Foam Fest - Squaw Valley - Sept 1 2018Labor Day weekend is almost here, and now is the time to enjoy some time here in the North Lake Tahoe – Truckee area!

This holiday weekend is loaded with fun events and things to do.

On Saturday, September 1, 2018 the 29th Annual Foam Festival will be held at the Village at Squaw Valley!

The 29th Annual Foam Fest – Squaw Valley – Sept 1 2018 at the Village at Squaw Valley, is an easy way to spend the day, outside enjoying our sunshine, blue skies, live music and sipping on ice-cold beers!  

At the Foam Fest you get to sample up to 40 different beers from 25 different breweries.

All proceeds benefit the Achieve Tahoe organization, a local non-profit group.

Foam Fest - Squaw Valley - Sept 1 2018If you love beer, the Foam Fest is your chance to sample a variety of beers (unlimited beer tasting ticket), enjoy our beautiful Tahoe late summer weather (the weather forecast for this weekend is for sunshine and day time temperatures in the mid 70’s).

They also have a great line-up of live music with the popular California Honeydrops and MoJo Green bands!

You’ll have from 2 p.m. to 6 p.m. to check out this fun event at the Village at Squaw Valley. 

What a great way to support a great non-profit group and make a fun day out of the donation! 

In addition to the Foam Fest event, there will be other fun events are lined up here in our area for this weekend, and there will be something for everyone.

Starting with the last Friday evening beach music concert in downtown Kings Beach (Friday, Aug 31), the annual Foam Fest at the Village at Squaw Valley on Saturday, The Tahoe Donner Wild West Fest also on Saturday, the Alpen Wine Festival on Sunday, the final free Sunday Tahoe City beach concert, and the Homewood Arts and Crafts Fair (Friday, Saturday and Sunday).

Need more reasons to enjoy a fun weekend in the North Lake Tahoe – Truckee area?  How about the Labor Day Fireworks in Carnelian Bay on Sunday night at 8:30 p.m.  We have so many great things to do in our area, it will be hard to do them all!

Here are the Foam Fest Event Details:

29th Annual Foam Fest – Squaw Valley, Sept 1 2018

  • When: Saturday, September 1, 2018, 2 p.m. to 6 p.m.     
  • Where:  The Village at Squaw Valley, 1960 Squaw Valley Road, Olympic Valley, CA 96146
  • Cost:  $35 on-line plus $1.50 processing fee, or $40 at the door – Beer Tasting Ticket (must be 21+ Age)  Entry ticket includes a $10 donation
    • A Combo Ticket is also available:  $60/per person Both Festivals:  Foam Fest (Sat) and Wine Fest (Sun)
  • Don’t Drink and Drive:  Remember with over forty (40) different types of beer to sample, you’ll want to make sure you either have a designated driver, take a cab, ride the bus – TART (Tahoe Area Rapid Transit), or spend the night at the Village!  Enjoy and Be safe!

What is my Lakefront Home Worth in Lake Tahoe - 2018What is my Lake Tahoe lakefront home worth in August 2018?  

Real estate conditions continue to favor Sellers.  Lakefront home inventory is extremely limited with only fourteen (14) lakefront homes for sale as of 08/10/2018.  

Our Lake Tahoe lakefront sales are strong, and we are hitting new sales highs.  The West Shore had a $40 million cash lakefront sale in April 2018, which is double the $20 million record set back in 2008.

The North Shore had a $22.8+ million lakefront sale in June 2018, which was almost double the $12.5 million closing sales price set in 2007. 

Cash buyers are dominating sales with 60% of all lakefront sales in 2018 as cash transactions.

Two-thirds of all lakefront sales were under $5 million in sales price giving buyers the opportunity to still get into this exclusive market segment.

An impressive 20% of the lakefront sales in 2018 were over $20 million, reflecting the strength of the most exclusive properties in the area.

The number of Lakefront home for sale is very limited in any one given year, and the price points can vary widely depending on what is offered for sale.

While it is interesting to track the average median home sales price, or average lakefront home sales price when it comes to comparing year-to-year percentage changes it may be misleading to use that data and may not reflect the true market direction, but rather the limited selection of what was available for sale skewing results.

My recommendation to Tahoe Buyers is to review the over-all North Lake Tahoe – Truckee real estate market trend and date as this luxury market will follow the over-all regional trend.

Concert goers Tips:

  • Bring your low-back chairs (if you bring high-back chairs, be prepared to be at the back).  The concert area is on the lawn that slopes down towards the lake.  Low-back chairs, or beach blankets will be best in this area.
  • Bring blankets and bring/wear something warm (dress in layers). Our days are hot, but in the shade, or if a breeze come up off the lake, you’ll want something warmer to wear as temperatures can drop quickly in our area.
  • Bring a Flashlight – no lights so when the concert is over you’ll want to find your way back to your car.

North Lake Tahoe - Truckee Condo Values | Market Report - Mid Year 2018Looking for real estate data for the condo \ townhouse market in the North Lake Tahoe – Truckee area for the first half of 2018?  

The North Lake Tahoe – Truckee real estate market conditions continue to improve for Sellers. 

You can see that the over-all North Lake Tahoe – Truckee condo/townhome price trend is moving up, which means lower priced condos are harder to find than they were a few years ago.

North Lake Tahoe - Truckee Condo Values | Market Report - Mid Year 2018

The North Lake Tahoe – Truckee regional condo/townhome prices are up +10.7% for 2018 when compared to last year, with a median average sales price of $465,000 (MLS Areas 1-9).

Important Reader Note:  As an FYI, past North Lake Tahoe – Truckee real estate market reports that I have produced have been for “All MLS Areas”, this report has been fine-tuned and only covers the MLS Areas 1-9 (immediate North Lake Tahoe – Truckee area), so if you are looking at older reports and comparing numbers you will notice that the numbers are different, and this change in reporting data is why they are not the same.

A common question I am often asked by Buyers and Sellers is:

“What percentage of the listed price are Sellers getting on their Tahoe property?”

For the first six months of 2018, Sellers have realized 97.9% of the listed price to the sold average median sales price in the North Lake Tahoe – Truckee area (MLS Areas 1-9).  

In every day terms this means Sellers are getting close to their full asking price.

Real Estate Market Activity for the North Lake Tahoe – Truckee, California Region for the first six months of 2018:

  • Median Average Sold Sales Price for North Lake Tahoe – Truckee : $465,000
  • Average Sold Sales Price in North Lake Tahoe – Truckee: $649,738
  • Sold Price Range in North Lake Tahoe – Truckee:  $89,000 – $3,535,000
  • Percent (%) List to Sold Price Ratio:  97.9%
  • Average Days on Market (DOM in MLS):  112 DOM
  • Number of Active and Available Condos/Townhomes in North Lake Tahoe – Truckee as of 07-13-2018:  176 (TSMLS areas 1-9)
  • Pending Condo/Townhome Sales in North Lake Tahoe – Truckee as of 07-13-2018: 41
  • Number of Distressed Condos for Sales – As of 07-13-2018:  Four (4) | one (1) court approval | Two (2) Short Sales | One (1) REO/Bank Foreclosure

 

North Lake Tahoe BeachesHistorically, our available condos/townhomes for sale inventory levels are at their highest levels during our summer months.

Once we pass the Labor Day weekend inventory levels begin to decline, until we start the process of re-building inventory the following Spring.

The exception to this over-all decline in inventory is an increase in the number of condos and homes for sale located directly around our popular ski resort areas!  

These winter locations are now in their prime selling season during our coldest months and we often see these areas with their best selection of properties!  

For the entire area we continue to have extremely low condo/townhouse inventory levels that will help to continue to keep prices up for Sellers.

Tahoe area condo Buyers have had fewer choices this year, and for those looking for a three (3) bedroom condo for sale in the North Lake Tahoe, or Truckee area under $500,000 will find their options extremely limited these days.

As an example of how limited the selection of lower-priced condos\townhouses are as of 07-13-2018 there were only six (6), three (3) bedroom condo/townhouse units for sale in the greater North Lake Tahoe area (North Shore, West Shore, Greater Tahoe City area) under $500,000

Things are about the same in the greater Truckee area (includes the Donner Summit, Soda Springs area), there were only six (6), three (3) bedroom condos/townhouses for sale under $500,000, leaving lower-priced buyers with very few buying options.

In the ski resort areas like Alpine Meadows and Squaw Valley they do have more options, here are the condos for sale in the Squaw Valley area:

Other interesting market observations are the days on market (DOM) for condo/townhouse sales has reversed its downward trend for the past two (2) years.  DOM increased +10%, to 112 DOM. 

Is this a signal that the market is slowing down, or is it that Sellers may be pushing listing prices to the limit and buyers are not as anxious to jump in? 

Only time will tell if the increase in marketing time is anything more than just needing a few more marketing days.
