bear break-in on your trash as it is outside waiting to be picked up on trash day.
  • Do not leave any trash out on your deck(s), or under your home in a crawl space, even for a short period of time. Same goes for small storage sheds, or exterior storage areas that might be attached to your home that only have access from the outside.
  • Do not leave pet food out on the decks. Think twice about bird feeders and their food.  Pet and bird food can attract bears.
  • Do not leave windows open with the scent of freshly baked goods or other recently cooked foods on the counters. Remember, if a bear can smell it, they will want to get to it.
  • Do not leave food/pet food, or ice chests on decks or in vehicles unattended.
    • Home owners often forget, or over-look their cars. Don’t forget to remove food trash wrappers and anything that smells like food from your vehicles. That can include air fresheners – think sweet food/fruit smells.  Opt for pine/antiseptic scented smells.
    • Bears can also smell lotion, shampoo (think fruit and vanilla smells – if you like them, so will the bears), food, gum, toothpaste and anything else that smells like food. If you think they are safe located in your trunk, glove compartment, or other storage areas in your car, think again.  Bears are smart and their sense of smell is extraordinary.  So these items and your car are at risk of bear intrusion, so remember to get those items out.
  • Do clean all trash containers with ammonia, bleach, or Pine Sol – smell elimination products.
  • Do clean the BBQ after each use. Remember to pick-up food that may have fallen on the ground and around the deck eating area.
  • Do remember that it is illegal to feed bears. The fine is $1,000, or 6 months in jail.  You’ll also have to live with knowing that you were responsible for the death of the bear if they have to trap it.  Trapping is not relocation, it is a destroy the animal death sentence.

Ways to deter a bear from checking out your Tahoe second home while you are not here:

  • Remove all food items from your home when you are not in residence. Don’t leave opened cans, packages, or other food-related items in your home.
  • Turn on radios, or use barking dog devices. You may need to use several radios or motion detection barking dog devices at vulnerable windows and door entrances.  Loud sounds do scare off bears, so if they think a dog, or person is inside because of the noise they may just move along to the next empty home.
  • Use your window coverings. Make sure bears cannot see inside.  If you don’t have window blinds, or drapes, put up a bedsheet as a temporary way to prevent a bear from looking inside.
  • Use your window/door shutters. If you have external shutters for your home windows, or doors, use them when you are not in residence.  If you don’t have them, consider installing window/door shutters as an additional line of defense.
  • Use Pine Sol. Owners have been known to leave small bowls of Pine Sol in open glass bowls by each window and door.  In addition, they will pour the solution across door thresholds, and on window sills.
  • Use motion detector lighting and video security. The sudden light coming on can often cause the bear to move along.  If  you combine that with an outside video security system that has audio communication (siren, or shouting at them), you’ll be able to see if the intruder is a bear, and you can use sound to deter them from trying to come into your Tahoe Second home.
  • Use electronic bear mats at door entrances.
  • Use electronic fencing on doors and windows.

I am often asked: what do I do if I run into a bear?  If you have a one-on-one encounter here are some suggestions from the Bear League website:

  • Do not try to feed a bear. It is illegal, and dangerous.  This is when you can cause the bear to accidently hurt you, so do not feed them.
  • Do not run from a face-to-face encounter with a bear. Stand your ground.  Slowly, back-off and away from the animal.  Give the bear room to pass, or walk away from you.
  • Be loud. Make a lot of noise if you confront a bear. At the local hardware stores they have “bear horns” that are canned noise makers.  Buy one to place next to your emergency flashlights that you have by each door entrance.
    • If you know what the sound of the start of a race sounds like, you also know what the sound of a bear horn will sound like. Bear horns are small containers, and will easily fit into a pocket or purse. Many come with a clip that will allow you to attach it onto a belt loop making it easy to take on a hike.

How to avoid a Tahoe Home Bear Break in Things to remember about our black bears:  Our black bears are not all black.  Black bears may appear in color as light as a golden blonde, brown/dark brown, or black, but they are all the American Black Bear in our area.  They can be big, several hundred pounds, or small like a large dog if they are very young.

The American Black Bear is only found in North America.  They can run up to 30 mph (you cannot out run them). They can climb, swim, and are very agile I’ve seen them run along the top of a picket fence.

They have good sight, and a superior sense of smell. They are creatures of habit and once they figure out your home has food for them they will return.

Our black bears are not human aggressive, and they do not want to have an encounter with you.  They do not see you as a snack, or as the main meal, but they do want your food and trash.

Seeing bears on a regular basis is not a common thing in the area, unless you have a bear problem.

Typically we see evidence that bears have been in our neighborhood – a broken in home, trash spread out all over the neighborhood, or bear poop.

They do come out at night, and sleep during the day, but you can see them during the day time.

Bears may, or may not hibernate, it just depending on how severe and cold our winter season is that year.  They can learn, and they do adjust to new environmental conditions, so if they can eat and maintain their routine all year long, they will.

Always practice bear safety and properly deal with your food and trash, at all times, regardless of the season. 

We live in their habit, so it is up to you to make your property as unattractive as possible and to take the steps to bear proof your property when it comes to food and trash.

When Buyers look at the homes for sale in Tahoe Donner they will find that they can buy a larger home, a home with a garage, a newer home, a home with higher-end features, and their selection of Tahoe Donner homes for sale in their price range will be larger than in other resort communities in the area.

Can I fence in my Tahoe Donner Home?

Can I fence in my Tahoe Donner Home? Can I fence in my Tahoe Donner home?  This is a common question I get from my dog owners, or buyers with small children that are looking to buy a second home in the Tahoe Donner community.

When looking at property in the Tahoe Donner area you will notice that you do not see properties that are fenced in.

When you do find a property that has a fenced in area, it will be very small area and  it will have built to meet the Architectural Standards within the development.

  • Fences are allowed, however, there are very strict rules and you must follow the application and approval process.
  • It is not a given that your request to build a fence will be approved.
  • Each application is reviewed on a case-by-case basis.

If you want to build a fence on your Tahoe Donner property here are some of the things you should be aware of:

  • Download the Tahoe Donner Fencing Application. Click here to see the Tahoe Donner Fencing Application.
  • Once you’ve completed your application you will need to schedule an appointment to submit your application, along with your application fee. The Architectural Standards Office (ASO) is available to help you with your application request and to help you through the entire process at 530-587-9407.
  • As part of your application you (the owner) and your contractor must sign the Declaration, Agreements, and Statements page (see Tahoe Donner Fencing Application for more information).
  • If you are a new owner, you’ll also need to show proof of ownership in the form of a recorded grant deed that will need to go with your application.
  • Each application is evaluated on an individual basis.
  • Use – Reason for the fencing will be reviewed.
  • The type, size, location and height of a fence will be reviewed.
  • The location, primary use, and design are of utmost importance since any Owner’s fence may be viewed by their neighbors.
  • The majority of the fence must be transparent so as not to create a visual barrier.
  • Upon approval, the owner will be issued a permit to commence contraction once an approved site inspection has been conducted.
  • Owners are responsible to certify that the fence does not encroach upon any easement, setback, or contiguous property line, and they must conform to the approved plans and specifications
  • A Full-Size Site Plan and Elevation Plan (in black and white) are required for your application submittal.
  • There are many factors that should be taken into consideration:
    • Fence design and Architectural style will be considered. No solid fencing is allowed.
    • Size of the proposed fenced area. It cannot be located within any setback area.
    • No Perimeter fencing of the lot is allowed.
    • Fence height is restricted to six (6) feet, or less.
    • Any wire must be plastic coated and in an approved color. All metal support posts, railing and hardware must match and be in the same approved color.
  • Fencing permits from Tahoe Donner are good for six (6) months.
  • A final inspection must be requested from the owner to complete the application, building and final approval process.

Ask the Tahoe Donner ASC if they have any recommendations on Tahoe fencing contractors that they have worked with in the past.  Given the strict application process, selecting a fence contractor that has experience in the Tahoe Donner community will be very helpful.

If having your North Lake Tahoe – Truckee second home property fenced is important to you, some of our resort planned communities like Tahoe Donner not be the best fit for you given their strict restrictions on fencing.
