As a Kings Beach Seller did you know that more than 92%+ of home buyers will begin their property search on the internet? Now, more than ever your mountain house needs to have the best on-line exposure, presentation, and coverage possible.

On-line marketing is so much more than just entering your property data and a few photos in the Tahoe Sierra Multiple Listing Service (TSMLS).

Internet marketing is far more advanced today.  Long gone are the days of only putting in the bare minimum property information data and details along with just a few poor camera photos and then counting on the TSMLS to syndicate that information out to a few mega real estate websites.

What is my home worth in Kings Beach? As a Seller if your agent is still hoping to get potential buyers to call about your home, with a limited internet profile, you may be very disappointed with the results.

Serious buyers view an on-line listing with limited and/or incomplete information and poor, or no photos, as a being a big negative.

Today’s buyers view poor MLS listings as a property that may have something to hide, or be poorly taken care of – not the impression you will need to get top dollar for your Tahoe home.

Tahoe Seller Tip – Provide as much information and property details as you can on your property.  The more information, the better!

Tahoe Seller Tip – On-line Curb Appeal! Pick the best photo as your first photo that will get buyers to click on your home listing to get more information.

You may not have thought about how important your first position photo is to a potential buyer, but the Internet has become your very first showing to home buyers.

It is critical that your first photo have on-line curb appeal and it sends the right message about your property!

Each on-line viewing is your first showing!  Every time your home is viewed on-line that Tahoe buyer is making that critical first impression decision on whether or not to have your Kings Beach home on their short list of properties to see when they come to Lake Tahoe.

Unlike other markets, this second home market often has buyers here for only a few hours to see properties.  Your on-line presence will impact a buyers “must-see” showing list, which means you need a great internet profile and presentation of your property.

Tahoe Seller Tip – Only use the best photographs to market your Tahoe Property!

To achieve the broadest world-wide Internet marketing exposure and presence, your Kings Beach property needs a combination of a fully completed TSMLS property profile, social media campaign, blogging, and video exposure.  Experienced real estate agents that understand a strong on-line marketing plan when combined with other key traditional home marketing strategies can really make a difference in getting the word out about your Kings Beach home for sale.

Leap Year – February 29 2016 – North Lake Tahoe

February 29, 2016 By Laura Allen, Broker Associate, Tahoe Real Estate Agent, CA RE 01473598 | 530-414-1260

Leap Year – February 29 2016 – North Lake Tahoe

Leap Year - February 29 2016 - North Lake TahoeIt’s been four years since my last “Leap Year, February 29, 2012, What will you do with your extra day?” blog and here we are again Leap Year – February 29 2016 – North Lake Tahoe!

Like my last blog in 2012, I’m still struggling with the fact that another four years has slipped by.

I know, time flies when you are having fun and it’s true, we’ve had a lot of fun, done a number of once-in-a-life time activities, but boy-oh-boy has the time flown by!

So what will you do today, February 29, 2016?  If you are here in North Lake Tahoe how will you make this extra day count?  So may possibilities, so many things to do, or will it be just another Monday for you?

Sometime in early January I realized that this was a Leap Year, and I have been after my loved-one ever since to make this day special one.  Forget Valentine’s Day, let’s see what can be done on Leap Year Day!

In all fairness he did pull out all of the stops on Valentine’s Day with flowers, candy and a nice dinner out, and he really does try to make every day special for me. I am very lucky and I feel very blessed, loved, and appreciated all year-long, but since this day only comes once every four years, I have to try to make this extra day count!

My plan for today is not really new, but I do hope to turn my extra day into a memorable one.  We’ll check out the Lake Tahoe Alpenglow at sunset tonight, and toast our day together.  Sure it’s a simple plan, but we’re at a point in life where we’re happy to just enjoy what we have around us every day and toast good health, wealth and happiness to each other!

I will share with you that new for this year, both Craig and I will each make a list of things we’d like to do, or personal goals we’d like to achieve over the next four years.

You know – goals, hopes, dreams – a mini-bucket list.  We’ll seal those lists up, store them away, and then four years from now on Saturday, February 29, 2020 we’ll open them up and see what we each one wanted to do, or experience!

The adventure in life is the journey, so the next four years should be fun ones!

How will you spend your extra day, Leap Year – February 29 2016?

I’d love to know how everyone else will spend their bonus day!  Happy Leap Day!

Serious buyers view an on-line listing with limited and/or incomplete information and poor, or no photos, as a being a big negative.  Many buyers view poor MLS listings as a property that may have something to hide – not the impression you will need to get top dollar for your Tahoe home.

Every time your home is viewed on-line that Tahoe buyer is making that critical first impression decision on whether or not to have your Carnelian Bay home on their short list of properties to see when they come to Lake Tahoe.

Unlike other markets, this second home market often has buyers here for only a few hours to see properties.  Your on-line presence will impact that buyers “must-see” showing list, which means you need great photos of your property.

Tahoe Seller Tip – Only use the best photographs to market your Tahoe Property!

To achieve the broadest world-wide Internet marketing exposure and presence, your Carnelian Bay property needs a combination of a fully completed TSMLS property profile, social media campaign, blogging, and video exposure.  Experienced real estate agents that understand a strong on-line marketing plan when combined with other key traditional home marketing strategies can really make a difference in getting the word out about your Carnelian Bay home for sale.

S’moresapalooza – Northstar Village February 27 2016

February 26, 2016 By Laura Allen, Broker Associate, Tahoe Real Estate Agent, CA RE 01473598 | 530-414-1260

S’moresapalooza – Northstar Village February 27 2016

S’moresapalooza – Northstar Village February 27 2016Yes, if you’re reading this, the title is right S’moresapalooza is coming to the Village at Northstar this Saturday, February 27, 2016!

What a sweet way to end the month of February than by indulging in a S’moresapalooza event!

For those that are not familiar with what a S’more is, let me share the tasty components that go into this campfire treat.

Recipe for making a S’more:

  • Two (2) graham crackers
  • One (1) perfectly toasted marshmallow that is ready to slip off its roasting stick
  • One (1) chocolate bar (nuts in the chocolate are optional)

S’moresapalooza – Northstar Village February 27 2016While all of the ingredients are important, the key to a great S’more is the marshmallow.  The marshmallow has to be toasted to a gooey perfection, and while it is still hot from being toasted in either the wood campfire or in the gas fire pit, you’ll then put that gooey hot marshmallow next to the chocolate candy bar in between the two graham crackers and then enjoy.

A S’more is typically a campfire treat, but with our open gas fire pits that are located at our ski resorts and in now in many of our Tahoe back-yards and decks here in the Lake Tahoe region, the S’more is now making a year-around appearance.

Nothing takes me back in time than being around a campfire and toasting marshmallows and making this classic camp dessert.

I’ll be the first to admit more often than not, I’ve set my marshmallow on fire and I’ve had it turn into a crispy charred black object, rather than the perfect golden brown it should have been with that gooey inside.  This is one of those things in life that practice not only makes for perfection, but is also a lot of fun to do as you get to eat the rejects!

If you’ll be up in the North Lake Tahoe area this weekend, check out the different scheduled S’moresapalooza events at Northstar:

S’moresapalooza – Northstar Village February 27 2016:

Village at Northstar, 5001 Northstar Drive, Truckee, CA  530-562-1010

2 p.m. – 5 p.m. Live Music on the Village Stage

3:30 p.m. Free S’mores

4 p.m. S’mores Walk

            Mikuni – S’mores Bark

            AGL – S’mores Cookie Bar

            Beach Area – S’mores Pop

            Starbucks – S’mores Crispy Treat

            Butterbox – S’mores Shooters

4:30 p.m. – 5:15 p.m. S’mores Roast with Ripperoo at the Overlook

5:30 p.m. – 8:30 p.m. DJ on The Village Stage

You can see that we have the traditional S’more on the event schedule, but you can see that the S’more can be so much more.

Recently, I’ve seen this campfire treat on a restaurant menu – can you say “I’ll have the deconstructed S’more?”  Can you imagine the possibilities with specialty chocolate candy bars, and gourmet cookies and how this goes to a whole new level that any Foodie would appreciate?  It’s not just a treat for the kids any more!

I’m hoping S’moresapalooza (just try saying that word three times and see if it doesn’t put a smile on your face) becomes an annual event at Northstar.  What a fun way to make the transition into spring skiing and to get ready for SnowFest! 2016 North Lake Tahoe’s Snow Festival, which starts next week March 3 – March 13, 2016!

Check out the S’moresapalooza event at the Village at Northstar this Saturday, February, 27, 2016!
