Why Buy a Second Home in Dollar Point Tahoe City?Why buy a second home in Dollar Point Tahoe City is a question I often get from my Truckee – North Lake Tahoe second home buyers that are considering all of the different Tahoe Resort communities as options.

Why buy a second home in Dollar Point Tahoe City?

Answer: Location | Amenities | Lifestyle

Dollar Point is a well-known, aspirational single family neighborhood in the greater Tahoe City, North Shore of Lake Tahoe area!

This lake-side neighborhood is very desirable and only has 569 parcels, of which approximately 39 are lakefront properties.

In addition to the Dollar Point subdivision being a relatively small neighborhood, you’ll find wide streets and a number of properties with flat lots and driveways.

About 40% of the properties have some type of view of Lake Tahoe, and the homes in the subdivision are larger in size, but there are a few smaller cabin style homes.

Dollar Point home owners have the option to join and be members in Dollar Point Association (DPA).  The DPA is an optional, voluntary recreational association that is available to property owners located within the Dollar Point subdivision.

Dollar Point Home Owner Amenities Include:     

  • Aquatics | A seasonal pool, with lanes roped off for lap swimming.
  • Beach | Gated sandy Lake Tahoe beach access for owners. This area has the homeowner pier on it, along with bathrooms, and beach chairs/umbrellas (season availability), along with a BBQ area.
  • Pier | A pier located by the Dollar Point sandy beach area. In the past they have had a seasonal pier attendant.
  • Buoys | Dollar Point has a buoy field providing mooring access for owners. See Buoy rules for more information.
  • Bocce Ball | Seasonal – Courts
  • Tennis | Seasonal – Two locations: three (3) courts by the pool area and two (2) courts lakeside by the private beach area.
  • Playground Equipment | Seasonal – Playground equipment is located next to the pool and tennis court area.

Dollar Point is easy to get to on a year-around basis.  It is close to Tahoe City, but it is also close to Kings Beach.

Home owners will find they are also close to Northstar Ski Resort, along with Alpine Meadows and Squaw Valley Ski resorts.

When Buyers look at the homes for sale in Dollar Point they will find the selection of luxury homes is limited when compared to other neighborhoods.  Finding Dollar Point homes for sale under $1 million will also be a challenge.

While Dollar Point is a premiere Lake Tahoe recreational amenity neighborhood.

While Dollar Point is a luxury neighborhood, the annual Dollar Point home owner fee is very reasonable for the services offered and provided.

  • For 2017, the annual Dollar Point HOA fee is $880/year with a $2,550 transfer fee between Buyers and Sellers.   There is a $25,000 buy-in if a property want to join that is located in the subdivision.

Most of my Tahoe Second home owners know where they want to buy and can easily select the North Lake Tahoe area they want to focus on, but sometimes they want options and alternatives.

Sometimes it can be over-whelming when it comes to deciding on which North Shore of Lake Tahoe resort community is going to be the best one for you.

Is it Dollar Point, or perhaps Agate Bay, Cedar Flat, or one of the near-by Tahoe City West Shore area resort communities like Tahoe Sierra Estates, or the Lake Tahoe Park area?

As a Tahoe REALTOR® that specializes in working with Truckee – North Lake Tahoe second home Buyers and Sellers, it is not uncommon for my buyers to find themselves asking, which community is best for me.

While there are no wrong choices here, there are some questions you can ask yourself that may help you focus your Tahoe property second home search.

Here is a quick list of items I suggest Tahoe Second home owners consider as they start the process of figuring out which Tahoe resort community will be best for them:

  • Home price | What you are hoping to spend on the property? Include repairs, improvements, and/or upgrades.
  • On-going HOA annual fee requirements – do you have financial restrictions, or a budget you want to keep?
  • Are you prepared for potential assessments?
  • What Tahoe recreational interests are most important to you? Lake Tahoe private beach access, pier access, buoy access, pool, tennis, hiking, biking, skiing (is there a resort you favor over the others), cross-county, golfing, and/or support services like restaurants/shops/professional lessons/child care?
  • Location – North Lake Tahoe versus one of the ski resorts (ski-in/ski-out), or being over in greater Truckee area
  • Large HOA membership, or smaller, more exclusive HOA membership

The demand for mountain homes and cabins in the Dollar Point area continues to be strong because of the wonderful private neighborhood optional home owners association that offers owners in the Dollar Point subdivision access to a seasonal pool, lake-side tennis courts, a great beach area that has a private pier, and owners have access to a buoy rental program, just to name a few recreational amenities owners can enjoy in Dollar Point.

The Dollar Point neighborhood is part of the Tahoe City community, which is located the North Shore of Lake Tahoe, approximately three (3) miles east of the “Y” in downtown Tahoe City.

The Dollar Point neighborhood has nice wide streets and it is easy to get to on a year-around basis.  The Dollar Point neighborhood is close to biking and hiking trails, along with being close to paved bike and walking path that will take you right into Tahoe City!

Homes for sale in Dollar Point, Tahoe City, CA 96145 The Dollar Point neighborhood of Tahoe City is located approximately three (3) miles east of the “Y” in downtown Tahoe City on the North Shore of Lake Tahoe, California.

The Dollar Point neighborhood is a residential lakeside neighborhood location and is between downtown Tahoe City and the commercial area of Carnelian Bay and typically commands a market premium for the location and Dollar Point home owner recreational amenities.

The Dollar Point neighborhood of Tahoe City, California has a few, smaller, older Tahoe cabins, but the neighborhood is mostly a mix of larger mountain homes and newer luxury properties.

Entrance Sign into Dollar PointIf you’re looking for a new construction home in the Dollar Point subdivision, of Tahoe City, California on the North Shore of Lake Tahoe, here is what you should know about how rare new, or newer construction homes are to come by in this neighborhood.

New Construction Homes in Dollar PointThere are approximately 569 lots in this subdivision.  Of those residential lots 39 are lakefront properties and it is estimated that approximately 40% of the Dollar Point homes have some sort of view of Lake Tahoe.  Approximately 4% of the homes in Dollar Point are newer construction homes, and were built from 2000 through 2012 per the Placer County Assessor records.

Dollar Point  Homes for Sale:

Break-down of newer construction homes for the Dollar Point neighborhood:

Dollar Point HOA Pier AreaBuilt in 2012:  0 Homes

Built between 2007 – 2012:  6 Homes

Built between 2000 – 2012:  24 Homes, This means approximately 4% of the homes in Dollar Point were 12 years old, or newer).

Built between 1995 – 2012:  43 Homes, This means approximately 8% of the homes in Dollar Point were 17 years old, or newer.

So what are your chances of buying one of these newer construction homes built in Dollar Point?  Since June 2005 through October 17, 2012, there have been 107 homes sold in the Dollar Point subdivision.  Of those home sales, only 18 sales were identified as being 20 years old, or newer.

Break down on recent sales:

Homes sold built from 2007 – 2012 – 1 Home

Homes sold built from 2000 – 2012 –  6 Homes

Homes sold built from 1992 – 2012 – 18 Homes

This means of the 107 homes sold over the past few years, only 7 were newer construction homes, or 6% of all sales, which means Dollar Point newer construction homes for sale are very limited in supply.

Dollar Point Home Owner Association AreaOf the 18 newer construction homes sales there have been only 2 sales under $1 million.  One home sale was at $878,000 in 2009, and the second sale was at $910,000 this past August 2012.  All other sales for newer construction homes have been between $1.098 million to $5.25 million in Dollar Point.

Dollar Point is one of Tahoe’s more upper-end, luxury neighborhoods in the greater Tahoe City area and newer construction homes carry a significant market premium.  While home prices have declined in the area, the demand for new, or newer construction homes in the area remains strong.

If you’re looking for an updated home in Dollar Point that has a newer construction feel to it, you’ll have a bigger selection to choose from, but the selection of  homes for sale in Dollar Point is always limited.

If you’re in the market for a newer construction home, it’s important to know that your options will be very limited in the Dollar Point neighborhood.

The Dollar Point neighborhood of Tahoe City is located approximately three (3) miles east of downtown Tahoe City on the North Shore of Lake Tahoe, California.  The Dollar Point neighborhood is a premium residential lakeside neighborhood location and is between downtown Tahoe City and the commercial area of Carnelian Bay.

Dollar Point Homes for Sale:

The Dollar Point neighborhood of Tahoe City, California has a few, smaller, older Tahoe cabins, but the neighborhood is mostly a mix of larger mountain homes and newer luxury properties. Dollar Point has approximately 569 parcels, of which, 39 are lakefront properties, and roughly 40% of the homes in this subdivision have some sort of view of Lake Tahoe, making this a highly desirable area in North Lake Tahoe.

Dollar Point homes for sale are very desirable because of their close proximity to Lake Tahoe recreational activities such as boating, hiking, biking, tennis, golf, skiing, shopping, and restaurants. 

Dollar Point Association Pool EntranceThe Dollar Point area is known for its easy year-around access, the larger lot sizes, and the nice wide streets.  It’s an easy neighborhood to get to on a year-around basis, and vacation rentals in the area are always in demand.  

Dollar Pool HOA AreaOne of the features that most Dollar Point homes for sale have is the Dollar Point Association (DPA) membership.  The DPA is an optional home owners’ association and their amenities include a seasonal swimming pool, tennis courts, gated private beach area, shared pier, and buoy rental option for members.  Dollar Point real estate is very popular with second home owners.

Currently there are eleven (11) Dollar Point homes for sale ranging in price from $550,000 to $2.3 million.  In 2011, there were eight (8) Dollar Point homes sold with an average median home sales price of $657,000.  The lowest Dollar Point home sold was $519,000 and the highest was a lakefront property at $3,040,050.
