5th Annual Chili Cookoff, Truckee, CA, Saturday, June 22, 2013If you love chili, get ready for the Truckee Sunrise Rotary’s 5th Annual Chili Cookoff benefiting the Kidzone here in Truckee, California this coming Saturday, June 22, 2013 at the Truckee Regional Park from 12 noon to 5:30 p.m.

What could be more fun than a day of sunshine, music by Drinking with Clowns, hot chili and cold beer, along with fun activities, hot dogs and ice cream for the kids?

This is a fun event and it’s a great way to enjoy a beautiful summer day up here in the greater Truckee area.

Here are the details of the event:

5th Annual Chili Cookoff, Truckee, California

When:  Saturday June 22, 2013

Time:  12 noon to 5:30 p.m.

Where:  Truckee Regional Park

10050 Brockway Road, just ½ mile south of downtown Truckee on Highway 267, Truckee, California 

Cost:  $15 per person, $3 Children 12 and younger

Tahoe City Solstice Festival, June 20 - 23, 2013If you’re looking for a reason to head to Tahoe City this weekend, how about the 8th Annual Tahoe City Solstice Festival?

This is a great way to take a break from the summer heat and enjoy beautiful Lake Tahoe.  Tahoe City will be loaded with a number of fun events this coming weekend, starting with the Classic Car Show in downtown Tahoe City on Thursday evening.

On Friday, you can attend the Bridgetender Fireworks Fundraiser Street Dance, but pace yourself, you’ve got two more big events to hit before the weekend is over.

On Saturday the popular Tahoe City Wine Walk returns with over 30 different wine, beer, vodka, or tequila tasting stations, food, and shopping specials.

Even if you miss the first three days of fun, on Sunday afternoon the first of the Tahoe City free outdoor Concerts at Commons Beach will be held, and officially kick-off the summer season here in Tahoe City!

Here are the details of the 8th Annual Tahoe City Solstice Festival, June 20 – 23, 2013

  • ·       Thursday, June 20, 2013   6 p.m. to 8 p.m. – The Solstice Stroll Classic Car Show – Walk up and down Main Street in downtown Tahoe City and admire some beautiful classic cars. Cost – FREE
  • ·       Friday, June 21, 2013 7 p.m. – The Bridgetender Fireworks Fundraiser Street Dance – Come on down to the Bridgetender and have some fun, while helping to raise funds for the upcoming 4th of July Tahoe City Fireworks!
  • ·       Saturday, June 22, 2013 – Noon – 4 p.m. The 8th Annual Tahoe City Wine Walk Event Get ready to walk, sip wine, snack and shop at the 8th Annual Tahoe City Wine Walk event.  Tickets are on sale now, and will be available the day of the event for $45 (cash only) per person (must be 21+)
  • ·       Sunday, June 23, 2013 – 3 p.m. – 7 p.m. The Concerts at Commons Beach This is the first event in the free outdoor summer concerts in Commons Beach in downtown Tahoe City.  Bring your chairs, blankets, and picnic baskets for this kick-off event!  Cost is FREE!  All ages welcome.

Our temperatures in the Tahoe City area are expected to be in the mid- 70’s, this weekend, with clear, sunny blue skies, which should be perfect for all of the upcoming events!

This is a great way to spend a long weekend up here in Lake Tahoe and to have a lot of fun in our area.

It’s time to see how the Alpine Meadows, California real estate market has performed from January 1, 2013 through May 31, 2013.  Here is the Alpine Meadows, California 96146 homes for sale real estate market report.

Alpine Meadows Homes Sold Market Report – May 2013:

Sold Sales: Alpine Meadows had 2 single family homes from January 1, 2013 through May 31, 2013.

Average Median Home Sales Price:  The Alpine Meadows average median home sales price was $888,191.

Days on Market:  The median average days on market was 134 DOM.

Cash Sale Transactions: The number of cash sale transactions for the Alpine Meadows area dropped to 0%, which is well below the Tahoe- Truckee Regional average of 27%.  Given that we are comparing only 2 sales to the 19 sales from 2012, it’s hard to come to any firm trend conclusions.

Distress Sales:  Distressed sellers (bank foreclosures- real estate owned (REO’s) and short sales) in the Alpine Meadows area have increased to 50% of all homes sold in 2013.  Again, with only 2 homes sold in 2013, it’s hard to confirm any real trend direction.

Active Homes for Sale: There were 6 Active– available homes for sale in the Alpine Meadows area as of 06/17/2013. Alpine Meadows homes ranged in price from $425,000 to $1.175 million, with an average median asking sales price of $695,000.

Of the 6 homes offered for sale, none (Zero – 0) are short sales, none are (zero -0) REO (Bank Foreclosure) listings, or 0% of the current listings are distressed, which is a clear sign that the market is stabilizing and moving up in price.

Alpine Meadows Homes for Sale Market Report – May 2013Pending Home Sales: There are two (2) pending home sales in the Alpine Meadows area and they range from $490,000 to $542,200. There is one (1) short sale, and none (0) REO/Bank Foreclosures.

Currently we are experiencing a very limited selection of homes available for sale in the Alpine Meadows area.  I would expect to see a few more sales in the second half of 2013 with the average median homes sales price for the Alpine Meadows area to remain above the average median home sale price level realized in 2012 of $565,000.

It’s time to see how the Kings Beach, California real estate market has performed from January 1, 2013 through May 31, 2013.  Here is the Kings Beach, California 96143 homes for sale real estate market report.

Kings Beach Homes Sold Market Report – May 2013:

Kings Beach Homes for Sale Market Report – May 2013Sold Sales: Kings Beach had 22 single family homes from January 1, 2013 through May 31, 2013.

Average Median Home Sales Price:  The Kings Beach average median home sales price was $342,750, which is a 7% increase in price over 2012 and a 13% increase in price over 2011.  Homes sold ranged from a low of $126,600 to $725,000.

Days on Market:  The median average days on market was 87 DOM.

Cash Sale Transactions: The number of cash sale transactions for the Homewood area decreased to 36%, which is above the Tahoe- Truckee Regional average of 27%.  Kings Beach cash buyers represents more than 1 out of every 3 homes sold in the area, which means buyers have strong competition from other buyers.

Distress Sales:  Distressed sellers (bank foreclosures- real estate owned (REO’s) and short sales) in the Kings Beach area have decreased to 36% of all homes sold in 2013.  Of those distressed sales 63% of those properties were listed in 2012, so the number of foreclosures and short sales that have closed this year were from the hang-over of distressed inventory from 2012, which means distressed sales are not the dominating factor they have been in previous years.

Active Homes for Sale: There were 25 Active– available homes for sale in the Kings Beach area as of 06/15/2013. This is our largest selection of inventory that we have had all year.  Kings Beach homes ranged in price from $231,900 to $5.5 million, with an average median asking sales price of $675,000.

Of the 25 homes offered for sale, none (Zero – 0) are short sales, one is a (1) REO (Bank Foreclosure) listings, or only 4% of the current listings are distressed, which is a clear sign that the market is stabilizing and moving up in price.

Kings Beach Homes for Sale Market Report – May 2013Absorption Rate: The current absorption rate for the Kings Beach area is at 3.57 months, which indicates a Sellers’ market as of 06/15/2013. (Less than 5 months is a Seller’s Market, 5-7 months is a Balanced Market and more than 7 months of inventory is a Buyer’s Market.)

Pending Home Sales: There are fifteen (15) pending home sales in the Kings Beach area and they range from $116,900 to $510,900. There are five (5) short sales, and four (4) REO/Bank Foreclosures.

I would expect to see more sales, and the average median homes sales price for the Kings Beach area to move up for the second half of the year as the reduced number of distressed sellers continues to decrease and currently represents only 4% of the available market for sale.

The Kings Beach community has sandy public beaches, recreational facilities, a nine-hole golf course, tennis courts, cross-county ski area, restaurants, shops, and other commercial services to make being in Lake Tahoe enjoyable.   The Kings Beach area is also very close to the Northstar ski resort area and the Nevada Stateline offering a diverse selection of activities – there’s something for everyone.

It’s time to review how the Tahoe Vista, California real estate market has performed from January 1, 2013 through May 31, 2013.  Here is the Tahoe Vista, California homes for sales report for May 2013.

Tahoe Vista Sold Market Report – May 2013:

Sold Sales: Tahoe Vista area had 11 single family homes sold from January 1, 2013 through May 31, 2013.

Tahoe Vista single family home sales price increased +67% with an average median homes sales price of $546,500 over the median homes sales price of $327,500 for 2012.

Days on Market – The average days on market was 182 DOM 

Cash Sale Transactions: The number of cash sale transactions for the Tahoe Vista area has decreased to 27%, which is just a little more than 1 out of every 4 home sold in Tahoe Vista area was a cash buyer.

Distress Sales:  Distress sellers (bank foreclosures- Real Estate Owned (REO’s) and short sales) has decreased to 36% of all homes sold in Tahoe Vista for 2013. Most of these distressed sales were a carry-over from 2012, or were listed in the first 3 months of 2013.

The current absence of short sales and REO/Bank Foreclosures should result in the Tahoe Vista market holding on to most of their price gains already realized for 2013.

Tahoe Vista Pulbic BeachesActive Homes for Sale: There are fifteen (15) Active– available homes for sale in the Tahoe Vista area as of 06/13/2013. They ranged in price from $375,000 to $2,995,000, with an average median asking sales price of $765,000.

The current inventory levels for the Tahoe Vista area has been extremely limited.  Of the fifteen (15) homes offered for sale, there are none (Zero – 0) short sales, and no (Zero – 0) REO (Bank Foreclosure) listings, – 0% of the current listings are distressed, which is a clear sign that the Tahoe Vista market has stabilized and is has turned around.

Pending Home Sales: There are four (4) pending home sales in the Tahoe Vista area and they range from $299,000 to $649,000. There are no (zero – 0) short sales, and no (Zero -0) REO/Bank Foreclosures.
