Leap Year – February 29 2016 – North Lake Tahoe

February 29, 2016 By Laura Allen, Broker Associate, Tahoe Real Estate Agent, CA RE 01473598 | 530-414-1260

Leap Year – February 29 2016 – North Lake Tahoe

Leap Year - February 29 2016 - North Lake TahoeIt’s been four years since my last “Leap Year, February 29, 2012, What will you do with your extra day?” blog and here we are again Leap Year – February 29 2016 – North Lake Tahoe!

Like my last blog in 2012, I’m still struggling with the fact that another four years has slipped by.

I know, time flies when you are having fun and it’s true, we’ve had a lot of fun, done a number of once-in-a-life time activities, but boy-oh-boy has the time flown by!

So what will you do today, February 29, 2016?  If you are here in North Lake Tahoe how will you make this extra day count?  So may possibilities, so many things to do, or will it be just another Monday for you?

Sometime in early January I realized that this was a Leap Year, and I have been after my loved-one ever since to make this day special one.  Forget Valentine’s Day, let’s see what can be done on Leap Year Day!

In all fairness he did pull out all of the stops on Valentine’s Day with flowers, candy and a nice dinner out, and he really does try to make every day special for me. I am very lucky and I feel very blessed, loved, and appreciated all year-long, but since this day only comes once every four years, I have to try to make this extra day count!

My plan for today is not really new, but I do hope to turn my extra day into a memorable one.  We’ll check out the Lake Tahoe Alpenglow at sunset tonight, and toast our day together.  Sure it’s a simple plan, but we’re at a point in life where we’re happy to just enjoy what we have around us every day and toast good health, wealth and happiness to each other!

I will share with you that new for this year, both Craig and I will each make a list of things we’d like to do, or personal goals we’d like to achieve over the next four years.

You know – goals, hopes, dreams – a mini-bucket list.  We’ll seal those lists up, store them away, and then four years from now on Saturday, February 29, 2020 we’ll open them up and see what we each one wanted to do, or experience!

The adventure in life is the journey, so the next four years should be fun ones!

How will you spend your extra day, Leap Year – February 29 2016?

I’d love to know how everyone else will spend their bonus day!  Happy Leap Day!

What is my home worth in Carnelian Bay?The Carnelian Bay area begins approximately 3.25 miles east of Tahoe City, and ends right before Tahoe Vista on the North Shore of Lake Tahoe, California.

The Carnelian Bay area was named semi-precious stones that were discovered on the beaches of Lake Tahoe back in the mid 1800’s.

Today, Carnelian Bay is home to Gar Wood’s lakefront restaurant and bar, the Sierra Boat Company, Magic Carpet miniature golf course, and the Old Post office restaurant just to name a few long-time businesses in the area.

Carnelian Bay also has a very nice public beach area – Patton’s Landing, which is dog friendly.

This North Shore community makes it easy to get to Northstar, Alpine Meadows, Squaw Valley, or the Homewood Ski resorts.  It is also close to all of the Lake Tahoe recreational activities such as boating, hiking, biking, tennis, golf, miniature golf, skiing, shopping, restaurants and so much more.

As a Carnelian Bay Seller did you know that more than 92%+ of home buyers will begin their property search on the internet? Now, more than ever your mountain house needs to have the best on-line exposure, presentation, and coverage possible.

What is my home worth in Carnelian Bay?On-line marketing is so much more than just entering your property data and a few photos in the Tahoe Sierra Multiple Listing Service (TSMLS).

Internet marketing is far more advanced today.  Long gone are the days of only putting in the bare minimum property information data and details along with just a few poor camera photos and then counting on the TSMLS to syndicate that information out to a few mega real estate websites.  As a Seller if your agent is hoping this will worth to get potential buyers to call about your home, you will be very disappointed with the results.

Serious buyers view an on-line listing with limited and/or incomplete information and poor, or no photos, as a being a big negative.  Many buyers view poor MLS listings as a property that may have something to hide – not the impression you will need to get top dollar for your Tahoe home.

Tahoe Seller Tip – Provide as much information and property details as you can on your property.  The more information, the better!

Tahoe Seller Tip – On-line Curb Appeal! Pick the best photo as your first photo that will get buyers to click on your home listing to get more information.

You may not have thought about how important your first position photo is to a potential buyer, but the Internet has become your very first showing to home buyers.

It is critical that your first photo have on-line curb appeal and it sends the right message about your property!

Each on-line viewing is your first showing!  Every time your home is viewed on-line that Tahoe buyer is making that critical first impression decision on whether or not to have your Carnelian Bay home on their short list of properties to see when they come to Lake Tahoe.

Unlike other markets, this second home market often has buyers here for only a few hours to see properties.  Your on-line presence will impact that buyers “must-see” showing list, which means you need great photos of your property.

Tahoe Seller Tip – Only use the best photographs to market your Tahoe Property!

To achieve the broadest world-wide Internet marketing exposure and presence, your Carnelian Bay property needs a combination of a fully completed TSMLS property profile, social media campaign, blogging, and video exposure.  Experienced real estate agents that understand a strong on-line marketing plan when combined with other key traditional home marketing strategies can really make a difference in getting the word out about your Carnelian Bay home for sale.

S’moresapalooza – Northstar Village February 27 2016

February 26, 2016 By Laura Allen, Broker Associate, Tahoe Real Estate Agent, CA RE 01473598 | 530-414-1260

S’moresapalooza – Northstar Village February 27 2016

S’moresapalooza – Northstar Village February 27 2016Yes, if you’re reading this, the title is right S’moresapalooza is coming to the Village at Northstar this Saturday, February 27, 2016!

What a sweet way to end the month of February than by indulging in a S’moresapalooza event!

For those that are not familiar with what a S’more is, let me share the tasty components that go into this campfire treat.

Recipe for making a S’more:

  • Two (2) graham crackers
  • One (1) perfectly toasted marshmallow that is ready to slip off its roasting stick
  • One (1) chocolate bar (nuts in the chocolate are optional)

S’moresapalooza – Northstar Village February 27 2016While all of the ingredients are important, the key to a great S’more is the marshmallow.  The marshmallow has to be toasted to a gooey perfection, and while it is still hot from being toasted in either the wood campfire or in the gas fire pit, you’ll then put that gooey hot marshmallow next to the chocolate candy bar in between the two graham crackers and then enjoy.

A S’more is typically a campfire treat, but with our open gas fire pits that are located at our ski resorts and in now in many of our Tahoe back-yards and decks here in the Lake Tahoe region, the S’more is now making a year-around appearance.

Nothing takes me back in time than being around a campfire and toasting marshmallows and making this classic camp dessert.

I’ll be the first to admit more often than not, I’ve set my marshmallow on fire and I’ve had it turn into a crispy charred black object, rather than the perfect golden brown it should have been with that gooey inside.  This is one of those things in life that practice not only makes for perfection, but is also a lot of fun to do as you get to eat the rejects!

If you’ll be up in the North Lake Tahoe area this weekend, check out the different scheduled S’moresapalooza events at Northstar:

S’moresapalooza – Northstar Village February 27 2016:

Village at Northstar, 5001 Northstar Drive, Truckee, CA  530-562-1010

2 p.m. – 5 p.m. Live Music on the Village Stage

3:30 p.m. Free S’mores

4 p.m. S’mores Walk

            Mikuni – S’mores Bark

            AGL – S’mores Cookie Bar

            Beach Area – S’mores Pop

            Starbucks – S’mores Crispy Treat

            Butterbox – S’mores Shooters

4:30 p.m. – 5:15 p.m. S’mores Roast with Ripperoo at the Overlook

5:30 p.m. – 8:30 p.m. DJ on The Village Stage

You can see that we have the traditional S’more on the event schedule, but you can see that the S’more can be so much more.

Recently, I’ve seen this campfire treat on a restaurant menu – can you say “I’ll have the deconstructed S’more?”  Can you imagine the possibilities with specialty chocolate candy bars, and gourmet cookies and how this goes to a whole new level that any Foodie would appreciate?  It’s not just a treat for the kids any more!

I’m hoping S’moresapalooza (just try saying that word three times and see if it doesn’t put a smile on your face) becomes an annual event at Northstar.  What a fun way to make the transition into spring skiing and to get ready for SnowFest! 2016 North Lake Tahoe’s Snow Festival, which starts next week March 3 – March 13, 2016!

Check out the S’moresapalooza event at the Village at Northstar this Saturday, February, 27, 2016!

SnowFest 2016 North Lake Tahoe Snow Festival

February 25, 2016 By Laura Allen, Broker Associate, Tahoe Real Estate Agent, CA RE 01473598 | 530-414-1260

SnowFest 2016 North Lake Tahoe Snow Festival

SnowFest 2016 North Lake Tahoe Snow FestivalIt’s here! SnowFest 2016 North Lake Tahoe Snow Festival will start its 35th year of ten crazy days of winter fun here in North Lake Tahoe, California area this Thursday, March 3, 2016 .

This is my favorite winter event in the Lake Tahoe – Truckee area, and I’m not alone on this as SnowFest has been voted as one of the best annual events up here.  It’s one you won’t want to miss out on.

This annual event, which began back in the spring of 1982, has become the place to be in the North Lake Tahoe area with ten days and nights of exciting fun winter events, and activities for everyone!

You may not know that Tahoe’s SnowFest has become one of the largest winter carnival events in the western United States.

The North Lake Tahoe snow festival event planners are busy all year-long to make this winter experience that keeps bringing people back to the North Lake Tahoe area year-after-year.

This year SnowFest 2016 North Lake Tahoe Snow Festival has made a few changes to the schedule and you’ll find that the fireworks show is now on Saturday night instead of being done on Friday night, which I think is great for our second home owners and visitors that are coming up for the SnowFest Saturday and Sunday events.

You’ll find that there are fewer multiple events occurring at the same time allowing everyone to be at just about every event without having to miss out on another scheduled event.

SnowFest 2016 North Lake Tahoe Snow FestivalSnowFest will begin this year on Thursday, March 3, 2016 at Gar Woods Grill and Pier in Carnelian Bay. Tickets are $35 at the door, gets you into this SnowFest Opening Ceremonies and Queen Coronation.  There will be live music, auction, and more for a fun evening to kick off the SnowFest week of activities!

If you’ll be up in the greater Tahoe City – Truckee, North Lake Tahoe, California area you’ll want to take advantage of all of the fun events that are scheduled for this week.

Some of my favorite events during the ten days are the annual Tahoe City Parade, which will happen on Saturday, March 5, 2016.

This is small town living at its very best and it a great reminder that a sense of community is often found in the local traditions it celebrates like the annual SnowFest parade in downtown Tahoe City.

A couple of parade watching tips – bring your own folding chairs and arrive early so you can get yourself a good parade watching spot.

Wear sunscreen to protect your skin.  Wear layers so you can adjust to meet the sunshine, shade, and a breeze.  Bring water, and if you bring Fido, be sure they are on a lease, bring plastic bags to pick up after them, and be prepared for loud noises.  If your pet does not do well in a crowd, or around other animals, leave them in the car, or at home.

If you are still up for more fun after the parade you you’ll need to check out the 27nd Annual classic Polar Bear Swim at Gar Wood’s in Carnelian Bay.  This is an event that you won’t believe until you’ve been there to watch those brave souls that will actually wade into Lake Tahoe and try to swim that race, let alone finish it.  It’s crazy to watch, and you’ll be impressed with those swimmers that actually finish the race.  A must see SnowFest event.

This year you’ll end your Saturday with the fireworks show at the Village at Squaw Valley, which will start at 7 p.m.  My advice on this event is to dress warmly, get there early, and bring along a folding chair so you’ll have seating where ever you end up watching this event.  We’ve watched it in the Village, in the Village Parking lot, and from other location in the Olympic Valley area and it’s a beautiful sight to see those exploding colors over the snow-covered ground.

Pacing is the key to success in attending as many SnowFest events as possible, so on Saturday, March 5 you’ll need to pace yourself so you’re ready for more fun on Sunday, March 6, 2016 with the Dog Pull Contest, and the annual Sunnyside Luau at the Sunnyside Resort on the West Shore of Lake Tahoe.

SnowFest 2016 North Lake Tahoe Snow FestivalDuring the week there are a number of fun SnowFest events like the Truckee River Winery Wine and Ice Competition (Wine N’Ice), BINGO at Rosie’s Cafe, or the Girl’s night out Bunco Bash on Wednesday, March 9, 2016, which is always a sell out.

If you can’t be in North Lake Tahoe on the opening weekend of SnowFest 2016, you’ll get a second chance the following weekend to enjoy the NTPUD pancake breakfast, see another SnowFest parade in downtown Kings Beach on Saturday along with checking out the Homewood Winter Wonder Film Festival (new this year) on their big outdoor movie screen.

On Sunday, March 13, 2016 SnowFest will come to an end so close the week out with the River Ranch Snow Sculpture Contest in Alpine Meadows, or enjoy an afternoon of skiing, dinner and a movie with the premiere of the Skidafilmiddag event in Tahoe City on Sunday, March 13, 2016.

There is so much fun just waiting for you here in North Lake Tahoe and SnowFest 2016 is just one of our annual events that keeps bringing people back to our area year-after-year!

What is my home worth in Homewood?

The demand for cabins and mountain homes in the Homewood area is strong because of the wonderful small-town Tahoe lifestyle it offers.  The limited supply of homes, or condos built-in this area automatically limits the ability to get into this community!

Homewood, CA is a small West Lake Tahoe community.  Homewood is best known for its great, local downhill skiing at the Homewood Ski Resort (learn more about the Homewood Master Plan Here), which offers stunning views of Lake Tahoe as you ride down the hill, but it is also known for its pine tree-lined streets, small neighborhoods, and close proximity to the Sugar Pine Point State Park, Chambers Landing, and it is just a few miles south of Tahoe City making it an excellent location on the West Shore of Lake Tahoe .

The Homewood area has great hiking, biking (dirt/off road and paved trails), world-class skiing both downhill and cross country skiing at near-by Sugar Pine Point State Park is home to the biathlon from the 1960 Winter Olympics, and is a great place to just kick back and have a BBQ on your deck!

Are you ready to find out what your Homewood home is worth?  Just click on the link below and you will be asked to provide us with some information on your Homewood property and I will get you a complete home market valuation report.

FREE Market Analysis in Homewood, CA

While instant home values and market estimates are a growing trend, the reason you’re here is you know most of those instant home values for the Homewood area that you find on-line are not accurate, and when it comes to money, accuracy matters!

Let’s take the time to make sure we have the right data and information on your Homewood property, before we provide a real market valuation estimate for your home.

We know that each Homewood property is unique and we want to make sure your mountain home gets all of the credit and value it deserves for all of those special features.

As a Homewood Seller did you know that more than 92%+ of home buyers will begin their home search on the internet? Now, more than ever your mountain home needs to have the best on-line exposure, presentation, and coverage possible.

On-line marketing is so much more than just entering your property data and a few photos in the Tahoe Sierra Multiple Listing Service (TSMLS). Internet marketing is far more advanced than just having limited, or incomplete property profile data/information, with poor home photos syndicated out to a few mega real estate websites.

Long gone are the days of only putting in the bare minimum property information details with the hope that buyers will call your agent to get their questions answered.  Serious buyers view an on-line listing with limited and/or incomplete information as a negative, and that the property may have something to hide.

Tahoe Seller Tip – Provide as much information and property details as you can on your property.  The more, the better!

What is my home worth in Homewood?Tahoe Seller Tip – On-line Curb Appeal, pick the best photo that will get buyers to click on your home listing and get more information.

You may not have thought about how important your first position photo is to a potential buyer, but the Internet has become your very first showing to home buyers.  It is critical that your first photo have on-line curb appeal and sends the right message about your property!

Every time your home is viewed on-line that Tahoe buyer is making that critical first impression decision on whether or not to have your Homewood home on their short list of properties to see when they come to Lake Tahoe.

Tahoe Seller Tip – Only use the best photographs to market your Tahoe Property!

To achieve the broadest world-wide Internet marketing exposure and presence, your Homewood property needs a combination of a fully completed TSMLS property profile, social media, blogging, and video exposure.  Experienced real estate agents that understand a strong on-line marketing plan when combined with other key traditional home marketing strategies can really make a difference in getting the word out about your Homewood home for sale.
