Homes for sale in Tahoe Donner with Air ConditioningTemperatures are in the mid 80’s and as Tahoe Donner Second Home Buyers look at properties for sale, the question is coming up are there homes for sale in Tahoe Donner with Air Conditioning?

Two months ago we still had massive amounts of snow on the ground, and our Tahoe Buyer focus was on heated driveways and snow removal service.

Now that we’re into our summer season, questions about AC (air conditioning) are at the top of frequently asked questions.

So what is the answer?  Are there homes for sale in Tahoe Donner with Air Conditioning?  Answer – Yes, but not many!

Approximately 3.3% of the Tahoe Donner homes that are on the market have AC. In real numbers this represents only 3 homes for sale in Tahoe Donner.

As of Tuesday, June 20, 2017 there were only 61 homes for sale in Tahoe Donner.  This inventory level is critically low for this time of year, and this area and out of those 61 homes, 2 had air conditioning as a feature.  One was priced at $875,000 and one was priced at $1,399,000.

You may be surprised that most of our restaurants in the Truckee – North Lake Tahoe area do not have air conditioning.

If you need to cool down, and own a home in Tahoe Donner, I’d check out one of the HOA pools, or head down to the Tahoe Donner Beach Area at the East End of Donner Lake!

So what do Tahoe Donner home owners do that do not have air conditioning?  They do the following:

  • Open windows to create a natural breeze.
  • Use Floor Fans in the rooms you are in. We have them in our bedrooms, and in the TV room.  I have a small desk fan that runs while I’m at work.
  • Close drapes and blinds.  If your Tahoe property receives a lot of sunshine all day long, pull the drapes, or blinds closed on those windows to keep temperatures down, and then open them back up in the early evening.
  • Sleep on the ground floor, which is always cooler that upstairs.

Homes for sale in Tahoe Donner with Air ConditioningSince our really hot weather tends to only last a few weeks, most home owners haven’t installed air conditioning units, neither window units, or central AC.  The use of floor fans is probably the easiest, cheapest, and fastest way to cool down while still enjoying your time here in North Lake Tahoe area.

Tahoe Donner Home Buyer Tip | Get an air conditioning installation bid during escrow.  If you think you’ll need AC, don’t limit your property to search to only homes that have AC (we have so few you won’t have many choices), but look at everything in your price range.

If the home you find doesn’t have AC, then you’ll want to have a heating/AC company come out and look at the home you are buying and have them give you a bid on installing air conditioning after the sale has closed.

The heating/air conditioning company may be able to add it to the existing heating system, or they may have to install a brand new heating and cooling system to add the AC unit.

As our Lake Tahoe temperatures rise, the topic of air conditioning always come up as home buyers look at properties.  I’ll admit, yesterday it was hot and as I was showing properties I secretly hoped that upon opening that front door that we would be greeted with a cold blast of air.  It didn’t happen.  Instead I savored the time in the car with my clients and enjoyed the car AC, which was on full blast mode!

Our hot summer days never last long enough and before we know it, we’ll be enjoying our fall and getting ready for another ski season!

In my opinion, a Buyer will find that their dollar will buy more home in Tahoe Donner, when compared to other similar Tahoe resort communities in the greater Truckee area.  This is also true for condos for sale in Tahoe Donner.  More condo for the money in Tahoe Donner too.

When Buyers look at the homes for sale in Tahoe Donner they will find that they can buy a larger home, a home with a garage, a newer home, a home with higher-end features, and their selection of Tahoe Donner homes for sale in their price range will be larger than in other resort communities in the area.

Most of my Tahoe Second home owners know where they want to buy and can easily select the Truckee communities they want to consider.

However, sometimes it can be over-whelming when it comes to deciding on which Tahoe resort community is going to be the best one for you.

Is it Tahoe Donner, or perhaps Schaffer’s Mill, Gray’s Crossing, Old Greenwood, Lahontan, Northstar, or Martis Camp?

As a Tahoe REALTOR® that specializes in working with Truckee – North Lake Tahoe second home Buyers and Sellers, it is not uncommon for my buyers to find themselves asking, which community is best for me.  While there are no wrong choices here, there are some questions you can ask yourself that may help you focus your Tahoe property second home search.

Here is a quick list of items I suggest Tahoe Second home owners consider as they start the process of figuring out which Tahoe resort community will be best for them:

  • Home price | What you are hoping to spend on the property? Include repairs, improvements, and/or upgrades.
  • On-going HOA annual fee requirements – do you have financial restrictions, or a budget you want to keep?
  • Are you prepared for potential assessments?
  • What Tahoe recreational interests are most important to you? Downhill skiing, cross country skiing, boating, golfing, tennis, hiking, biking, or support services like restaurants/shops/lessons/child care?
  • Location – Truckee versus one of the ski resorts (ski-in/ski-out), or being over in North Lake Tahoe
  • Large HOA membership, or smaller, more exclusive HOA membership?

Can I fence in my Tahoe Donner Home?

Can I fence in my Tahoe Donner Home? Can I fence in my Tahoe Donner home?  This is a common question I get from my dog owners, or buyers with small children that are looking to buy a second home in the Tahoe Donner community.

When looking at property in the Tahoe Donner area you will notice that you do not see properties that are fenced in.

When you do find a property that has a fenced in area, it will be very small area and  it will have built to meet the Architectural Standards within the development.

  • Fences are allowed, however, there are very strict rules and you must follow the application and approval process.
  • It is not a given that your request to build a fence will be approved.
  • Each application is reviewed on a case-by-case basis.

If you want to build a fence on your Tahoe Donner property here are some of the things you should be aware of:

  • Download the Tahoe Donner Fencing Application. Click here to see the Tahoe Donner Fencing Application.
  • Once you’ve completed your application you will need to schedule an appointment to submit your application, along with your application fee. The Architectural Standards Office (ASO) is available to help you with your application request and to help you through the entire process at 530-587-9407.
  • As part of your application you (the owner) and your contractor must sign the Declaration, Agreements, and Statements page (see Tahoe Donner Fencing Application for more information).
  • If you are a new owner, you’ll also need to show proof of ownership in the form of a recorded grant deed that will need to go with your application.
  • Each application is evaluated on an individual basis.
  • Use – Reason for the fencing will be reviewed.
  • The type, size, location and height of a fence will be reviewed.
  • The location, primary use, and design are of utmost importance since any Owner’s fence may be viewed by their neighbors.
  • The majority of the fence must be transparent so as not to create a visual barrier.
  • Upon approval, the owner will be issued a permit to commence contraction once an approved site inspection has been conducted.
  • Owners are responsible to certify that the fence does not encroach upon any easement, setback, or contiguous property line, and they must conform to the approved plans and specifications
  • A Full-Size Site Plan and Elevation Plan (in black and white) are required for your application submittal.
  • There are many factors that should be taken into consideration:
    • Fence design and Architectural style will be considered. No solid fencing is allowed.
    • Size of the proposed fenced area. It cannot be located within any setback area.
    • No Perimeter fencing of the lot is allowed.
    • Fence height is restricted to six (6) feet, or less.
    • Any wire must be plastic coated and in an approved color. All metal support posts, railing and hardware must match and be in the same approved color.
  • Fencing permits from Tahoe Donner are good for six (6) months.
  • A final inspection must be requested from the owner to complete the application, building and final approval process.

Ask the Tahoe Donner ASC if they have any recommendations on Tahoe fencing contractors that they have worked with in the past.  Given the strict application process, selecting a fence contractor that has experience in the Tahoe Donner community will be very helpful.

If having your North Lake Tahoe – Truckee second home property fenced is important to you, some of our resort planned communities like Tahoe Donner not be the best fit for you given their strict restrictions on fencing.

Can I buy a home in Tahoe Donner for under $500,000?

Can I buy a home in Tahoe Donner for under $500,000?Tahoe Donner Buyers are asking me can I buy a home in Tahoe Donner for under $500,000?  Our market is hot, hot, hot, and I’m not talking about temperatures, but those are also rising too!

Recently I’ve had several Tahoe Donner home Buyers ask if they can still find homes for sale in the Tahoe Donner community for under $500,000 in price – the short answer is yes, but not very many!!!

Currently only 5% of the Tahoe Donner market is priced under $500,000 (as of 06-05-2017). In real numbers this represents only 3 homes for sale in Tahoe Donner.

As of Monday, June 5, 2017 there were only 58 homes for sale in Tahoe Donner.  This inventory level is critically low for this time of year, and this area.

Here is the breakdown of homes for sale in Tahoe Donner as of Monday, June 5, 2017:

  • 0 Homes – Tahoe Donner Homes for Sale under $300,000
  • 1  Home – Tahoe Donner Homes for Sale under $400,000
  • 3 Homes – Tahoe Donner Homes for Sale under $500,000
  • 7 Homes – Tahoe Donner Homes for Sale under $600,000
  • 15 Homes – Tahoe Donner Homes for Sale under $700,000
  • 23 Homes – Tahoe Donner Homes for Sale under $800,000
  • 33 Homes – Tahoe Donner Homes for Sale under $900,000
  • 37 Homes – Tahoe Donner Homes for Sale under $1 million

Can I buy a home in Tahoe Donner for under $500,000?Now for the bad news; any new home listing in the Tahoe Donner area that are priced to sell, priced just right, or priced under  $700,000 in price are gone in the blink of an eye.

Currently there are 29 homes that are sale–pending in Tahoe Donner area.  That is half of the current inventory of homes for sale of the 58 listings currently on the market.

Year to date, as of this post (06-05-2017), 77 homes have sold with a list to sales price ratio of 99%. 

This shows that homes are selling at almost their full listed price.   The current market conditions are favoring Sellers and Buyers have a lot of competition out there, so buyers need to be prepared to act quickly.

What does this means for home Buyers that are looking in the Tahoe Donner market?  You need to do the following things to be a successful buyer in this market:

  • Commit and work with a Tahoe Buyers’ REALTOR.  Select an agent and then work with them.  Stop bouncing from listing agent to listing agent hoping that they’ll help you get a deal, or favor your offer over the others because they wrote it up for you. 
    • The listing agents’ job is to get the Seller top dollar.
    • You need your own advocate/agent who will help you through the entire process and give you the advice you need to have to be successful.
  • Have your agent set you up to receive “real-time listing alerts”.  Ask your agent if you’ll get listing alerts the same day a new listing hits the market.  Some services only send out alerts once a day, so if a new listing comes out after your deadline, you can lose valuable time.
  • See new listings immediately.  Drive up the same day to see it the same day it hits the market.
  • Make your buying decision quickly.
  • Write your offer that same day.
  • Give the seller a short window to respond to your offer.
  • Have your financing lined up and ready to go.
    • That means your loan pre-approval letter can be updated and sent to you in minutes, not in a few days.
    • It also means that if you are a cash buyer, you know what accounts you’re going to use for this purchase and you have your statement(s) ready to go.
  • Have your 3% good faith/initial deposit (liquid funds) ready to go.  It will pay to be prepared once you have an accepted offer.
  • Be open to the advice your Tahoe REALTOR will give you.  This is a different market than your home market.  Your Tahoe agent works and represents you. They have valuable experience and know how to best position your offer and terms to make it the most attractive it can be to a Tahoe Donner Seller.

Be positive.  Be prepared.  Be ready to write on several homes!

Lastly, don’t give up, or get discourage if your first attempts are not successful.  It may take several tries, and you may have to go through the stress and time demands of several multiple offer situations before you’re successful, but it will happen.

9 Tahoe Donner Second Home Buyer Tips!

Every Tahoe Donner second home buyer has questions  on what to do, how to get the best deal, and what should they be aware of when it comes to buying a property in the greater Truckee – Lake Tahoe area.

Here are 9 Tahoe Donner Second Home Buyer Tips:

9 Tahoe Donner Second Home Buyer Tips!1) Review the Tahoe Donner Home Owner Association (HOA) rules and governing documents.  Tahoe Donner is a master planned community and every property owner – home, condo, or lot is required to be member of the Home Owners Association (HOA), so read, review and ask questions about the HOA organization before you start looking at property.  If you’re not okay with the HOA then you won’t want to buy into this subdivision.

2) Review the Tahoe Donner financial statements and budgets before home shopping.  Again, if you’re not okay with the financial health and budgets, you’re not going to be a happy home owner, so know before you go house hunting.

The annual Tahoe Donner Fee for 2017 is $1,900 and the Optional Recreational Pass is $270/year. Here is a link to the Assessment (HOA fee)

9 Tahoe Donner Second Home Buyer Tips!3) Home Setting Preferences – Shady forest setting, golf course setting, valley and mountain views settings, sunny minimal forest setting, or near a specific Tahoe Donner recreational amenity.

Do you know what type of home setting you will want to have in Tahoe Donner?

If you know you’re a light and bright home person, you’ll want to focus on the areas, or homes that are in those areas of the subdivision that offer more all-day sun, or offer an architectural style that will bring in more natural light and takes advantage of sunshine.

Tahoe Donner covers over 7,300 acres, which is approximately 11.4 square miles – which means there is a lot of territory to cover when you’re looking at homes.

Be sure to ask your real estate agent what value – premium/discount the different home settings and/or combinations can add, or take-away on a property value, or desirability/marketability.

Tahoe Donner Quick Facts:

  • +/- 6,500 properties
  • +/- 25,000 members
  • +/- 7,300 acres (+/- 11.4 square miles)
  • +/- 4,000 Acres of common area and +/- 45 miles of trails within the subdivision
  • +/- 67 miles of private roads in the subdivision
  • +/- 400 inches or +/- 33 feet of snow fall annually
  • +/- 6,472 Properties
    • 5,791 Single Family Lots (4,983 lots have been developed, or 86%)
    • 127 Multiple Family Lots (114 lots have been developed, or 89.7%)
  • +/- 400 inches or +/- 33 feet of snow fall annually
  • Recreational amenities – pools, tennis, downhill ski hill, cross-country skiing, biking, 18-hole golf course, fitness center, access to private beach area east end of Donner Lake, trails, activities, so much more.

9 Tahoe Donner Second Home Buyer Tips!4) Driveway Preferences – Flat, slight incline up or down, steep uphill, steep downhill, winding, sunny, or shady, or some combination of several of these items.

Tahoe Donner has their own downhill ski resort in the community, so you know this area receives a lot of snow annually – about 33 feet of snow through-out the winter season, so you know you’ll be dealing with snow removal and you need to think about how you’ll get in and out of your property .

As a home buyer only you know your driving skills and what makes sense for you.  Letting your Tahoe Donner real estate agent know before you see property what you’d prefer to buy will help them eliminate homes that don’t have the type of driveway you’ll be okay with during the winter season.

If you’re not sure, see a variety of properties and then revise your selection criteria if necessary.

Lastly, ask your real estate agent what value – premium/discount the different driveway combinations can add, or take-away on a property value, or desirability/marketability.

5) Front, or Back of the Subdivision –   Tahoe Donner is a large subdivision and many Tahoe second home buyers choose Tahoe Donner not only for the recreational amenities, but for the location and the time saving of continuing to drive to Tahoe City and Lake Tahoe.

Once off I-80 you’re just minutes to this neighborhood, and by being in Tahoe Donner these home owners can save themselves 15-20 minutes in additional travel just to get to either Tahoe City, or Kings Beach.

If you’re looking to save some travel time, choosing a Tahoe Donner home location near the beginning of the subdivision will save you additional travel time, but if it doesn’t matter, then cast a wide net and look at everything.

6) Pets and Fences – Tahoe Donner second home buyers may not realize that while pets are permitted in the subdivision, you’ll notice that there are no traditional wood, or metal fences between the home owners (back-yards are not fenced in).

Traditional back-yard fencing is not permitted, but a small fenced in area for a small dog run may be allowed with Tahoe Donner Association approval.

If you own a dog and are not comfortable with electronic fencing you may want to think about your home buying options.  Personally, I would highly recommend that your pets be inside with you, or outside only with your supervision for their own personal safety given that they could encounter one of many wild animals (coyotes and bears to name a couple) in our area.

7) Snow Removal – If you’re buying a Tahoe Donner home during our winter months, make sure you ask the seller to remove existing snow within 24 hours of closing on the driveway and/or walk-ways.

If there is a large deck(s) and you also want that snow removed, ask for those additional area(s) to also be cleared of snow just prior to closing in.  The time to ask for these items is in your initial offer.

8) Town of Truckee | Non-Compliant Wood Stove or Fireplace Insert– The Town of Truckee has an ordinance that requires the removal of all non-certified wood stoves and fireplace inserts.

How are you going to know if a wood stove, or wood burning fireplace insert is a compliant one or not?  If the seller hasn’t disclosed this item, you can include a provision in your purchase offer for the seller to do one of two things if the item is not compliant:

  • 1) If a wood stove or insert is non-compliant, seller at their own cost shall properly remove the item from the home and dispose of it.
  • 2) If a wood stove or insert is non-compliant, seller shall replace the item with a compliant product.

Once your home inspection has been completed, or if you have a separate fireplace/wood stove inspection done, you’ll know if the product is a compliant and can take the appropriate action.

Buyers should contact the Town of Truckee at 530-582-7700 with their additional questions, or check out their website.

9) Tahoe Donner Association (TDA) Homeowner Property “Street View Inspection” – Tahoe Donner second home buyers need to be aware that once the sale closes the Tahoe Donner Association (TDA) automatically triggers a mandatory sale inspection of the property known as “Homeowner Property Inspection – Street View”.

The Tahoe Donner Association has a minimum exterior standard of appearance.  The inspection focuses on advising homeowners whose exterior property that may be in need of improvement/repair/correction to keep with the Association’s standards.

9 Tahoe Donner Second Home Buyer Tips!It is a mechanism to keep properties from becoming run-down, or from deviation from acceptable standards, and devaluing the subdivision.

Items that the TDA might sight can be exterior painting/staining, doors, decks, railings, dead trees, siding that may be broken, peeling away, or missing.  You get the idea – exterior deferred maintenance.

As you view the front of the property, whatever is visible is fair game for improvements, so if the property is on a corner, or if more than just the front of the home is visible from the street, the list of corrective items can cover more than just the front face of the property.

When property ownership changes in Tahoe Donner it automatically triggers a review of the property and what is visible from the “street”, which is in additional to their regular “view street” inspection program that systematically goes through the entire subdivision over a multiple year period of time.

Tahoe Donner Home Buyers need to understand that once a “Street View Inspection” has been done, if items are noted for repair there will be a time period given to complete those items noted on the inspection list.

Someone (buyer) will be responsible for making those repairs/improvements unless they negotiate upfront, or after the TDA inspection has been completed who will pay for the items noted for correction.

A Tahoe Donner Home buyer has a three options on how to handle the Tahoe Donner “Street View Inspection”

  • 1) Waive the TDA inspection upfront knowing that it will take place after the sale has been completed.  They assume 100% of the cost and responsibility for compliance.
  • 2) Negotiate “upfront” who will pay, or repair items that may be noted on the Tahoe Donner “Street View Inspection” in the offer/counter-offer process.  Ask the seller to do the inspection and then make any necessary repairs with a follow-up from the TDA on a sign-off on completion.
  • 3) Buyers can ask the seller to submit to the TDA a request for a “Street View Inspection” to be completed no later than the deadline of your property inspection period as specified in the purchase contract (California Association of REALTORS (CAR) Residential Purchase Agreement (RPA) –California (CA) Item 14B).
    • (You can see where local real estate experience and knowing the area really starts to pay off with knowledge of the real estate purchase contract and additional provisions that can be added to protect your buyer interests, or at least make you aware of them.)
  • Once the inspection has been completed during the time allowed in CAR RPA-CA Item 14B then the Buyer can determine if they want to ask the seller to make repairs, ask for a seller credit, reduce the price, or doing nothing, and the buyer just assumes taking on the corrective items.
  • Depending on the over-all condition of the property (you know if the property needs work), and the home sales price you are negotiating, you and your Tahoe REALTOR can figure out what is the best way to approach the TDA “view inspection” and potential findings.

NOTE:  If you are buying a condo, the “Street View” inspection findings will most likely be the responsibility of the Condo Home Owners Association, but condo buyers should confirm this information so they know who is responsible and can prepare their offer accordingly.

  • Remember a seller may, or may not agree to your offer and the terms and proposals you may make when it comes to inspections, non-compliant items, and snow removal, but at least you will know what to expect on those issues.
