Tahoe City Shortest Day of the Year Friday December 21 2018Today is Friday, December 21, 2018, and it’s the shortest day of the year!

Sunset it just a few minutes away a 4:40 p.m. and, while it is a cold winter day here in Tahoe City, knowing that tomorrow begins the slow, but steady process of adding more sunshine to each day is welcome news!

Today marks the winter solstice and the official beginning of the 2018-2019 winter season.

I’m hoping that with the official change from Fall to Winter, Lake Tahoe and Truckee will get all of the wonderful new snow we all need, and want!

For those of you that long for more sunshine, after today, each day will become just a little bit longer.

Depending on where you live that additional time will vary.  In the greater Tahoe City area that’s almost 2 minutes of sunshine each day (yes, I am rounding up), as we move back towards the longest day of the year, which will be on Friday, June 21, 2019. 

  • That’s only 182 days, or 4,368 hours, or 262,080 minutes, from today! 

Until then, enjoy the snow in Lake Tahoe!

Home prices are always a factor in our North Lake Tahoe – Truckee, California market, but if you’re looking to buy a home under $500,000 in the Tahoe City market, be prepared for some serious buyer competition!

Now that 2016 is more than half-way done, our local Tahoe City inventory is near its seasonal annual volume inventory peak, so if you’re a buyer looking to get into this hot market this is one of our best selections, so if the summer heat has put your Tahoe home search on hold, now is the time to look again at what is on the market.

Tahoe City Homes for Sale under $500,000 – Hot Market! | Buyer Tips

1) Select a Tahoe REALTOR® to work with in your property search.  Local real estate agents know the market and can share with you their local insights, and give you property feed-back that you cannot get from just looking at listings on-line.

2) Get automatic property alerts.  Have your local Tahoe REALTOR® set you up to receive property alerts from a real-time system.  Receiving Tahoe City Homes for Sale under $500,000 property alerts in real time is a must!

Tahoe Buyer Tip – not all email property alert systems are the same.  Be sure to be on a property alert system that updates in real-time and through-out the day.  Most only update once a day, so avoid those systems.  Their data can be dated and in a hot market, getting information right away is the key to not missing an opportunity.

3) Get your Loan Pre-Approved – If you know you’ll need a loan to buy your second home here in the North Lake Tahoe or Truckee, do your homework now, and get everything that your lender will need to process your loan.  By being prepared, you’ll be in a position to write an offer quickly, which is key in a hot market where the Tahoe City market where 43% of all homes sold under $500,000 were in escrow with an accepted offer in less than 31 days.

4) Be prepared to see a property right away.  If you see a new listing you like, don’t wait.  Call you agent and figure out a way to see it right away, which may be a very last minute trip up to Tahoe to see that property right away.

Tahoe Buyer Tip:  In a multiple offer situation the buyer that has already seen the property will have an advantage over the buyer who has written an offer on the property without seeing it first.

5) Be prepared to pay the listed price.  Tahoe City homes listed under $500,000 have sold at a 98.3% of their listed asking prices so far in 2016.  Remember the newer the listing, the closer to that listed price, or above it you may have to go, so mentally be prepared to pay the asking price.

6) Looking for a deal?  If you’re looking for a deal in the market priced under $500,000 take a hard look at properties that need work, or may be near a busy street.  Most second home buyers don’t want to deal with a home that needs TLC, or has deferred maintenance, or is near, or on Highway 28 or Highway 89 S so that means lower buyer competition for those homes and it puts you in a position to make a deal.

Tahoe Buyer Tip: In a hot market, when a property has been on the market for a while, chances are it needs some work, or has some negative features (like being located in a busy road) that most buyers will pass on.  It’s your chance to make a deal, but be prepared to be realistic on how much it may cost to do the work in our area.  If you’re someone who can take their time on fixing a place up, there are still deals to be found.  Ask you agent about the pros and cons on any property you are considering buying!

Tahoe City welcomes the “Pineapple Express” – Rain/Snow 02-06-2015Okay, so perhaps Tahoe City hasn’t officially welcomed the “Pineapple Express” – rain/snow to the area today, Friday, February 6, 2015, but I am!

Our very dry winter weather has to go, and any type of rain/snow action is a welcome sight.

For those that are not familiar with what a “Pineapple Express” weather pattern is, the local weather stations explain this type of storm as being one loaded with water that originates from the Hawaiian Islands area, which is where the nick-name of the “Pineapple Express” comes from.

Today at around 2:30 p.m. this is what the weather was like in Hurricane Bay on the West Shore of Lake Tahoe in Tahoe City, California!  You can see that the rain/snow was really starting to come down and was a welcome sight!

Our day-time temperature this afternoon has dropped from 48 degrees to 32 degrees at the lake level (elevation 6,200 +/- feet) here in Tahoe City, which means the rain, is trying to turn into snow.

We’re expecting heavy rain/snow showers here in Tahoe City area for the next two to three days, but with day-time temperatures in the low 40’s, we’re more likely to have rain here at the lake level rather than snow, but I’m hoping that our snow will stick!

At the higher elevations at our Tahoe ski resorts, they are expecting about four (4) new feet of snow by the time the Pineapple Express storm moves out of our area on Monday, so we’ll see how this winter storm works out.

It’s Snowing in Tahoe City, and that’s not an April Fool’s Joke! 04-01-2014

This is not an April Fool’s joke; it’s snowing in Tahoe City today, April 1, 2014!  It’s been a very long, dry and disappointing winter here in Tahoe City.  The lack of snow storms were few and far apart.  Just as I’m about to bring out my deck furniture last week it started to snow.

Over the last four days it has snowed off and on, but last night by far was the most impressive.  Take a look at these two pictures of the same back yard area.

One is from February 2014.  I had to take photos of this area as I have never seen our West Shore – Tahoe City home without snow in our back yard in February. In fact, we typically have snow in this area as late as June, so it was unsettling to see it bare this year.  It remained uncovered for most of February and March this year.

The second photo is how this same area looked today, Tuesday, April 1, 2014.  Yes, we have received about ten inches (10”) of new snow here on the West Shore of Lake Tahoe at the lake level of 6,200 feet above sea level.

Our late spring snow is good news for our water shortage, and it’s just enough to entice skiers and snowboarders back up here to Lake Tahoe for some great spring skiing.

To give you an idea of the new snow the resorts have received, the Alpine Meadows Ski Resort has received 3.5 feet of new snow with this storm, and Squaw Valley has received over 5 feet of new snow, unfortunately Homewood has closed for the season so there are no new totals to report for them, but Northstar Ski Resort is reporting in 7 inches of new snow, which should make for a nice weekend of spring skiing!

Be sure to check out your favorite place to ski for the specific ski resort information on their websites for current operation status and hours of operation. Now is the time to plan a last minute ski trip to Lake Tahoe, and have late winter – early spring skiing fun!

Take advantage of the late winter snow and head on up to Tahoe City to enjoy the new April snow this weekend for spring skiing and snowboarding!
