As temperatures rise Tahoe Buyers that love to boat, or spend time out on the water with their water toys often ask me are there lakefront homes for sale in Tahoe City with a pier?  The short answer is yes, but your choices are limited!

Our selection of Tahoe City lakefront homes is always limited.  As of June 28, 2017 we had

  • Six (6) lakefront homes for sale in Tahoe City.

Not every lakefront home comes with a pier, a shared pier, or even has pier access through a neighborhood home owners association, but we do have lakefront homes for sale in Tahoe City with a pier.  As of June 28, 2017 of the six lakefront homes for sale in Tahoe City

In the North Lake Tahoe market, appraisers will have to account for the value of a private pier, or shared pier with another lakefront owner (not a home owner association pier) in their analysis in value.

Depending on the appraiser and current market conditions, a private pier, or shared pier with another lakefront property can add anywhere from $500,000 to $1+ million in value to a lakefront property.

Lake Tahoe Lakefront buyers need to know that an existing pier has a tremendous value over the property that does not have one as getting a permit to build a new pier is not only very difficult (see proposed Lake Tahoe Shore Zone Plan on new piers), but also very expensive.

Other factors that determine the value, or desirability of a pier on a Lake Tahoe lakefront property are:

  • Length of the pier
  • Pier construction (steel posts versus wood posts) and current condition
  • Shallow, or deep water Pier. Our deep water piers were still usable after several extreme drought years, versus piers in shallow water that became high and dry.

In addition to a pier adding value to a lakefront property additional waterfront features such as:

  • Does the pier have a boat lift on it, and is that lift a power lift?
  • Weight Capacity of the boat lift
  • Is there a Boat House on the Pier
  • Is the Pier part of a rock crib marina, if so how many boat slips
  • Is there an extra sun deck area, or lakeside deck as part of Pier area?

Are there North Lake Tahoe Lakefront Homes for Sale with a Pier? Our North Lake Tahoe luxury home market has been very active in 2017!

Over twenty-one percent (21%) of all North Lake Tahoe – Truckee home sales were over $1 million dollars and over five percent (5%) of total sales were over $2 million in price.

As a point of comparison, a normal market will see around ten percent (10%) of all sales in this luxury market segment.

In the exclusive North Lake Tahoe lakefront luxury home market there have been six (6) reported lakefront home sales  during the first five (5) months of 2017.  This compares to the total of eighteen (18) lakefront home sales in 2016.

Can I buy a West Lake Tahoe Lakefront Home for under $5 million?

Can I buy a West Lake Tahoe Lakefront Home for under $5 million?

I was recently asked by a Tahoe buyer if there were any West Lake Tahoe lakefront homes for sale under $5 million?

The simple answer to this buyers’ question was YES!  While our current inventory of West Lake Tahoe lakefront homes for sale is extremely low, and we do have one West Lake Tahoe lakefront home for sale that is listed well below $5 million.  In fact as of 03/22/2013 that West Lake Tahoe lakefront home is listed for $3.6 million!

If you’re looking for a West Shore Lake Tahoe lakefront home to buy, as of 03/22/2013, there were only 5 lakefront homes for sale.  They ranged in price from $3.6 million to $17 million.  There were 2 pending sales and they ranged from $5.2 million to $7.95 million.

On the North Shore of Lake Tahoe as of 03/2/2013 there are 12 lakefront homes for sale.  They ranged in price from $2.35 million to $6.785 million.  There were 2 pending sale and they ranged from $3.65 million to $5.95 million.

While the West Shore and North Shore lakefront home inventory is very low and limited, there are still good opportunities for buyers!

Are there still lakefront home deals in West Lake Tahoe for under $5 million?  Yes, but they won’t last forever, so if you’re ready to buy, now is the time!
