Condos for Sale in Tahoe City – West ShoreFinding condos for sale in Tahoe City – West Shore is much easier than in some of our other West Shore communities like Homewood, or Tahoma, where they only have two, or three condominium developments.

The Tahoe City area has one of the largest options for condo buyers because Tahoe City is located on both the West Shore and North Shore areas of Lake Tahoe.

On the Tahoe City – West Shore area there are three (3) lakefront developments and one (1) mountain-side developments.  On the Tahoe City – West Shore area here are approximately 306 units.

  • Cedar Point 1200 West Lake Blvd Tahoe City CA 96145 | 18 Units
  • Granlibakken 725 Granlibakken Road Tahoe City CA 96145 | 76 Units
  • Tahoe Tavern 300 West Lake Blvd Tahoe City CA 96145 | 156 Units
  • Tavern Shores 180 West Lake Blvd Tahoe City CA 96145 | 56 Units

Condos for Sale in Tahoe City – West ShoreIn addition to the Tahoe City – West Shore condos, there are also twelve (12) condo developments located in the Tahoe City – North Shore area, which add an additional +/- 923 condo units into the mix.  The total number of condominium/townhouse developments in the Tahoe City area is fifteen (15) with over 1,200 individual condos built in the area.

The four (4) Tahoe City – West Shore condo developments are all located less than two (2) miles of the “Y” (stop light) making them all very close to restaurants, stores, the Tahoe City golf course, which also doubles as a cross country and ice skating facility in the winter, along with being just a few miles from the Alpine, Squaw, or Homewood Ski Resorts.

What is my Tahoe City Condo Worth?

The inventory of condos for sale on the Tahoe City – West Shore side is always limited.  Just looking at the number of condos built for the West Shore at just over 300 units (not including the small 2, or 4 plex condo developments in Talmont, Tahoe Woods, or Cathedral neighborhoods) compared to over 900 condos built on the Tahoe City – North Shore, it’s no surprise that the number of available units to select from is always going to be less than what may be available on the Tahoe City – North Shore area.

Tahoe City – West Shore Condos for sale as of 09-28- 2016 there were only thirteen (13) condos for sale:

  • 4 condos for sale in Tavern Shores price range: $640,000 to $1,230,000
  • 8 condos for sale in Tahoe Tavern price range: $499,000 to $3.1 million
  • 1 condos for sale in Cedar Point price range:  $2.149 million
  • 0 condos for sale in Granlibakken: None Available

Buyers may have to wait and be patient if they want to get into a specific condo development, or location within that development given the limited available inventory.

Condos for Sale in Tahoe City – West ShoreMore about Tahoe City, California:

Tahoe City, California is located in at the junction of Hwy 89S and Hwy 28 and it has the only natural outlet for Lake Tahoe, which is the beginning of the Truckee River.

Tahoe City is located on both the West Shore of Lake Tahoe and the North Shore of Lake Tahoe, giving condo and home owners a variety of settings to consider when looking to buy a property in the Lake Tahoe area.

Tahoe City has a charming Swiss Mountain Village theme to it.  The Tahoe City downtown area is a nice commercial core area that has restaurants, shops, a 9-hole golf course, a public beach area known as Commons Beach, along with other services residents and visitors will need.

Like the Tahoe City condo market, you’ll typically find a good selection of Tahoe City mountain homes, cabins, and lakefront properties for sale at anyone given time due to the larger development that this area that this portion of Lake Tahoe experienced.

Tahoe City (not incorporated) is more than 100 years old, and like other communities in the area, the Tahoe City community is a well-known landmark and since the late 1800’s it has been a popular vacation/second home market.

Tahoe City is in a great location for those that want to boat, ski, hike, bike, climb rocks, play tennis, golf, enjoy a concert, movie, or just kick-back and relax.  Tahoe City is easily accessed all year-long and is a nice mix of full-time residents and second home owners.

The Tavern Shores Condo development is located in Tahoe City – West Shore, CA.  The Tavern Shores Condo development is a small, luxury, lakefront condo complex.  It is located at 180 West Lake Blvd., Tahoe City, CA 96145.

The Tavern Shores Condo development is located just south of the “Y” (stop light) in downtown Tahoe City, or just north of the 64 Acre public beach area and the Tahoe Tavern Condominium Development.

The Tavern Shores Condo complex was built in in the 1970’s.  It is one of the closest condo developments to the downtown commercial core area in downtown Tahoe City.  Tavern Shores has approximately +/- 56 units.

There are multiple floor plans in the complex.  If you are looking for a small condo development, you’ll find that the Tavern Shores complex is one option you’ll want to consider on the greater North Lake Tahoe area (Tahoe City, North Shore, or West Shore).

There are three (3), or four (4) bedroom floor plans with lakefront, lake views, and forest/garden setting units.

The approximate square footage for Tavern Shores units is as follows

  • 3 Bedroom Units between +/- 1,457 square feet to +/- 1,540 square feet
  • 4 Bedroom Units between +/- 1,716 square feet to +/- 1,800 square feet

What is your Tavern Shores Condo WorthThere are approximately twenty (20) lakefront setting units in the developments, many lake view units, and a few enclosed yard units.

The entire complex is a lakefront development with access to a beach area, pier, buoys, seasonal pool, in-ground spa/hot tub, and two (2) tennis courts.

Tavern Shores Condo Buyers will find that the number of units for sale is very limited.  Over the past ten years (2006- 9/2016), only nine (9) units have sold, which means Tavern Shores condo buyers may have to wait for the right unit to come on the market.

Historically, turn-over in the Tavern Shores development has been very low, with a less than 5% annual turn-over rate (that’s less than 3 units sold per year).

Finding condos for sale in the Tahoe City area will be easier than in other communities with over 1,200+ condo units being built in the area.

The Tahoe Tavern Condo development is located in Tahoe City – West Shore, CA.  The Tahoe Tavern Condo development is one of our larger, luxury, lakefront condo complexes in the area and it is located at 300 West Lake Blvd., Tahoe City, CA 96145.

The Tahoe Tavern Condo development is located just south of the Tavern Shores condominium development and the 64 Acre public beach area and directly north of the Tahoe Sierra Estates single family lake-side neighborhood.  It is less than a half  (0.5) mile to the “Y” (stop light) in downtown Tahoe City.

The Tahoe Tavern Condo complex was built in three phases beginning in the 1960’s.  It is the second largest lakefront condominium development in the greater Tahoe City area, Tahoe City Condos North Shore, or Tahoe City Condos West Shore areas with approximately +/- 158 units.

What is your Tahoe Tavern Condo Worth?There are multiple floor plans in the complex.  If you are looking for a larger condo development, you’ll find that the Tahoe Tavern development will be one of your best options in the greater Lake Tahoe area (Tahoe City, North Shore, or West Shore).

There are two (2), three (3), four (4) and five (5) bedroom floor plans with lakefront, lake views, tennis courts views, and forest setting units.

Tahoe Tavern Condo Buyers will find that at any one given time, there are at least a couple of units on the market, but you may have to wait if you are looking for a specific unit combination, or location within the development as the selection of condos for sale in Tahoe Tavern will most likely be limited.

What is your Granlibakken Condo WorthWhat is your Granlibakken Condo worth is a question both sellers and buyers may be asking.  This is a real estate market activity report for the Granlibakken Condos for sale – September 2016.

The Granlibakken development is located in Tahoe City – West Shore, CA.  The Granlibakken Condo development is medium-sized mountain resort complex and it is just south-west of the Comstock Acres neighborhood.  It is located at 725 Granlibakken Road, Tahoe City, CA 96145.

The Granlibakken condo development will give you the feeling of being out in the woods and away from it all, but yet it is only located about one (1) mile south-west of the “Y” (stop light) in downtown Tahoe City.

The Granlibakken Condo complex was built in the 1980’s and is a small mountain resort-like experience development with approximately seventy-six (76) units.  The Granlibakken resort is a partnership between the condo owners and the business/developer partner that owns the tennis court and ski hill areas, along with the restaurant and convention facilities.

What is your Granlibakken Condo WorthThere are several floor plans and unit combination styles in the complex, with some having multiple levels and others with single floor living.

There are studio with one (1) bedroom, one (1) bedroom and loft, two (2), three (3), and four (4) bedroom floor plans with mountain and forest setting units.

The approximate square footage will vary depending on the actual size and combination of the unit.  In general, the following square footages are for:

  • Studio and one (1)  bedroom combination units (known as the A and B style units) are approximately +/- 792 square feet
  • One (1) bedroom, plus loft townhouse style units are approximately +/- 900 square feet
  • Two (2) bedroom units are approximately 1,172 square feet
  • Three (3) bedroom units are approximately +/- 1,439 square feet
  • Four (4) bedroom units are approximately 1,572 square feet.

What is your Granlibakken Condo WorthThe entire complex is a mountain-side ski, tennis and spa resort complex with owners having access to an on-site restaurant, ski/sled hill, year-around heating swimming pool and in-ground spas, tennis court (pickle ball courts), and day spa.  For those looking for adventure there are hiking trails in and around the complex and the Tree Top Adventure Park which has seven courses, 70 Tree Platforms and 20+ Zip lines!

Depending on the floor plan, luxury resort condo Buyers have often had to wait several years for a buying opportunity to get the unit configuration they want in this development.  Turn-over in the Granlibakken development has been inconsistent, with some years having units available and then nothing available.

Finding condos for sale in the Tahoe City – West Shore area is easier than in other communities with over 306 total units (does not include the 2, or 4 mini condos that are in Talmont, Tahoe Woods, or Cathedral neighborhoods) that were built in this area.

The four (4) condo developments that were built on the West Shore of Tahoe City are comprised of three (3) lakefront resort-like developments and one (1) ski and tennis mountain-side resort condo complex.
