Traffic Delays between Homewood and Tahoma, West Lake Tahoe, CA

Traffic Delays between Homewood and Tahoma, West Lake Tahoe, CABeginning April 1, 2013, road construction will begin again on the West Shore of Lake Tahoe between Homewood and Tahoma, California.

There is a local Tahoe joke about only having two seasons:  winter and orange cone.  Okay, it’s a little funny to only have winter and road construction as your two seasons, but the reality is, road construction is never fun, so expect traffic delays on the West Shore of Lake Tahoe between Homewood and Tahoma this spring, summer and fall 2013.

This Tahoe road construction work is a multi-year project that began last summer and will not be completed until 2016.  Southwest Gas has begun putting in a new natural gas pipe line, along with the California Department of Transportations’ installation of a new storm water system along Highway 89 South.

This year’s work will begin April 1, and end in November 2013, so you’ll have road construction along the West Shore of Lake Tahoe for the rest of the year.

Traffic Delays between Homewood and Tahoma, West Lake Tahoe, CAIf you’ll be traveling along the West Shore of Lake Tahoe (West Lake Tahoe), expect up to 20 minute delays in each direction Monday – Thursday 7 a.m. – 7 p.m. between the Homewood to Tahoma, California area on Highway 89 South.

Traffic will be restricted to single lane passage at different points, and once that traffic backs up, you can expect traffic to be bunched up in intervals as it moves along the West Shore.

What that means to you even if you are not traveling along the West Shore is that you’ll hit heavy traffic at the “Y” in Tahoe City as those large groups of cars travel together causing additional delays in other areas that don’t have road construction.  It’s the domino effect here at work in our Tahoe area, which means you’ll have heavy traffic at times along the Truckee River corridor and along the North Shore.

If you’ll be traveling in the Tahoe area add extra travel time to get to your destination.   You’ll save yourself a lot of frustration and reduce the stress of the delays.  Be safe everyone!

Homewood Homes for Sale Market Report – Year End 2012

It’s that time of year to review how the Homewood, California real estate market has performed.  Here is the Homewood, California homes for sale Year End 2012 Market Report.

Homewood Homes Sold Market Report – Year End 2012:

Sold Sales: Homewood had 34 single family homes sold in 2012, which is a 10% increase in volume over 2011 levels.

The Homewood single family home sales price remained flat with an average median homes sales price of $495,000. The median average days on market was 114 DOM.

 

Cash Sale Transactions: The number of cash sale transactions for the Homewood area decreased to 26%, which is well below the Tahoe- Truckee Regional average of 34%, or 1 out of every 4 home sold in Homewood area was a cash buyer.

Absorption Rate: The current absorption rate is at 9 months, which indicates a Buyers’ market as of 01/15/2013.

Distress Sales:Distress sellers (bank foreclosures- real estate owned (REO’s) and short sales) has declined and dropped to 9% of all homes sold in 2012, which is a 53% improvement over 2011.
distressed levels.

Active Homes for Sale: There were 9 Active– available homes for sale in the Homewood area as of 01/15/2013. They ranged in price from $299,000 to $6.995 million, with an average median asking sales price of $1,250,000.

Of the 9 homes offered for none (Zero – 0) short sales, no (Zero – 0) REO (Bank Foreclosure) listings, but 1 listing is a court approval sale or only 11% of the current listings are distressed, which is a clear sign that the market is stabilizing.

Pending Home Sales: There are three (3) pending home sales in the Homewood area and they range from $309,950 to $550,000. There is one (1) is a short sale, and no (Zero -0) REO/Bank Foreclosures.

Traffic Delays in Homewood, CaliforniaThe locals in Tahoe have a running joke – we have two seasons:  winter and orange cone.  Okay, it’s not that funny, road construction never is, so expect traffic delays in Homewood, California this year. 

       

I don’t care where you live, the sight of the orange safety cones moving two lanes of traffic into one, is never a good sign. Even here in Tahoe the orange cones mean traffic delays, slow going, and it puts the level of driver frustration right up there with the hot summer temperatures.

 

I know it needs to be done.  Our Tahoe roads take a real beating in the winter months with our snow removal, tire chains, and studded snow tires.  It’s just hard to sit in traffic crawling alone at the pace of a snail while our beautiful Tahoe summer day slips by – ugh!

The actual work begins just past Fleur du Lac in the Tahoe Pines neighborhood of Homewood, California, so be prepared for delays.  I have heard that this project is multi-year, and while they will stop the construction work in October, it will return again next year.

Expect additional road construction delays between Tahoe City and Truckee, California on Highway 89 South.  They have begun the repaving process along this thirteen (13) mile stretch of road.  You can expect up to 20 minute delays in each direction as the road work is done.  This project is due to be completed by late fall 2012.

You may not know that almost all of the neighborhoods in the Homewood area have a local homeowners association giving property owners access to a beach area.  Some HOA groups also offer access to a shared pier, buoy rental options, pool, and tennis courts depending on the association.  Having an HOA association adds value to a Lake Tahoe property and the more amenities the HOA offers the larger the market premium for that location and property.

Homewood, California 96141 Homes for Sale – Sold Single Family Homes West Shore, Lake Tahoe, California:

In the Homewood area, mountain home and cabin prices are down – 1% for 2012, with the average median sales price at $490,000.  Since 2007, Homewood homes for sale have dropped in value -44%.  While home prices are down slightly for 2012, Homewood homes for sale saw a price gain of +9% over 2010.  This turn-around in the current price trend can be seen in the follow chart.

Cash sale transactions for Homewood homes for sale have dropped in 2012, but in 2011 was running close to Tahoe-Truckee regional average of 34%, indicating cash buyers are still finding value in our area and buyers needing financing are finding it more available.

The current absorption rate for the Homewood area homes for sale is at 7.75 months.  Anything above 7 months is considered a Buyers’ Market.  This market is very close to becoming a Balanced Market, which is the first step to turning a community around and providing some price stability for the homes for sale in the Homewood, CA.

Distress sales (bank foreclosures – real estate owned (REO’s) and short sales) accounted for 20% of all Homewood homes for sale, which is well below distress rate of other nearby neighborhoods. That means the Homewood area is in a position to recovery quicker as the entire region moves back to a more traditional market.
