What is your Chinquapin Condo Worth?If you’re a seller you may be asking what is your Chinquapin Condo worth?  This is a real estate market activity report for the Chinquapin Condo for sale – as of September 2016.

The Chinquapin Condo development is located just north east of the Dollar Point subdivision and is the last complex located in the Tahoe City – North Shore, CA area.  On the other side of Chinquapin is the beginning of Carnelian Bay!

The Chinquapin Condo development is currently the only North Lake Tahoe lakefront condominium development in the area that has over one (1) mile of Lake Tahoe shoreline.   It is located at 3600 North Lake Blvd., Tahoe City, CA 96145.

The Chinquapin Condo development is located approximately 3.25 miles east of the “Y” (stop light) in downtown Tahoe City on the North Shore of Lake Tahoe and about the same distance to the downtown commercial area of Carnelian Bay.

The Chinquapin Condo complex was built in the 1970’s.  It is the largest lakefront condominium development on either the North Shore, West Shore or greater Tahoe City area.  The Chinquapin development has approximately (+/- 190) units.

What is your Chinquapin Condo Worth?Chinquapin has an amazing forest setting that makes you feel as if you are miles away from civilization, even though it is close to everything.  Chinquapin is a luxury lakefront resort condominium development with a seasonal pool, seven (7) tennis courts, pier, buoy field and the entire complex sits on about 95 acres.

There are twenty-three (23) different floor plans within the development.  The complex has one (1) bedroom, two (2) bedroom, three (3) bedrooms, and four (4) bedroom floor plans.

They do have single floor units, along with multi-level units.  There are also some units with a two car covered carport.  The unit settings vary from lakefront, panoramic lake views, filtered lake views, pool views, tennis court views, and forest/garden settings.

Historically, turn-over in the Chinquapin development has been very low, with a +/-5% or less turn-over based upon the public reported sales in the MLS (Multiple Listing Service).

North Lake Tahoe Ski Swap and Pumpkin Festival - Homewood Oct 22 2016Our first real snowfall is right around the corner, which means it’s time for the 53th Annual North Lake Tahoe Ski Swap Pumpkin Festival – Homewood, CA this Saturday, October 22, 2016!  

This year the event will be held at the Homewood Ski Resort, so if you’ve been waiting for this event, be sure to check out the new location!

If you’ve outgrown your current ski, snowboarding, or winter sport equipment, this is the weekend to swap, trade, or buy something gently used, or even brand new.

If you’re on a budget, or have family members that just seem to be ready for the next size, this is a great way to stretch your dollars and get items at a fraction of their new cost.  This is how to make winter sports more affordable by reducing that initial, or on-going equipment cost!

If you’ll be up here in the greater North Lake Tahoe area, it will be worth a trip to the  Homewood area to check out this annual event.  

At the same time that the ski swap will be going on, the Pumpkin Festival will also take place!  Even if you’re all set for your winter sports, you’ll have a chance for some pumpkin and fall festival fun on the West Shore of Lake Tahoe this weekend.

This year the Pumpkin Festival will include live music, food, pumpkin specialty cocktails, face painting, beer and wine tasting, and pumpkin contests!

RX Medication Take-Back Tahoe City -Truckee Oct 22 2016On Saturday, October 22, 2016, from 9 a.m. to 1 p.m. you’ll have the opportunity to drop off unused, unwanted, and/or expired medications at two locations in either the Truckee, or Tahoe City area.

The RX Medication Take-Back Day in Tahoe City and Truckee, CA is a great way to properly dispose of medications.

Most of us do a good job in trying to be good citizens of the planet.  We recycle, and re-use when ever possible.  However, many people think that by tossing old, or unwanted medications down the toilet, or into the regular trash system is the most effective way to get rid of these items and protect their household.

The problem with these methods is they can damage the environment and your local water supply.  Water treatment systems do remove and reduce most types of pharmaceuticals, but it is not a complete removal, and low levels of medications can still be in the water.

Treated water is often used for irrigation (plants for food) and wildlife animals drink this water.  The best thing everyone can do to reduce environmental medication pollution is to take their old, unwanted, and unused medications to a take-back RX medication location and have them dispose of it properly.

Over the years the Tahoe-Truckee area has collected and disposed of over 2,225 pounds of prescription medications through their take-back drug programs. Here is what they can accept and more importantly what they can’t accept!

Acceptable Items:

  • Prescriptions – including controlled substances (Remember to mark out any personal information)
  • Over-the-Counter Medications
  • Veterinary Medications

Unacceptable Items:

  • No needles, or lancets
  • No medical waste
  • No illicit drugs
  • No inhalers, hydrogen peroxide

  • 9 a.m. – 12 noon | Tahoe City – 300 North Lake Blvd (in front of the vacant fire station in downtown Tahoe City) North Tahoe Fire Protection District, Tahoe City, CA
  • 9 a.m. to 1 p.m. | Truckee – 11290 Donner Pass Road (in front of the Safeway) Truckee, CA

If you are going to drop off unneeded, unwanted, or expired drugs, please put pills into a zip-lock bag and dispose of the empty pill bottles in the regular trash, or recycle them.

15 Winter Preparation Tips for Tahoe Home Owners

Our first big storm of the fall/winter season hit the North Lake Tahoe – Truckee area hard.  After three long days of pouring rain, we are reminded that winter is right around the corner! 

Here are 15 Winter Preparation Tips for Tahoe Home Owners!

  • 15 Winter Preparation Tips for Tahoe Home Owners1)  Furnace Service Call and Check-Up. In the Tahoe area you need a good working furnace, so it should be checked out with a service call before that first real snow fall.  Local heating contractors are busy, so now is the time to set-up an appointment.  No time for an appointment?  At least make sure you replace the air filter, or clean it.  Check the cold air return and make sure is clear of furniture and clean.  Remember to turn your thermostats “on” and set for at least 50 degrees.
  • 2)  Propane Tank Levels. If your home is heated by propane, check your tank levels and re-fill as necessary.  This is also a good time to make sure there are snow poles in place marking where your tank is located at and that is ready for the upcoming winter season. 
  • 3)  Foundation Vents. If you remembered to open your foundation vents to air out your crawl spaces this past spring/summer, now is the time to close them up to prevent pipe freezing later in the season.
  • 4)  Snow Removal Service. Have you set up your snow removal service for the upcoming 2016-2017 season?  It’s time to get your annual contract.  If you weren’t happy with last years’ snow removal service, now is the time to shop around and line-up someone new.
  • 5)  Snow Shovels. As you store away the summer seasonal items, now is the time to locate your snow shovels, and re-stock the snow melt.    
  • 6)  Outdoor and Indoor Lights. Check all of your outdoor and indoor lights to make sure they are working.  Replace burned out light bulbs now while access on the outside of your home is easy. If lamps are on timers, adjust them so they turn on earlier for the shorter days.  The time change to fall back is Sunday, November 6, 2016 – right around the corner.   
  • 15 Winter Preparation Tips for Tahoe Home Owners7)  Flashlights & Emergency Radio. This past weekend while the rain was pouring, we had our first power outage of the fall/winter season.  It lasted for more than an hour, and we immediately went to our flashlights and emergency light sources.  It was another reminder that the winter weather will bring power outages. 
    • Check all flashlights to make sure they are working.                                            
    • Replace old batteries and place the flashlights where you can easily find them. 
    • If you don’t have a flash light in your car, this is a good time to put one in.
    • Make sure you have a battery/solar operated radio for emergency messages.
    • If you rely on your cell phone and tablets for information, make sure you have a back-up battery system that can give you additional hours of additional time.
  • 8)  Smoke detectors/alarms. When was the last time you changed out your smoke detectors/alarms?  If you don’t know this and have to think about it, now is the time to replace them.  If you know you won’t be in Tahoe for the fall-back time change, replace the batteries in your smoke detectors, or replace them now! 
  • 9)  Carbon Monoxide Detectors. As of July 1, 2011, California state law changed, and all homes should have a carbon monoxide alarm/detector on each floor of your home.   If you haven’t installed them, do so now. 
  • 10)  Deck and Patio Furniture. It’s time to put away the outdoor seasonal deck, lawn, and patio furniture.  Most outdoor furniture is not built for our Tahoe winters, so storing away this furniture is the best way to preserve it.  If it needs to stay out all season, be sure to cover it and keep it away from the roof line and from pine trees where snow will shed, or drop off and potentially damage your furniture.
  • 15 Winter Preparation Tips for Tahoe Home Owners11)  Wood Storage For those Tahoe owners that will use their wood burning fireplaces, or wood burning stoves this winter, if you haven’t stored your wood, now is the time to do that job.  If your storage area is uncovered, then covering your wood piles with tarps will help keep your wood dry and make starting your winter fires that much easier. 
  • 12)  Photographs As you get your Tahoe property ready for the upcoming winter, be sure to take photographs of your property – inside and out.  There are two reasons to do this:
    • The first is just in case there should be a problem at the property during the winter.  For example, a pine tree falls down on the home, snow slides through a window, a water pipe breaks, or you have a bear break-in.  Hopefully none of these things will happen, but if they do, you’ll have current photos for your insurance company. 
    • The second reason to have current photos is if you decide to put your North Lake Tahoe – Truckee home on the market to sell it this winter, or early next spring you’ll have photos of your home with a and without snow for your marketing program.
  • 13)  Snow Poles. It’s time to put up the snow poles in the driveway, by the bear box, wood pile, and any other place you’ll want to keep clear, or locate once the snow begins to fall.  For those that are new to Tahoe, a snow pole is a metal, wood, or plastic pole that is 6 – 10 feet high.  These poles are used to locate items under the heavy snow and guide the snow removal company that plows the driveway and clears pathways.    
  • 14)  Check Your Tires and Snow Chains.  Safety is always a priority for everyone.  So it’s time to get your vehicle ready for the Tahoe winter season.  One of the big items to check on your vehicle are the tires.  If you have all-weather tires, be sure to check them – air pressure and for wear.  If you have studded snow tires, you are allowed to put them on from November 1 through May 1 each year.   If you use chains on your tires, get them back into your vehicle.  Check them for broken links and make sure they fit your tires.      
  • 15)  Tahoe Fun. One of Tahoe’s best kept secrets are the fabulous fall days.  The summer crowds are long gone, but Tahoe is still amazing.  Before the snow falls make sure to spend at least one weekend in Tahoe and have some fall fun!

The Dollar Hill I complex is in a great location.  The paved bike/walking path is adjacent to the development, and it is next to 7-Eleven convenience store, along with the TART Bus stop (Tahoe Area Rapid Transit).  It is a short distance to downtown Tahoe City, restaurants, shops, movie theater, and a 9-Hole Golf Course (summer)  and cross country skiing/season ice skating rink (winter also at the golf course).

It is also a short distance to the commercial core of downtown Carnelian Bay with restaurants, marina, and miniature golf course.

The Dollar Hill I condo development is very close to Skylandia Park, and the public beaches at the end of Bristlecone Road (one side of the beach is dog friendly) as Bristlecone Road dead-ends into the development. 

The central Tahoe City location makes it easy to get to any of our near-by ski resorts of Alpine Meadows, Squaw Valley, Homewood Ski Resort, and the Northstar Ski Resort area.
