Kings Beach, CA 96143 Current Real Estate Market Trends November 2013Here are some current real estate market trends and data for the Kings Beach, California 96143 area for November 2013.  This is my local view of what the Kings Beach housing market is really doing.

Limited inventory in the Kings Beach area continues to provide pricing support for home sales.  The Kings Beach area is still offering buyers one of the least expensive entry points into the North Lake Tahoe real estate market with homes in the $100,000 to $300,000 price range available for sale.

The high-end luxury market has been stronger with good Kings Beach lakefront sales.  So far there have been two completed sales with an average median sales price of $3.275 million.

The entire North Lake Tahoe area has improve and as we move into our winter season serious Kings Beach home buyers may find the selection of mountain homes and cabins for sale very limiting, which may turn out to be a great opportunity for King Beach sellers who put their properties on the market during this slower season.

Speedboat Beach, Kings Beach, CaliforniaIf you’re looking for a beautiful sandy beach that away from it all, check out Speedboat Beach, in Kings Beach, California.

Speedboat Beach is a public beach, located on the North Shore of Lake Tahoe in the Lakevista neighborhood of Kings Beach, California on the Brockway point.

The setting here is wonderful and the sandy is like powder.  There are huge boulders that make this area really interesting to look at.  It’s a wonderful beach to spend the day at.  The water in this area is shallow making it easy to wade in, swim, paddleboard, kayak, and because it’s shallow, the water tends to be warmer here.

If you don’t have directions to get to Speedboat Beach you will miss finding this one.  There isn’t any signage on Highway 28 (North Lake Blvd.) indicating this is where you turn to get to this beach, so you’ll have to follow these directions to get to Speedboat Beach.

Speedboat Beach, Kings Beach, California Directions to Speedboat: 

On Highway 28 headed to the Nevada Stateline, just out of downtown Kings Beach headed east, turn right onto Speedboat Avenue (this is just before you get to the Nevada-California Stateline).  If you miss Speedboat Avenue, make the next right turn on Harbor Avenue.  If you miss both streets you’ll be at the Cal-Neva casino and you’ll know you’ve just past both streets.

Drive to the end of the either Speedboat Avenue, or Harbor Avenue (Harbor Avenue will interest with Speedboat at the entrance to Speedboat Beach), and you’ll find the entrance to Speedboat Beach at the end of both streets.

You’ll know you’re close by all of the cars parked on the street.  Lakevista neighbors know where this hidden jewel is at, and street parking is extremely limited and at a premium so take advantage of any available parking spot.

The Speedboat Beach is maintained by the North Tahoe Parks Recreation Department a part of the North Tahoe Public Utility Department (NTPUD) and you’ll find this is a small beach.  Speedboat Beach is not a dog friendly beach area, so keep that in mind if you’re going to be there for the day and are planning to take your dog.

If you have a four-legged friend and want to take your dog with you to the beach, you’ll have to go to on one of these North Shore beaches at either the Carnelian Bay public beach, or the Bristlecone Street dog beach area in Tahoe City, or to the West Shore and check out Hurricane Bay in Tahoe City.

Kings Beach Homes for Sale Market Report – May 2013

It’s time to see how the Kings Beach, California real estate market has performed from January 1, 2013 through May 31, 2013.  Here is the Kings Beach, California 96143 homes for sale real estate market report.

Kings Beach Homes Sold Market Report – May 2013:

Kings Beach Homes for Sale Market Report – May 2013Sold Sales: Kings Beach had 22 single family homes from January 1, 2013 through May 31, 2013.

Average Median Home Sales Price:  The Kings Beach average median home sales price was $342,750, which is a 7% increase in price over 2012 and a 13% increase in price over 2011.  Homes sold ranged from a low of $126,600 to $725,000.

Days on Market:  The median average days on market was 87 DOM.

Cash Sale Transactions: The number of cash sale transactions for the Homewood area decreased to 36%, which is above the Tahoe- Truckee Regional average of 27%.  Kings Beach cash buyers represents more than 1 out of every 3 homes sold in the area, which means buyers have strong competition from other buyers.

Distress Sales:  Distressed sellers (bank foreclosures- real estate owned (REO’s) and short sales) in the Kings Beach area have decreased to 36% of all homes sold in 2013.  Of those distressed sales 63% of those properties were listed in 2012, so the number of foreclosures and short sales that have closed this year were from the hang-over of distressed inventory from 2012, which means distressed sales are not the dominating factor they have been in previous years.

Active Homes for Sale: There were 25 Active– available homes for sale in the Kings Beach area as of 06/15/2013. This is our largest selection of inventory that we have had all year.  Kings Beach homes ranged in price from $231,900 to $5.5 million, with an average median asking sales price of $675,000.

Of the 25 homes offered for sale, none (Zero – 0) are short sales, one is a (1) REO (Bank Foreclosure) listings, or only 4% of the current listings are distressed, which is a clear sign that the market is stabilizing and moving up in price.

Kings Beach Homes for Sale Market Report – May 2013Absorption Rate: The current absorption rate for the Kings Beach area is at 3.57 months, which indicates a Sellers’ market as of 06/15/2013. (Less than 5 months is a Seller’s Market, 5-7 months is a Balanced Market and more than 7 months of inventory is a Buyer’s Market.)

Pending Home Sales: There are fifteen (15) pending home sales in the Kings Beach area and they range from $116,900 to $510,900. There are five (5) short sales, and four (4) REO/Bank Foreclosures.

I would expect to see more sales, and the average median homes sales price for the Kings Beach area to move up for the second half of the year as the reduced number of distressed sellers continues to decrease and currently represents only 4% of the available market for sale.

Kings Beach New Construction Homes for SaleIt’s been a while since we’ve had new construction homes available for sale in the Kings Beach area of Lake Tahoe, California.

Market conditions have improved and once again we have builders who are investing in the area and are building new construction homes for sale in the area.

As of 04-16-2013 we have 2 new construction houses that are available for sale in the Kings Beach area, with a possible third home also scheduled to be built later this summer.  They range in price from $499,900 to $869,000.  This is your chance to pick your own colors and finishing touches.

In addition to these 2 new construction homes that are for sale in Kings Beach, there are also 2 more homes for sale in Kings Beach area that are considered newer in construction and range from 1- 10 years in age.  Prices on these newer construction homes range in price from $475,000 to $1.4 million.
