Homewood Fine Arts Crafts Fair Aug 12-14 2016

It’s a busy weekend here in the North Lake Tahoe area and the return of the Homewood Fine Arts Crafts Fair Aug 12-14 2016 is here.

If you’ll be up here in the greater Homewood area for the Wooden Boat Show this weekend, don’t forget to check out the Fine Arts and Crafts Fair on the West Shore of Lake Tahoe this weekend.

You’ll find unique crafts, art, and jewelry at the Pacific Fine Arts and Crafts festival this weekend, August 12-14, 2016 at the Homewood Ski Resort parking lot.

I know there are a lot of fun things to do in our area as we move towards the end of our beautiful summer season, but if you like to shop, or just want a little me time, this smaller fine arts and crafts event in a nice way to spend an hour.

I know you’ll enjoy going from booth to booth looking for that special piece of art, pottery, jewelry, trinket, or unique item that will remind you of your Lake Tahoe summer 2016 trip.

This is always a great opportunity to talk one-on-one with many of the artists that made the creation and learn the story, or inspiration for the piece.

You’ll find jewelry, paintings, pottery, glassware, clothing, and so much more. You’ll discover some amazing treasures here in Lake Tahoe. Located at the Homewood Ski Resort, 5441, West Lake Blvd., Homewood, California, you’ll want to stop and see all of the items for sale.

The Fine Arts and Crafts Fair in Homewood is free to the public.

Buyers looking for a Lahontan Home for Sale under $2 million are going to find they are in a Hot Market (okay hotter than it has been in recent years).

Market conditions have improved and if you are looking for a Lahontan golf course home under $2 million you are not alone with 58% of all sales in 2016 in this hot price point range!

Home prices are always a factor in our North Lake Tahoe – Truckee, California market, but if you’re looking to buy a home under $2 million in the Lahontan gated golf course community, be prepared for some serious buyer competition!

Now that 2016 is more than half-way done, our local Lahontan inventory is near its seasonal annual volume inventory peak, so if you’re a buyer looking to get into this market under $2 million, this is one of our best selections, so if the summer heat has put your Tahoe home search on hold, now is the time to look again at what is on the market.

Lahontan Homes for Sale under $2 Million – Hot Market! | Buyer Tips

1) Select a Tahoe REALTOR® to work with in your property search. Local real estate agents know the market and can share with you their local insights, and give you property feed-back that you cannot get from just looking at listings on-line.

Tahoe Buyer Tip – Get your own agent – your own advocate and representative. Everyone should have their own agent and it should be someone that can be candid about all properties, the good, bad, and ugly with no direct relationship to the sellers. Buyers’ agents are paid out of the seller side of proceeds, so there is no additional fee to have your own agent.

2) Get automatic property alerts. Have your local Tahoe REALTOR® set you up to receive property alerts from a real-time system. Receiving Lahontan Homes for Sale under $2 Million property alerts in real time is a must!

Tahoe Buyer Tip – Not all email property alert systems are the same. Be sure to be on a property alert system that updates in real-time and through-out the day. Most only update once a day, so avoid those systems. Their data can be dated and in a hot market, getting information right away is the key to not missing an opportunity.

3) Get your Loan Pre-Approved – If you know you’ll need a loan to buy your second home here in the Lahontan – North Lake Tahoe area, do your homework now. By being prepared, you’ll be in a position to write an offer quickly, which is key in a hot market where 42% of Lahontan homes under $2 million in price were in escrow with an accepted offer in less than 60 days.

4) Be prepared to see a property right away. If you see a new listing you like, don’t wait. Call you agent and figure out a way to see it right away, which may be a very last minute trip up to Tahoe.

Tahoe Buyer Tip: In a multiple offer situation the buyer that has already seen the property will have an advantage over the buyer who has written an offer on the property without seeing it first.

5) Be prepared to pay the listed price. Lahontan homes listed for sale have sold at a 95% of their listed asking prices so far in 2016. The old rule of the newer the listing, the closer to that listed price still holds, so mentally be prepared to pay the asking price if it is new listing, but know that there has been room to negotiate on price if the property hangs on the market.

6) Looking for a deal? If you’re looking for a deal in the market priced under $2 million take a hard look at properties that need work, or are dated in style. Most second home buyers don’t want to deal with a home that needs TLC, or has older features so that means lower buyer competition for those homes and it puts you in a position to make a deal.

Tahoe Buyer Tip: In a hot market, when a property has been on the market for a while, chances are it needs some work, dated, or has some negative features (like being located in a busy road) that most buyers will pass on. It’s your chance to make a deal, but be prepared to be realistic on how much it may cost to do the work in our area. If you’re someone who can take their time on fixing a place up, there are still deals to be found. Ask you agent about the pros and cons on any property you are considering buying!

Art Wine and Music Festival – July 9-10 2016

If you haven’t spent much time in the Lake Tahoe – Truckee area you may not know that our summer season is loaded with festivals, fairs, and fun events.

This weekend is the Annual Art, Wine, and Music Festival at the Village at Squaw Valley this Saturday, July 9, 2016 and Sunday, July 10, 2016.

This is a great way to spend a summer afternoon looking at arts and crafts, tasting different wines, along with just sitting back and enjoying music outdoors in one of the most beautiful mountain settings around, then this is the event for you.

You’ll have two different days to check this great event out, or be there both days at the Village at Squaw Valley! This year the event will start at 11 a.m., with wine tasting beginning at 2 p.m. to 5 p.m.

The cost for the donation to the Achieve Tahoe group, whose mission is to provide affordable physical and recreational activities that build confidence and health was not published, but in the past the fee has been around $25-$30 per person, so check with the event organizers for the current cost. It’s a great way to support a wonderful group and make a fun day out of the donation!

Our weather is perfect for tonight’s 42nd Annual Wine Tasting Soroptimist Truckee Donner June 4 2016 fund rasing event!

It’s summer in Lake Tahoe – Truckee and it’s time to celebrate and take in some of our great local charity events!

If you love to taste wine, beer, or consider yourself a foodie, and enjoy the thrill of a great silent auction, then the 42nd Annual Wine Tasting Soroptimist Truckee Donner June 4 2016 event today, Saturday, June 4, 2016 starting at 5 p.m. at the Coyote Moon Golf Course is the one for you!

You’ll get to taste some great wines, beer, and appetizers prepared by local area restaurants and caterers at this years fund raising event presented by the Soroptimist International of Truckee Donner.

This event has something to please just about everyone! The combination of wine and beer tasting, along with great food, live music and live and silent auction is a fun way to kick-off your Tahoe summer season.

This annual event is always a sell-out and will be held at the Coyote Moon Golf Course, which is right before the entrance to Tahoe Donner community in Truckee, CA on Saturday, June 4, 2016 from 5 p.m. to 7:30 p.m.

The Soroptimist International of Truckee Donner will offer goods and services for auction worth thousands of dollars. Bring your credit cards and check book so you’ll be prepared when it comes time to bid on some wonderful trips, golf and dinning packages, home maintenance, clothing, jewelry, accessories, art, and many other fantastic items.

If you’re not familiar with what the Soroptimist group is, and what they do and their goals for the community: the Soroptimist group is an international volunteer organization for business and professional women, who work to improve the lives of women and girls in local communities and throughout the world.

The Soroptimist organization of Truckee Donner relies on charitable contributions to fund their local Truckee, California programs, which include: local high school scholarships, youth education, women and senior programs.
