Are there condos in Homewood CA?

Homewood, California has about five miles of Lake Tahoe shoreline in this community. 

Tahoe condo / townhouse buyers often ask me are there condos, or townhouse units available for sale in Homewood, CA, or are there only single family homes in this area?

This is an easy question to answer for my Tahoe condo buyers.  Yes, there are condos in Homewood CA, but there are only two condominium/townhouse developments.

The two condo developments in Homewood are exclusive, high-end, luxury lakefront developments and there are only sixty-five (65) units between the two condo developments.

The two developments are:

  • Chambers Landing – 6400 West Lake Boulevard, Homewood, CA 96141
    • Forty-three (43) units
    • Price range $1.55 million to $3+million
    • Units range in size from +/-1,600 square feet to just over +/- 3,800 square feet
    • Various floor plans with either 3, or 4 bedrooms
    • Each unit has one car port parking space
    • Lake Views and Garden Views with Filtered Lake Views
    • Each unit has their own buoy
    • Additional recreational amenities: pier, pool, tennis courts
    • Gated Development
  • Fleur du Lac – 4000 West Lake Boulevard, Homewood, CA 96141
    • Twenty-two (22) units
    • Price range $3 million to just under $5 million
    • Units range in size from+/- 3,500 square feet to just over +/-5,500 square feet
    • Various floor plans with at least 3 bedrooms to the largest with 5 bedrooms. Depending on the seller, the bonus den room may be part of the bedroom count, but at a minimum 3 bedrooms plus a den that can be a 4th
    • Each unit has a 2 car garage
    • Lake Views and Garden Views with some Filtered Lake Views
    • Each unit has an assigned boat slip that can accommodate up to a 30 foot boat
    • Additional recreational amenities: Yacht Club, Boat House, swimming pool, tennis courts, playground equipment, lakeside Bocce Ball Court
    • Gated Development with on-site staff.

Are there condos in Homewood CA?Chambers Landing is a historical landmark area and has been a resort area since the late 1800’s.  The Chambers Landing pier and bar are a popular landing spot open to the public and known for their “Chambers Punch”, a frozen adult drink that is a summer favorite – yum!

Currently there are no units for sale in Chambers Landing, so if you are interested in this development you need to be working with a local Tahoe REALTOR® and have them put you on the email real-time listing alert system so the next time a unit comes on the market you’ll be notified right away.

Fleur du Lac is also a well-known historical landmark as this was the summer estate of industrialist Henry J. Kaiser.  It is also where the film Godfather II was filmed.   This white-glove concierge condo development is one of the most prestigious locations in the North Lake Tahoe and the availability to buy into this complex can be very difficult.  Currently there are three (3) units for sale in Fleur du Lac ranging in price $3.1 million – $4.65 million.

Homewood, CA 96143 Current Real Estate Market Trends November 2013Here are some current real estate market trends and data for the Homewood, California 96141 area for November 2013.  This is my local view of what the Homewood housing market is really doing.

Limited inventory in the Homewood area continues to provide higher pricing support for home sales.  The Homewood area is becoming harder to get into with the starting price at just under $500,000, making it one of the more expensive communities on the West Lake Tahoe real estate market to get into with a current home price range of $497,500 to just over $3 million (as of 11/06/2013).

The high-end luxury market has been stronger with good Homewood lakefront sales.  So far there have been two completed sales with an average median sales price of $3.275 million and three more pending lakefront sales with an average median listed price of $3,150,000.

The entire West Lake Tahoe area has improved and as we move into our winter season serious Homewood home buyers may find the selection of mountain homes and cabins for sale very limiting, which may turn out to be a great opportunity for Homewood sellers who decide to put their properties on the market this winter and take advantage of lack of inventory.

Homewood Homes for Sale Market Report – May 2013

It’s time to see how the Homewood, California real estate market has performed from January 1, 2013 through May 31, 2013.  Here is the Homewood, California 96141 homes for sale real estate market report.

Homewood Homes Sold Market Report – May 2013:

Homewood Homes for Sale Market Report – May 2013

Sold Sales: Homewood had 9 single family homes from January 1, 2013 through May 31, 2013.

Average Median Home Sales Price:  The Homewood average median home sales price was $515,000, which is 4% increase in price over 2012.  Homes sold ranged from a low of $280,000 to $875,000.

Days on Market:  The median average days on market was 69 DOM.

Cash Sale Transactions: The number of cash sale transactions for the Homewood area decreased to 22%, which is slightly below the Tahoe- Truckee Regional average of 27%.  Homewood cash buyers represents almost 1 out of every 4 homes sold in the area.

Distress Sales:  Distress sellers (bank foreclosures- real estate owned (REO’s) and short sales) has remained steady at 11% of all homes sold in 2013.  The distressed sale was a short sale that had been pending since December 2012, and was part of the hang-over distressed inventory from last year.

Active Homes for Sale: There were 32 Active– available homes for sale in the Homewood area as of 06/09/2013. This is our largest selection of inventory that we have had all year.  They ranged in price from $439,000 to $6.995 million, with an average median asking sales price of $829,000.

Of the 32 homes offered for none (Zero – 0) short sales, no (Zero – 0) REO (Bank Foreclosure) listings, but there are 2 court approval sales or only 6% of the current listings are distressed, which is a clear sign that the market is stabilizing.

Homewood Pending Home Sales: There are four (4) pending home sales in the Homewood area and they range from $377,400 to $1,299,000. There is one (1) is a short sale, and no (Zero -0) REO/Bank Foreclosures.

The decrease in distressed sellers is a clear signal that the Homewood market is ready to move higher in price.  We’ve just completed the slowest time of year when we have the fewest sales.  I would expect to see more sales, and the average median homes sales price for the Homewood area to move up for the second half of the year.

Homewood New Construction Homes for SaleIt’s been several years since we’ve had new construction homes available for sale in the Homewood, California area.  Builders have returned to the West Shore of Lake Tahoe, and we have several new construction homes being built in the Homewood area.

 

Tahoe market conditions and prices have improved and as of 04-26-2013 we have 3 new construction houses that are in the process of being built and are available for sale in the Homewood area.  They range in price from $888,000 to $1,295,000.

If you’ve always wanted to own a new construction home in Homewood in West Lake Tahoe, this is your chance to pick your own colors and finishing touches!

In addition to these new construction homes that are for sale in Homewood, there are also 2 more homes for sale that are considered newer in construction and the age range is from 1-5 years in age.  The price range on these newer construction homes is $1.25 million to $2.35 million.
