Northstar Beerfest and Bluegrass 2017 It’s time to start celebrating the 4th of July, and a great way to start is by checking out the Beerfest and Bluegrass 2017 event at the Village at Northstar today, Saturday, July 1, 2017.

It’s the kick-off to a long  4th of July weekend, or week depending on your plans, so if you’re in the greater North Lake Tahoe area and you like to taste beer and the sounds of Bluegrass music, this is the event for you today at the Village at Northstar starting at 3 p.m.

Northstar does a great job with their events, and we’ve really enjoyed them. Today temperatures will be in the mid 80’s with a lot of sunshine so it will be the perfect day to taste ice cold beers, and kick-back and enjoy some great music.

At last count they planned on having more than twenty-five(25) breweries, along with three great Bluegrass bands!

Here is the schedule of the Northstar Beerfest and Bluegrass 2017  Event Details:

  • When:  July 1, 2017 from 3 p.m. to 7 p.m.
  • Where:  Village at Northstar on the Village Overlook, 100 Northstar Drive, Truckee, CA
  • Cost:  $45 at the door.  Must be 21+years of age to enjoy the sampling of the beers.
  • Included with your ticket:  Commemorative 8 oz 2017 Beerfest & Bluesgrass glass, tasting from the different breweries, and live music.

What a fun way to start the summer holiday weekend!

Don’t forget the free fireworks in Squaw Valley on July 3, or in Kings Beach also on July 3 and the fireworks at Commons Beach in downtown Tahoe City on July 4, 2017.  So much to fun in the North Lake Tahoe – Truckee area this weekend!

As temperatures rise Tahoe Buyers that love to boat, or spend time out on the water with their water toys often ask me are there lakefront homes for sale in Tahoe City with a pier?  The short answer is yes, but your choices are limited!

Our selection of Tahoe City lakefront homes is always limited.  As of June 28, 2017 we had

Not every lakefront home comes with a pier, a shared pier, or even has pier access through a neighborhood home owners association, but we do have lakefront homes for sale in Tahoe City with a pier.  As of June 28, 2017 of the six lakefront homes for sale in Tahoe City

Check out the all North Shore and West Shore lakefront homes that are for currently sale today (real time listings and are not impacted by the date of the post):

Lakefront Homes for Sale in Tahoe City with a PierTahoe City lakefront homes with a private pier, or shared private pier with just one, or two neighboring lakefront owners is highly desirable and those properties will command a market premium.

In the North Lake Tahoe market, appraisers will have to account for the value of a private pier, or shared pier with another lakefront owner (not a home owner association pier) in their analysis in value.

Lake Tahoe Lakefront Homes for Sale with a Pier:

Depending on the appraiser and current market conditions, a private pier, or shared pier with another lakefront property can add anywhere from $500,000 to $1+ million in value to a lakefront property.

Lake Tahoe Lakefront buyers need to know that an existing pier has a tremendous value over the property that does not have one as getting a permit to build a new pier is not only very difficult (see proposed Lake Tahoe Shore Zone Plan on new piers), but also very expensive.

Other factors that determine the value, or desirability of a pier on a Lake Tahoe lakefront property are:

  • Length of the pier
  • Pier construction (steel posts versus wood posts) and current condition
  • Shallow, or deep water Pier. Our deep water piers were still usable after several extreme drought years, versus piers in shallow water that became high and dry.

In addition to a pier adding value to a lakefront property additional waterfront features such as:

  • Does the pier have a boat lift on it, and is that lift a power lift?
  • Weight Capacity of the boat lift
  • Is there a Boat House on the Pier
  • Is the Pier part of a rock crib marina, if so how many boat slips
  • Is there an extra sun deck area, or lakeside deck as part of Pier area?

Martis Camp is considered one of the most exclusive and expensive subdivisions in the greater Truckee and North Lake Tahoe area.

Are there condos in Martis Camp?Home prices in the luxury gated Martis Camp development rival that of the North Lake Tahoe trophy lakefront home properties in our area.

Not everyone wants the responsibility that comes with single family ownership, or they want a more concierge style of living that often comes with condo/townhouse property ownership. So I am often asked “Are there condos in Martis Camp?” and the answer is “no”. 

There are no condominiums, or townhouses in the Martis Camp subdivision.  The only property option for Tahoe Buyers is a single family home in the exclusive Martis Camp area.

If you are a luxury condominium/townhouse buyer in the greater Truckee-North Lake Tahoe area and you are looking for prestige living, along with the elite status that property ownership in Martis Camp can offer you, but you know you want concierge living and support consider the following developments as alternative buying options:

If you like the location of Martis Camp, an alternative is Schaffer’s Mill – Truckee, CA 96161 that offers single family homes and condos/townhome style units.

Tahoe condo / townhouse buyers often ask me are there condos, or townhouse units available for sale in Martis Camp because they are looking for a prestigious golf/ski resort community with access to Lake Tahoe, but they want/need the ease of condo/townhouse ownership.

Depending on what your interests are – golfing, boating, downhill skiing, along with the level of staff and support service needed/wanted, some condominium/townhouse developments may be a better fit over others.

One buying combination some Tahoe condo/townhouse buyers are considering is buying into a condominium development that provides the property and service support level they need, and then buying a Martis Camp vacant lot to create their own individual ownership combination.

Another option when buying into the condo development that best meets their needs is to purchasing a Tahoe Mountain Club membership that gives can give them golfing options, along with the Northstar Ski Resort Club amenities they are looking for.  It’s a way to create a luxury condo lake/golf/ski package that best meets their individual needs.

If you are were hoping to buy a condo in Martis Camp that won’t be an option for you, but there are other ways to create that luxury condo package that can meet your Tahoe ownership needs.

Homewood, California has about five miles of Lake Tahoe shoreline in this community. 

Tahoe condo / townhouse buyers often ask me are there condos, or townhouse units available for sale in Homewood, CA, or are there only single family homes in this area?

This is an easy question to answer for my Tahoe condo buyers.  Yes, there are condos in Homewood CA, but there are only two condominium/townhouse developments.

The two condo developments in Homewood are exclusive, high-end, luxury lakefront developments and there are only sixty-five (65) units between the two condo developments.

The two developments are:

  • Chambers Landing – 6400 West Lake Boulevard, Homewood, CA 96141
    • Forty-three (43) units
    • Price range $1.55 million to $3+million
    • Units range in size from +/-1,600 square feet to just over +/- 3,800 square feet
    • Various floor plans with either 3, or 4 bedrooms
    • Each unit has one car port parking space
    • Lake Views and Garden Views with Filtered Lake Views
    • Each unit has their own buoy
    • Additional recreational amenities: pier, pool, tennis courts
    • Gated Development
  • Fleur du Lac – 4000 West Lake Boulevard, Homewood, CA 96141
    • Twenty-two (22) units
    • Price range $3 million to just under $5 million
    • Units range in size from+/- 3,500 square feet to just over +/-5,500 square feet
    • Various floor plans with at least 3 bedrooms to the largest with 5 bedrooms. Depending on the seller, the bonus den room may be part of the bedroom count, but at a minimum 3 bedrooms plus a den that can be a 4th
    • Each unit has a 2 car garage
    • Lake Views and Garden Views with some Filtered Lake Views
    • Each unit has an assigned boat slip that can accommodate up to a 30 foot boat
    • Additional recreational amenities: Yacht Club, Boat House, swimming pool, tennis courts, playground equipment, lakeside Bocce Ball Court
    • Gated Development with on-site staff.

Are there condos in Homewood CA?Chambers Landing is a historical landmark area and has been a resort area since the late 1800’s.  The Chambers Landing pier and bar are a popular landing spot open to the public and known for their “Chambers Punch”, a frozen adult drink that is a summer favorite – yum!

Currently there are no units for sale in Chambers Landing, so if you are interested in this development you need to be working with a local Tahoe REALTOR® and have them put you on the email real-time listing alert system so the next time a unit comes on the market you’ll be notified right away.

Fleur du Lac is also a well-known historical landmark as this was the summer estate of industrialist Henry J. Kaiser.  It is also where the film Godfather II was filmed.   This white-glove concierge condo development is one of the most prestigious locations in the North Lake Tahoe and the availability to buy into this complex can be very difficult.  Currently there are three (3) units for sale in Fleur du Lac ranging in price $3.1 million – $4.65 million.

This is an easy question to answer for my Tahoe condo buyers is yes!

Here is are the condos that are currently for sale in Carnelian Bay:

Yes, there are condos / townhouses in Carnelian Bay, but there is only one condominium development in this community.  That development is Carnelian Woods and it is located right off the downtown area of Carnelian Bay.

Currently there are several units for sale in Carnelian Woods ranging in price from just under $300,000 for a one bedroom unit to $450,000 for a two bedroom unit plus loft.

Carnelian Woods is a townhouse style development, and each unit only shares a wall(s) with the unit next door, no other owners above, or below you.  In these multi-level units, you occupy all of your floors up and down.

Are there condos in Carnelian Bay?Carnelian Woods is very close to the public beaches that are dog friendly in downtown Carnelian Bay, along with being close to the Northstar Ski Resort, or Alpine Meadows and Squaw Valley.

Carnelian Woods is one of the larger townhouse developments in the area covering over 70 acres, built in the 1970’s with over 100 units.  Carnelian Woods offers many home owner recreational amenities

Carnelian Woods offers a variety of floor plans with one, two, three, and four bedroom layouts. Almost all of the units have a forest view, but some have a forest view and views of Lake Tahoe.

There are a number of recreational amenities at Carnelian Woods, which includes:

  • Heated Seasonal Olympic Sized Pool (Seasonal Use)
  • Outdoor Hot Tub/Spa (Year Around Use)
  • Three (3) Tennis Courts
  • Bocce Ball Court
  • Club House for Owners

If you’re looking to buy a condo or townhouse in the Carnelian Bay community your only option will be the Carnelian Woods townhouse development/
